Though we were not first time homebuyers, we had never purchased an older home, which came with a set of challenges that newer homes do not. Ray and Christine patiently spent hours with us on the phone, by email, as well as in-​person guiding us step-​by-​step through the home buying process and answering the myriad number of questions we had related to what to pay attention to when reviewing disclosures, bid strategies, etc. We found their knowledge and point-​of-​view to be invaluable, even when it might not be what we wanted to hear. We are extremely happy working with both Raymon and Christine as our real estate agents. Over the course of our home search we got to work with both of them as they took turns to show us houses each week.
We were first time home buyers and in our first meeting, Raymon helped us understand the home buying process. This was before we even agreed to hire him as our agent. Over the course of the next 4 weeks, he helped us see 50+ houses and either Raymon or Christine were present with us at each every one of them! At each home we discussed what our impressions of the house were and Raymon also highlighted things that might need fixing. On flipped houses he pointed out which he would mention which components and fixtures were truly good quality and which ones were just intended to be visually appealing. His expert observations skills were very useful for us in evaluating and sending in offers.
Eventually we decided to purchase a home in new development that was move in ready. Even on a brand new home, Raymon noticed several fixes that were necessary (uneven floor tiles, missing window caulking, etc). Raymon has been extremely articulate and to the point when it comes to house search. As a first time home buyer, with very little clue of things, he helped us understand the entire process very systematically and in an easy manner without pushing us too much. We were looking to buy something fairly soon and Raymon helped us see almost 40 – 50 houses in a month’s time by doing a comprehensive search and providing us with 10 – 15 listings every single time we went for house hunting. As a first time home buyer, I needed someone who was approachable, always on top of things, honest, and experienced with the housing market. Raymon Ayroso of Arcadia Global Realty embodied all of these things. He does exceptional work, constantly checking in on me, and guiding me throughout the entire process. He thought ahead, showing me both newly constructed homes and resale homes to expand my options, always keeping my family’s requirements in mind. I have now purchased two homes working with Raymon and Christine. The first time was a few years back when it was a buyer’s market and the second time more recently in a seller’s market. Both times I’ve been impressed with how they really understood my needs and preferences, how they kept that in focus during our search and I’m really happy with both purchases.
Raymon is a great negotiator. I’ve seen how he thinks and strategizes and appreciate how he guided me through our negotiations — what to ask and what not to, when to ask, when to push and when to let go. It was not just the same old «let’s send in your highest offer” — he adopts the negotiation strategy with the market and seller’s situation. My negotiation experience for my first purchase was completely different from this last one, but both resulted in my getting the home I wanted.
Raymon was also great at resolving problems. He was able to quickly assess the situation and present me with options, and was really resourceful in coming up with solutions. One issue that came up for me was a potentially large flood insurance bill due to some recent change in the law. Raymon was able to pull off a minor miracle and quickly get me an old elevation survey from the city that we used to significantly lower the insurance premium — more than a thousand dollars per year!
Lastly, while Raymon has deep and extensive knowledge of the real estate market, he is also very knowledgeable on the finance and tax aspects. He was able to answer all sorts of questions and scenarios I threw at him. And it was great to be able to have discussions with a Realtor who also takes into account the financial and potential tax aspect of things.
I would highly recommend Raymon and Christine to my friends, family and colleagues for any of their real estate needs, and have done so already. Every real estate transaction involves negotiations, and problems do inevitably arise. I know most agents claim they can do a good job, but I’ve worked with other agents before and they did not deliver. The problem is that by the time you find out, it may be too late.

I have dealt with 3 other real estate agents before, and I always felt like I was being pushed to just hurry up and buy something so that they can move on to the next deal.
