Anita E.

Business Owner

A California native and a 30-​year resident of Redondo Beach, Anita Kay Estes combines a head for details and a heart for people into her property management business, Sand Sea Property Management, Inc.

Anita was born and raised in the San Fernando Valley where her parents built their own home on a commercial acre. The family grew orange and grapefruit trees and raised chickens, and her Kansas– and Iowa-​bred farming parents passed along a strong work ethic to their four children.

After working in the banking industry for nearly 15 years, Anita joined her sister’s property management firm for the next 15. She earned her California Real Estate License, worked in commercial and residential real estate, and in 2002 launched RPM with partners Dave Salzman and Vicki Cohen.

Prompt with services and generally fair. That is generally the most one could ask for with any apartment management company, and Sand-​Sea fits the bill. When we had something go wrong, Anita was fairly quick to respond and get it fixed. When we moved out, there was some initial miscommunication with the security deposit and clean up fees, but it was resolved fairly.
Prompt with apartment issues and fair. I would recommend this management company.

I live in Westchester at a property my family adores. Richard and Anita always get back to me promptly when there is even the slightest issue and they are easy to communicate with plus I always pay rent. I love our new place and I am grateful for the find through Sand Sea.

DON’T RENT WITH THIS COMPANY!!!
Only gave 1 star because they don’t give you the choice of 0.
Rented with this company from September 2013 to October 2014. They made us sign a lease for 12 ½ months since we had to move in mid month which was a little disappointing, because we were so ready to move out of that place it was like hell living there. They also prorated the rent which was an inconvenience as well.
When we were about to move out, I asked her to come do an early inspection because we took great care of the place and felt we should be able to get our deposit back pretty quickly. Anita said the only way we may get it back before the 21 days is to do an early inspection. She came to do the inspection about 2 weeks before we moved out. Said the place looked really good. We busted our butts cleaning that place and there was no damage. The place was cheaply built with flat paint, thin very cheap carpet and other cheap items used in the construction of the place.
We move out and Anita comes that morning with an attitude saying she thought we would be ready and doesn’t inspect the place with us there for the last time. They end up keeping over $ 500 of our deposit with there being no damage. Charged us $ 440 for touch up paint! For 700 square feet of living space with cheap paint, no gloss to resist stains. Will be taking the landlord and Sand and Sea to court, because if you look at California’s guidelines, it states that you shouldn’t make tenants liable to full cost of painting. From 1 – 2 years of a lease the tenants pay a third of the painting costs not the full amount if this amount is even true! Horrible experience and property was not worth the price. Area was not good at all, pimps and prostitutes in the alley outside the duplex almost every night. Just ridiculous experience overall. Anita’s landlords were horrible, and we could tell they lacked experience when we approached them with problems. DON’T RENT WITH THEM!!!
