I had a small leak in my house that needed immediate attention. Frank came out the same day to give me a free estimate, came in lower than the other three contractors I had look at it, and agreed to do the work right away. He confirmed and reconfirmed the appointment over phone and email, then showed up exactly on time. Not only did he do a great job, but he said the project was easier than he first expected and didn’t feel right charging me the full amount, so he gave me a big discount! I would use him again in a heartbeat.

Thanks to Frank and the great crew at FMSProjects, we are putting the final touches on a 4+month kitchen remodel — and by remodel, we mean moving internal walls, tearing up the old flooring, and addressing the great unknowns & the hidden challenges of a 100 year old house. From the initial bid process to the final wrap up — Frank has been detail driven, always communicating during the process, giving solutions to roadblocks, and most important — AVAILABLE!
We interviewed several contractors and from the onset Frank stood out as above the others. His detailed bid was more comprehensive than just a number on the bottom of the page, and this attention to detail remained apparent through the entire project. He was conscientious to our plight of having a kitchen remodel with a 1 year old baby in the house, and we never really had to worry about dust, fumes, or pounding. Frank always helped keep us informed in advance so we could scurry our lil one away when needed. Much appreciated!

My window had been leaking (well, more than just leaking) in my son’s bedroom since I moved into the apartment I rent here in El Cerrito two years ago. No one had been able to figure it out (a major annoyance). One call to Frank and he determined that the old window (which was installed by someone else right before I moved in) had been installed incorrectly. He worked with my landlord and took care of the problem by installing a new window. His crew was always courteous and professional. I felt so good about all of them, I even gave Frank a key to my apartment, so they could let themselves in as the materials arrived. Now, I have a beautiful new window and wall which, (for the first time in two rainy seasons) doesn’t leak!

FMS Projects deserves the highest rating. We moved into our house in Oakland with two levels of the house that were absolute disasters. The basement level was partially finished but mostly destroyed by the previous owner. The next level up had an open to the beams ceiling, an unlevel floor, no windows and a ramshackle side door leading out into our backyard. The kitchen on the next level was closed off from this room, with rickety stairs closed off from the dining room. Frank and FMS worked with our architect to create a beautiful sunroom/​laundry room/​art room with multiple windows and french doors leading out to the porch. They redid and leveled the floor, put recessed lights into the ceiling and reconstructed the stairs into the basement and upstairs into the kitchen. In doing so, they opened the kitchen up, moving most of the wall into the dining room and gave us a sight line into the sun room and backyard, creating the light and airy spaces we wanted. In the basement, they did a complete remodel adding a bedroom, living area, office area and bathroom with eight foot ceilings, multiple windows and a bamboo floor. Overall, we gained over 850 square feet and essentially live in a new house. It looks beautiful and with two kids and huge extended family we can finally spread out. The work in all respects was professional and done on the expected time-​line. The price was reasonable after comparing them to other contractors. As unforeseen issues arose such as problems with our plumbing, Frank explained them to us and options for addressing them. He then worked out cost effective alternatives. Frank, his team and subcontractors were consummate professionals. Frank was available at all hours and on weekends if we needed to talk. He is a pleasure to work with and knows how to strike a good balance between the varying opinions of spouses. When there is a similar less expensive way of doing work, he offers it. He also worked well with our architect and was able to modify when necessary to fit into our budget. We strongly recommend FMS and Frank to anyone looking for a contractor.

One Word: Integrity.
Recently divorced, I was in shock and overwhelmed with the mess my ex-​husband left behind: an 8-​plex in need of major repairs after years of neglect. Frank was referred to me by an electrician who was a member of the same business group. I knew Frank was «high end» from the very beginning. There was the «right way» and then there was the «pragmatic way» suitable for a rental property. Frank, his crew, and his subs struck the perfect balance. I was particularly impressed with his plumber who came up with several cost-​effective solutions to what could have been a major repair bill. Frank was also very diplomatic in handling the occasional grumpy tenant resulting in very few complaints during an 8 month period of work on 4 of the 8 apartments.
As we near the end, I will be forever grateful that I found Frank when I could have fallen into the hands of someone with less stellar ethics given how vulnerable I was. The work is beautiful, I was not bankrupted, my rental revenues have increased, and my tenants are happy. What more could I have asked for !! Thank you Frank, from the bottom of my heart.

