Juliana helped us to buy our house four years ago. After that, she has been giving us a lot of valuable advice on home improvement. I have been thinking of relocating to the Bay Area and was perusing
. There was a mobile home in Mountain View that looked interesting and just asked for information on the land lease through the website. I received an email (most likely an auto response) for me to call her to get more information. When I called-​she was unprofessional and short and said «I would never sell mobile homes!» When I told her that I got an auto response email from HER… she started yelling at me. I quickly hung up… first impressions matter Juliana… absolutely terrible.

A good real estate agent is like a good friend; you do not know if they are good until they are tested. Juliana was tested and proved herself to be a great real estate agent and a good friend. Her years of experience coupled with her patience, and obvious intelligence, guided us through multiple problems. Juliana represented us in the sale of our house in Sunnyvale, CA. At the same time we were interested in a property in Austin. She was able to connect us with a very good real estate agent in Austin. Citibank mishandled our loan which failed to fund two days before closing. The sellers refused an extension, putting our earnest money and dreams in jeopardy. Juliana was provided a solution, enabling us to purchase our dream house. But hold on, the story isn’t over yet! Due to our financial circumstances, we could not hold on to both properties and get refinanced. Juliana staged our house beautifully, we had multiple offers, she reviewed the financials of the interested parties, and accepted an offer. Our HOA threw a bomb into the escrow process by reporting to the title company an unapproved improvement was done seven years prior (we add a soap niche to the shower). Juliana was able to assure the buyers the issue would be taken care of. She was able to connect us with a lawyer who told us the HOA did not have the power to stop the sale and that we just needed to come to an agreement with the buyers. The resolving the soap niche problem cost us a little money, but the sale went through –as scheduled– selling above market value. She then introduced us to Vincent Martinez Lau of Bank of America who arranged a low interest rate loan and stepped us patiently through the refinance process. We are now in our dream house, in a fantastic school district, with a low monthly mortgage. There were also many little things Juliana did during the whole process that made a huge difference. She listens, communicates well and is very patient. I can tell she enjoys her job, and truly loves seeing people achieve their dreams.

.We had always thought that selling our townhome in Palo Alto would be a piece of cake. However in reality, it requires tremendous effort, experience and resources. In the hindsight, we are so lucky that we went with Juliana Lee, who once again proved her ability to close a real property transaction even in a difficult situation.
Our townhome went on the market at a pretty bad timing — stock market plummeted for several weeks in a row, another builder released 10+ brand new units in the close neighborhood, several similar properties ended up selling less than asking price. We were like on a roller coaster but in the meantime, we didn’t want to lower our expectation just yet.
Juliana played a key role throughout the entire process. She had always been there every step along the way, especially when we were frustrated and lost confidence. At one point, we decided to withdraw it from the market and instead to rent it out. It was like a miracle that Juliana found a quality buyer who was willing to offer our target price.
However, nothing was easy. Just two days after we accepted the offer, we received a letter from the HOA, informing that a litigation had been filed by the HOA against the builder. We discussed the issue with her. She suggest that we make a full disclosure to the buyer without hesitation. As you could imagine, the pending litigation made it very hard to apply for a mortgage. To make it more complicated, the buyer is from overseas with less than 1 year credit history. We almost lost hope in this. Once again, Juliana worked with the buyer and the buyer’s agent closely to have tried 15 different lenders. By the end of the day, she found a lender who is able to think «outside the box» and take on the supposedly risky mortgage.
Juliana is extremely resourceful and has an extensive professional network. We can’t thank her enough for the happy ending!

We met Juliana at one of her seminars she gives at Palo Alto. We started off with a casual meeting with her and Jenny. Jenny is an absolute sweetheart. If you are expecting for someone else to do the work for you like, shortlisting houses you should see on the weekend and feel all pampered, wasting your time unnecessarily then this probably not the right agent for you. I liked Juliana’s no nonsense, straight to the point approach. Juliana helps you set up with the right financer as well depending on your situation and works her magic when it actually counts. She worked very hard with Jenny to get us our dream house. I would totally recommend her as she is very aggressive, popular and experienced.

