Terrible, some tenants are sub-​leasing and management wont do anything about it. This is a disaster made out of roomates, is like living in a grocery market.

I currently reside in north tower since March 11^th, 2016. For almost a month a half I have had severe troubles with the flooring due to a washing machine malfunction which led to a severe flood. Because of this situation, the kitchen is not usable which has become a big inconvenience. The kitchen floor is saturated with water and humidity. I’ve made many appointments to fix the problem. Only after 10 days from the first appointment floor got fixed but the washer wasn’t fixed even if I asked to fix it. After that the same problem happened again but worse: the floor is now expanded, sticky and smells very bad
the washer was fixed, but nobody wants to fix the floor. Water is still on the floor, it can cause mold.

I just recently moved into Flamingo. My experience working with Deysi (leasing office) has been great. She is quick to respond and was helpful during the moving process including scheduling the elevators for my movers and getting through the paperwork quickly and easily. As far as her responsiveness goes, I couldn’t be happier.
With that being said, there are things I wish I had paid better attention to when I went to visit the property. After I signed my lease, I went by the apartment to drop off some cleaning products and things I had purchased. When I walked into the apartment, there were 3 dead cockroaches and 1 live cockroach in my apartment. This concerned me and I immediately contacted Deysi to let her know. While she did contact pest control, they arrived at the same time as my movers so I was told I needed to reschedule. I’ve since been finding several dead & live cockroaches while cleaning all of the cabinets and moving in. I purchased sprays and traps but it’s pretty gross. In addition to my apartment, I’ve seen live cockroaches in the lobby. This didn’t make me feel good about bringing my furniture and belongings into this building. Not much I can do about it since I’ve signed a lease but management should definitely have pest control go through the entire property. I’ve seen property staff kill cockroaches on three separate occasions and just leave them dead on the floor, I saw another time one of the staff members flick the cockroach off the wall and it ran off somewhere. For the past two days, the same (I think) cockroach has been on the floor of the North Tower near the Liquor Store. A little odd that the person working in that store wouldn’t have cleaned it up by now? GROSS.
Also — people are VERY loud at night. The courtyard area echoes and there seems to constantly be loud and drunk people walking around and yelling at all hours. I’ve been woken up each night between 12am and 4am. Another thing I think management & security could definitely control. There’s no reason for people to be yelling in the middle of the night and security not do anything about it.
While I don’t want to complain too much, I’m hoping management will take this review seriously and do something about the noise and bug situation.

I’ve been living here for more than a year now, I love this place and I wouldn’t move out from here. The location is awesome the amenities of the building are unique the view from my balcony is breathtaking. I recommend this place

The view is awesome, the pool too, central and south tower are pretty and have security, some common areas need to be more clean and more maintenance, in special the north tower, dont have security and no security cameras, same thing for the parking lot, and wee pay for the parking more than 150 $ also need to be more clean, people who have pets leave poop everywere and leave the dog do pee everywere, north tower elevators looks bad, good mail services, there is an hair saloon and spa, some food stores etc, thats nice

This place is truly a mixed bag. I’ve lived here 3.5 years now, and I’m still not sure if I live in a luxury high-​rise or some ghetto mega dormroom managed by an incompetant and awkward 22 yo.
The good: See reviews below. Outdoor grounds and amenities are great. Center Tower apartments are nice and have huge balconies (It’s worth getting a higher floor for the view). They are very good with service calls (surprisingly).
The bad: Absolutely zero security. None. Gates are just turnstyles. This lets in undesirables and clogs up the pool which we pay lumps of money for. There are constant nagging problems that have existed for over 3 years. First, the elevators are extremely outdated. They are slow, always broken, and make heard-​stopping jolts and noises. They seem completely unwilling to invest in decent elevators.
But the ABSOLUTE WORST, completely inexcusable, is the FIRE ALARM system. MAY I HAVE YOUR ATTN PLEASE. MAY I HAVE YOUR ATTN PLEASE. A FIRE HAS BEEN REPORTED IN THE BUILDING. If I was in the North Tower, I would have moved out already. It goes off multiple times a week, sometimes multiple times a day. Nobody is pulling false alarms, these are clearly technical problems they are unwilling to address.
AIMCO: The residents treat the fire alarms like a joke. This is what happens when you «cry wolf» every single day. I can sense a HUGE lawsuit for negligent homicide if a real fire kills a lot of people that don’t take it seriously. Get your act together.

