BT Properties

Still no update, they have tried to file my review under «not recommended.» Just making sure everyone knows it is recommended and please never rent from these guys. They have also attempted to remove my complaint with the BBB multiple times with no resolution.

This morning, we here all received a letter that BT Properties will only be accepting rent payment with
. That’s great if you don’t mind paying the $ 53 fee that goes with it. This comes out to around $ 635/​year. This is all due to that fact that they can’t properly secure their rent boxes at each location. I’m pretty sure that this won’t fix the wonderful problems that surround the location, but we’ll at least be able to be $ 635 poorer at the end of the year, so there’s that.
The one star is for Dave, the maintenance guy. He rules. I’d hang out with him for fun. I don’t even see anyone else from BT around ever. Sad.

I’ve had nothing but excellent experiences with BT Properties. Any problems I’ve had have been dealt with promptly. EXTREMELY promptly.
Rosemary, Mary Ann, and Becky have really taken care of me and taken all of my concerns seriously and I’d rent with these folks again in a second.

James is super unprofessional, the 1^st time I spoke with him he seen really nice. Once there were issues he was super rude… James makes you feel t o not want to call them for any inconvenience… his workers work without letting you know they will be there. so she couldn’t drive, since the workers told her they were on lunch… they almost dropped paint on my car, missed by a mm, they leave tools laying around, like the hose all on the ground, some one could have. Even the guy that was working for them said they were assholes they don’t so jobs legally to save money and they feel bad, cuz they don’t do a good job since he doesn’t pay them for it. …

I’m renting with BT Properties in Redwood City (690 Leahy). So far things has been really good (2 months of a 1 year lease). There were a couple of repairs to be made and the property manager took care of everything promptly (3 – 4 repairs within 2 weeks). The unit itself is old but pretty nice, I’m not complaining at all. We do have a garage space with a dedicated gate but so far no break-​ins or anything like that. Just a peaceful, well-​maintained community. If I and my wife run into any problems, I will update.

One of the many companies creating victims in the housing crisis in the bay area. Only to come up with bs symantic wording such as «we are still below the market rate». My mother has been living there for 10 years… before this company took over. Increased rent double. Carpet never changed, holes in the bath tub. No insulation. Cockroaches. Water takes a half hour to heat up. Oh yes… and there was the one time when the sewage went up in the driveway carport area, and our neighbor had to call the city. Enough with ignorant companies such as this. Let me guess, you recommend her to move, unfortunately you take ALL HER INCOME. I HATE YOU BT PROPERTIES!

A 5 star to the quick repair service at 9pm in the evening.
Yesterday, the heater stopped working. Since it is getting cold, and we have a toddler who is used to the warm room, we are afraid of her health. I want it repaired ASAP. After making a phone call to the BT Properties’ office, since this was not part of emergency, I was advised to make a phone call to PG&E. What makes me warm is that after the officer is aware of the baby needs, she claimed to try to make a exceptional to help me about this. Then I made a phone call to PG&E, and also some local HVAC service, the earliest available time is the next morning. I almost gave up the immediate repair of the heater and went to walmart and Target to get an electric heater. While choosing one from the few heater left in Target, I got a phone call from my wife telling me that BT Properties found someone to my apartment and have the heater fixed. The fact is thanks to BT Properties, I don’t have to worry about this issue anymore. Also about the other repair issues, BT Properties is also very fast. They are reliable on the repair!

