Burnside 26 Apartments

I can’t comment on living here in this building but it was my first choice until a change in circumstances. The manager Katie was great! In discussing potentially renting here she was prompt in getting back to me with all the answer to questions I had, patient, extremely professional and her customer service was outstanding! For those who rent here I’m Sure the experience will be awesome. Cheers!

If I could afford to break my lease I would.
I’ve never lived in a building with such terrible soundproofing. I know my upstairs neighbor has a cat simply because that much noise transfers down. They currently have a cold and I get to listen to them cough all of the time. I can also hear their foot steps so well I can tell when they’re not wearing socks. Luckily the neighbors on either side of me are relatively quiet, but I can still hear a lot of what they do.
The worst part about living here for me in the terrible construction. Vibrations also transfer from the apartment above me and I’ve had a glass break in my cabinets from them constantly hitting together.
The other reviewers bring up a good point about the Coke trucks as well. I’m up early enough in the morning that they don’t bother me during the week, but I can forget about sleeping in on Saturdays when they work.
I would have to say that the only positive thing about this building is having your own washer and dryer in each apartment. I’ve contacted management so many times about the noise issue and about the broken glass and no one cares; apparently being able to hear your neighbors that well is «normal apartment noise.» It’s also nice to know that they lied to me and said that no one else in the building was complaining about the noise.

There are a lot of good things about these apartments. Firstly, the location is incredible! You can walk to Whole Foods, many bars, restaurants, coffee shops, and services in under five minutes. There is a transit stop right outside the front door and there is free bike storage. It’s very friendly for those who seek alternative transport.
The building itself is safe, modern, and well-​kept. The apartment finishes are simple and nice, if not luxurious. It’s pet-​friendly and has a washer and dryer in every unit (two major things for me). The staff, when we first moved in, was an easy five stars. They were so friendly and went out of their way to remember us and make sure we loved where we lived. All of those folks have now left, and I haven’t really had much interaction with the new staff.
My biggest complaint and a constant source of frustration is the level of noise. There is nothing worse than feeling on-​edge in your own home. It is unfathomable to me that a modern apartment builder would not consider sound-​proofing in a building such as this to be a top priority! We are continually bombarded by noise from next-​door as well as above. It’s not our neighbors’ fault. They are just trying to live their lives. There are no crazy parties or bass-​pumping stereos. It’s just regular, everyday noise. And I can hear it as though it were in my own apartment. Unacceptable! Not to mention (we live in the back of the building) the Coca-​Cola plant behind us. Monday through Friday there is an endless stream of semi-​trucks rumbling and releasing their ear-​piercing brakes. Granted, it’s really not terrible with the windows closed (the windows do block out quite a lot of noise). But who wants to keep their windows closed on a beautiful day? This is less upsetting than the internal noise, but definitely contributes to the tension.
I wish I could give this building a higher rating. If you have a high tolerance for noise disturbance, you would probably love it here.

I moved in to Burnside 26 last August, before management changed hands and a certain article made the rounds tainting the view of everyone in the building (ahem). Prior to these events, I enjoyed my apartment very much — super modern, CLEAN, dog friendly, great neighborhood, park right out my back door for my pup to run around. Despite the small square footage of my corner studio, the layout was super efficient and kitchen storage was ample (a big must). I never felt cramped.
My major complaints mirror some of what other people have shared. I, too, was on the back side of the building facing the Coca Cola plant. It was impossible to leave the windows open at night for a nice natural breeze because I’d be woken up at 5am to sounds louder than my alarm clock. If I wanted to stay home and work during the day I couldn’t have the windows open either because the sound of back-​up beeps and compression brakes made it impossible to focus. My upstairs neighbor sounded like they wore high heels and stomped their way around the apartment from 10pm on, all night long. For such a fancy new building that charges out the asshole to rent a studio, you’d think they would have put a bit more thought into some of these things. Furthermore, the rent hikes. My rent was increased $ 200/​mo to sign another 1yr lease, or $ 400/​mo to go month-​to-​month. Fuck me if I’m paying $ 1700+ to rent a 500 square foot studio. no thank you. That doesn’t even include utilities, parking, insurance, pet rent, etc. so really, more like 2 grand.
The biggest issue came when I was moving out. The whole process was very disorganized. I made a reservation at the front desk to use the elevator for one of the standard 3 hour blocks they reserve for move in/​out, but they apparently double booked someone moving in on the same day that I was moving out. I asked to have the elevator locked so I could load up some things, and the front desk gal asked if I really needed to have it locked or if I was going to move at a leisurely pace… um, what? I reserved the elevator and rented a truck to use during this specific time FOR A REASON.
The icing on top… I didn’t receive my security deposit refund until over a month after move-​out. I moved out August 19^th and just received my refund today, October 3^rd. The check is dated 9/​9, so I’m really not sure what happened. Had I not contacted them on September 16^th, I may never have seen the money.
If you’re willing to put up with shitty management and being known as a douchebag for where you live, hop on the Burnside 26 train. I’ve learned my lesson!

