Chris was very thorough in his inspection. He detected potential electrical problems, for which he recommended a certified electrician. The electrician confirmed the items he found. Chris was punctual and his reports are very easy to read.

What a great experience we had using Aztec Property Management! Would definitely recommend for anyone who wants a detailed and easy to read home inspection. Justin was great and walked us through the property and explained the major defects of the house also the not so major problems as well. Took his time and answered all are questions. He also emailed us the report the same day because we are in a very tight escrow schedule and trying to close the house in 30 days. If I don’t buy this house I well be calling them back to inspect the next one!

I needed to schedule an inspection for a vacation rental that I am purchasing in Mission Beach. I was referred to Azetc by my real estate agent who has been working in the SD market for over 10 years. After taking a look at these reviews and being impressed by the ratings, I gave Chris and his team a call. Given the time constraints and the need to get this completed last minute, Chris and his team made themselves available and open to scheduling options.
The day of the inspection, I arrived at the property and it was immediately apparent that I had made the right choice. Chris was thorough, professional and courteous. He walked through the entire property, pointed out potential issues that I was not even aware of such as extreme moisture in the bathroom wall which I will ask my agent to address with the seller. The following day, I received a detailed report including pictures as well as a breakdown of «importance» of items of concerned found during the inspection.
Professional, expert knowledge and courteous… choose Aztec!!!

I can’t believe it has taken me a little over a year to write a review. I’m so sorry Justin! Lol! I called Justin a year ago to do a home inspection on our home. My wife and I were planning on doing some upgrades on the house (1973) and needed to know where to start. Justin was so helpful and thorough in the inspection. He was so kind to sort the inspection for us based on «fix ASAP» to «not too bad». Which helped us prioritize what had to be done. He was helpful in referring us to contractors to get some work done. His inspection was thorough and provided us with great solutions! We would recommend Aztec Home Inspections to all of our friends! I highly recommend Chris and his team for general home inspections. They showed up early, were very efficient, and, most importantly, very thorough! They inspected many items that they were not required to inspect (such as the sprinkler system of the home) and provided suggestions on areas that would need further inspection by a specialist, such as an electrician or plumber. They charge a flat fee, so they had no motivation to test those non-​covered items besides wanting to provide an excellent customer experience! They took the time to explain things to me as they were doing the inspection and at the end of the inspection they went over their summary and their process for getting me the final report.

Chris and Scott came out to do the inspection for the purchase of our new home. They were professional, friendly and very through! I found Chris & Aztec Property Inspections on an on line search and relayed upon the Unilocal reviews. Glad I did. Chris was very professional, sat down with us and explained his role, what he would do, etc. He and another employee were prompt and friendly and spent a lot of time going over the good, bad and ugly with our new house. The report, which he emailed to us by the deadline he gave us was great, easy to read and very helpful in negotiating the repairs with the sellers.
This was a much better experience then we have had previously with our other house. That inspector did nothing, found nothing and was no where near the quality and thoroughness of Chris and his helper.
I wouldn’t hesitate to recommend him or use him again.

My wife and I recently completed our inspection with Aztec Property Inspections. I rarely write reviews, however Chris is worth writing about… he did a fantastic job! As outlined in other reviews, Chris went above and beyond to ensure we had the most thorough inspection done on our property.
As with any home purchase, hidden problems can certainly result in hidden costs if not identified early. Chris was able to determine many deferred maintenance items not seen by the naked eye, and the identification of these items helped us address our concerns and cost impacts with the seller. Since our property is under an HOA, Chris identified risks and provided recommendations for follow up with the management company for items that had a direct impact on our unit.
Chris is super professional, clear, concise and very knowledgeable in his area of expertise. He even provided strong referrals for people that can assist us further in identifying risk and cost associated with his findings. His report format is clean and simple and clearly identifies where we needed to focus our attention.
I can go on and on… but if you are looking for a highly qualified inspector, you need not look any further! This is the one…

Justin did an inspection for us on a 1951 home and helped point out a major foundation issue. As a result, along with a low appraisal, we ended up not going through with the sale. His inspection was very detailed and helped us to understand what major issues and costs we’d be dealing with. He inspected the home on a Friday afternoon and we had the full report that evening. Highly recommend!

