I do not normally write very many reviews, but I could not let this one go.
This company is run by inexperienced, unprofessional people. This company has not been the same since Nicole left. While my experience with Progressive started off good, it has now become impossible to work with them. I have been renting ($ 2,800 per month) the same home for 2 years and I am now on my 3^rd property manager (Nicole, Tyler, and now Stephanie). With each new manager the policy seems to change. They only have a sense of urgency when it comes to collecting the rent, and not for repairs, maintenance or answering questions.
Back in December I had a foundation leak in the home, apparently it had been leaking for sometime. As soon as I noticed the leak (on a Saturday), I called Tyler and tried leaving him a message but no voice mail was set up for him, nor was there a # to call for emergencies. I immediately followed up with an email telling him it was urgent. On Monday afternoon I finally heard back from him. They sent a plumber out to supposedly fix the problem. After breaking up the tile in the hallway and the bathroom, I was told the leak was repaired. It was not. It ruptured again and they sent out another plumber. From December to March, the hallway sat with no tile. In addition, my water bill for the month of December and January was double the amount of what it normally was. In 2 separate emails, I sent both bills to Tyler. As a renter, I do not feel that I should be liable for any expenses resulting from a foundation leak. Well — they blew my off. No response to reimbursement. Now comes March, still no tile and guess what? another leak. This time the water soaked the entire front living room. It took 5 days to get someone out to the house to address the leak and to try and get the mildew smell out of the house. The answer to the mildewed carpet was to send a man who sprinkled baking soda with carpet freshener and put a fan to dry the carpet. The entire house had to be re-​plumbed. 1 week of a nightmare and 32 holes in the walls. 2 days after the walls were patched up and painted I noticed a few roaches in the kitchen. I have never had any bugs other than crickets in the house. I immediately called Progressive and was told Tyler was no longer there and that Stephanie would be taking over. I notified her of the roaches and here is her response
«I received your request for pest spray. We cannot send a pest vendor to spray for only one roach. There has to be an infestation of some sort. Please try any roach spray and traps for a week and let me know if you have any more roaches»
Are you serious??? Not sure where she lives but that’s unacceptable living conditions to me, especially with a $ 2,800 a month rent.
I was so infuriated. I called my sons friend who is an exterminator to come and spray. Again at my expense. note: Still no tile…
Another issue is the tenant portal/​accounting issues. Last year I had a check that did not clear due to a hold put on a check that I deposited. I made good on the check immediately, but was than told (by Tyler) that for the next 3 months I would have to pay with a cashiers check/​money order and I would be locked out of the portal for 3 months, after 3 months they would reset and allow me to continue to pay online. So now my 3 months are up and I call to ask Stephanie to reset so I can pay online and she tells me that she cannot due that. That going forward the rent had to be paid with a cashier’s check/​money order. This is obviously a huge inconvenience. My credit union is in Placentia, I work in Costa Mesa, and I get paid on Friday’s. I would have to wait until I got paid, leave work early, go to the bank for the check and bring to the Mgmt Co. all before 5 pm on a Friday. I emailed Stephanie letting her know my dilemma and she suggested to put in the night box. If I did that the rent would not be considered late. Well that was a slight relief, until I received a nasty email on Monday that they never received my rent. A little while later, oops, we found it. Did I mention — still no tile?
Now it comes time renew my lease, yes renew my lease. I like where we live and do not want to move my children out of their schools, let alone, i can’t afford the cost of moving. So I renew the lease with a few conditions from the owner, pick up after the dogs and pay any late fees incurred. I had 2 request and that was to please fix the tile and let me pay online. — All is good. So I thought. Stephanie notified me that she reset my password and to let her know if I had any issues. I went online the day before the rent was due and logged in. Attempted to make my payment but system went to an error. I logged out and logged back in and made the payment again. The next morning, i sent Stephanie an email wanting to confirm that it indeed go thru because of the error message. She tried telling me it was due to insufficient funds. Not the case. Unprofessional, unprofessional, unprofessional…

My wife and I have been using Progressive to manage our condo for about a year now, and we have had a great experience. Stephanie has been excellent about getting back to us with answers on our questions, and following up on items for our tenants. When we had potential tenants applying, they were great about involving us in the process, and giving us feedback, but also giving us space to make decisions. We worked with another property management company before this, and had a very difficult experience, so we truly appreciate Progressive’s service and professionalism!

Great service, prompt replies, knowledgeable agents and property managers. Lauren was my leasing agent and helped me apply for a home in north Orange County. My application was quickly accepted by the owner and the move in process went smoothly and I couldn’t be happier in my new home. Thank you

I deal with a lot of realtors and property management companies and was connected with Progressive about a year ago. Since then, I have dealt with many of their agents, many times. All of them are polite, kind, and most of all they actually follow through on what they say they are going to do. It makes my life so much easier. If only the rest of the real estate and property management companies in Orange County were honest, decent people like at Progressive Property Management, the world would be a better place.

