Pro View Property Inspection

Process was very easy and professional. Really like the online scheduling and ability to pay for services when home inspection was emailed. Dave was very courteous, professional and thorough. Would highly recommend Pro View to others!

Hired this company to do a inspection on a home in Seaside. We felt we got more then our moneys worth with the professional help from David. He walked us through all steps of the inspection.

in late 2013 we bought a home in Carmel and used these folks. The inspection read great!
We became really discouraged however when we found item after item not working or defective. I meant to write this up for some time but just got to it as we discovered yet another «when purchased» problem
In deference to them they came out and talked us through everything and did their best to explain away the issues… answers were along the line of «well we couldn’t wait to see if the house heated up but the unit did turn on, the previous owners must have done some of this before they left, there isn’t time to run a dishwasher or other appliance through a full cycle, etc etc etc. We feel it would have cost more but at least we would have had information and a negotiating tool with sellers.
Our conclusion is the process is virtually useless… We asked for a rebate or discount but it was refused.
When we started finding problems we brought in our own contractor who (relatively easily I might add) found all but one of the items without prompting so we believe the process can work but not with the „once over lightly“ these folks do. It cost us about half a day of contractor time. not too bad as many tasks were overlapped). However the official house inspector was here for several hours and looked to be working hard but the results (or missed items) were too many to ignore. But they kept talking so we finally thanked them and they departed. I expect they believed they made us happy but in fact we just gave up… sorry to say!
Things wrong that we discovered quickly include»
–top right hand burner on stove doesn’t work AT ALL
–just opening dish washer top shelf half falls out/​something broken from start
–trash compactor wasn’t plugged in and no manual…
or bags/​doubt t could have been «tested»
–water heater had a leak and had to be replaced within about 2 months
–disposal blew self fuse and faile evey time we used it
— dishwasher drain backed up into sink big time
–sink draining took ½to 1 hr on arrival
–tub closer/​opener downstairs didn’t work at all
–upstairs guest powder room water flow so bad it is ineffective
— so called upstairs/​downstairs zoned heating didn’t work.
The downstairs controlled great room upstairs! and more
— furnace didn’t heat at all until COAL BLACK filter was REPLACED!!!
— septic tank was draining into yard/​valve had been shut off
Perhaps it is just not possible to truly test all these things… we have never used an inspector before and may not understand the business.

We were buying a house for the first time and ProView was recommended by our realtor. I was worried that I would be discouraged from following him around and asking him questions but the opposite happened. He explained the whole process to me before starting and the direction (room order) he would be working in. I followed him from room to room and he explained everything he found to me. After he was done he asked if I had any other questions and answered every question I had. I highly recommend using this company if you need a home inspection.

Second time using Pro View Inspections and both times they were professional, courteous, and on time. Dave was thorough with both inspections and pointed out several items that we addressed before purchasing either homes. He even signed us up for updates on both properties at no additional charge!

Disappointing. The firm is very professional with their paperwork and reports (and quick submittal of an invoice), but the inspection essentially focuses on the obvious. My biggest complaint was/​is that the electrical outlets in my home were apparently worn and the majority of the outlets do not hold an electrical plug without taping them. It would have been nice to know this so that a request to replace the outlets could have been included in the home repair request. I contacted the firm after I moved in regarding this discovery and they quickly responded to my concern and met me at the house to observe my problem. The «tester» that was brought to verify my concern did not illustrate the problem that I am having, yet when I demonstrated the problem with «real» electrical plugs, the representative was able to see my concern. The final outcome was, as stated by the representative, the inspector would not have been able to detect my problem with their testing devices (…yet the representative stated to me that my issue is common in older homes). If it is common, then why was it not tested for with an appropriate tester or at least mentioned??? Thanks for a report that tells me I have a light bulb out!

As a first-​time homebuyer (w lots of questions) I really felt good about Pro View being there to look after my interests. My friend told me that they were diligent, and she was right on. I esp appreciated the focus on safety related property problems. I plan to use them for my next purchase.

The reports are generated within 24 hours of the inspection date; they are complete with pictures to identify all areas inspected. All applications and payments are handled on line in a secure network. Their motto is they are watching out for you and it is true. They give you the bottom line and explain in details all items inspected.

Using Pro View for the recent purchase of a new home was a great experience. They were VERY professional, courteous and knowledgeable. The scope of their inspection was comprehensive and covered all areas from our small crawl space all the way up through the roof. They even talked to me about some specific concerns we had about the house after their inspection, which I greatly appreciated. I have used ProView Property Inspection twice now for the purchase of a new home.
They are extremely professional, on-​time, thorough, and are accredited home inspectors. With both inspections (for two different homes), I received my reports within 24 hours, actually, on the same day as the inspection. They spend a block of time with you at the end of their inspection to go over their findings about the home.
Keep in mind, property inspector’s scope of work is to visually inspect the premises, and check to make sure things work on a surface level. They will note anything that looks suspicious, and will recommend things be fixed or upgraded to current standards. They will also note anything that appears to be a safety hazard and will note all items that are in need of repair. Their reports are easy to read, thorough and you will receive them very quickly and can call them after receiving the report if you have any questions or want to discuss any of the items mentioned in the report.
They also conduct pool/​spa inspections and their services and rates are listed on their website. They will try their best to accommodate you if you have to make a last minute change to the inspection schedule. On weekends, they will respond to voice mail messages quickly and are always very responsive to e-​mails as well.
A few other things I appreciate about this company is that they offer a service call RecallChek in which during the inspection, they will register all the appliances for you and will let you know if any of the appliances have ever been recalled and for what reason. It is ongoing too so even if there wasn’t a recall presently or in the past, it will catch future recalls as well. Kind of cool, I think. You would be notified via e-​mail.
They will also offer you a complimentary copy of The Homeowners Handbook which is a guide to preserving the value of your home. I love that they offer these value added things. If I were to ever need a home inspection done again, I would not hesitate to contact Dave, Chuck or Tony at ProView.
