R12 Window Cleaning

R12 came and fixed the issues my last window washer couldn’t fix with bent frames and screens that were installed improperly. They were very careful not to scratch and damage any window. They made sure to show me issues so that I knew they were not responsible so we were clear on everything, and so I knew they did everything perfectly. So glad my windows and tracks look beautiful. The frames that were still bent, they even recommended a screen person and offered to help me get this done. A+ service in my book! Thank you so much!

Fantastic window cleaning! Shane came out to clean my windows today and did an amazing job. I love clean — crystal clear windows! Thanks Shane! He cleaned the windows, screens and the tracks. I am speaking from experience that not all companies do the tracks (or get crystal clear windows) but this is standard with R12 and shows the level of care for a job well done. He also wore those shoe covers to keep my floors clean — very considerate. Pricing is very reasonable too. If you’re looking for a friendly, courteous and professional team who does great work, this is your pick. (I’m gushing because last year had a very poor job done from another local company and am simply delighted with R12!) I won’t hesitate to recommend them and will definitely use them again.

Spoke with Tim for a gutter cleaning appointment and managed to secure a reservation 3 weeks out. Pricing was towards the higher side but they were willing to provide proof of insurance which was extremely important if someone is going to be working on your roof from a liability perspective…
Shane showed up on the day of the appointment towards the later part of the window and managed to clean out the gutters by walking on the roof, using water and a leaf blower. The entire exercise was complete in an hour.
Pricing was marginally negotiable and payment by check to the business was preferred.
…all I had to do was reconnect my water hose in my front yard when Shane left…

I learned about R 12 Window from our neighbors. Positives — used shoe covers inside of the house, cleaned windows very well, nice people. Negatives — did not clean screens well, a bit pricy, left some mess in the backyard, did not perfectly clean the window edges. Their work was satisfactory but not at the pricing. I will try other window cleaner next year.

I’ve been using R12 for two years now to clean the rather large windows on my home. They really do a great job — windows are absolutely clean and streak-​free. They are quite busy so booking ahead is important. Their prices are reasonable as well.

Getting an estimate and appointment was a breeze. I phoned and Tim answered, not a recording or answering service. He gave me a quote I could not refuse and we set an appointment just like that.
Shane came out to do the job exactly as planned. He was a perfect gentleman and professional. He explained everything he was going to do and enabled me to ask any questions or address any concerns. He then meticulously blew all the leaves and debris off the roof and gutters; cleaned all the areas around the house (he left my yard cleaner than before he came); and hosed down the roof, gutters, and downspouts.
Shane did a fantastic job! He even took before and after photos. During the course of his work, he noticed that two of my cement tiles were broken. He repaired them with silicone adhesive at not extra charge!
I highly recommend R12 for your gutter cleaning needs. I am so impressed with their great service, I plan to tell all my neighbors about them in our Nextdoor neighborhood web site.

Tim from E12 Windows cleaned out my gutters this morning. I’m really pleased and will recommend R12 to family & friends. — He did a thorough job including blowing the roof, cleaning out the gutters, a quick flush with water (given the drought) and patching small leaks! Equally important was his character. — He seems like a nice, honest guy and is an efficient hard worker. He was very professional and let me know what was going on. In short, it was a good experience — good work for a good price! This is the first time I’ve used R12 but will be calling on them again when the need arises.

Tim is a very honest man. I was going to get my gutters cleaned, and he advised me not to. He climbed up and saw the gutters were clean, and came back with pictures on his cell phone to prove that they were clean. I did have my windows cleaned with them, and they did a fairly good job without making too much of a mess around the house.

Love this company! Very professional and will not sell you if you don’t need everything done.

Awesome gutter cleaning service! I called around and most places did not answer their phones. The couple I did get a hold of were widly more expensive.
Pros:
I called on a Tuesday, they came out the very next day.
They offer a Unilocal deal. Just mention it when calling.
Since I could not be home at the time of the cleaning, they sent me before and after photos.
I asked if everything looked in good condition. They were honest and did not try to upsell anything.
I highly recommend them!

Excellent service. They could have come out same day I called. They charged less than another bid I received and did fantastic work. My drain spouts were clogged and they took care of them all. Going to hire them now for window washing.

Asked them to come out for estimate for a group of townhouses. The units are newly constructed (last year) and only needed an inspection (required by CC&Rs). The guy who came only gave a quote for full cleaning — which was highest of 6 companies I contacted. He said he couldn’t recoup costs for inspection only (?!?) and did not want to give an inspection quote or any group discount for cleaning. His rude attitude did not make me want to do business with this company.

If they clean windows as well as they drive I would not trust my windows. I just had a driver speed by me and cut me off. I always think it is stupid when you have a business name plastered all over a vehicle.

I just had Shawn from R:12 Window Cleaning clean gutters for my house. Fast, clean, Fantastic!. He was on time and finished the work very professionally.
Shawn is a very patient guy and answered all the questions properly. I even asked to look at the vent of the dryer and he happily helped for the same.
I would definitely recommend R:12 to all my friends and family.

At some point in the future, I will be calling on Tim to have my windows cleaned but in the meantime, I did call on his wife, Tammy & her housecleaning service. We have had house-​cleaners for the past few years, every two weeks. Some were good, some were great & the last one we had was just so-​so.
Tammy & her daughter arrived on time and did an amazing job. They cleaned everything and got down to the nitty gritty, which the other cleaner had not done. They spent more time than predicted but the work they did was excellent. I now have them scheduled to come every two weeks to keep up the awesome job they did. Thanks Tim for the referral to Tammy!!!

I just had Tim from R:12 Window Cleaning clean my gutters. Fantastic! Definately less then the 2 other estimates I got this week. Tim went above and way beyond without any additional charge.
They are my new go-​to for me and my clients for gutter cleaning and window washing.

I got a great quote for Gutter cleaning and Window washing from Tim over the phone. He explained to me the details of the work that would be performed, and set up an appointment for the week after.
On the day of the appointment, Shane arrived right on time, and started with gutter cleaning. He climbed on the roof (we have a 2 level home) and cleaned all the gutters. He told me about a gutter that was leaking, and how to fix it once it was dry.
After cleaning the gutters, Shane started cleaning the windows and the patio door from inside. He worked quickly and efficiently, but made sure that the quality of work was top notch. He explained to me how he cleans the windows, what tools he uses and even gave me some great tips on cleaning the windows myself! After cleaning the windows from inside, he took all the screens outside, washed them, and then used a special tool to clean and wash the windows from outside. He finished the work by installing the screens and doing a walk through with me for the final inspection.
This is where the things take an interesting turn. A few minutes after Shane left, I noticed that a few windows had some water and dirt left in the tracks, which I missed during the inspection. I called him immediately and he offered to come back and fix all issues in a few days. I also emailed Tim about it, and was surprised when I got a call from Tim in a few minutes. Tim offered to come by my home the very next day to take care of all issues and ensure that I was «110% pleased» with their work. He arrived on time the next day, apologized for the inconvenience caused, and immediately went about inspecting all the windows and cleaning wherever needed. He also cleaned all the mirrors in my home!
I am enjoying my newly cleaned windows as I write this review. I am very pleased with their work, and their awesome customer service and will be definitely hiring them again for getting my windows and gutters cleaned! Highly recommended!

Tim was great! He showed up on time and did a very thorough job on our windows! His prices were more than fair, and beat out all the other companies I called by far.
Our windows look the best I have ever seen them, and our neighboring business owner has already come over to ask for our window cleaner’s contact info.
Overall, he was honest, got the job done well, and is now our go to guy for window cleaning.
