Waterbrook Apartments

We moved into this place about a year ago and have we have no regrets. I read some bad reviews and don’t understand. The complex is clean and the amenities are suffice. The leasing agents have always been kind, courteous and have never not followed up with our concerns. The maintenance crew is efficient, kind and professional. Our home is always fixed when needed, from an urgent need of a broken pipe to a burned out light bulb. There are no spiders, cockroaches or any other infestations. For those reviews that said there were, like any home keep it clean and no bugs will come. Neighbors are courteous, politely engage or keep to themselves. It’s apartment living so you’re going to hear noises: music, cars, voices, and sometimes (not enough to annoy) a little shuffling if you have someone living above you. As for parking, follow the rules and your car will not be towed. We often have company and manage with parking. We recently renewed our lease and it increased modestly but we weren’t surprised or upset. We were made aware that there would be a modest increase when we first moved in. I have met neighbors who have lived here for years and we don’t plan on going anywhere soon.

A horrible two year leasing experience. Where to start? Maybe the constant piles of trash stockpiled around the trash bin area (not actually in the bins). Maybe the slow to respond maintenance service? How about the pool being closed by the Health Dept. due to elevated bacteria levels in the water? What about the beer cans, bottles, and fast-​food wrappers lying about the parking lot while the maintenance crew walks by refusing to pick up trash? How about the barking dog problems and dog waste that’s not picked up and disposed of properly? Maybe the high speed police chases through the complex? Or the poor customer service dealing with tenants? The Waterbrook complaint list goes on and on and on. ..

Horrible company. They overcharged so much, there was never any parking at all by 7. Their grounds keeper had to fix our AC over 5 times.

YOU WILL BE CHARGED ALOT OF $$$$ WHEN YOU MOVE OUT.
CUSTOMER SERVICE IS TERRIBLE. IT IS IMPOSSIBLE TO GET AN ANSWER FROM THE FRONT OFFICE WORKERS.
I lived in the apartment complex for one year. Throughout the year I would see people moving in and moving out consistently (as a person would living in an apartment complex). EVERYTIME a person moved out, I would see that the carpet was ALWAYS replaced before someone else moved in. Seemed good since I got new carpet in my rental when I moved in.
What I don’t understand is how they charged me over $ 600 to replace the carpet when I moved out… OVER $ 600.
The front office workers are never a help. I called asking if I can speak to somebody about the charge. A female put me on hold for about 4 minutes and got back on the phone. I asked if she was the person I needed to speak to about the charge and her response, «maybe». Really? Maybe?
My personal favorite phrase from ALL of the front office workers «I don’t know».
Over the year they had new people in the front office regularly. A person would think that these people would be trained to handle simple problems and questions. All they can normally say is «I don’t know». They never say, «Im not sure. I can find out for you and give you a call back.»
We got an offer to renew our contract but they wanted to raise the rent over $ 100.
Nobody showed up for our scheduled pre-​move out walk through. I called that same morning to confirm that someone was going to show up and the lady in the front office said, «I don’t know. There is no way for me to find out. Im sure someone will be there if they said they would.»
The window of time was getting close to an end for the scheduled visit and I called again only to be rudely told that somebody will be there… nobody ever showed up.
What is the purpose of having people answer phones if they cant communicate with their own staff?
Im extremely dissatisfied with my experience at this ghetto complex that attempts to look and seem nice.
I could have been ok with just moving out and getting on with my life but the extra $ 600 bill was completely unnecessary especially because over 30 days had passed since the day I moved out and had to call to find out if I owed anything… If I never had called to check, I would have had a bill sent to collections under my name. Supposedly they sent a bill out to my new address… I still have yet to receive that invoice in the mail.
TERRIBLE! DO NOT MOVE IN! It may seem that you are saving money in the beginning but I would advise to just spend a little more in a NICE apartment with great customer service than to put up with idiots and get unexpected bills.

