I am so glad to see so many people who lived in pheasant ridge apt have the same review as mine. This is the WORST MANAGE TEAM I’ve ever seen. Even there is so many Chinese lived here, they are not learn to respect Chinese people at all. When you are trying to communicate with them, they only give you a face showing: bad English, I don’t care what you saying. Do not bother me!
I thought they only treated Chinese so badly. That was my whole impression about this manager team. But after reading other reviews, I found they treat other ethnicity the same way.

Worst apartment experience here, it looked good from the outside environment but the actual apartment interior is old and crappy they never replace the parts for new tenants, closet door can’t even move because it stuck on the carpet and they are saying that’s the way it is, tons of Chinese pregnant women traveling from China to have babies here are staying at this apartment, I don’t mind they living here but they brought their bad habits along with them, like bath their feet in the jacuzzi, put their children’s cloths in the same wash machine that you currently using which I encountered twice and it’s really disgusting! And their office staff have no excuse to penalize you$ 200 late fee for not making payment on time. 1^st of every month is the payment due day, ⁵⁄₁ was Sunday and we were out of town and I forgot to deposit the payment before that and I came in to office on ⁵⁄₂ the Monday early morning to apologize and make the payment and staff penalized $ 200 for not making the payment on ⁵⁄₁ the Sunday which I felt like it’s really not necessary and not tenants friendly. I would not recommend any local ppl moving into this apartment.

This is not really safe place, my car just broken wonders on this weekend! I just parking in APT parking lot. When we lived this apt it is because Sales said this is very safe Apt on Rowland heights! I think I choose wrong APT! Not Safe !!

Anchor babies family cramped into apartments. Just not what I would call luxurious living

The reason why I choose to moved here temporary (only 3 months) during my house renovation, I called first to make sure that it is a pet friendly apt, because I have a puppy to take care with. And one day, while I was walking with my puppy in the yard, some guy (with a suit!) just showed up and and told me I shouldn’t have a dog in this apt! What’s going on? I said, the reason I choose here, it’s because you said it’s pet friendly apt! And he said, we only allow cat, and why don’t you mark Cat friendly apt instead of Pet friendly. And you allow someone’s cat walk around freedom but no to a dog with a leash??? And after I moved in, and you said no! What a great lie!!! Oh! Besides, I’m not the only person who have a dog in this apt!

We lived at Pheasant for only a month (August to September 2015), and had to cancel our lease due to a cockroach infestation that management hadn’t taken care of before we moved in. Matt, the salesperson who showed us our apartment, said that someone had just moved out, and that everything would be cleaned and ready for us BEFORE we moved in. On the day we moved in, Austin (the manager) spent no more than five minutes on the move-​in inspection, and we soon realized why.
Since the day we moved in, we had nothing but problems: the air filter in the air conditioner was dirty, the toilet seat hadn’t been changed though we were promised a new one, the range hood in the oven was filthy, there was a hole in the window screen in the bedroom (causing us to get mosquito bites), etc. The list goes on much longer. We had to place work orders on a daily basis, and were constantly disrupted while maintenance came in and out of the apartment, when all these things should have been fixed BEFORE we moved in. We had to clean the apartment from top to bottom. It even went as far as finding dead cockroaches in the kitchen cabinets, along with some in the closet on top of the cubbies.
We started seeing cockroaches in the apartment soon after we moved in, so we put in a work order. When the maintenance worker came, he said he couldn’t do anything about covering up the holes, and that having cockroaches in the summer was normal. But in one night, we killed 14 cockroaches and realized the amount of cockroaches showing up wasn’t «normal». We asked our neighbors next door, and they stated they have not seen any cockroaches in their apartment, only a couple of spiders. So we asked for the room to be sprayed by Bug Out, the contracted pest control company. After that failed to work, we tried cockroach traps and had Bug Out spray a second time. When cockroaches STILL kept showing up, we realized the apartment had a cockroach infestation that made it unlivable.
We requested to move to a different apartment unit, and at first the managers, Lian and Deanna, said they had one available for us. They said we would have to wait for Bug Out to sign a statement saying that we would not risk bringing the infestation to another unit. But then ANOTHER manager, Yuhang, said Bug Out wasn’t going to sign the statement because it was too much of a liability for them. So our only option now was to cancel the lease and move out.
It was extremely frustrating the way the managers kept changing their story, ultimately forcing us to move out and risk bringing the infestation to the next place WE moved into. If Matt hadn’t lied to us about the apartment being recently vacated, we never would’ve rented that apartment. Lian even admitted that she didn’t know why Austin let us move into an apartment in such bad condition.
Yesterday we just received a bill from Arnel Management for $ 15,000 because we cancelled the lease and they want us to pay for the rest of the rent. $ 200 of this bill is for «repair» and «cleaning» costs, which is ridiculous because we only lived there for ONE month. We will be contacting management and hope that this nightmare ends soon.

Great locations! Very nice place to live, nice landscaping, swimming pools are clean and big, in here they also have tennis court and fitness center. My realtor Lina are super nice and helpful, if I could give her more than 5stars I would!!!

