1st Lake Properties

I’m living in a 1^st Lake Property — in The Creeks of River Ridge — for the 2^nd time in 20 years and love it now as much as I did when I lived here in the late 90’s. There are no surprises, the apartments are kept up beautifully as well as the grounds! It was an easy decision to me to chose 1^st Lake Properties when I moved back to New Orleans because their highest standards didn’t change and it’s one thing in today’s world I can still count on! I have no regrets!

Pew moved to Kenner (lakes of château north) for two years while my husband did his fellowship at LSU. This was the WORST mistake we could have ever made. He have had nothing but problems. They charge a premium for rent. over $ 1500 for. 2 bed /​2 bath. They never fix things correctly. There is always some thing broken. Currently the back half of the apartment is flooded /​water damaged due to the «flapper valve» breaking in the toilet. On Thursday am dirty toilet water flooded the back bed room, bathroom, and hallway. This happened before 8 am. I had to call twice to get help before someone came to turn off the water. They came after 3 pm to clean up the stinky water. Today is Saturday am and they just put a blower down to try and dry up the floors/​carpets. The smell is nauseating. Then to make matters worse I wake up to the wall coming down due to a roof leak last night. When I called this am was told it’s not an emergency. Today is a Saturday. These apartments are a health hazard. Also this is not the first time we have had major issues. There is at least 1 – 2 motor issues per month ranging from leaking roofs… Broken appliances… No air conditioning when it’s 90 outside. Flooding… All of which takes days for the repair to be looked at and lord help you if they have to order a part. or worse a new appliance.

moving into 1^st lake property was one of the worst decision of my life, actually the worst one
trust me this people are more van vampire, they will suck the shit out of you
Most of the apartment are very low quality, inside is all sloppy work, they hack job all their apartment, at the first they look nice, but when you move on them, and have to deal with it, then the problem starts, everything is cheap bad quality poorly done, if you touch anything breaks, good morning you just been nicely scammed, paying a fortune for an ghetto apartment,
you can start forgetting about your deposit because, this people are sneaky and will always find excuses to take it from you,
be careful when dealing with this people read the the lease agreement and negotiate the buyout fee,
most of local manager seems to be nice, but i’m sure the one whom they are acting upon his order is a total mess, money hungry alien,
this people don’t take responsibility of anything, they scam you, they trick you, they play games on you, when you ask them to fulfill their obligation on maintenance they will send that unqualified guy who will do an externally sloppy work, most of the time just cover the problem without having to fix it, and guess what, they will make it your problem and charge you, and yes they use the cheap material in purpose,
so just be super cautious before you fall in the trap and end-​up in the same situation as mine, i would advise you to look for other companies or rent from privet it’s thousands better than these snakes

Don’t Live here they will screw you and they don’t actually fix problems just paint over them. I have dealt with mold, water damage multiple appliances breaking. Terrible and delayed maintenance, I had my washing machine catch on fire and it took them two days to come out and look at it. They are so nice and friendly until you move in and something goes wrong. They have spray painted my dog during new construction and painting. They ruined a lot of my personal property as well with the damages I had to deal with. They will also try and screw you on your deposit, They are trying to get 1300 from my good friend, trying to say she punched holes and completely damaged the carpets she live there for six months and took very good care of the place. Be careful if you do live here and document everything when you move in and move out but the are better rental properties around here. Oh we even had a pipe burst with sewage and Toilet paper and they just left it sitting in the parking lot for about a week before they cleaned it up, it stunk. I pay 1000/​month and am not impressed. The manitince consist of them blowing paths every single day but sunday at 8 or 9 in the morning, so if you work nights you will never sleep. They also start construction projects without letting you know or giving you a time frame it took over two weeks to paint my building, Picked up stuff on my patio but couldn’t keep my plants inside they had to stay outside instead of covering them up with a tarp they just painted all over 50 $ worth of plants most which are edible tomatoes, bell peppers, basil, and my hydrangeas. They said they would reimburse me but never did. I had a leaking ceiling and could not use my bathroom and they didn’t send someone out till the next day so I had no bathroom and had to stay at a hotel, which is something they are supposed to come out and fix if you only have one bathroom.

If you are pregnant, don’t bother applying. I never thought I’d have to worry about pregnancy discrimination until I interviewed here. To watch not one but two interviewers faces drop as I told them that I was pregnant was beyond insulting. The interview was going perfectly until that point. After I was practically rushed out the door.
I was more than willing to meet any and all accommodations including shortening leave.
It told me all I needed to know about this company. I have not recommended them as a company since and have made sure that my mommy friends, rental property owners, and tenants know about the situation. I met another lady who had a similar story. This is not a one time thing.
At the end of the day, as a property manager I was not at all impressed by the properties for what you pay. End of story.

I’d give them no stars, but that doesn’t seem to be an option. 1^st Lake has been the bane of mine and my husband’s existence since the day we started dealing with them. When we lived at Severn Pointe, my husband had impaired mobility as a result of a serious injury. After Hurricane Isaac, our front door would seal shut from time to time, making it hard for my husband (who was using crutches and a wheelchair) to get in and out. They took their sweet time sending someone to fix it. And we had many other problems with the apartment, all of which they were not prompt to fix. And as if that wasn’t bad enough, they constantly attempted to rip us off. They refused to give us our security deposit back, and also tried to charge us to replace the carpet. I would highly recommend staying as far away from 1^st Lake Properties as possible.

Lived at «The Villa’s» for three years. When we first moved in to the complex the grounds were well maintained. But that didn’t seem to last long. Lots of problems went without repair. Had a leak from the unit above and ceiling was never fixed. Had to replace our refrigerator 3 times causing us to throw out over $ 200 worth of food. Oh and when we moved they kept all our security deposit and billed us for replacing carpet. I would not recommend «The Villa’s» unless they improve their tenant relations

I lived in a ‘corporate’ apartment at Boardwalk (on W. Napoleon off Cleary in Metairie) for 6 months while working for East Jefferson General Hospital. The digs were pretty basic — older building, older appliances — and the space was acceptable. The service at the rental office is okay, they’re not overly helpful or efficient but they get the job done. I wouldn’t necessarily highly recommend this place, but the price is fair for what you get. Plus, I have pretty fond memories of my time spend in NOLA and Metairie so that always helps while I write the reviews.
Beware: The locations boast a swimming pool, but I wouldn’t count on swimming there unless you have all your shots. Even then, I’d take some precautions.
