Barrett Eastman Property Management

Worst property management, hands down. The maintenance workers contracted to service properties are ill-​qualified and rude. The property management staff is just as bad. Joshua Fields, property manager, told me that flooding in my bathroom was «inconvenient, but not considered an emergency.» Apparently, it is completely acceptable to send a worker three days after the leak began. It is also acceptable to allow the maintenance worker to remove the toilet and leave a gaping hole in my bathroom floor because he can’t fix it. That maintenance worker told me to «keep an eye on it to make sure that when other toilets are flushed or other plumbing is used, it doesn’t flood.» I was told by Joshua that I’m fortunate that a plumber will be out tomorrow and not Wednesday or Thursday.

Most unprofessional management company. Do not return calls or respond to emails. PROPERTY OWNERS beware. Your property and prospective tenants will be treated poorly. Can I give them a minus 1 rating because 1 is too high for them.

Most uncomfortable text conversation I’ve ever had with a supposed «real estate agent».
Found what seemed to be the perfect house for our family on Craigslist (I know, should have been my first clue). Called the number listed, and left a message requesting more information on the home.
A few hours later I receive a text from who I assume to be «Cosmin» or whomever and it started out okay. I’d prefer a phone call for first contact, but that’s just me I suppose. There’s something to be said about a property management company that is too lazy to even make a phone call.
He states that the house is available, so I asked when we would be able to view it. He responds with, «I have a lockbox. You can send a picture of your DL and I can give you the lockbox code so you can view the house tomorrow»
Huh? Since when is it required to send such sensitive information to someone whose name I don’t even know in order to receive a lockbox code? I advise him that I’m not comfortable sending a pic of my DL, and ask if we can just meet at the house instead. No response, he just ignored me. I’ve viewed plenty of homes on this search and others before it without sending my DL.
Got me thinking…
1. If he doesn’t trust people to not trash the place or do something irresponsible, then why won’t he schedule a time to show the house?
2. What kind of a lazy agent refuses to schedule and just stops a conversation with a prospective resident dead in the water?
I contacted a real estate friend of mine and she said the house isn’t even listed on MLS for rent and hasn’t been since October 2013. SO GLAD I did a little research on this business, clearly I dodged a bullet!

Was interested in renting a property and contacted them and dropped off an application. I was told I had to wait until November 5^th to visit the property because there were currently tenants. I contacted the rep after November 5^th and never received a response to emails or phone calls. We were very disappointed with their lack of communication, and glad now that we did not rent with them if this is how they are. When I emailed him we have found another property, his response was rude and argumentative.

I initially signed my lease for a 2 bedroom townhouse with a different management company named Myles York, in 2012. The owner decided to change companies and I was forced to begin dealing with Barrett Eastman Property. I received an email in December saying I was to no longer to deposit rent funds into the old managements’ account. I did not receive a phone call or any paper mail. I am Active duty military, if I were deployed (thankfully I wasn’t) I never would have gotten the notice. The email stated that I was not able to sign up for direct payment for December or January. I had to wait until February, therefore I had to personally drop off my rental check at the office location which is far from where I lived, that or risk sending it through the mail to a company I had never heard of and know nothing about.
I emailed this new company my list of discrepancies with the unit such as holes in the carpets, stains, broken tiles, chipped paint/​stucco, rust, mold, cigarette burns, holes in the walls with cigarette butts shoved in them etc. The pictures were accepted by the manager of our lease, Cosmin Gabor.
Fast forward to January when my washer machine broke. I had to take time off of work to meet with people three different times in order to determine that the machine was in fact broken. After weeks and weeks of emails and phone calls resulting in no replaced washing machine I asked for a reduced rent due to an important appliance not working. I was told buy Cosmin that «it is the owners fault, and our hands are tied.» Finally after a solid month did we finally start moving towards a resolution of the issue with the washing machine. After 7 weeks we finally got a new washing machine, the delivery company dropped it, breaking the front door off the machine and it nicked our wall. After 8 weeks we got a working running brand new set of machines.
I stayed past my one year lease, and when it was time to move out I hired carpet cleaners and took care of the overall meticulous cleaning of the unit myself. I was not offered a final walk through even though I asked. I was told «it is too late» and I was given a move out bill of $ 1,364.31. The manager had not taken the pictures of move in photo discrepancies into account towards determining what I am responsible for and what I was not. I had to remind the company about the photos of the damages in hopes that would reduce my fees. It did help, but not by much.
Regular wear and tear is not taken into account here. Supposedly due to the lease I signed with the old management company Myles York it states the unit must be returned in the same condition in which I received it. I phoned Myles York managing company regarding the terminology and the company agrees Barrett Eastman is voluntarily stretching the meaning of the phrase in order to secure additional funds from me.
I am being charged for additional carpet cleaning because «the job was not good enough». My argument to Judy was all carpet companies will do the job a second time for free, if a client is not satisfied for they want to keep their clientele. Barrett Eastman again said «its too late now the carpets were cleaned again.» I was also charged for burnt out light bulbs, an additional fee for general cleaning, a broken pane of a double pane window which I did not break, a gate remote (card) which was returned and I was charged to paint the unit. I had no pets, no young children, I hung no pictures, put no holes in walls, I damaged no walls and I even held a no shoe policy in my house to keep the carpets cleaner and in good condition.
The gate remote (card) was in fact returned and my lease states one remote, I reached out to my old management company Myles York and they agreed it was a card and not an electronic remote. Barrett Eastman’s argument is that there is an electric remote. I tried to explain this to Barrett that the community has no electronic remotes only card remotes or a pin number as confirmed by the community HOA. I was told «to stop arguing the charges and I was lucky»… «The owner wanted to charge me more», and I was threatened to be sued if I didn’t pay all of the fees. I tried to explain and understand all of the charges against me and was given rude responses, all capitals in emails (yelling), and threats from Judy DeNure. I was hung up on by Cosmin Gabor when I tried to debate one of these charges. I have the emails and pictures to prove everything however I cannot spare the time, money or risk of going to court. They can outspend me for lawyers and in the end I am responsible for paying those fees. My hands are tied, there is nothing I can do except argue their BBB status. I am not the only person who has had this experience due to their awful reviews on Google and BBB. They are NOT MILITARY FRIENDLY, and when I need a management company in the future I will certainly not be using someone who will treat tenants this poorly. I truly think their BBB status needs to be reviewed

