The Retreat at Shadow Creek Ranch

Friendly staff. Maintenance is taken care of promptly. Prime location. I Took 1 star because the car wash bay is not fully functional. It has a boom assembly mounted to the ceiling and seems to be in working order; just lacking a hose and wand assembly that in total would cost less than 100 dollars. The apartments on either side have fully functional bays. I’m certain the maintenance crew is capable of fixing this. It makes me wonder why it’s not. Its been non-​functional since I moved in almost a year ago. It’s since been replaced with a looped hose with sprayer attachment. It works but since the bay stays pretty busy, it certainly slows things down. For what I pay for my apartment everything should work.

There’s a very overweight blond girl that works here and she really gets on my nerves. She is very bratty and lazy. When i first came to check out the apartment, danielle (a really nice worker who was supposed to show me the property) was not around. I asked the fat blond if she would take me to see the place and she said something along the lines of «I can but I don’t feel like it. it’s too far» (the apartment is on the other end of the property). It was all fun and games at that moment but later on i found myself seething at the fact that she had the nerve to say that.
On subsequent occasion when making payment arrangements for my rent, i just could not stand her attitude and demeanor. I dont remember this girls name but danielle, the other young brunette an the new manager (kari) are nice people.
The community lounge is open from 9am to 6pm. So it’s not open all day. But i would say its the best community lounge in the area. large screen tv’s pool table shuffle board, kitchen and very spacious. Stay away from this place isf your credit score is below 600. I had to pay a security deposit of over 1,100 dollar because my credit score was not great.
Other than that, the apartment is very nice and spacious. But no apartment should be 1200 a month. If you’re a college graduate who is just starting to work, find a sublet somewhere for a while. just settle into the houston area for a while before getting trapped in an annoying apartment lease. or better yet invest in a house, if you know for sure you’ll be staying in houston for a long time.

We moved here in July 2014 and it seemed very nice. Close to everything. Well it went downhill fast. The management is not good. Some of the office workers are very nice and helpful but not all of them. There is always people coming in the gates which are not locked and should be. Why pay for a gated apartment otherwise. there has been at least 5 break ins in the last two months. One of which was right across from my apartment. There is always sketchy people hanging around especially by the pool and game room. They say they have security but i have NEVER seen any. the garbage compactor has been «Broken» a few time and the garbage has been piling up outside ridiculously. We live right across from it and it smells terrible. BTW I found out that the corporation actually never paid the bill and that is why the garbage was never taken. We are looking to move to another place as soon as possible!!!

This place seems to be going downhill fast. It’s a shame because it IS a fairly new community. The apartments are nice inside (granite countertops, stainless steel appliances, a decent amount of space, etc.), but my low rating is for management and the members of the community (and/​or their guests) who treat this place like it’s the projects. Most tenants are too lazy to walk (or drive as I’ve done a few times) their trash over to the compactor so they leave it outside their door. In the heat. And this attracts pests. Supposedly, there’s a fine for this, but people continue to do it. I now see why some other properties have valet trash services. I think if management focused less on sending flyers with revised policies stating people should be showered and STD-​free before entering the pool area (el oh el that someone took the time to write such minutia for tenants) and other ridiculous things, and more on creating an enjoyable living experience for tenants, they’d be okay. I personally wouldn’t stay here because I think it’s overrated, like Pearland.

I’m surprised to see all the negative reviews for the Retreat. We’ve lived there for over a year and our experience has been just fine. Our maintenance issues have always been addressed within a day or two, granted that we haven’t had many since the apartments are brand new. There is in fact only one trash compactor on site, which is fine for us because we live close by, but also an eyesore when residents choose to leave trash outside it rather than just throwing it in. This is the fault of the RESIDENTS and not necessarily the management. If everyone would take a little pride in their community this would not be a problem. Otherwise the pool area is awesome and the club house is also really convenient. We plan to stay another year.

I loved the fact that it is a new property but I would double think living here because the management is AWFUL and borderline incompentent. The first managers (Pegasus, I believe) were awsome. Community Property mangement (current) is AWFULLLLLL!!! Examples:
1. You can sign up to automatically pay your rent through a checking account. They will withdraw your rent fee but not your utility fee (which has to be paid through them) and then have the nerve the CHARGE you a late fee on your rent because THEY didnt withdraw enough (or their system is not sophisticated enough to calculate the full amount of rent owed).
2. Maintenance requests sometimes have to be requested multiple times and take days to respond. They will charge you for any fixes that they make. (for example if you blinds don’t work because they were poorly installed, they will charge you to fix it)
3.I was supposed to have prorated rent since I am leaving in the middle of the month. They withdrew the entire rent and so far NO ONE has contacted me about my refund. I have even tried to call the management office in Chicago and NO ONE has responded… but they put many notices on your door if your rent/​utilites are even one day late. This is very bad business and I am extremely disappointed in the service I have received. I dont even know if I will get the $ 400 I am owed back since no one will respond. The only thing they could tell me wast that it was «not their fault because they did not authorize the transaction, I did».
4. They dont use regular garbage bins, but rather a trash compactor. It is often an eye-​sore because most people just leave thier garbage on the outside on the ground rather than actually putting it in the trash compactor.
It is a new complex but doesnt have near full occupany and most of my neighbors have NOT renewed their leases and I won’t be either. If you must live in Pearland I would suggest looking at surrounding apartments– maybe the management would be better.
