Cultivated a friendly atmosphere for tenants with happy hours and holiday events. The office team is extremely helpful and readily available to answer any questions you may have.

I lived at the Asa for 12 months. Would highly recommend this building. Great amenities and a very helpful staff: Taylor/​John/​Greg/​Cassie, these guys and gals were awesome. Centrally located in the Pearl, everything is at your door step. Great food, Bars, Parks, Coffee shops, and Safeway is across the street from the Asa. The only reason why I left is due to purchasing a home recently.

I love Asa entirely too much. I want to marry it, and have its very cool, but never pretentious babies.
I am not a resident here, but my family and I stayed here for a couple of nights through Suite America while my husband was on business and we were considering relocating from the Bay Area.
The staff was friendly and helpful… giving us ideas about places to eat and info on the neighborhood.
The residents were friendly
The views were beautiful
The apartment was cozy and functional
The dogs… oh, the dogs! I am a canine lover who is currently dogless, and it seemed as if a large percentage of people had a little (or not so little) furry friend with them. This can be taken as an incentive or a cautionary note, I guess… depending on your viewpoint.
I really hope we can return one day and call Asa our home.

This is an awesome place to live, it’s always clean, they have great events for the residents, and it’s super close to everything!

The issue of the bad smell in the 4^th floor courtyard area from pets has been addressed. They installed a spray system to keep the smell down in the hot months. Pretty cool idea!

I’ve now had at least three client referrals to the ASA and they’ve all loved it. The quality is still excellent and the staff is friendly. It’s very dog-​friendly. (And so close to the Fields dog park)

My work gave me a six month assignment in Portland that required I leave my husband and dog behind in our home. When looking for a place to live, my hope was for a building that fostered community and relationships so that I wouldn’t feel so alone. What I got at ASA far exceeded my expectations. Residents greet each other with the same heartiness as management does every time you walk through the door. It’s like an unspoken mandate that people who live in ASA be exceptionally friendly. I made friends quickly, enjoyed countless group gatherings in the lobby for a sporting event or just for fun, and then could retreat to what was an amazingly well-​designed and quiet apartment. I loved living in the Pearl, but the ASA took my experience to a different level. Miss you already, Zach and Todd!

After living at ASA for about 7 months, I feel compelled to share the experience for others to learn from and hopefully for ASA to learn from as well.
First of all, the location is fantastic! Right on the streetcar route and access to just about anything one would want to walk to in Portland.
The building itself is a traditional thin-​walled apartment building where they have added wood look floors and cheap composite granite to the kitchen and bathrooms. A for effort. The staff is laid-​back, and prioritize the beer-​sharing with their buddies (who don’t live in the building) and their own needs first. If you put in a request to the ‘concierge’ you will get the reply of how to do it yourself or that they are too busy. Other than Greg that is – he is the absolutely most trust-​worthy individual I have met in a long time and puts the needs of the residents first which is commendable. Gary in maintenance is also really good at following through and very good with the residents as well.
Onboarding residents and the move-​out process is a mess. The agent ‘no-​showed’ to the lease signing. Last I was aware this was a pretty important milestone in the rental process. Not only was it inconvenient, it left me without access for my movers to get into the apartment. The bookkeeping is inaccurate throughout the process. I would even stop by and ASK to pay my bills they were so disorganized. And when moving out, the building started showing my apartment before turning in keys (I believe this is not legal), and then didn’t want to refund me for any of the remaining month, let alone what time they used for marketing. And to top that off, they notified the electric to be charged to me an extra month beyond when my time there or lease ever went.
It’s a bit sad as there are great people that live in the building. Those that respect the privacy of others and manage their dogs. All in all — if you want to have steady beer pours and let your dog run loose in the lobby, hallways, or relieve themselves inside the building, it’s the perfect destination. If not, you will probably not be too happy watching the management team see all of the ‘against the rules’ activity and supporting the extended billing problems. Then I would recommend other locations. I highly recommend ASA for people in their late teens, early twenties who love to have their friends join for free beer, occasional brunches and other events. A portion of the good residents make this place.
Having rented from Riverstone Residential before, it is known that they have the ability to provide an outstanding experience… it just isn’t at ASA.