I am a full time Realtor on Brian Cane’s team, and we do over 100 transactions a year so believe me when I say I have dealt with a TON of inspection companies over the years.
My first experience with Aztec was with some buyers of mine who love using Unilocal to find all their service people. They found Aztec and they came out next day to inspect the house we were buying. They did an incredible job… very thorough, on time, professional, well spoken etc. They competed the inspection then sat down with the buyers and walked them through all the issues but not in a way that overwhelmed them. They were able to point out the big issues and also give rough estimates of cost to fix or replace the problems. they really put everything in perspective and eased the mind of my buyers which was great considering the inspection can be one of those big FREAK OUTS buyers face along the way.

I am purchasing a place that was just built, and my realtor told me that because it is new construction, I could choose not to get an inspection. However, she recommended Chris from Aztec if I chose to have an inspection. She said that he will find things that a city inspector will not. I decided to play it safe and do the inspection. I’m extremely glad that I did.
He found quite a few things that the builders can fix before I move in. Otherwise, it would have cost me time and money in the future. The visit more than paid for itself. He was very professional, friendly and extremely helpful when he explained the open issues.
The inspection was on a Thursday morning, and my realtor and I had a full detailed report by Friday evening. I would highly recommend this company.

We bought out first house and Chris came with his coworker to do our inspection. He was absolutely wonderful. He let my engineer husband shadow him during the entire 3 hour inspection and was happy to point out everything and explain what each little problem meant for us. No problems at all. They were able to accommodate my short time frame, both with the inspection and providing the written report. Chris was extremely patient and talked with my father and I for over an hour after the inspection. He was very knowledgeable not only about inspecting but housing and specifically San Diego housing. He was able to point out multiple items that we had fixed and thus provided amazing peace of mind for my wife and kids.

Aztec came out and did my inspection on a fully renovated 1949 house in La Mesa. Justin was the inspector and he was very thorough and took the time to inspect everything very diligently and answer all my questions and point out anything I should be concerned about. I received my report the next day, which was very accurate and helpful. There is a good reason why Aztec gets such consistently good reviews and it is because of inspectors like Justin. My Husband and I are purchasing our first large home here in San Diego and feel a little scared at times. Especially since the house we are looking at is from the 60’s and might need a little work here and there. Chris and his coworkers were amazing!!! Really paid amazing attention to detail and answered all our ridiculous questions. They were so kind and thoughtful. Their report was fantastic. It was so easy to understand and had some great ideas. I feel like they really cared about finding out exactly what was going on with the house. We are so excited with our new house knowing we had a great company that took care of us. I called on Wednesday and made an appointment the next morning. Justin was our inspector and he was very easy going and answered any questions I had. I am a first time home buyer so I didn’t really know what to expect.
Price wise: they were the cheapest out of the other three companies I called.

My friend, who happens to be a real estate guru in San Diego, highly recommended Chris at Aztec and he was spot on with his rec. I couldn’t have been more pleased with the service. Chris accommodated my crazy schedule, even doing my inspection on a holiday. He was INCREDIBLY thorough. I couldn’t believe the minor (and major) things he uncovered. He had the latest tools and equipment and spent a good 3 hrs with us going through everything. Thorough report was in my inbox next day. I will definitely use Aztec for any future inspections.

I selected Aztec based on Unilocal reviews and the recommendation of a friend of a friend. I had a great inspector in LA, so expected something similar. Boy was I disappointed with this inspection. Justin seemed nice enough, although I was surprised that he looked so young. He missed a lot of items that he should have found and reported on, such as:
1. The GFCI outlet was in the wrong location in the kitchen.
2. The garage door was bent.
3. No dishwasher air gap, although his report says there is one.
4. Inoperable/​barely functioning windows.
5. A crooked concrete slab for a HVAC system.
6. Dripping shower head.
I really wish that I had waited for the other inspector recommendation that I received to become available, but I guess hindsight is 20⁄20.
