River View

We moved in towards the end of 2014.
The lady who leased it to us sweet talked us into believing the park would definitely be open by summer or even by Feb 2015! It opened 2 weeks ago in Nov 2015.
Right at the time we moved in the apartment was not wired for internet. Despite Comcast techs showing that the wiring was incomplete the management took about 3 weeks to figure out what the problem was and fix it. Imagine life without internet in a dull place (before the park was open and construction all around)
Regular construction throughout our stay. Really — I’m not sure how we agreed to pay $ 2300/​month to stay next to a construction site with the pipe dream of a park, just so that we stay in a new apartment.
The alarms in the night are a nightmare. If you have a baby/​kid and this happens, you probably need to take it to the doctor the next day to see if there is any damage to the ear drums — its that loud. Also constant reminders to not leave shoes outside the front door.
So we got a call saying our rent has now been hiked to $ 2650 (for 1BR). I felt like lol’ing on the phone. Classic Irvine Community. There are new 2 BR apartments within 3 miles of this place selling at a mortgage of $ 2000/​month and 20% down. Why would you still stay with Irvine? Really — do the math.

This is my 2^nd time around, and I am pleased to say that I have received the best service ever by management, Thanks to Andee and Casey for great service and follow up. And very special thanks to Julie for outstanding customer service and making it easy for me.
Recommend this place, give it a try.

I moved to San Jose and have been living in this apartment for ALMOST a month. If I could give this apartment zero stars, I would but Unilocal doesn’t allow me to. I am not the type of person to review, but I think this place needs to change and do something.
1. Nobody told us that we would have to drive ourselves and pick up our own damn mail because our building is not 80% occupied. We were told this after we had signed the lease. Isn’t the point of living in a community apartment supposed to have the basic amenities, such as having your damn mail delivered to you? I am not paying this much for rent and have to drive off site to get my mail and deal with angry/​moody USPS workers.
2. This building is brand new and when we toured it we thought this place was decently quiet. However once we officially moved in late December ’15, we can hear the upstairs neighbors footsteps all the time. It sounds like as if he is constantly stomping, banging stuff and playing music as if he doesn’t care who lives around him/​her. (Or who knows, maybe he is playing the music quietly but the walls/​floors are so damn thin that it sounds super bassy). Not only is it LOUD, you can feel the shakiness/​vibration through the floor.
3. We had to submit 2 maintenance requests since we moved in. One because the ice maker wasn’t working (they didn’t turn it on), and second the washer was not working. Keep in mind, again, that this is a brand new apartment and you expect as a new renter living here that everything would be working. Well guess what, NO. Not only did he come once, he had to come twice because he had to make an appointment for a plumber to come because he couldn’t fix it. They gave us a time that they would show up at, but then they called us again to reschedule to a later time. We were fine with that at least they called. However, after they gave us the NEW time, the plumber and the maintenance guy did not show up until 2 hours later. I had to call the resident services and the guy who picked up the phone and answered my question as to where is the plumber, he simply said «Oh, he JUST got here so just give him some time to get the updates and he’ll be RIGHT over» in a rude tone. Well he did not come RIGHT over. It was a good 30 minutes later when they showed up. To keep us waiting is very unprofessional and uncourteous of the staff. And during their «fixing time», they were speaking in Spanish without really telling us what was going on, and were laughing about something. Then when they finally do fix it, the maintenance guy tells us that he needs to come back because they accidentally broke the floor board while moving the washer/​dryer in and out of the closet. This has NOT been done yet and it has been day 4 of waiting.
4. My MAIN complaint of this Unilocal review: THE CONSTRUCTION. Why the hell would you open an apartment complex that is not fully done being constructed! NEWS ALERT: NOT EVERYBODY WORKS TYPICAL 8AM-​5PM JOBS. There are us night owls who work night shift hours and come home around 8−9am to SLEEP. I work minimally 12+hour nursing shifts, and I expect to come home to be able to sleep peacefully and be able to go back to work when I wake up. I have had NO problem with this at other apartments I have stayed at. I am not paying this much rent to NOT be able to do a simple human task: SLEEP. I understand that the MAJORITY of workers work during the daytime. HOWEVER, isn’t it wise to NOT open up an apartment and let people move in until ALL the construction is done? Construction being done doesn’t mean just building the building/​rooms. It includes jack hammering the concrete from 8AM-​3PM, construction workers yelling at each other outside, and other machines going off outside. And this has NOT been addressed to us when we were moving in.
Being the caring fiancé of mine because I was about to yell/​curse my head off out the window, he called resident services to see if they can do anything to help me out in this current situation. However, the same guy who answered our plumbing question picked up the phone and simply told him that there is nothing he can do about it. So then my fiancé proceeded to request to speak to the manager as this construction was not addressed to us. It has been almost 6 hours and no phone call back from the manager. I have tried calling multiple times and resident services has not picked up. I AM TIRED OF DEALING WITH THEM AND IT HAS ONLY BEEN ALMOST A MONTH OF MOVING IN. So I have gone the length of writing this review.
So you might wonder why this apt. I had very little time in choosing an apartment as I was relocating from Southern California to NorCal because of a great job opportunity. We had flown here on a weekend to apt hunt, and this stood out because it seemed nice, quiet & has great lighting inside the apartment. Well folks, don’t judge a book by its cover. If we could leave w/​o paying the $$ to break the lease and have our moving expensed to us, we would.