Very nice place to live. The location is great, there is a new shopping center across the street alonG with many delicious places to eat, that are only a nice short walk away. The grounds were always clean and maintained well. The neighborhood is friendly and the gym and state park are nearby. The swimming pools and barbeque grills were perfect for me and my family. The staff was professional and very helpful. Matt was so helpful and accommodating, and all of the staff was great.

Very nice staff and very accommodating. Very clean place they did a lot of landscaping whenever We would visit. The swimming pools are clean and big and they have really nice barbecues, me and my boyfriend would swim and bbq with our kids almost every Sunday during our stay here. Make sure you see Matt he is so helpful!

Clean and green community with an amazing club house, even a tennis court! Will save my money and trip to go to gym. Appreciate Lina’s help for picking such a wonderful place as my first home at CA!

I was thinking about renting here, and I have scheduled a property viewing. The staff on duty there is super helpful and friendly. Though I didnt rent it in the end (because I relocate to OC), just want to give them a 5-​star for their help!

This place is so fancy! Thanks for all the great help Lina! She answers all of our questions without getting impatient with us. I would definitely recommend her to my family and friends.

Worst apt environment ever. I don even want to give one star. Exactly even worse as previous comments. The only people love to live here maybe pregnant family.
1.They charge renter maintenance fee. Not that maintenance fee, which means if your light does not work, they bill you money if they come to fix it. PLUS, the work force came into your apt and they will touch your private goods. EVEN TAKE IT!
2. Still many pregnant women live inside. Even FBI came for this shady business before. They leave and come back again and again. There is an apt cook for them. O!? M!?G?! These women only purpose is Green Card. I believe 1&2 are illegal businesses.
3. Growing number of wild cats. They even stay in the front door. Managers took nothing action. They even said they could not do anything. What is going man? It is your duty to keep the environment ok? Managers are buck-​passers. They only thing they do is fake smile and say «I am sorry.» Soooo poor and cheap.
4. Visitor parking is far away from where you live.
5. Recycle water is not that fresh and clean. Have to use filter and boil it.
6.No fridge and microwave. Poor wall, kitchen, bathroom, water pressure… How can I say?
Nothing relates to LUXURY APT, even regular apt.

Been living here for about 3 months, unacceptable amount of Pregnant Asian women here that are obviously part of a scheme, there are apartments where they cook for all of them and have multiple appliances (risking electrical fires or failures) and other illegal practices that have continued to go unaddressed. The Management does a poor job of keeping the requests taken care of and shows no interest in making its residents happy. When calling to have a car without any parking pass removed the Management was unhelpful and uncaring. My girlfriend is Pregnant and would like to be able to park closer to our apartment. I would like for the management to do something in regards to the Asian Pregnancy issue here, as well as having vehicles removed that are not supposed to be here especially when the vehicles have been reported multiple times over a Month and a half time period.
Managements response is expected quickly. Or legal action will be taken to ensure Managements end of the Lease agreement is held firm.

Managements response to my review was poor at best; confrontational, self preserving and unhelpful. I hope to see some positive progress however, I do not feel confident in achieving any.

I have been living at Pheasant Ridge Apartments for 4 months now. It is an amazing place to live. The staff is friendly and helpful. If I tell them about a problem, they go out of their way to fix it immediately. Even if it’s not their fault!
The atmosphere is relaxing and calm. Our kids love it here! The residents are friendly and the kids love to play in the pools. The facilities are kept clean. The flowers and bushes add an aspect of nature and life that I enjoy. I am glad we found a place like this.

Ive been a resident of Pheasant Ridge for 3 yrs, ive have found that the management goes far above their duties to make residents happy. i had a small flood from dishwasher, they put a new dishwasher and floor in. had air conditioner problems instead fixing they replaced it. The apts are very nice spacious and quite, great pool and work out room. also security at night i really like watching over our vehicles. Great neighbor hood with Mall and Target walking distance. The management manager Lieanne and her associates Matt, and others will work with you, if want to live in a very nice apt, in a great neighbor hood, look at Pheasent Ridge

This is the worst apartment complex one can ever live in, low water pressure, crappy carpets, outdated kitchen, stupidly placed refrigerator, old doors and windows that don’t work properly.
Aside from all those problems, there’s the shady deals between management, west coast metro patrol and the towing companies, have tow trucks come in mid-​night every single night to tow people’s car away. I mean what a joke, who would park in this crappy place if their not already live in here or temporarily visiting.
Do yourself a huge favor and run from this place, you would be sooo glad you didn’t sign that lease agreement.

The staff are cool and if there’s a problem they’re pretty quick to get it fixed. These apartments are definitely not luxury though. As for the Asian women there’s a lot of pregnancy here. I thought I was trippin but something shady going on for sure.

where do i start, ever since i moved here has been nothing but trouble, cars broken into, constantly no water like every month because they are fixing something. parking permit issues, rent problems. SO DO NOT LIVE HERE EVER. if you are apartment hunting, pheasant ridge is not for you. they dont care what you do or say.