My sister and I moved to these apartments in 2012 the rent was 1200 a month which is really good for the area. We moved into a 2 bed 2 bath, very clean and spacious just a little expensive for its size. Insects weren’t really an issue a few spiders and crickets here and there. The landscaping is beautifully kept. Lots of trees and ponds, I’ve even seen ducks walking around and bathing. Conveniently located between the 10 and 210 freeways. 10 min from Victoria Gardens and 15 min from Ontario Mills Mall.
1. PARKING
MY sisters car got towed the first night we stayed because she parked in a «non visitor «parking spot. No one informed us on the parking set up so we parked where it was convenient. Needless to say We had to pay 200 to get it out of impound. I lived there from 2012 – 2015 and parking is still shit! They tried giving everyone stickers to put on their car to organize it a little better but it’s just as bad. My boyfriend would come over after he got off of work at about 10pm and would have to drive around for 30min for a visitor spot to open up! One night he actually left because there were no spots!
2. GATES
It’s suppose to be a gated community but the gates are either broken or don’t work at all. There are two gates in front of the property, one for entry and the other for exit, however, the entry gate is always OPEN! meanwhile the exit gates stays CLOSED! MAKES ABSOLUTELY NO SENSE
There are also 2 gates behind the property that are for existing only. SIDE NOTE: I lived in the back so I literally had to drive around to the front to enter and get to the back where my apartment was.
Later during my stay my car got towed because I didn’t have plates and was given misleading info from the office staff. It cost me about 500 to get my car out (over a 2 day stay) I begged and pleaded with them to make a call to get my car but they refused saying it wasn’t their fault, when they are the ones who gave me false info in the first place
3. LAUNDRY
There are 3 laundry facilities. They are not coin operated, instead you buy a card from the office ($ 5) and you load it with money using a machine, located in the office. Sounds easy right? Well it is easy until you want to do laundry at 7pm and the office closes at 5−6pm. Now you have to wait until morning to do your laundry. Sometimes the machine doesn’t work, I had to wait 2 days before I could dry my clothes because no one was available to fix the machine. Not to mention I’ve had my clothes stolen from the dryer.
4. POOLS
This is a pretty larger property, there are 4 larger pools that are maintained really well. They have bbq pits and lounge chairs too. There is a playground for the kiddies a large tennis court and a soccer playing court. There is also a gym with treadmills elliptical and machines (no free weights)
5. Break-​ins
Doesn’t happen to often but I did witness one. The police came out and took care of the situation.
Maintenance is really nice and do a GREAT JOB of maintaining what they can. They are very nice and friendly. The women in the office are bitches. They don’t want to help and when you come to them with a concern they have a bigger attitude then you do, as if they are the one with the complaint.
Rent goes up every time you renew

(based on rent alone, utilities are not included)
Needless to say, I won’t ever rent these apartments again!

They overcharge for rent. (Price per sq. ft compared to other apartments in rancho that are nicer than waterbrook) The office staff was not very nice. The community is nice and I think the maintenance guys start that and keep it going because they always said hi to us. They charged us an arm and a leg to move out. They wrongfully charged us 400 to «reglaze» a plastic bathtub that was already messed up when we moved in, and wouldnt even talk to us about it after we moved out. They wanted payment within 5 days and sent us to collections even though we had written a letter to ask about the charges, but they would explain nothing, and they wanted their money. Terrible company. Dont live there. Parking was terrible after like 4pm. I mean really bad. It still baffles me 2 years later how crappy that company was.

I wish i could go with a Zero Star 1^st of all.

Be vary wary renting at this complex. I disregarded many of the low reviews and complains, but you really can’t fault the noise involved with apartment living.
The «apartment» is worth the price to live in Rancho Cucamonga. When moving in the apartment was cleaned half-​ass, but I made notations. I was told when I view the model that the kitchen will be exactly the same with the exception of the floor coloring. I was very disappointed that the counter tops were not the same and that was one of my selling points with deciding to move in, but I had to move out of my apartment and will have to live with it.
The office help always seems to be nice. I did find out after moving in most of the office staff quit, and that the property was sold to Greystar. I moved in around June 14^th and paid everything in full.
On July 1^st I paid my rent, and when I went to the mailbox I found a statement from Greystar with a balance forward of like $ 225. How could have I have balance forward to June 1^st, when I moved in June 14^th. I called from work right away, and the girl answering the phone could not help me, but would have the bookkeeper call me.
July 2^nd, no return call. I called and left another message, no return call.
July 28^th, I received my new statement and the charges were still there along with a $ 75.00 late charge. I called and spoke with Denise, told her about my situation and she insured me the bookkeeper or she would call me back.
July 29^th, no return call from either. I called and asked for the property manager and was told that they did not have a property manager at this time. I asked to speak to the asst property manager and she put me through to Denise. Denise the woman I spoke with the day before.
I told Denise I was very disappointed because I did not receive a call back from the bookkeeper or her. She seems surprised and stated, the bookkeeper said she would call me.
She then put me through directly to her. The bookkeeper stated that she had contacted the corporate office and that she could not correct my account on her end, they had to do it. She said it should have been correctly already, if not it will be soon. I asked why was I not informed of this, she did not give an answer.
I could not find a phone number for the corporate office, but I did find a number for a local office in Irvine. I called and left a message, and they didn’t even return my call.
About 2 weeks later I went online to review my account and it still had not been corrected. I went into the office to pick up some packages and asked to speak to the bookkeeper, and was told she was working on an account at this time and she would call me back.
Shocking I did not receive a call back, so I went into the office again and informed the same girl that she did not call me back. She seemed shocked and said she even emailed her and the new manager. I asked to speak to the new manager and she said it was her second day and she was unavailable. I hand wrote my name, number and information on a piece of paper and the office girl said she would give it to her.
August 28^th, haven’t heard from anyone and I received my newest statement and the past due charges are still there. I called this morning to speak with the property manager, Danielle said she was not available and asked me for my information and what the call was in regards to. I told her my situation. She stated she remembers my issues and will have the manager Carol call me. It’s several hours later and no call. I have no faith I will receive a call back and I will be forced to contact the States Consumer Affairs office. Showing my account continuously late due to no fault of my own is extremely poor customer service and shows they have no regard for their customers renters rating.
I would highly recommend NOT MOVING into this complex!