I lived here for about half a month now. Always one issue after another. First off, they don’t tell you that USPS mail service is not available since the occupancy rate is about 30%. You have to go to the post office to pick up mail. They tell you this AFTER you sign the lease.
Once moved in, you realizes that the ceilings are paper thin so you can hear every footstep, bass, and bedroom frolicking from upstairs. The ice maker didn’t work. Had to get maintenance. The washing machine doesn’t work, so now I have to wait for plumbers to figure out what’s wrong.
Also whoever thought tandem parking is a good idea was probably high that day.
Plus this this is Irvine Company Apartments so everything is controlled (we moved up from Irvine). You might as well not give a balcony if you can’t put anything on it.
You think if you are paying this much for an apartment, everything should work out of the box.
My recommendation is to give the place another year or 2 for other residents to work out the kinks. I am that fool that is beta testing this apartment.
Additional edits and thoughts:
When people in the apartment, or upstairs neighbours walks, the entire floor shakes. I don’t think there are any concrete between the floors. I wouldn’t want to be here during an earthquake.
Also the shower head is ridiculously tall. Great for tall people, not so much for the 5’2 fiancé. We normally change shower heads to the flexible shower heads, but she cannot reach it… even on tippy toes. #shortpeopleproblems

My time is as important as your time. If you give a 9−11am window for a representative to come in for a quick check, stick to it and not an hour late. If you say the plumber is coming around 9am-​10am time frame, then change it to noon the day off, then have no one show up and only tell us that the plumber JUST arrived at 2PM when we call in, you just plain don’t give a shit. This is very unprofessional and a giant waste of my time.

Construction… holy crap the construction. If you like jack hammers going off at 8am in the morning then this is the place for you! And again, this was not made apparent to us when we toured (we toured around holidays so construction was no in full force). The lady friend works night shift and I think she is about to murder someone since she cannot get sleep in the morning when she gets back home. We live on the already built side of the apartment, but even then, the jackhammers are tearing up manholes for whatever reason from 8−10am.

We lived in other Irvine Company properties before, but Riverview is disappointing.
This community has so many rules for residents such as you can not decorate your own Patio even for the holiday season. No Wreath hanging outside your front door. They closely monitor you and will demand you to remove them once they spot them. Only a «Nice Looking door mat» can be placed. What is a «NICE Looking» door mat by the way?
I agree with the review another resident wrote: More freedom on what you can and cannot do with your rented space given you are paying a premium for it.
I am hoping it will be a good place to be home when all the constructions are finished and postal service are reached.