As mentioned in numerous reviews, the staff here are awesome. They really couldn’t be friendlier or more helpful and it’s a huge part of why so many people recommend the Asa. The other is the location — close to Safeway, tons of great restaurants and bars in the neighborhood and a nice stroll through the Pearl. My only beef with the place is the lack of storage in the apartments… two not very big closets in a one bedroom. You also have to bring in all your own lighting — very minimal otherwise. But the views are super, the amenities great and overall I would say as a recent Portlander, it’s a terrific place to live. There’s an amazing selection of dogs in the building too and the pet parents are pretty nice also!

Since its been a handful of months since a great review it seemed like an excellent time for me to put up my experience with Asa. Johnneylee and I moved into a studio apartment here and it was the best decision we could have made in moving to Portland together. The building is friendly, the kind of place you really do feel at home in. I may not be the best at social situations but even I’ve been able to open up a bit and talk to the always helpful team downstairs. Everyone working in the building are fantastic people and I know we are really thankful to have them.
In the last week we were given the opportunity to move from our studio into a fourth floor one bedroom. The staff made the move as easy as possible on us and this new apartment is so perfect for us I can’t see us leaving the building any time soon. Overall its not just the wonderful apartments or the amenities that make Asa our home, its the community that we enjoy. Thanks Asa for being so good to us, and prepare to continue dealing with us for a long while.
P. S. Taylor is so sweet and helpful and Zach if you could just stop being so cool all the time it would really make the rest of us look better.

First of all I’m a brand spankin’ new resident (as in, I sign the lease today) so I’m writing mostly about the amazing management staff and less about the experience of living at ASA.
They are the nicest freaking people! A lot of these corporate-​run residences will be perfectly friendly but it feels fake. These guys, especially Todd, Taylor and the concierge Zach are earnest, kind, hard-​working people and they made the whole exhausting experience of finding a home in a new city much less terrible than it could have been.
I didn’t plan on actually applying because I had heard much criticism about living in the Pearl, mostly centered on it being full of rich rude people and not nearly as cool as the NE part of Portland, and maybe that’s true, but not at ASA.
Insanely awesome amenities aside (views to die for, great gym, sky lounge, etc), the people at ASA seem to connect really well with each other and that’s important for a PDX noob looking to meet people. I decided to apply on Fri ¹⁄₃ and expected to hear back that night about moving in the next day.
I didn’t hear from them at all and on Sunday got up the courage to send an email, asking why they didn’t even bother to reject me. Well, apparently emails are put into a folder until Monday, but Zach was there and he recognized my name so he read it and called me right away.
He sounded pained. He felt awful – they hadn’t received all of my application and thought I had backed out. Even though it was Sunday, and he was alone and needed to get help processing my application, he worked his butt off, and even offered me a refund of my non refundable application fee because it was their mistake.
I got an email from him Sunday evening, an hour after he had said he would be leaving, saying that I could move in Monday. Management, if you read this, give Zach a raise! He’s awesome.
Can’t wait to become part of this community.

My husband, son, and I lived here for 15 months, and it was indeed one of our best living experiences. ASA has it all: great location, design, residents, and staff. We really got used to the convenient walking lifestyle of the Pearl. We put less then 7500 miles on our car in 15 months — mostly spent exploring the Gorge and the Coast.
The building’s design was exceptionally well done, especially for apartments. We’ve heard that the building’s designer lived in the building after its completion, so that probably explains the meticulous attention to detail.
The residents of Asa are such a great eclectic mix. People from all walks of life live here. Young hipsters to older empty nesters, and everything in between. I lost count of the number of babies that were born while we were there. They’ve managed to create a culture where all the residents were at ease and friendly.
Everything that has been said in the other reviews about the staff is true. They were awesome and we miss them. Jude, Matt, Gary, and Clayton, thank you. Gary, in particular, took an interest in our newly adopted, deaf 2yo son and taught him how to «fist bump». We traveled a lot for some extended periods while living there, and we never had any concerns about our stuff or the pets we’d left behind. We knew everything was under control.
Anyway, we can’t say enough good things. We’d still be living there if our work wasn’t in Houston.