The staff here are more than helpful. Maintenance workers are so nice, helpful, and efficient! Here is home. And they help make it comfortable! So happy here. Margie the manager is a doll!

Well as I always look around before I move in anywhere… I was checking Unilocal for Waterbrook, and all I saw was the negative reviews, but then I thought it can’t be that bad, so I took the shot and went in and applied for an apartment and I got one…
Overall, it’s very good, for sure there is the small thing, like sometimes the gate will broke and it will take long time to get fixed, there is a lot of speed bumps, but other than that, didn’t have any problem with anything. When I asked for maintenance they would come over between 24 to 48 hrs, they will fix what they have to fix, the area was very good, clean and safe…
The staff are very nice and good, specially Taleah & Obdulia, both were very nice and helpful for me even when I moved out, I had problem with my mail but they were very supportive.
Long story short, it’s good complex, nice neighborhood. Go in you won’t regret it

I have been here for a couple weeks, and so far its been good to us. Let me be real as I can off the knowledge I know and not what people decide to post.
Its an apartment complex, plain and simple.
if you choose an apartment with a unit above you, of course you will hear the squeaks and cracks. But really? Don’t you know that before deciding to rent a lower unit?
Its clean, and quiet. Huge plus for us!

its a complex of 600 + units so its pretty big, and the fact that people Don’t write good reviews isn’t fair either, really out of 600 units only 29 reviews in the past what? 6 years?
One huge downfall is parking you get one parking per car you own, max 2.
Visitors should arrive early to get a «VISITOR PARKING» spot because if they park else where it WILL get towed but just follow the apartment rules and you’ll be fine. Strict parking is fine with me, keep the rift raft out, so no, no parties people!
Smoking is allowed in the units FYI. either a plus or a negative for you. But that is standard pretty much anywhere.
I love our apartment its perfect in size, little bumps don’t irritate me. Like the office staff changing, or parking or anything in that nature as there is more to life than complaining.
Apartment living is just that, if you want more luxury taste there is other places in Rancho to rent from. or if you prefer ontario, fontana, and or pomona. Which in all honesty can be worse.
it gets 5 stars from me because it meet my needs in price, location, size, and comfort. maybe a 4 if parking is an issue, or flooring noise and or smoke.

So rude. I walked in ready to find an apartment and lease since the location was awesome but just wanted to see the model to make sure. The lady asks how she can help, i say i am interested in a 2 bedroom, she tells me one second, another fancy dressed lady comes in and passes me she asks her the same question and the lady replies i am interested in leasing an apartment, she then asks the lady to sit down (2 ft from me) and sits with her asking her name and what she is looking for??? I am a wife and mother, and yes I wasn’t dressed up because I was with my husband and son out for a fun day with a 2 yr old, but we were definitely ready to pick a new place to live, and got slapped in the face, this place is a snob beware even if you are well off you better put a suit on before asking about leasing

We moved to the Waterbrook apts in March I can’t say enough about how awesome the staff is how efficient they all are every single one of them are very friendly the complex is very quiet very clean we plan on being here for a very long time anyone would be proud to call the Waterbrook there home… All the negative reviews must be from people who have been evicted or just unhappy complainers WE LOVE ARE HOME HERE AT THE WATERBROOK

Great place to live! If i ever move back to apartment living this place would be it. For as many people that live here this place has always been clean and quiet. The only negative is parking. Hopefully you have no roommates or own more than 2 cars because it can suck. There’s very limited visitor parking and usually packed by the time you get home. I did have to park on the side of the street a couple times but this place is just so great that it wasn’t that big of a deal. Also, make sure you follow the rules with parking or you will get towed. I never had an issue but i followed the rules. Definitely would recommend this place to anyone looking to live in the Rancho area. They also allow any size dog, which is a plus! Great friendly community. Love it!