No matter what you think…? You ain’t getting your deposit back I happened to leave a computer carpet protector and my movers left a roll of tape and some plastic wrap and I kid you not they kept my deposit because of that The walls are tissue thin If your neighbors are having a party? … You can forget about sleeping that night
Believe me … you can get a better bang for your buck some place else

from 1 to 10 the experience im having is below zero.
the living room window fell for the second time (the same window i requested repair in the first day i moved-​in, i’ ve submitted a request and a call 2 days ago since the window fell again but this
time with no reply at all), broken laundry/​dryer, broken elevator, broken
microwave and illegaly charging me for electricity altough i have been paying
fpl since august 1.
worst experience ever.
and much much more (dog’s shit everywhere, no security at all, swat team/​police in and out one day i had to sleep in a hotel since they said that because of investigations nobody could get in or out.)… and no one cares, very sad i really dislike this condominium and will look to move out as soon as possible. avoid this pain in your life.

I’ve been here for three years. Every years getting worse and worse. First of all YOU ARE NOT SAFE IN THIS PLACE!!! Almost every other month there is a shooting. Second of all the management is horrible. .They raise your rent every time you renew your lease (once a year).Is not clean, also always one of the elevators is always broken. Just stay away from this place. It looks amazing but actually is horrible

1. Infested with rats now. I’ve seen about 20 in the last week.
2. Management are all fucking dickheads… Seriously worst people to deal with.
3. Parking is $ 160 a month. LOL. They also tried to tow my vehicle after I had paid for the parking. I received no apology at all just an «oh didn’t know you paid, we didn’t put it in the system».
4. Nasty ass people walking around EVERYWHERE. Definitely not residents.
5. Overpriced apartments.
6. Security officers are there only to be a pain in the ass. They do absolutely nothing for security to the building. Motorcycles are stolen each week, apartments broken into, and crazy people over dosing on drugs that are not residents.

Waisted 2 years in this building !!! Horrible !!! They always keep your deposit !! Pfff yes the pool is nice but the carpet gets dirty really fast and the kitchen is so old the bathroom is so small !

Update. Two years later. One pool out of commish, other unheated. Unworkable for kids. Looks like nothing has changed and yet there are drills, saws and banging from the «work» being done. Does anyone know of other residences that are nearby who rent but the pools work?

I live here more than four years and love it. Brilliant location. The building is conveniently located in south beach near a grocery store, shopping, restaurants, public transportation and more. Building itself has excellent facilities (pool, gym, restaurant, bar, pet shop, dry clean, liquor store, market…) The doormen are always on top of their game, the management is responsive and the neighborhood is safe. Overall, it’s a great place to live!

There is nothing good about this place. I spent 4 years there. Beautiful. A paradise. The biggest problem is most of the people who live there. Subletters living on top of each other. It is all about appearances in South Beach, so there are 2 bedroom apartments occupied by 6 or 8 people.
The quality of people in South Beach is horrendous, and this place is possibly the place with more drugs, whores, and con artists in the US.
It is still a magnificent apartment complex, but you have to deal with the human garbage, in addition to the bugs, rats, fleas, corrupted security, and corrupt management.
Grounds and amenities are superb, but you may lose your mind with all the bullshit that happens in this place. I almost lost mine.