As an out of State owner and experienced Realtor/​property manager myself, I was shocked to discover, thanks to a professional home inspection, that this company, which managed our rental property in Gilbert AZ for the last 9 years, has completely neglected to perform ONE of the important duties for which one hires a property manager — to protect ones investment! Throughout the years, they never noticed tenant caused major damage such as a burnt kitchen counter top and smoke damage from a BBQ at the ceiling of the rear patio.
They call it «normal wear and tear» — whereas the damage is not even close to «normal», and tenants should have been charged for it. I am very aware what is considered normal wear and tear — we all have a list of such maintenance items. But those repairs mounted up to $ 2,500 — over and above the «normal» stuff (another $ 3K). We told them right up front that we are not slumlords and take care of all maintenance items immediately on all of our properties. Apparently that information got lost in translation.
Any property manager worth his or her fees will look for and notice signs of deferred maintenance in and around a structure and report such findings to the owner to help prevent future/​further damage, which would cost a lot more money to fix. This company will only place tenants and collect/​disburse rents — that’s all! Don’t depend on them to perform diligent walk-​throughs — which, by the way, they conduct without tenant being present! That’s unheard of!
While it is not easy to find a reputable and responsible property manager anywhere, none of our other property managers in various States are that negligent. Barrett-​Eastman even refused to send me walk-​through reports as well as photos — something which property managers are required to do upon request.
I will never recommend this company to anyone — but if someone does want to use them, be VERY aware of their extensive disclaimers about damages, and be prepared to fight them in court for your rights! They are NOT on their clients’ side — but rather self-​serving, lazy people who should never be in the service business.

Oh! And NOW I am receiving a threatening letter from them because they aren’t getting what they wanted from me. Nice.

Go somewhere else for a Property Manager. They give an attitude every time you call to ask a question. When you get your monthly bill it is so hard to read I know they do this on purpose. They over bill!!! They never went by to check the property like they said they would. The house was a DISASTER when the tenants moved out. The tenants were running a dog sitting business out of our house. I would give them –0 stars if I could. Run from this company!!!

I would discourage anyone from doing business with Barrett Eastman Property Management. Barrett Eastman is concerned about one thing and that is protecting their own self-​interests. In my several years of working with Barrett Eastman, it has been my personal experience that Barrett Eastman Property Management has very little concern for the tenants (based on tenant feedback), and Barrett Eastman has even less concern for landlords, based on my experience working with them as a landlord client.
I wonder how or why Barrett Eastman even got into the property management business! To manage their own properties perhaps?
Avoid doing business with Barrett Eastman; there are other reputable and honest property management companies in the valley.

