These 2 are a joke… I moved out of my place in ²⁰⁰⁹⁄₁₀ and left if in pristine condition, however they charged me for leaving the «entry threshold» dirty… I had never even heard of this area before this (the bottom of the entry door, metal frame that sits between the front door and the outside elements)… HELLO! and for leaving an empty prescription bottle in the medicine cabinet… You would think they would have just tossed it in the garbage… Old K is a snob and the other K is just a trip… she has a tone to her voice that is very condescending, like she is talking to an idiot or a baby. BIG HUGE JOKE! As a renter I would not recommend them… Big thumbs down!

If you love unprofessional people who dodge responsibility and bill you for anything tenants damage, no questions asked, you will love K&K!
We used them to manage our property for many years. We usually had good renters. But for some reason a year ago, they recommended questionable renters for our home. When I asked them for an honest opinion of these people since I live far away, they told me «I think you should give them a chance, they seem nice.» When these tenants violated the House Rules agreement they had signed — loud parties, unauthorized pets (my garage still smells of feces), hanging a sheet in the window, beer cans and cars in the lawn, they were not thrown out. K&K said they must be given «time» to correct the problems. When I asked how much time, and what the eviction process was, I never got any answer. I am still paying for K&K’s poor judgment, as those tenants broke the lease early and left with over $ 4k in unpaid rent and damages which K&K says I must pursue in Small Claims court.
Unless damage is clearly from the tenant, landlord is made to cover all repairs.
These are things we found wrong in our home after K&K managed it for 8 years.
1. Unauthorized satellite dish attached to our roof when emails clearly stated nothing could be attached to the house.
2. No proper servicing of our air conditioning/​heating unit in 8.5 years.
3. Tub not functioning properly.
4. Landscape lighting broken, damaged, clearly kicked. No explanation other than «normal wear and tear».
5. Pop up sprinklers broken several times in a few months, and tenants never held accountable.
6. Ceiling fans not working due to strings and balloons caught in the mechanisms.
7. Oven door off hinge, not noted in any inspection — cost me $ 149 to have it fixed — clearly a tenant issue.
When I asked K&K about the move-​out inspection process, we were not given a clear answer. When we asked Kim a question she doesn’t have a good answer for, she raised her voice and shouted over you. She couldn’t answer or even apologize for the satellite dish screwed into my roof without permission. She took no responsibility for the broken banged up landscape lighting. The truth is there is no walk-​thru with tenant. There is also no inspection process unless you badger them. They allow tenant to drop off keys and never sent me photos of property or damage unless I asked. Then they demanded I sign off on the security deposit return (we only have 14 days!) without ever sending me evidence of the condition of my home or clearly letting me know what things the tenant will pay for.
The only way I knew what was happening at my house was due to the kindness
and concern of my neighbors sending me messages and emails. In 8 years, I have never seen a move out inspection sheet.
They once charged me $ 500 for a new kitchen faucet that did not cost more than $ 119 at Home Depot. They acted like I was a thorn in their side when I expected them to contact me for any repairs over $ 200. When their bank made a mistake depositing our check, they demanded I pay the $ 30 check return fee. It was up to me to and my bank to prove their bank did not input the account number properly. I also did not receive a withholding waiver on time, and they billed me 15% in withholding fees, although I lived outside the country and the form came the very next day. They go only by the book and rules and have no shred of human kindness. I guess that’s really it — would expect to have a relationship with a company I have used for years. I have great relationships with all my vendors but not these people.
I have received feedback from prospective tenants, telling me of horrible, demeaning bullying treatment described in other reviews. When one woman called to see my home, she was told it would be over a week before they could show it to her. I could have had nice renters but they were completely put off by K&K. Our house has been vacant for 7 months now.
We met with the renters who owe us money. They also hate K&K. Seems these ladies are equal opportunity offenders.
They also like to send Cease & Desist letters to people who tell the truth about them so I fully expect to receive some such nonsense. They know the letter of the law, are very shrewd and act only in their own interest. The only side they take is their own. Use at your own risk.

Very rude, treat basic courtesies like answering the phone and return calls as some unreasonable burden.