We lived at the Asa for three years after selling our house. It is in the best part of the Pearl to live in, north of Lovejoy where everything is still walkable but its much quieter than near Burnside. The building itself is very well-​maintained and kept clean. The staff for the most part was excellent during the time we lived there. The assistant manager Jude Baas worked there during our entire tenure and was always incredibly helpful and friendly with every request we ever made.
For dog owners, Fido’s Field is an awesome selling point. I’ve never heard of another building with such a thing. There was a time about a year ago where it wasn’t being cleaned regularly enough but people complained to management and to their credit they made sure that was rectified. It’s still a place where dogs do their business so don’t expect it to smell like roses ²⁴⁄₇ but it is cleaned every day now as it should be.
The Sky Lounge and the Guest Suite are amazing, your friends and family will be mighty impressed with a party up in the Sky Lounge. The only minor quibble I would have is the building really should have three elevators instead of two. It’s not a huge deal but if someone is moving or one is being serviced you can wait a long time.
We could have easily lived there another couple of years but found a house we loved and decided that house prices/​mortgage rates had gotten to the point where we were ready to own again. But if you are looking to live in the Pearl or looking to rent an apartment in general, I would highly recommend the Asa.

By far the best apartment and best apartment experience of my rent-​filled life.
Coming from NYC I needed a relatively soft landing that would still allow me to walk everywhere yet have the additional benefit of having nature just a 20 minute bike ride away. ASA fit the bill perfectly.

I’m moving back to stupid LA this weekend and I’m going to miss you so much, Asa! I’m going to miss your sky lounge and your rooftop fire pit. I’m going to miss your big bathtubs, your stainless steel appliances, your in-​unit washer/​dryers, and your exposed concrete accent walls. I’m going to miss your floor to ceiling windows and amazing views of the city. I’m going to miss your beer tasting happy hours in the lobby and holiday parties in the sky lounge. I’m going to miss your short walks to everything the Pearl District has to offer. I’m going to miss your eco-​chicness and your community garden. But most of all, I’m going to miss all your lovely, friendly, wonderful tenants and staff.
I’ll be lucky if I ever find another place to live that offers half as much as you do, Asa. I’ll miss you dearly. I’m so sorry our relationship was so short lived.

Everyone else’s reviews pretty much covered it… amenities the best you’ll find in the pearl… friendly neighbors… the Asa staff is the best. I think I’d be hard pressed to find any place in Portland that has it all like Asa does. I’d recommend to anyone to check it out if you are looking for a new place to live… you’ll never want to move. I certainly don’t.

I love living at ASA. I moved to Portland in March and Asa has been the best decision I made. The people are friendly and there are tons of dogs. The property managers are always helpful. I love living in my «adult dorm». The location is the best and it has everything I need.

We lived at ASA for a year and were SO sad to leave. We only left because we relocated out of state. This is by far the best place I’ve ever lived. Everyone is so nice and considerate! The staff rocks! Once they meet you and your pet once, they’ll never forget your name — it’s quite impressive actually. They truly go out of their way to make you feel special and at home. I can’t say enough incredible things about ASA!!! Bonus — it’s close to everything so you can walk to so many places… oh and beer tastings in the lobby everyday aren’t so bad either!
What more can I say? If you’re on the fence — move in!!! You won’t regret it.

The staff are customer service rock stars, and the property and location are amazing.