I just had FMS do a significant repair of deck leak with extensive damage and build a new office in remodeled space. Frank was very easy to work with and put together an excellent array of sub-​contractors to work with his core fantastic group of carpenters. Every aspect of the work was done on-​time on budget and beautiful. The quality of the work was superb, the daily work ethic excellent, including clean up and flexible to occasional my needs to adjust scheduling.

We contracted FMS projects to help us with a large garage conversion. Frank came out and spent a lot of time discussing the project with us and reviewing the plans. He gave us a bid very quickly and included many suggestions and recommendations that we hadn’t thought of before. We added on other items and got more feedback from Frank without him even having a contract yet. At that point I already knew that he is extremely easy to work with, professional and knows his stuff.
The project became a little complicated because of city requirements but FMS project didn’t slow down, rather Frank brought in an architect to help us with creating plans and he pushed it through the city planning department. All the way through it has been easy and professional working with them. I HIGHLY recommend them.

Ever wonder why most contractors don’t return phone calls or show up on time. It’s a mystery to me.
Frank is not like most contractors. He built a bathroom for us off the back of our house and the work was good and completed on time.

I am currently living in a home completely remodeled by Frank and Paula of FMS PROJECTS. It is the most beautiful come I have ever lived in, and everyone who visits comments on the exquisite craftmanship, the lighting, the over all design, etc.

I had the chance to do some work for FMS Projects and was so impressed with Frank (the company President). He was incredibly knowledgeable, and his priorities were really in alignment with what mine would be should I need remodeling work. He went on and on about the importance of clear communication — respecting and listening to the client and always getting back to them right away with project status and answers to questions. He just came across as someone who really cared and would take care of your home. We’re also currently members of the same business networking group, and his presentations and attitude there have only solidified my opinion of him. I’d suggest calling him and seeing if your project is a good fit for FMS; he’ll tell you the truth.

I just used FMS projects to do a small structural repair in my 102 year old house. I was so happy with the quality of the work and how conscientious the carpenters were. They did a beautiful job and were completely reliable.
It ended up costing slightly more than anticipated but we knew ahead of time that there was no real way to tell the extent of the damage until we opened up the floor. Frank was very fair about his charges.
I used to be a licensed contractor, so I know much more than the average homeowner about remodeling and I can truly say that I would gladly recommend this company to anyone,

FMS Projects is a very conscientous builder he’s concerned with all the details that creates a high end, clean, sound finish job. The end result of the work is always exactly what the contract specifies. I would recommend FMS Projects for any home remodel, comprehensive foundation work to complete homes from the ground up.

Studio GS did the architectural design and drawings, Macfarland Designs did the interior design work and FMS Projects brought the vision into reality.
Frank at FMS was great to work with. Before we did any work we had a complete understanding of costs (very important) and how we would deal with changes to these costs. They had a written plan that was broken down into the finest detail. At the beginning of the project we interviewed 3 contractors and Frank came in the middle of the price range, but it looked like it was a more complete and reliable price. Now, we still ended up spending more, but those additions were from our changing things mid-​stream, not from additional charges or costs from FMS.
My son is 3 and he was very curious about much of the project and Frank would pull him aside and show him how the concrete mixing truck worked and some of Franks guys would sing with him when he went to watch them work. The crew became part of the family during the project.
There was one cost issue that dealt with an unknown from early in the project (how deep is the sewer lateral) that was a small surprise to both us and Frank and we were able to come to a mutually beneficial agreement on how to share this additional cost.
In the end, from a major excavation to the rough work to the finish carpentry FMS Projects were professional, clean, reliable and I will hire them again if I ever need a contractor.
