These people need to be brought up on charges especially Nancy a sycophant if there ever was. This evil bitter wench will do nothing to assist you whatsoever and will dodge phone calls when you have issues. I lived at 1485 First avenue and the building is in such deplorable state and the super Umer is the laziest piece of garbage I have ever encountered. Elevator constantly broken, mice, rat, and cockroach invasions and a lingering odor that never seemed to leave the lobby. I think the stairs were vacuumed twice in four years and the miserable excuse of a human being Umer (super) would be less inclined to do anything helpful. This was such an unpleasant place to live and the management company was so unprofessional and are cheats. They stole my security deposit saying since I was unable to move out on time they had a lawyer draft a letter they say cost eight hindered seventy five dollars to produce Nancy’s exact words. (Lying bitch) I moved out two days after the given time and the apartment was being fully gutted upon my leaving and no tenant scheduled to move in and they still stole my money. I am seriously thinking about taking them to court and have begun drafting the necessary papers to file a complaint in small claims court. DO NOT RENT FROM THESE SLUMLORDS,!!! Marie and Nancy, Umer rot in hell!!!

They have relatively cheap and spacious apartments but they are very slow to responding to problems and there are a ton of problems. (Including mice and pests)

Horrible experience, my building had roaches and illegal tenants yet the landlord did not seem to care. I would not recommend leasing with this company unless you want rude and inappropriate emails from a group that has no sympathy or respect for their tenants.

Awful management company.
I have been a tenant at B&L for 2 years now and every person I talk to is more miserable, rude and obnoxious than the next… it’s actually quite impressive.
They put zero $ into my building (the paint is chipping off the walls) and I can guarantee any issue you have will be met with complete hostility.
This will be my last year here, I suggest you stay away.

My building is nice, was no fee, and the super is great.

I like this management company. I have lived in 344 E 63^rd St for 2 years now. The super Visar is GREAT! He helps when help is needed. The property managers have done a good job at responding to my requests. They replaced all my windows when they got fogged out and reimbursed me for expenses I inquired for upkeeping the unit when I first moved in. In 2 years, I have seen hired contractors improving and cleaning the building many times. It shows they don’t skip out on necessary costs and upkeep. They just put in security cameras all over the building to keep a better eye on things and yesterday they replaced the keyless entry system with a better version.
I did have a roach problem when I first moved in but management sent an exterminator week after week (about 5) until the problem was solved. Now 2 years later I have not seen a single roach in my apartment since. I want to say the roache problem was not management’s fault, it was the previous and filthy tenant. The building did have a roach problem when I first moved in, but it is NYC and these things happen. I will say they took every step to solve the issue and I have not seen a bug in over a year.
Again, the super, Visar rocks! There are places the management could improve but all in all they are good.

344 E 63^rd street. DO NOT LIVE IN THIS BUILDING. Building is unkept, infested with mice, cockroaches and bedbugs. Leaks/​flooding during rain./ Management (B&L Mangement) is UNREASONABLE, and will never asist with damages. Dirty, unsafe. BEWARE

I have been a tenant with B&L for about a year. I do not have anything terrible to say about management other than their hiring of a terrible Super at E 30^th street. I had to get management involved once during my tenure and they were professional, responsive, and well mannered. Sabu, the super at E 30^th street, is terrible. While he is a genuinely nice individual he is a terrible Super. If you can get in touch with him don’t expect it to be until the third time you call him. When you call him expect him to confirm your problem and not handle it until, at the earliest, a few days later. The circuit breaker for my apartment breaks rather often, and every time we call him he does not handle it until a few days later. While it is only one portion of the apartment, it is not necessary to keep living, but definitely should be handled much quicker. Especially when all you need to do is, quite literally, flip a switch. If you need to work with him to coordinate something as simple as leaving something in the lobby for someone to pick up, expect a fight. He is lazy and unresponsive. I had a problem with the hot water in my apartment and he and his wife blamed it on the «pipes being too cold.» While it is my own fault for not properly documenting my communications with him and reporting the incident to the correct authorities I could not initiate a formal process to get compensation. I do not blame management for this, simply myself for being very lenient in my expectations as a tenant (live and learn), and the Super and his wife for lying to management to cover up for their own inadequacy. With regard to the actual amenities in the apartment, they are shabby at best. My apartment was «newly renovated» prior to my move and the toilet repeatedly leaked water on my bathroom floor, the electrical outlets are more than a decade old, and the electric stove malfunctions due to a very old connection. It continues to short circuit my entire apartment. Other than this ridiculously long complaint about Sabu Lalicic at E 30^th Street, I think B & L is a very mediocre management company. There apartments are affordable, I think with a little searching you can find much better bang for your buck elsewhere.