I was one of the first people to submit my application and move into the building — that’s how excited I was to live here! The management team at the very beginning were AMAZING and made the whole move-​in experience so awesome. For the next 10 or 11 months I had nothing but amazing things to say about my entire experience. The neighborhood is amazing, the amenities luxurious, the management team delightful, and the building perfect. I actually wrote a previous review on this building back in September, but because there are new owners and my experienced has changed so much, I’m writing a separate review.
When it came to renewing my lease, the NEW owners/​management team raised my monthly rent almost $ 400. While most of the pros above are still true, I also haven’t had a pleasant enough experience with the new owners/​management to make what equates to a mortgage payment, worth staying in this community. I understand that the Portland market is getting really competitive, but paying that much for 620 square feet with not super friendly management (though I will say that the assistant manager Jamila has been pleasant) doesn’t seem like a great investment.

Overall my experience here has been okay. I’ve lived in the building for 6 months and rent a 1-​bedroom.
PROS: It is a beautiful, well-​maintained building with nice common areas. The units are pristine, quiet, and efficient (very low utility costs for 1 bedroom). Adjacent to an unofficial dog park. Friendly neighbors and staff. Large windows with great views. Very pet friendly. Washer/​dryer in units. Perfect location. I have never had problems finding parking except maybe on a Friday or Saturday night.
CONS: Rent increase at the end of my 7-​month lease is $ 160/​month, or $ 360/​month if I decide to go month-​to-​month. I’ve spoken to other tenants who are having similar experiences and have to move out. Management selectively ignores phone messages and emails. Common area hours are enforced by rent-​a-​cop with a gun. When the unit was leased to me I was informed that the common areas (minus deck) were open 24 hours/​day, but a man with a gun shows up at 10PM nightly to force you to leave. The community is not especially friendly to the building, as there has been a lot of negative media coverage over this building and its occupants.

The management here is great, and they were exceptionally warm, understanding, and flexible during a tough time. I appreciated that they treated me so well when typical apartment managers would have been terrible to deal with during such circumstances. The apartments are lovely– well thought out, well designed, and spacious even for a studio. The aesthetic is clean and cool, not like the awful Ikea showroom apartment buildings saturating the Pearl.
I really enjoyed living here– you can walk to everything, but staying in and enjoying the sunset from the roof was often my favorite way to spend a beautiful Portland evening.

Felt so good about this place I decided to update the review.
Due to this amazing weather I’ve had the opportunity to spend some time on the rooftop deck. And wow is it amazing. Views and furniture are top notch.
I also have to comment on the third floor being a great floor. It’s quiet and at the same time fun. Lots of awesome people live here and it feels like a tight community.

We loved our apartment at Burnside 26 for several reasons:
First, the staff. I can’t say enough good things about the staff at Burnside 26. Always helpful, responsive, and friendly!
Second, dog friendly. It’s much too hard finding a nice place that allows dogs, but we found that at Burnside 26. Not only to they allow dogs but they supply a dog washing/​grooming room in the basement and dog treats in the lobby.
Third, the roof! Beautiful rooftop with an outdoor fireplace and grill! There is also the indoor rooftop area containing a big TV, a game console, fancy furniture, and a working kitchen that you can rent out as an event space if you so choose.
Oh, and the area. Living so close to whole foods, several cool bars and restaurants, and an awesome movie theater definitely doesn’t hurt.
The apartments at Burnside 26 are modern, efficient, and beautiful but also very warm and homey. You shouldn’t look any further.

Burnside 26 is a great place to live. Great staff, cool apartments and great amenities. The neighborhood is amazing. The local bars, restaurants and shops are killer. We love hanging on the rooftop and the weekly kegs. All good things!

The apartment is great, nice patio and high ceilings, still learning about the place… (Brand new)
Pros: private patio, large kitchen, washer and dryer, synthetic wood floors, 24 hour rooftop lounge with big screen/​fire pit/​bbq and nice community kitchen.
Cons: parking can be a bitch, floors have a synthetic wood grain and can be hard to clean.

There are many new buildings in Portland all trying to woo you but the staff, amenities and features here all blow everything else out of the water. The staff is great, which can really make or break the experience of living in a larger building. They have worked hard to create a sense of community, not just people who ignore each other in the hallways. The building itself is well thought out with wide, well lit hallways, nice finishes throughout and the best community lounge I have EVER seen. The bike locker room is awesome with plenty of spaces, lockers free of charge to store your helmet, shoes, etc. and also an air pump. I could go on and on but overall two thumbs up and I would and have recommended this to community to friends looking for a new place to call home.

Really enjoying our new apartment so far. Staff here are super nice, even the maintenance guy was really friendly and helpful. Bills were really low as all the appliances are brand new and energy efficient. Loads of great bars and restaurants on our doorstep. Bus to downtown practically outside the building. Nothing to complain about so far!

Having staff at hand who care about the building, being a block from a school field our little pup can run around, a gorgeous rooftop complete with gas grill, our own parking lot (!!) and being able to walk to see movies at Laurelhurst or grab a drink/​dinner at SO many awesome local spots are just a few of the reasons I love this place. This is the building we have been searching for, there really is nothing like it on the Eastside!

First things first, I own a giant dog and finding a nice place that takes him is always a challenge. I love the staff here, they are just genuinely all dears on a daily basis. The location is smack dab in the middle of Portland, nothing is really ever that far whether you want to bike or drive. Even though I own a car, I’ve found myself just walking and biking most places because it’s so easy to hit all of the main streets/​paths. The rooftop deck is killer for parties or just pondering things and staring at the sky. Bonus for any dog owners out there is the dog washing room (my beast has crazy allergies that involve lots of medicated bathing) with a drying table. Overall, this place makes me feel so fresh and fancy when I’m at home and I think it’s really worth the price (which is darn reasonable all things considered).