Everyone at Progressive Property Management has been very nice and their responses are prompt. I am a property owner and had Progressive take over management of my property in the last quarter of 2014. I work mainly with Stephanie who is wonderfully nice, and very prompt with her responses but appearantly inexperienced and has a rudimentary understanding of property management, maintenence and repairs. I may have been spoiled by my former property management company and perhaps they were more full service where they took care of managing anything which has to do with the property. I would recommend Progressive property management to manage your property if your property is in really good shape, the tenants are good, and if all you need is for the management company to collect rents. I believe that my property is older and needs more attention then this management company is use to dealing with.

I am currently a tenant with Progressive Property Management and have been dealing with Young Hutchinson. My experience has been great so far. Although we have had some issues with the tenant portal system and the accounting system, Young has been prompt in resolving any issues. We have experienced some maintenance concerns and Young has quickly taken care of it and made sure we were comfortable at all times. Very happy with Young. He has taken care of us since we moved in. He allowed us to move from our studio apartment into a larger 2 bedroom apartment. He even let us make our deposit in increments, which was a huge help. Always follows through with his promises. He has been very courteous and timely. I would definitely recommend Progressive!

As per your reply. We were paying rent as per agreed, but being the conniving individual you are, you failed to notify us of the increase in rent (another dandy improvement you are responsible for). We paid per agreement and what was owed. Also, you promised renovations which you never even remotely fulfilled. You wanted us out by any means. Explain how we were tenants for over 15 years with nary an argument till you came into the picture… We were so close to the antecedent landlords that we attended both their funerals and you found a way to get your way via shady methods. Congrats on your oh so successful methods of taking advantage of others. You’ll be the downfall of that given location. Can’t help but notice there are homeless people sleeping all around the premises and it’s still vacant over 6 months later. Landlord must be thrilled.

The very last interaction I HAD to have with Progressive Property Management reminds me that using them was a huge mistake.
Those 1099s that we had a problem with last year, guess what? Couldn’t get it right this year either. We inquired at the end of January as to when we could expect our 1099s, as our new property management company had already issued ours in mid-​January (ahead of the IRS deadline). We were told they’d be mailed «when they’re done». After asking for further specification, we were told they’d be mailed on ¹⁄₃₁. For whatever reason, we didn’t receive it.
So we reached out on ²⁄₉ and asked for the 1099 to be scanned and emailed to us, NO RESPONSE for 7 days. We email again and ask for an update, only to be asked what our mailing address was (which for the record has never changed and was in the same email thread). Finally today, on the 18^th of February we have a scanned version of the PAYER copy, not recipients copy.
Just business as usual at Progressive Property Management. You’ve been warned.

We found Progressive Property Management after having a poor experience with our previous property manager. We were unable to collect rent from the tenants and eviction was very painful. We lost thousands of dollar from back rent to repairing damages left by the tenants.
This all changes after we decided to change to Progressive Property Management. After our first meeting with Stephanie, she was able to rent the 1^st property we gave her within 2 weeks. Now we have given her all 3 of our properties to manage. She was able to find good tenants for all 3 properties. She is responsive when we contact her or when the tenants contact her.
Rent is collected timely and I receive well managed reports and information for our accountant.
Progressive and Stephanie has been a great help for us.

I have been a resident for over a year and feel Good about the relationship I have developed with this company. The staff is great and very responsive to client needs. They have come a long way and offer professional and efficient services.

Good communication. Fair prices. When u need something done with your property they handle it immediately. I have had other property managers in the area and these guys are the best.

We found Progressive through Greg. We were happy to be working with such a professional management company. Any issues, we have had were minor and addressed immediately.
As property owners in another state, we are leasing through Progressive while living in SoCal.
Their staff is courteous and thoughtful of your concerns. I have personally dealt with Gregg, Stephanie and Bree.
I cannot stress enough the importance of renting/​leasing through a property management company and not through a private party. We have dealt with property owners only in the past, and it was a nightmare. We will only use property management companies in the future and hope that when we move again, Progressive will have a property for us.

Above and beyond! These folks are amazing. The people at Progressive always go the extra mile, and have changed everything my family used to fear about property managers. We could not be more pleased with the prompt and professional service. We had a string of bad luck with our rental property, and they responded to every new situation with quick professionalism while keeping us fully informed at all times. And, they are all so nice and easy to work with, too!

I am an out of state owner and have been using Progressive Property Management for a year. Rents are deposited into my account on time. I would recommend Progressive to any owner that is looking for a management company.

We have worked with Progressive Property Management for a year and half and we have been pleased. They have always responded promptly to the concerns of both the tenants and to us, the property owners. Michelle and Nicole have always been friendly and courteous. We would and have recommend Progressive to others.

The people are nice enough but do not allow them to get you anywhere close to Placentia Lakes condos in Placentia. I leased a condo through Progressive and have had nothing but problems. Certainly a lot of the problem rests with the homeowner but it is certain that I will never do business with Progressive again under any circumstances for any reason.

The staff is awesome! Ask for Nicole she is the best!!! Scott, the owner is responsive and knowledgeable. Highly recommended!