This is a long overdue review. I was a tenant of B&L for a year, starting on June 2012 (417 E. 83^rd St). The leasing director, Carlos Piau, has always been courteous and super prompt to response any inquiries. The super, Jusuf, was always available and very friendly (although I didn’t need his services much of the time). My only complaint is that I asked them to change my name at the front door list several times and never happened — I asked Jusuf once and then 3 or 4 times to the front desk receptionist who would always take my name but that’s about it. No biggie for me, but just FYI. Other than that, dealing with this company was really hassle-​free, the way it should always be!

I need to say that B&L has been a pleasure to deal with. The building manager in the office has been responsive and the super, Tim, in my building makes you feel like he really cares. He takes very good care of the building and gets back to you and resolves any problem or request immediately. I’m glad I picked this building to live in (309 West 30^th Street).

I have lived at the East 31^st street location for just over a year now and just renewed my lease for another two years. I love my apartment as the units are very large for the price and also for the location as I can walk to work.
My issue is with the main office on E 63^rd street. Since the signing of my lease, every interaction with them is awful. I have never dealt with more miserable people that are completely incompetent in their positions. I work for a major real estate firm that owns much more assets and we would never treat our tenants as they do. We recently had our elevators upgraded and as one elevator cab was not functional, the other only worked 50% of the time. Living on a high floor made it extremely hard for all of us living there. There was zero sympathy on their behalf and they offered us no resolutions or compensation for the inconveniences. They then change the front door key access to a sensor device and provide us two keys. I requested another for my dog walker and they tell me they do not know how to make extra keys and when they do, it will be $ 25. They tell ME to e-​mail them later in the week to find out if they figured out the key system. You would think they would get back to me directly and even offer us another key due to all the issues they put us through. Pathetic
To end, although I love my apartment and can look past the issues, the main office and their employees need to be fired. They all speak and act as if they hate their jobs and will never allow B&L to become a bigger player in the real estate industry. I would love the opportunity to speak with whomever is in charge with this company as if I were them, I would be embarrassed with the way the company is operating.

This building is GROSS — mice infested, smells like garbage in the lobby. The Managment is in la la land — they act as if they could afford to live in Manhattan and make you feel privledge to know them. Supers have stole from tenants and entered apartments without consent. Not a doorman building — violates almost every
tenants rights law available. Too bad it looks like they are writing their own reviews. The previous review is so far from the truth. Spoke with other tenants as well and all agree. The management thinks they don’t have to abide by laws and seem to think that their tenants are oblivious to the fact that laws do exist. They have laughed in my face and are not very concerned. The truth is that my rent pays their bills. Not enough people are doing something about these people. Several women tenants are beginning to complain about sexual harassment. They do not turn the heat on unless you complain. They drive Ferrari’s and you sleep with mice — literally!!! And, if you have a Ferarri too — you still get the ‘shit treatment’ — b/​c their ego’s are majorily inflated. TRAUMA! Some tenant’s have had the phone slammed down on them. I told another tenant to have her husband call b/​c the woman manager will respond better to him than her — and she laughed and said that she did and that I was right. I told her that’s b/​c she is intimidated by other women — no room in business to have people like this around you. Move elsewhere or learn a valuable lesson. ‘Rachel W.’ is full of ‘SHIT’ — fake review!

These people are just AWFUL, I would NEVER rent from them again and I’m sooooo glad to be out of there. It is a shame because I really liked my apartment but these people didn’t care about anything and don’t take care of their buildings at all. The elevator was in such bad condition that the Dept. of Building came 3 times and fined them. The people that handled the building almost never call back and if they did, they are EXTREMELY RUDE and act like they’re doing you a favor by calling. STAY AWAY from these people, I have NOTHING good to say about them.