My husband and I are first time home buyers and after talking to some buyer agents and loan agents, we were very shocked and upset by the crazy real estate market here in the Bay Area. Juliana Lee and Sophia Xu totally changed us, actually they told us as long as we are motivated, we will get a house, and yes, 1.5 months later, we got our dream house in the heating-​up Sunnyvale/​Cupertino area with an awesome deal.
Juliana is professional, honest, direct and sharp, she will tour the houses that we liked and then shared her opinions, and that is why I love working with her. I did lots of research and talked to several agents, so I know most of the agents in this area only wants buyers to add more money but will not share their own thoughts or think in buyers’ shoes. Yes, bidding up the purchase price is not avoidable, but Juliana and Sophia will tell me what range is reasonable for a house, and they will tell me when to stop bidding. I shared all my feelings and thoughts with them, and sometimes I even challenged her strategy but in the end, it just proved that Juliana was right on spot for the purchase price and terms.
Juliana’s great reputation played a key role for helping us get our dream house. Our offer was not the top offer, and we weren’t able to go higher due to our budget. But the listing agent knows Juliana and respects her so much, so this agent only wanted to work with her. I don’t know what a miracle is and never believe it until the moment when Juliana called and told me our offer was accepted!
Sophia is warm, nice, easy to communicate and very knowledgable about the house market in the South Bay. She told us at the very beginning that there is no contract to sign with her, and anytime if we are not happy, we can walk away. She sent us listings, gave us her opinions on each house’s pros and cons, and will tour the houses with us prior to the open houses so we would be able to have a detailed view without other interruption. Not all the agents will do touring these days and what they only do is writing offer letter.
I still remembered our first offer was made when I was on a business trip oversea. Sophia managed to walk us through all the disclosures at very late night to accommodate my time zone, and explained what those terms and issues are, how much they would cost potentially. We got cold feet right before we signing the contract, Sophia went ahead to show how the mortgage would breakdown over the years, and helped us stay confident. In our 1.5 months house hunting journey, Sophia was never late for an early Saturday/​Sunday tour, and she always sent us her notes after reviewing all the disclosures for every house that we made offers on because she will never let us buy a house that she didn’t know how many issues/​fixes it has.
Juliana and Sophia didn’t stop working after our offer were accepted, they guided us through the whole closing process, answered all our questions and always be on our side to coordinate with the title company and loan agent.
Buying a house is tough, buying a house in Bay Area is even tougher! Don’t listen to those «all cash is the king» or «dual-​agent is the only way» or «just adding money». What you truly need is one agent who listens and understands your situation and expectation, then helps you quickly get familiar with this market, quickly responds to your messages/​calls even in late night like 11 pm, and finally guides you to your dream house.

In fact, she always had great strategies with every home we made an offer on and had a «plan of attack» for each one. On our last offer, we had just about given up hope that we could get our dream home. The home had everything we wanted and the agent was unresponsive for 24 hours. We were convinced that we did not have the winning offer, but Juliana continued to be supportive, motivating, positive and reassuring through the whole process. Needless to say, we were thrilled when we learned that we had the winning offer. Juliana’s experience truly made it all possible for us and shined through our whole experience!
Buying a home is a big decision, so you should be confident in your choices. You should absolutely trust in Juliana. It may seem like a daunting task at first, but you will be glad you did. Don’t be afraid to do your own research or ask questions… because what you’ll find is that everything she recommends you to do is right on point! Juliana is a life saver! She first helped us buy and sell back in 2007– both transactions went well and we happily settled into our home in Palo Alto. Juliana and Sharon are absolute professionals. They have many connections, and are very data driven.
Before I met Juliana and Sharon, I went through 3 other agents, and lost out on 8 other bids. Juliana quickly pointed out that there were several things that were wrong with my other bids that the other agents didn’t catch. She also seemed to just be well connected with the real estate market in general, and knew everyone and everything that was selling.
Their staff is very direct with you, and will never sugar coat things. This is a different experience from the other real estate agents that I’ve dealt with, and it caught me off guard at first. It’s because of her we were finally able to win a bid after 4 years of searching/​bidding. I later found out it was because of our clean bid, and Juliana’s reputation, that we were able to edge out the other bids.
Later on, we ran into some other unexpected problems that threatened to interfere with the whole deal. Sharon and Juliana worked furiously to resolve before the closing date, and we moved in right on time. My wife and I were a nervous wreck, and their confidence helped us out in a big way.
Now according to my wife, I can be a very stubborn guy :) It took someone like Juliana and her team to set me on the right track to home ownership, and I honestly can’t thank them enough for what they did. I would highly recommend them to anyone.

I already own a home in Palo Alto. Was very interested in buying another in EAST Palo Alto. Picked Juliana Lee at random. She was late to a Sunday meeting with me, which was not so much of a problem even given how busy I am already, but the first words out of her mouth were «I sell houses there but no WAY will I show you a house there. You’ll have to go see it yourself or with one of my junior associates. I hope you understand.»
Political issues aside this is/​was so off-​putting that I am still fuming about it a year later. I ended up buying a house there anyway. Through Caldwell Banker with a great realtor who didn’t hesitate to show me as many properties as I wanted/​needed there.

This could go on forever. Technically Juliana wasn’t «hired» because she didn’t present a standard contract for over three months. She wasn’t at a hearing because she isn’t party to the action. She was my wife’s choice, which I originally consented to. My wife’s attorney fought tooth and nail to keep her, even lying about the situation. None of it worked. The evidence against Juliana was overwhelming.
This is a perfect example of what you will get from Juliana if you have a problem with her. I am not going to repeat myself in a fight with a lunatic. People can read the «positive reviews» of her. Just ask yourself if this is the way a real customer would respond. They look more like ads to me than reviews.

Juliana is an amazing real estate agent. I find it hard to believe that she has negative reviews at all, however all of the negative reviews come from pissed off butt-​hurt buyers who aren’t even her own clients and can’t handle her straightforward personality. She tells it like it is and doesn’t have time to entertain BS or talk about your feelings.