My boyfriend and I moved into a one of BT properties apartment buildings in the beginning of January 2015, and let me tell me tell you were thrilled to be starting a life of our own finally! Maybe 2 weeks into living there we discovered we had a cockroach problem gross, it has been since taken care of and we are roach free for a solid 2 months now (thank god!) about a month into us living there our garbage disposal broke and started leaking water. I called the maintenance number but the woman in charge Becky was unavailable it took Becky 4 days after my first call to get back to me (we had prepaid for a vacation left and came back before she returned my call). She said she would take down my number and give it to the maintenance man so we can get in contact with one another to set up an appointment time to get it fixed. About 4 days go by and I haven’t heard anything back from this maintenance man so i give her another call. She wrote down the wrong number and couldn’t contact me but some how got my boyfriends phone number and contacted him.(if you can look at our lease agreement and get my boyfrie He works graveyard so everything would be scheduled thru me so I called her again and got the maintenance mans number called him and got my sink fixed. All together it took them 2 days short of 2 weeks to come and fix my sink. I asked Becky who would fix the warped wood from the flooding under my sink and she had told me that would be something we as the tenants would have to get repaired on our own. Excuse me I believe you as a BT properties representative had the problem with communication that’s not my fault…
About 3 months into our lease our super tiny dishwasher started to shoot water from the top of the pull down door. Don’t get me wrong I’m super happy we even have a dishwasher. Given how long Becky took to get back to me with the first repair we had I don’t even want to fix it until the end of our lease. I work 3 jobs and I just don’t have time to play phone tag. In all honesty we pay waaaaay too much for such a small apartment you would think they would go the extra mile to at least fix an issue. Clearly we dont see eye to eye.
Now we are first time renters and we really weren’t expecting much as far as amenities, our specific location has 12 units with 2 washers and 2 dryers. From the first time we used the laundry until this very day one of the washers has had standing brown nasty water in it… EWWWW.
Here is my most recent problem with Bt Properties this past weekend July 19^th I worked a 18 hour day. Now Im not sure how many of you work more than 10 hours a day but let me just tell you all you really want to do when you get home is just sleep (or at least I did) I pulled up to my building and I look at my designated parking spot in the covered car port and somebody is parked in both of the spots we have (our parking spaces are suuuuper long so you can fit 2 cars in one spot). On the front of our building has a «no parking tow away 24 hour» sign on the front of it, i called the tow company and they tell me unfortunately only the property manager can have someones car towed. AWESOME. My boyfriend ended up calling the Emergency repair number to get a contact for the property manager so we can get this handled now. Conveniently the city of Santa Clara was having the street repaved on the 20^th and 21^st so nobody could park on the street. We literally has nowhere to park our cars. So he gets a hold of the property manager and the property manager calls the tow truck company only to find out they are no longer in partnership with said tow truck company… WTF why have the sign up if you have no affiliation with them. So what do we do now? Well, we left the person in out spot a note on both cars letting them know they are in the wrong spot and sorry guy but ya gotta move ect. ect. We blocked the people in our spot in and blocked another spot in so we wouldn’t get our cars towed. Someone from Bt called me monday the 20^th to try and get this figured out. I sent her 2 pictures of the cars and their licence plates to her email. Now correct me if im wrong but If there is 12 units in one building and we just assume each unit has at least 2 cars 2×12 is 24. One unit is vacant so we’ll just subtract 2 cars from the 24 making it 22. How difficult is it to go thru each lease agreement and verify what kind of cars and the licence plates of 22 cars. Its not rocket science. I understand they are busy and have multiple locations to manage but this is part of your job! It has been 5 days since we have heard ANYTHING FROM BT PROPERTIES! From the note WE left on the other persons car WE have figured out who the car belongs too and why they decided to park there.
To all future BT properties residents PLEASEE PLEASEEEEE!!! think twice about renting with this property management company. Save yourself the time and energy we have gone thru it all and as you can see they havnt been helpful at all.

Very responsive to help needed in the house. They do an incredible job of responding quick. Grateful for them right now.

Lived here nearly 3 years ago, yet they still assisted me in sorting out an issue with an uncashed security deposit check from around that time due to my moving around, being out of country, and never having received it, etc. Eliza went out of her way to help me sort this issue out which was a huge relief to me to say the least.
I also lived at 551 Harrison, and though only there a short time, had no issues with the property, the property management company, or the property manager Violet. I’ve lived in a lot of places across a lot of different states and I must say BT was highly professional in all it’s interactions with me.
Just a caveat — those reading the reviews should really sort out which comments are meaningful vs. those that are spiteful. This is a professional management company and if you treat folks nicely, you’ll get the same in return. That was my experience.

BT properties has been great with our apartment building. Rosemary Gibson has been very kind and understanding. I have and will continue to recommend BT properties to friends looking to rent.