This property management is nothing but a huge headache. If you wish to be treated like a second class citizen, questioned at every turn, and belittled to the point of humiliation, then this is the place to go to. I have lived in the Morgan Hill area my entire life. My husband and I left the area for a couple years but then returned as renters. We rented a home from K&K. What a mistake we made. The two sisters that own this company were cordial to start with. However, after living in the house for a short three months they came into our home for what they called a mandatory inspection for prevention of maintance. What a load of crap this was. They went through our home like nosey intruders. Violating our privacy and leaving our home with dangerous materials out of cabinets. We have small children in the home and they left Clorox and bathroom cleaner out for my toddler to later find. When I expressed my concerns, we were met with sarcasm as well as being mocked. Two days later we were sent a letter with a list of fix’s to make to the home. We lived there THREE months. Nothing as wrong when my home. It was clean and orderly and organized. Long story short, after another month of harassment, we moved out and broke the lease. They took our whole deposit and found ways to manipulate the law to protect themselves. If we had the time, and emotional ability to sue them, we would have. I honestly just wanted as far away from the nightmare as possible.
I have recently learned that a very close friend has been working for this company and these women. She has been bullied, harassed, and threatened on multiple occasions. I am beyond surprised on how these ladies stay in business. This town is small and it is my personal mission to tell as many as possible to stay away from them. No matter how desperate you think you might be for a job or a rental, you need to stay clear from these miserable people. They paint a picture like they are worthy of your business but if you read through all the reviews, you will see how bad they really are. If my review saves one family from the heart ache they put ours through then this was worth my time!

I have been renting from K&K for 11 months now. All I can say is that it has been a horrible experience at best. If you’re like to be treated like your less than human and bullied deal with these two sisters. I would strongly recommend saving your application fee’s and deposit. I cannot wait to get out of this lease and find a better person or company to rent from. K&K Property in Morgan Hill for the record. IS A HORRIBLE PROPERTY MANAGEMENT COMPANY. PASS on this company. Do you and your family a favor and read all of the crappy review this company has and don’t rent from them. I will leave the home in better condition than when I arrived. It will be interesting to see how much of my 2300.00 deposit they retain. I will keep you posted on the end results.

I have to say I wish I had read the reviews BEFORE trying to rent a property from them. They were very professional I give them that. I agree with one review about being bullies… I was made to feel like a second class citizen when looking at a property and trying to go through the rental process. She made me cry. I have a great job I have been at for a LONG time, great rental history and a little bad credit and I was not good enough.
I feel homeowners using their services should be made aware of this. I think they are turning great people away and homeowners are not even aware of it. I guess the longer they have your property on the market the more they make but the homeowner is missing out. If you don’t fit in their cookie cutter idea of a renter Forget it!

Worst Property Management Company ever! I rented from them for two years because I was relocated to the Bay Area from Southern California and still own my home there. I treated the home I rented as my own taking care of it in every way possible. When issues arose that I could not repair on my own like water leaks, roof tile issues or garbage disposal failure I dreaded calling the ladies at K&K as I was always met with how it had to be my fault this happen and then I got «educated» on how to properly care for whatever it was that was being repaired. They are the rudest 3 women and do not have an ounce of customer service amongst the three of them. Sadly I could not take it any more and decided to find a new home… the owners of the house were really nice so they lost a tenant that paid their rent on time and quite frankly kept the house better and cleaner then how it was received by K&K. When showing the property to potential new tenants Kim would just show up with out notice and then if you questioned it she would say Victoria their receptionist called 24 hours in advance to let us know… I’d asked what number did she call as I did not receive a call or have a message and she would call Victoria and she would answer «welI, I documented my notes that I called at 3pm on Tuesday so I know I called»…I finally checked with my cell phone company to prove there were no phone calls and had to ask them to get me live on the phone or according to the lease put the request in writing to show the house as I didn’t want to be walked in on as they did to my daughter while she was dressing. I finally got so tired of the disruption and no notice that I moved out early and paid the full months rent. Do yourself a favor… DONT RENT FROM THEM THEY ARE UNFRIENDLY, ALWAYS RIGHT, CONDESCENDING, RUDE, OPINIONATED AND ALWAYS HAVE TO HAVE THE FINAL WORD!

I am trying to work with this company only because they list a home we are most interested in. I would love to tell the home owners how poorly they are being represented. They are way behind with the technology. They cannot send a fax or receive! They refuse to tell you upfront exactly what paperwork/​fees will be needed the first time but require you complete the forms over multiple days thereby delaying the actual application process. They offer nothing unless you ask and even then you might not get an answer.
Moving is stressful enough, we should be working together to rent a house for clients that need it filled and filling it with GOOD renters.
One last note, they require any child of yours that is unmarried (!) and intends to visit you during the year (college students) for more than 10 days to fill out a rental application, giving them an extra $ 30 for each kid. My 30 year old daughter was not happy to have to provide this company with her personal financial information but she did so for us! Shame shame on them.
I am sorry I had to even give one star. Avoid at all costs. Yes, this can be a difficult job and hard work to do but they make it so much harder by confronting the potential clients at the get go and treating them like they are criminals. A little compassion would go a long way. You know there is a little person (s) there enjoying the «power», sorry to have to say that.