I’ve lived in a B&L Management building for 4 years and really have few complaints. The building is not extremely new but the management has taken the time in the last year to do renovations and has managed not the hike up the rent that much. They are also very reasonable about rent and negotiable. The main office has been extremely nice and easy to deal with.
My super is wonderful too. He lives in the building and once in awhile, you need to remind him to do something twice but that is rare. My A/​C unit wasn’t working well and within a day he had the repairman in to fix it. He always answers his phone and is very kind to the tenants.
I don’t see any reason to move from a B&L building in the future – they have been great to work with over the last few years.

These people are the worst of all time. They take WEEKS to cash your check, so if you like to set up automatic payments with your credit cards etc. make sure you have enough in your bank account to support the checks at ALL times — because who KNOWS when they’ll finally get around to cashing your check.
Worst off — they then charge you $ 50 for their laziness and say «they can’t control the mail.»
If I didn’t love my apartment so much — I’d be out of here in a second.
Oh — and they charged me a brokers fee when I had no broker. Real winners…

I’ve lived at 312 E 30^th for a few years and am pretty happy with it. It’s hard to find newish buildings with a nice view and rents that aren’t inflated by the presence of doormen, concierges, valet parking and other yuppie nonsense. The super is great and the management has also been okay. I even asked to get the windows replaced since they were all fogged up with water. After asking the super didn’t have results, I spoke to the property manager and got new windows after a month or so. My only complaint is that the elevator in the building is pure evil. It breaks almost weekly for a few hours at a time, and for the better part of the day about monthly I’d say. And they don’t seem to be doing anything about it. So if you have problems walking up/​down many flights of stairs I’d suggest living elsewhere.

B & L MANAGEMENT is HORRIBLE. I live at 344 East 63^rd Street and the elevators are NEVER working and the Super is really hard to get a hold of. Most recently I wasn’t even able to get into the stairwell to walk to my apartment. We’ve had problems with the apartment and they are either horribly slow to respond or DO NOT RESPOND at all. Stay away from any buildings with this management company

The worst management company ever. They never return phone calls or emails. I lived in one of their buildings for awhile and my super was great. I moved out two months ago and still have not received my security deposit. DO NOT LIVE IN THEIR BUILDINGS! You will regret it.

Terrible TERRIBLE customer service. It takes them 3 days to get back to you, and when they do… they will give you an attitude. and the whole ⁶⁰⁄₉₀ days to vacate is bullshit. They are the worst management group to work with. Their buildings are infested with mice. One of the tenants on the ground floor passed out flyers stating that she had repeatedly emailed/​called B&L Management to get an exterminator in 337 west 30^th street building. and NOONE responded to her, and shes been trying to do this for the past year. Even though my apartment is spotless clean, I have literally killed 4 mice with my own hands/​tools within my stay at this apartment. I would give you the details about the killings, but its too gruesome and not the point. I have seen 4 tenants move out due to building problems. However, my main issue about this management is the attitude of their employees. CHANGE YOUR FUCKING ATTITUDE OR YOU WILL KEEP LOSING TENANTS. It’s all about customer service, B&L MANAGEMENT. customer service. change your snotty attitude. I don’t even want to give you ONE star, you guys do not deserve any stars. so beware: if you live in any of their buidlings, you will be awaken during midnight by mice scattering within the walls… and dealing with these pretentious people.

UNREASONABLE MANAGEMENT
B&L owns beautiful buildings, but are completely unwilling to work with tenants.
I lived at 312 East 30^th for a couple years, and the super keeps the building in impeccable shape. This however, has nothing to do with the management.
B&L demands 60 days written notice for renewal or decline of a lease. (Most management companies ask for 30 days notice.) So we committed to moving out at least a month before apartments we could move to would even be on the market. Upon move out, B&L would not work with the new tenant, or with us (tenant moving out) to find a reasonable move in /​move out day. Unfortunately, in this scenario the super gets the squeeze, as he is still expected to renovate and clean the unit even if the tenants move in and move out on the same day. Too bad B&L couldn’t be even a tiny bit accommodating.
B&L made our move out process so horrible we will never live in any of their buildings again.
