To bad you cant select no stars. This company is horrible. They lie and all give you a different story. I hope no body goes through them. For renting or management. Their management is horrible. Their customer service to renters is horrible. NO NO NO NO…

Would be no stars but that option isn’t available. If you like bogus charges and don’t mind wasting time/​energy dealing with them then go all in. I have dealt with other rental companies and by far this has been the worse!!!

The worst and most dishonest company. I hired MSL to manage several apartments and it was a total nightmare. They never collected rents timely, evicted long term tenants who were only several days late only to receive the fees involved, all without my approval. They paid the mortgages late several times incurring late fees and credit issues which I had to cover, failed to pay utilities timely causing the water to be shut off which I personally had to cure. Of course, they paid themselves every month and sent their own repairmen out who charged three times what I had been paying and then charged a twenty percent admin fee to do nothing. Total ripoff. I called Tim, the owner eleven times and never received one return call. I finally had to confront him at his office and he was totally rude, stated it was all my fault, and what did I want with him anyways. I fired him on the spot. I’ve never received any accounting of rent collected or their repair work even though I’ve requested it for the last three months. Tim, the owner, even sent out text messages trying to bad mouth me to other business associates just to try and cover himself. Fortunately these were forwarded to me.
STAY AWAY FROM THIS COMPANY.

CROOKS! Very unprofessional. It’s obvious they have little experience and only care about getting you in and when you leave, they fabricate the way you left the house. Good thing I had pictures and told them I would take them to small claims since they didn’t want to deal honestly with me.

We have lived in a house managed by My Smart Lease PM for 2yrs and it hasn’t been very good. The house was not ready when we moved in,(AC didn’t work, toilets clogged within 48hrs) all because of the previous tenet. So… basically MSL didn’t have anything checked out before hurrying to rent it out.
It turns out the owner is a complete cheapskate and hard to work with. His brother had been the previous tenet and clogged the toilets and stabbed holes in the AC line before moving out.
Anyways, the house has held together for a while so i just pay rent and don’t deal with MSL much.

All of the negatives written are true. To say that their work ethics are unprofessional is a gross understatement. Instead to say that they are dishonest to the 10^th degree is a much more accurate desciption. Whether an owner or a potential tenant, run and don’t walk as fast as you can away from this company. At the very least do yourself a favor and take take anything they say at face value. It’s most likley untrue.

Don’t trust what they say! Chris said we would get our full security deposit back, we didn’t. Tim is untrustworthy, Holly will never call you back, and Loni has no clue what she is doing or saying. They told us if we find the next tenants then we would not be charged, they charged us $ 700.00 finders fee instead of giving our deposit back. If you want something fixed, be prepared to wait a while, not a couple of days they promise. They will make you submit applications before seeing a property, and they charge a credit check fee. Even if you do this, and someone is ahead of you in line, you’re not guaranteed the property. Be prepared to have income in the bank, because they verify that.

Overall worst ever experience with a leasing company or rental agent. Rude, incompetent, unorganized. I was doing a drive by and happened by chance to arrive as thee was showing. The agent refused for me to see the unit. I was required to drive the 40 miles home to do an application online to have an appointment set. After doing so, An appointment date and time was set to only have it cancelled last minute as «there were already many applicants head of me that qualified». If I was shown the house, I would have to wait for the application to clear before I could pay a holding deposit leaving days to pass and the opportunity to waste my time as someone else could have «passed» and paid the deposit.

This property management is inadequate. They serve as a middleman, who sends your messages to the owner, but does not directly attend to the needs of tenants. I was also displeased with their communication. I tried several times to communicate and messages were not returned, and emails were often 48 hour late. After our lease was over and we did our walk-​thru inspection, they used dust, and minor wear and tear against us to keep part of our deposit. They also did not provide us with a copy of our exit walk-​thru receipt. Overall, it was not a good experience working with them.

This is the worst property management company imaginable. Tim (the manager) is rude as hell and his staff is incompetent. On top of simply forgetting to renew the lease for my old tenant, they took months to find a new tenant, then allowed the new tenant to pay half the rent without collecting the rest, they never collect the rent on time or process it correctly, but always make sure they collect their fees (sometimes double), they constantly make excuses or never respond and when they do, nothing makes sense and I get a different lie (and condescending remarks) each time. I’m done with them now, but be warned, they actually make it more work (and more cost) for you than if you just did everything yourself.