These women are awful!!! All their rentals never get rented and I see why!!! They are unprofessional and rude. They do not return phone calls and when they do they act as if they are bothered by your call. These ladies need to learn how to be tactful and polite. I will never do business with you people ever again!!! Nor will any of my family or friends.

Sad to say but the reviews are true. Very rude, they act like you are an inconvienience rather than a client.

This firm has the most unfriendly, inflexible, condescending group of people that I have dealt with in attempting to find a rental home after owning for over 20 years. I have called them numerous times on numerous properties only to be told, I can only show this between 9:30 and 3:30. No flexibility for those that don’t work in the immediate area. The mere inquiry to show a property at 4:30 or 5 pm to accommodate those that work a good distance away is responded to with an adamant «NO»
All their properties are overpriced as well for dumpy looking houses in substandard neighborhoods
I certainly understand this high demand rental market, but when I have a good income, good credit and am simply looking for a place to rent for a year, to be treated like I’m a 2^nd class citizen is appalling to me. Literally every time I have contacted K&K, they are rude, short, and in fact my last conversation relative to an inquiry, I made the decision, to just not rent from them. Why do I want to deal with people like this?
A word of advice to K&K — Treat people as you want to be treated yourself!!! You have horrific customer service and if your looking to have your property managed by them, think twice… I have owned properties for rental as well and never treated people as they do… If this is market driven behavior, good luck when the rental market turns the other way, because keep in mind this is only a cycle.

I need to be up front; my review is coming from the landlord side of things.
I have been a renter most of my adult life and I have a lot of experience with property management companies from that «side of things». When I became an owner/​landlord I was very intimidated after having a NIGHTMARE experience with my first renter. K&K saved the day, seriously. And due to their diligent screening process I now have great renters in the unit and they are happy as well. A real estate agent and friend in Morgan Hill had recommended K&K to me four years ago. I see some recent reviews that are not good. I am not questioning those reviews at all. But I do want to say in K&K favor that property management is not easy! They have provided great advice and service to me quite consistently over the last four years. I would recommend them based on my experience.

Give them one stat because that is low as they will allow. Poor support to fix anything that is broken. They make you pay for everything while they take care of it. When you can find it cheaper just about any where else.
I will make sure to never rent from them again a very cold place to work with. Do your self a favor and do not rent from them. My neighbors did not like the property management. That speaks on the poor service they have. Stay away at all costs… Life will be easier if you do.

There is a K & K managed property on our street in Sunnyvale. Recently the property had repair work done on the sewage pipe connection, and this evening several neighbors discovered that raw sewage was spewing from the K & K property onto our street. Whatever sewer work was done at the house was apparently done very poorly. K & K has become quite a nuissance to the neighborhood by dumping raw sewage onto our street.

We have tired to work with this company twice, both times we have received poor customer service. They simply do not return phone calls, with no apology. One of the owners seems nice, relatively speaking. There is no condescension in her voice, etc. The other owner is not friendly or helpful and the receptionist does not appear to enjoy her job at all, based on customer interactions. It is too bad that they do not value customer service as there are many of their signs around town, and that means they still get business.

Too bad there isn’t a zero star rating because that is what this company deserves. I have tried on several occasions to rent property through them, each time resulting in the same type of experience. This time, I even talked to the owner when brushed off by her employees, only to receive the same type of ‘my way or the highway’ attitude from her as well.
Beware of doing business with this company as their draconian approach to customer service will surely come back to bite you if you dare do business with them.

My husband went there today to «educate» them ;) He said they were all very friendly (but the lady that originally showed us the property was not there). At the end of their talk, he said the receptionist popped off again to say, «now you’ve been educated». And, he said, «and you too!»
Someone from the office called and left me a message afterwards to apologize, and to thank us for bringing it to their attention. (Hence, now worth the «1» star). And, she also offered to show us the property (although, we’ve already seen it… not sure if she knows that).
The first time I ever called this office, the lady I talked to was super nice (I think one of the owners). And, it’s been a hit and miss ever since. I prefer consistent genuinely friendly customer service when dealing with companies.