DON’T RENT THESE PROPERTIES… unless you don’t want your deposit back or for them to fix things that were already broken.
I lived here for about 2 years with my best friend. When we first got there, there was a manager named Bob. He was very nice and was always willing to answer questions when needed. There was man named Larios that did maintenance for the property I lived on. SUPER nice, always helpful, even if we were just having trouble taking out the trash, he was a gentleman and always helped us.
About a year into our lease, we called Bob to ask a question only to find out that the building was under new management! We received no written or verbal communication notifying us of this change, which should have definitely been done by the property. A lady (whose name I still don’t even know) was now managing the property and she was completely inaccessible. We were able to turn in our rent 5 days after the first with Bob (which was perfect since my roommate and I were CONSTANTLY on the go), but all of a sudden we started getting charged late fees without being told since the new management just decided to change the extension to 3 days without even notifying us. When that happened, we made a point to always turn it in on the first, but their office would STILL always claim our rent was late. Just ridiculous and unorganized.
Despite the poor management, we enjoyed our time there, until it was time to move. There was a new building manager whom we did not know. He told us that in thumb tack holes would not incur a charge. He gave us instructions about how to clean the house and we did them to a T. By the time we moved out, the house smelled like pure bleach — IT WAS SPOTLESS… A few weeks later, we get our deposit check in the mail — $ 200 out of the $ 1000…they had to replace something stupid and then charged us $ 500+ for a «cleaning» fee. We received other charges for blinds that were broken when we got there, but we didn’t want to fuss over something so minimal. BUT, A CLEANING FEE?! FOR ALL THAT CLEANING WE DID FOR A WEEK EVERYDAY AFTER WORK??? Granted, some people are nasty and don’t know how to clean. And for them, I’d believe that they didn’t do a good job. But when I say that place was so clean it smelled like nothing but bleach and so did we after cleaning, I’m serious. We cleaned every crack and crevice and even cleaned the blinds — that’s how obsessively thorough we were.
Planning my wedding in a few months, I genuinely don’t have the time or energy to track down these crazy people and argue with them about why they charged us and what exactly they had to clean that cost $ 500+. BUT, I did want to leave a review because I know there are going to be good, honest, hardworking people expecting to receive great service and fair treatment, and you won’t. If they can get money out of you, they will, even if they have to make you pay a bogus cleaning charge to do it.
SOO, IF YOU WANT A DECENT PLACE, don’t live in any property managed by this company. Especially by this woman that now manages the buildings in the Peninsula.
IF YOU DO DECIDE TO LIVE HERE, don’t clean anything when you leave. They won’t give you your money back anyway. We should have just left it grimy and disgusting and just moved our stuff — it would have saved us so much time and trouble.
And that one star is for Larios and Bob, the manager they should have kept. This property deserves no stars as far as I’m concerned for taking our money.

I’ve lived at a BT Properties managed site for 3+ years. In such time, I’ve had two occasions to interact with them from a property management perspective and have found them to be very accommodating and responsive each time.
Most recently, my adjoining apartment neighbor had some plumbing issues which radiated significant noise in my apartment. Within hours of noting the issue to BT, they reached out to me to coordinate a plumber to fix the issue and followed-​up throughout the process to ensure all was taken care of.
Generally speaking, the property is kept clean, in good repair (for an older complex) and the management company provides courtesy notices from time to time on good neighborly behavior (which is certainly appreciated) for a complex that has a mix of young professionals through families.

Chantal is a piece of shit. Glad she is leaving.
This management company is garbage. The lowest scum. I need a replacement mail key. 1 week and nothing is getting done. I am thinking of using the 30 day grace period in California to back out of this lease legally. These people should go fuck themselves.

I’m giving this 2 stars because though I have many complaints, we did live here happily for 3 years and it was ‘good enough’ for us for that time. Now that we can afford better, we’re happy to be moving on.

Pluses
— Our apartment had hardwood floors, which I loved
— Proximity to downtown Mt View was unbeatable, we loved walking to dinner, to Eagle Park, to Starbucks, etc.
— Easy freeway and CalTrain access
— Affordable for the area
Minuses:
— Everything in the apartment felt old, for example the bathtub was poorly sealed and was constantly peeling and flaking off. The kitchen sink was the same.
— The plumbing was bad. The shower would run brown if you turned the water up to high. I would turn the hot water on part way and let it run for a minute to come to temperature and suddenly the water would just… stop running. I would have to turn the water up more to get the hot water to come out again. This overall led to the temperature being really inconsistent, sometimes boiling you and sometimes freezing you in the middle of your shower. It would also take a long time for the water to get warm at all, especially in the kitchen.
— If someone is using the laundry room, our kitchen sink would back up.
— There is a septic access in the ground right outside the living room window of the downstairs unit (and right in front of where that unit parks their car). This overflowed twice while I lived there causing toilet paper reside and (yes really) feces to back up into the parking lot. This was always handled by management as a same day emergency but STILL, serious plumbing issues.
— They don’t have any kind of property management on site, and it is no one’s job to bring the dumpster out to the curb and back each week. For a while one resident seemed to volunteer to do it. When they moved out the dumpster just sat by the curb forever more.
— Noise was a big issue. My bedroom window faced the parking lot of the driveway for an almost identical apartment complex next door. Those residents would throw parties in the parking lot often late into the night and be drinking and talking RIGHT OUTSIDE YOUR WINDOW. Every car starting sounds like it’s in your apartment. Also their dumpster sits against the wall of your apartment. Smell was never a problem but the noise of it being rolled back into place at 7am every Tuesday morning wasn’t fun.

