McMath Realty Property Management

Prospective tenants:
1) do not believe anything that comes out of Richard.
2) they will tell you that you will get all your deposit back. Do NOT believe him as they will nickel and dime you for everything.
3) do not let Richard just hand you the keys when you move in. Make him do a complete walk through.
4) take pictures of every square inch of the property as they WILL charge you for ‘incidental dust’, ‘theoretical carpet stains on old carpet’, emptying city trash containers (that were full when you moved in’.
5) believe nothing from Richard.
Property Owners:
1) he does not have your best interest at heart.
2) the maintenance company (joke) they use is at the same address as the property management company. Complete scam. Make them use independent companies. They deducted carpet cleaning from our deposit and told us that the carpets had been cleaned when we moved in. No way. Vacuumed yes, shampooed, no. And guess who ‘did’ the work?
‘Weldon M’ — standard, staged response to everybody. Your response, along with your firm, is a joke. Everybody BEWARE. Karma will come back to haunt you — you should just get out of the business.

I have been trying to get in contact with McMath for a few weeks now. I tried calling the realtor/​property manager over our property with no answer (call screening I’m sure). I also wrote in, certified mail, as per the written instructions given.
Before move out, I spoke with the realtor (Tyler) face-​to-​face and he informed us that a $ 90 carpet cleaning would be deducted from our deposit and the rest would be given back to us. The return deposit check I received had $ 326 taken from it — a $ 150 carpet cleaning ($ 60 more than promised) and $ 176 for «cleaning» the property. Part of being a tenant is cleaning the property as it was when I moved in. My mom, grandma, dad, and I all spent HOURS scrubbing that place down. And Tyler was there to witness it as well. He made absolutely no mention of any kind of cleaning service involved, and our lease says nothing concerning a cleaning fee after move-​out. There was absolutely no need for a cleaning service to come in after, especially when every item they listed as cleaning had already been cleaned by us! If McMath or the owners wanted a cleaning service to go in, then that should be their expense, not mine! I am extremely angry about the dishonesty from our property manager and the inability of the company to call me to discuss this issue.

I’ve never had such a bad experience with a property management company. Richard was nowhere to be found when we needed help! Just got our deposit back only to find they had taken half of it quoting things that we had professionally done. Do not rent from one of their properties– just looking to take advantage of their good clients.

Slum lords. Once you move into one of their places beware. You won’t ever hear from them again. The first time I needed a repair, the maintenance guy warned me to be careful because every service call results in a higher rent if I decide to renew. And it took him 5 days to come out. You will NEVER see your deposit back and I had the place professionally cleaned AND had the rugs professionally cleaned as well. With receipts. And you better list EVERY minor detail upon move in because they WILL charge you for it when you move out. They charged me to repair nail holes from the previous owner that were there when I moved in (I didn’t even hang anything on the walls). I’ve rented for most of my life and this was by far the worst mgmt company I have ever dealt with.

Not a big fan. Great property however once they have you in, God speed in contacting them. Rent is auto deductible when they can, ie 3 – 5 days after the first, and getting a deposit back is near to impossible despite handyman and maid services for pristine condition.
I asked to terminate my lease which was percieved blasé, instructed they can only post ads and that there’s an extra $ 25 charge. Nothing was done. No renter retainment either when I mentioned I’m moving out.
Leaving the state. Leaving this company. Rent elsewhere.

UNPROFESSIONAL !! The worst company I have ever came across. This company do not know how to treat the landlord, don’t understand how to be kind to someone feeling who’s paying them a monthly fee to mange there rental property. I will never refer anyone to this company. They rip you off in fake fees when you can cancelled you service, they don’t have a high school degree because there so dam rude have no customer service skills, thank god ill never deal with them again

I have to echo Stella and Karin here. I think the only reason that I haven’t moved is because I’ve been in school and haven’t had the time nor energy to do so!
I have had so many issues with this agency that I don’t know where to begin. The office manager is spiteful and rude in conversations, the workers they send out to fix things that are broken are subpar (they keep having to send them out because they keep getting broken — e.g. I’ve had my shower «fixed» three times now going on four and it still drips, and they treat you like your opinion doesn’t matter.
As an example of this, I’ll tell you the story of my landscaping. I had a BEAUTIFUL YARD. The operative word is HAD. It had grass, bushes, trees, flowers… so much green it reminded me of the Midwest where I am from. There was an addendum to the lease that said if the water bill is over a certain amount, the landlord will pay the remaining. Instead of trimming back the foliage, the realty agent had people come and rip it ALL out with even some of my trees. The grass became rocks and I was super sad. The company that they hired to do this didn’t put down a black barrier before the rocks so I have weeds growing up through the rocks that I have no way of maintaining. The temperature of the house went up significantly and I could never adequately cool the house in summer again (with an old AC unit they refused to replace that would only cool one stretch of the hallway) and my electric bills were ALSO 3,4, and sometimes 500 $ a month (at 85 – 90 degrees! It wasn’t even comfortable!).
It then took 2 years for someone to come and seriously look at the overgrown trees which had attracted an infestation of grackles. Instead of trimming the trees, the chopped them down — the last remaining haven of shade I had left of my house — and replaced them with skeletal trees, one of which died in the front and the two in back have are mostly bordering on all dead.
So many times I have raced home to allow a worker to come and fix issues and have been blown off and «rescheduled» if by rescheduled I mean without even calling me, then yes…). They pretty much don’t care about your time and what you have to sacrifice to be there.
If you’re looking into a property here, try and find a better one because I cannot Ben begin to tell you how absolutely appalling this place is or not to mention the ridiculous fees if you are a couple days late with a payment because you thought you already paid it! Go somewhere else!

Having the misfortune of renting from McMath for two years, I now
understand the definition of slumlord. Avoid at all cost! First of all,
they treat you like you’re subhuman just because you rent. Excuse me?
Some of us make plenty of money but rent by choice! Secondly, the condo
I rented had a busted air conditioner. They kept sending out a repair
guy but the unit was so messed up it was beyond repair. It ran all the
time but wouldn’t cool and my APS bill was insanely high. Thirdly, they
will steal from you. You will not get your deposit back due to trumped
up charges. After all the crap I put up with? You should be reimbursing
me for $ 400 electric bills in an 1100 sq ft condo! I am sooo happy I
never have to deal with these bozos ever again.