I moved here 2 years ago from Kansas City looking for something different and boy did I find it. If you look for negatives or positives you will find it even in paradise. Here is what the Flamingo does well.
— Awesome pools that are used year round. In the Midwest you would be lucky to get 2 months. So I take advantage of these every chance I get.
— Lots of Palm Trees and beautiful landscaping. I look out over the courtyard and its not as loud as people think. I can see the bay and think I live here.
— Maintenance is quick to respond. Typically less than 2 days.
— Volleyball court is really nice. Yes it needs a little more sand every 6 months, but that’s because people use it. Try playing on river gravel near the Tulsa River.
— Sunsets are some of the best in the world. It sets behind downtown buildings and the sun ping pongs across the sky throughout the year.
— Little coffee bar in the Leasing office. Nice break from work.
Yes the people that live here are a little off their rocker but so am I. I wish that more young professionals lived here that would want to relax poolside or play good 2 on 2 volleyball after work.

After living in Flaming South Beach Center Tower for a year I ended up moving into the North Tower… They made sure to highlight the 6^th floor as an example of their upcoming renovation, which after 13 months never actually happened.
Keep in mind this place including Center, South and North tower has to have over 1000 units… a lot of the South Tower are rented to long term stays which means there is a constant revolving door of residents and people coming in and out at all times of the day and night on a constant basis.
The apartments in the North Tower are much older. They have the same cheap cabinets as the Center tower, but only feature those euro style washer/​dryer all in one combos that don’t wash or dry worth a damn. The bathrooms are incredibly small but the units do have ample closet space. The carpet is mediocre at best and in my unit you can tell the floor under the carpet was uneven or the carpet pad was missing in certain places.
You have the same issues as the Center Tower with neighbors with pets that piss and shit all over the building without cleaning it up. And very poor security. Even the doors that are supposed to be only accessible with the key card can be pulled open with one hard pull on the door.
Same management as the Center Tower so they are still a fucking nightmare to deal with and very rude to their residents that are paying exorbitant rents.
It wasn’t until 2 months before moving out that I found that among the other charges that are on top of the rent like pest control, parking, trash removal… they also charge each resident an electricity fee which I was told by the office staff covers the common areas… when you add that $ 20 – 30 up for every apartment… someone is getting over. If you choose to rent here just be aware the amount off extra fees they charge will add at least another $ 75 — $ 200 on top of your rent depending on if you have parking or not (not including the gym access).
Although they have great pools, great location… I wouldn’t recommend this place to anyone… not at the current rent prices.

NASTY, UNPROFESSIONAL, A FREAKING ZOO! AND THIEVES! STAY AWAY FROM HERE. THEY WILL STEAL YOUR DEPOSIT.
DO NOT move into the Flamingo! The AIMCO management are a bunch of thieves. As a military reserve service member, I was called to active duty to deploy to Afghanistan. My orders where given to me with less than a 30 day notice. The AIMCO staff said that since I was a service member, it was ok that I did not give them a 30 day notice. We agreed that I move on the 30^th of the month and not be charged 6 days of pro-​rated rent from jan 1 – 6. Once I left the state, they went into my checking account and charged me 400 of rent when I moved out the 30^th! They went back to the «oh, since you didn’t give a 30 day notice we had to do that». The sneaky bastards waited till i was out of the state to take my money, knowing I couldn’t go back to fight it. They they took 700 dollars from my 1000 deposit for a BUNCH OF B.S.
DO NOT MOVE THERE THEY ARE THIEVES! THE BUILDING IS FULL OF LOW LIFE’S AND ITS FULL OF DOG CRAP IN AND OUT OF THE ELEVATORS.

This place went down the drain.
Two good things still remain– the view of the bay and the pool areas
But in all honesty, The Flamingo is more suitable for the occasional rowdy pool party, not residency or temporary vacationing.
There were at least two break-​ins during the one month I stayed there, and there were beer cans sitting in the elevator on numerous morning occasions.
For the pretty penny you pay to stay here, you would expect at least better-​looking apartments and more respectful neighbors.