We’ve lived in one of their buildings in Redwood city for 2 years now. The live-​in building managers have been great (current one is cool) and the tenants are quiet.
However, the building security isn’t great, which is scary. They installed locks on some of the doors but not all. There’s been crime on the area lately and we wonder how safe we are here.
Case in point, we all have garage doors for our specific parking spot. However, there’s a normal door that anyone can use that accesses the car area. It’s not locked.
Because of this, our car gets broken into about once every 2 weeks (even though it’s parked in a garage with a garage door). We’ve complained multiple times and nothing has been done — no cameras, no lock on the door that accesses the cars. How hard is it to put a lock on a door?
So, if you want to move in here and plan on parking your car in the garage, expect your car will get broken into. Often.
We’ve just started to park on the street, which kind of defeats the purpose of providing garages for everyone.
In summary, it’s a comfortable place to live but don’t assume the people who own these properties will listen to your concerns.

These guys are worst agents. They are worth 0 or even negative ratings. I was in park view apartment for 3.5 years and vacated few days back. Their arrogant onsite manager did not inspect the house untill we vacated the house. And after we vacated the house, gave a estimate of deducting ~ 50% of my security deposit for reasons like few stickers on refrigerator, marks on wall due to bed/​sofa etc. Neither they followed professionalism of visiting our house before handling the keys (inspite of repeated enquiry) nor did they gave an estimate of work. When asked recipt for deductions, I got a hand written letter which any one can write. They are unprofessional and unethical who things that the tenants are staying free of cost and they are doing a favor on us by renting these places. The worst part is that inspite of escalating to higher-​ups, nothing changed !!

They just raised my rent by 10% for the second time since moving in 2 years ago. Rent is little high for the crap location, but the apartment has washer/​dryer, nice counter tops and hardwood floors. The apartment is not in the best area — read: if you have a bike and live near by — LOCK it up even if you’re just going inside to grab sunglasses. We’ve had 3 bikes stolen in 2 years and are not the only ones.
We receive very unprofessional notices telling us how easy it is to place trash, compost, etc in the right bin. For reference there are 5 bins outside where you must separate paper, plastic, cardboard (broken down, please) trash, aluminum, etc. The area where the bins are is not lit at all so, you have to memorize where everything goes if you’re like me and get home from work/​leave for work when it is dark.
I give them 2 stars instead of 1 because they are quick to fix our plumbing issues (very low water pressure… like can’t properly wash dishes low). Granted, plumbing issues arise so consistently because they refuse to send out a plumber to properly address the situation so we have to have someone here every 4 – 6 weeks putting bandaids on the larger issue. They usually have sunny dispositions when we call/​email them about this though.

BT Properties, while the properties look attractive, I found them to be very frustrating to deal with. I started with scheduling an appointment with the on-​site manager. She was very nice and did a walk through with the apartment. It looked appealing and fit my needs. The on-​site manager gave a very good first impression, so if I lived here I would have felt more comfortable as well.
Unfortunately, this is where the hard part comes. She told me since I was interested, I should go ahead and submit an application. I did so and I was told to be an expecting a call in the next couple of days.
They called me and said my application was approved. I had the appropriate credit and such things, however everything was not finalized, so they told me to wait a day or two.
3 days later, I called their offices and asked to speak to the manager of that building. She was at a meeting and the assistant told me she left a message to call me an hour later. I waited 2 hours and called the offices again… and it turns out I was declined the apartment the day I was told to wait for everything to be finalized. They just never bothered to call to tell me.
While I appreciate the kind gestures of the on site manager, there’s nothing much I can hope to expect. They have nice properties, just augh… I don’t want to deal with something like this again.

Unbelievable. Here is my update: we got a termination of tenancy notice instead of a refund. Apparently since they «lost» our agreement to a lease, we can be forced out just so they can renovate and hike up the rent. My family has rented this unit for over 15 years. It is home. I am beyond furious.