Good company, professional, and organized in their efforts but the totalitarian management style leaves much to be desired about your property management experience with them. In general, they tend to favor and cater to the tenant and tell you (the property owner) how it’s going to be; if you don’t agree to 100% then they simply don’t want your business, this way they have no liability. You must list them as a covered entity on your insurance policy for liability purposes (why an I paying for their liability policy?) and they have an extensive application for owners to complete, requesting lots of personal info from you but upon request would NOT release any information about their company (i.e. insurance carrier? bonded? licensing? process server? etc). I could go on here but why waste your time… you get the picture. No problems if you want a hands-​off management company, and simply want to hand your property over to a dictator and pay for someone else to manage with zero input, minimal rights, and little communication in return.

I wouldn’t give these people ANY stars, if there was an option for that. They are some of the worst Property Management people. I recently moved into a house they listed and its been trouble ever since. They are very rude and don’t seem to know what they’re doing. This is my first time renting my own place, and they know that, so I figured they’d at least try to make things go smoothly as possible. I couldn’t be more wrong.
First, I have a realtor friend who’s helped me work with these people and they’ve not made it easy for her or myself in dealing with them. At one point they even had the nerve to tell me, «I understand that your realtor gets paid, but at this point it should really be just you and us talking here.» I didn’t understand how a lot of the things worked that we needed to send to them or sign and so I asked my realtor for help. It was easier to have her speak with them instead of playing telephone with me in the middle. Anyways, I was approved for the house I liked.
They kept calling me every 20min for a day to keep telling me to fax over this, or get this from the bank and send it over. I did each of these tasks and then they’d come up with something new I needed to get to them. It wouldn’t have been a problem at all had they told me once what all they required of me so I could get it (I should mention that the other person on my lease is my sister and at the time she was still in Tucson waiting to move up here once I’d found a place, further complicating the things they demanded of me). Once all the paperwork was given to them, we paid what was asked of us and they waited until the DAY we were going to sign the lease (in fact just two hours before) to tell me that I needed to buy renter’s insurance because of my pet (a toy bolognese dog).
I know its a good thing to have, but they not only didn’t tell me until the last minute, but it wasn’t mentioned in the WEEK we dealt with them signing papers, giving fees, etc. I was so pissed! Especially because I was at work at the time. Luckily I work somewhere I was able to use the internet to search for insurance as well as make the necessary calls to purchase it. I can only imagine if we had been busy at work that day.
At the lease signing I brought my realtor. She asked for copies of everything (for her files) and the lady «helping» us from Barrett Eastman was quick to give her attitude saying she doesn’t know why my realtor would «need those.» They then chose that moment to say that I needed to have turned on the utilities before signing my lease. This is ironic because the utility people didn’t want to turn anything on until I’d faxed over a signed copy of my lease. Ahh.
So, we were able to worry about that a little later. She wanted a picture of my dog, which would have been nice to know when I was trying to gather everything we’d need that day, but my sister had one on her cellphone. They also gave us a bunch of keys and told us they «didn’t know which one is the house key, but its one of those.» This later became a problem when we had the place re-​keyed through the company they use and they in turn gave us a whole new set of four keys, aside from the two «new» ones she gave us (they don’t match the keys the re-​key company gave us, so we’re tossing them).
A few days ago, I had to contact these people again (by now I like having as little contact with them as possible) about where I can get my mail. The house is in a subdivision and there’s mailboxes everywhere, but nowhere in the packet of paperwork they gave us does it say which mailbox is ours or where its at. I literally walked to two different mailboxes and tried all three mailkeys they gave us on every single box. I called them up and asked what I needed to do. She said they don’t have that information and to call the US Postal Service to find my carrier.
I have been super friendly to these people and maybe its because they have about as much personality as a brick wall, but they are just hard to deal with. Also, we did a walk through with our realtor the day before we went to sign the lease. For some reason, the lady helping us seemed really bothered that we’d done this, and said they only do those AFTER the person moves in. In any event, they accepted our list of issues and problems with the house (cracked tile in places, stove not working, garbage disposal not working, etc). None of these items has been addressed as she said they were going to be. She said that with the stove not working (which just turned out to be a breaker) and the garbage disposal not turning on at all, that she’d have someone «take care of it.» Has it been done? I think you know the answer to that.
I’m seriously dreading have to make the call to these people to send maintance people out to my home. They’ve ruined my very first big move on our own and I hope to have fewer dealings with them, but I’m only two weeks into my one year lease.
Oh, boy.