Just moved in. So far a good experience. I was concerned about the reviews and Margie answered every one of my questions regarding those. She helped me pick out a good apartment and was very helpful and professional. The day I signed my lease there was just one leasing agent handling me and everybody else, including phone calls. This is a little concerning considering there is 600+ units. But we got it done and all is well. Happy to be moved in. Ill make sure to provide an update at the end of my lease.

I have nothing but excellent positive experience with this complex and staff at the Waterbrook apartments.
It’s over 600 units and the property grounds are always clean and kept up.
When U rent an apartment, it is rented to you in perfect condition… Clean carpet, fresh paint and perfect from ground up!
The staff, Theresa, Arimus, Abdulia, Margie & Tess will always do what they can to assist you with any concerns… They take the time to talk to you and try to resolve any issues…
I highly recommend this complex. Great amenities, close to shopping centers. I really feel you can be happy here & call it Home sweet Home. :) Two thumbs Up!

I’ve been a resident here for the past 2 years. I’ve never really had a problem here until we’ve recently had new and inconsiderate neighbors move up above us.
The neighbors above us are constantly running, moving furniture, or i dont know, they might even be running a bowling alley up there! Long story short, we’ve complained and complained about the noise upstairs to the staff here at Waterbrook. The management NEVER returns our calls. So my fiancé decided to take it into his own hands and talk to the neighbors himself. They still continue to run their bowling alley up there. So from time to time we hit the ceiling to let them know to keep it down.
Management finally contacts us and hits us with a letter of «harassment» because the neighbor upstairs feels that she’s being harassed by us knocking on the ceiling!
Wow, really??? (At this point I’m speechless!)
Do not move here people! Management does not care about the residents here!!!
Needless to say, we will not be renewing our lease here due to the inconsiderate neighbors upstairs and the lack of response from management and nothing being taken into action.
CANT WAIT TO MOVE OUT!!!

I’m a first time apartment hunter so this apartment caught my eye because of its pictures online. Talk about better than it looks.
I’m going to keep it short or simple because if not, I will vent my heart out. Ready?
Pros:
1. I got it for a reasonable price so just check your price on a daily basis — it’s like flight prices, it fluctuates
2. I have my own assigned parking spot with shade so awesome!
3. Gated Community.
4. Central Air-​conditioning
Cons:
1. The staff is on & off — I had a really bad experience with one employee who has a Filipino accent. Not friendly. Just plain rude & not helpful.
2. Bugs everywhere — spiders & silverfish.
3. Had a weird experience with maintenance — they left their toolkit and tools at my apartment after they finished the job. Um, am I responsible for giving your stuff back?
4. You hear the floor above you — every footstep & squeak.
5. The speed bumps are way too high

Wish I would have read the reviews before I moved in. Yeah, it’s probably the most affordable in the area, but also the most unprofessional. They’re so quick to slam a late notice on your door, after one day… but you can never get anyone to answer a service call. The cabinet doors fall off, it’s been 3 months since I’ve asked to have it fixed and still not done.:air conditioner leaks… sometimes the sink spits out black water, termites, the whole
Building smells like smoke I can’t even open my window to let fresh air in… but they have the nerve to charge 75 bucks late fee. Fix
My shit! Maybe I’ll pay on time. Can’t wait to move out.

The towing company is predatory. The complex purposely does not have enough regular or visitor spaces in order to secure funding from Steve’s towing. (It costs $ 277 to get your car back). The office people are extremely rude, and pretend not to have my packages in the office when I have ordered something it says that it has been delivered and signed for. I have lived here for the past nine months and would break my lease if I had the money. It seems like they have different people in the office every time I go in there, so obviously they cannot keep quality employees around. The inside of the apartment is nice though, but that’s it.
Neighbors are nasty… it sounds like I live in a Tuberculosis hospital with all the hacking and coughing I hear at all hours of the night. People leave trash everywhere, are noisy at all hours of the night, and very disrespectful.
We needed to move here to be close to my husband’s work but we are regretting it every day. Our last place in San Bernardino quiet, nice and cheap.
They lie about everything, refuse to fix anything, and are all around awful.
AVOID AT ALL COSTS!!! I CANNOT WAIT TO LEAVE IN JULY.