I don’t write reviews whatsoever, but River View has earned my first. Current issues that we’ve been dealing with which has been brought to the GM, but all we got was a «Sorry and thank you for your feedback» response:
— Can’t have x-​mas lights or anything of the sort except a chairs and a table on your porch though people have socks, sneakers, clothes hanging, etc all the time
— fire alarm goes of constantly because people smoking where they should not be smoking
—- Example: 3 times in 2 days — 3am, 6am, and mid-​day
—- People do not exit the building anymore because they are tired of hearing false alarms so if a real fire happens, we’re all screwed
— Construction trucks at 6:30am in the morning driving around
— Washing machine in inefficient and leaves clothing with stainss/​not fully washed
This is interesting because the same company owns North Park Apartments and those are managed much better than River View. Would not recommend to anyone moving into the area until they fix these unnecessary quarks that cause so much nuisance and inconvenience especially paying the amount of rent they ask.

Awesome apartment community quality and very friendly resident service

I moved in here the beginning of August. It’s a very nice apartment I give them that, but it’s not worth the price I pay. The first day I moved in I came in with floors and counters already with huge and ugly scratches from workers putting the place together or just leasing agents showing the place it was a huge disappointment. The leasing agent just told me to take pictures and they would add it to our file…
Not even a week moved into the new place and we experienced not getting any hot water and it took the maintenance a while to get to us to fix it, it was ridiculous. After that the leasing office gave us an «emergency number» to contact if that ever happened again. And YES, it did happen again just recently last week. We dialled the number and received a recording telling us we reached the emergency hotline and asked us to leave a message… that’s not how an emergency number works come on Irvine!
Lastly, the washing machines here suck. They are way to small to wash a full load, the clothes does not come out clean. And recently the washer here ruined hundreds of dollars of my clothes in one wash after it was «fixed». I told the leasing office what was going on and expected some type of compensation for my clothes and they just said maintenance will come check it out…
Do not live here if you don’t have to, definitely not the best.

I only give it one star because zero is not an option. We were led to believe river view owned the park across the street and it would be open in December of 2014. It is now October of 2015 and it is not open. The staff here repeatedly makes false promises on when it will open and what role Irvine company has in it. The city and the company building the park point the finger at Irvine and Irvine points it at everyone else.
We have had the AC fixed about 3 times and it still does not work great. It’s a vast improvement from when my bedroom would be close to 80 and my baby’s room was 60, but it’s still not great. They had to cut open our ceiling to fix some of the problem and then had me stay home one day to have the ceiling patched and they forgot to set up the apt to have it fixed. They were as usual so sorry for that mix up.
We were told there was extra insulation between the floors so noise would not be an issue. My whole apartment shakes when the people below me shut the door and I am constantly woken up by the person above me. The people below me describe my 14 month old walking as «a basketball game going on.» She is 20 pounds so it should not be that loud for them.
The staff here might be friendly and the place looks nice, but I will never be leading from Irvine again and I highly suggest anyone looking go elsewhere. 6 weeks free rent was in no way worth living here and I look forward to my lease being over.
Yesterday I spoke with the mayors office, the city councilman and the parks department (again). They have all said that Irvine is responsible for turning over ownership to the city.
Since Irvine has been so unreliable I will take the word of everyone else over theirs.
The manager has been in touch with me but has done nothing to help.

I moved into Building 1 the day it opened, which was the beginning of August. A lot of the disadvantages that come with living here are left out of all conversations you have with the leasing office until move in day.
The only thing we were told is there would be construction on the other buildings for the first couple of months. What is left out of the conversation, is they will be working Mon-​Sat 7am to 7pm. There will be random fire alarm tests at any given moment, followed by power outages where elevators do not work and access to the stairs are behind locked doors, which of course, you don’t have a key to. You will not have a mailbox for several months and will need to go to the post office to pick up your mail.
The apartment I have is a 2 bedroom, and it is a nice apartment, although the construction of it was obviously a rush job. We’ve seen screen windows that are supposed to be nailed in just fall off as if a glue stick seemed to be a proper replacement of a hammer. We’ve had issues with the washer, dryer and fridge not working.
The maintenance crew is nice and they will come by pretty quick to fix things, but there honestly should not be this many issues.
Neighbor noise is pretty much how you would expect any apartment to be with loud elephants stampeding above you.
If you are squeamish of cockroaches, I would suggest you not to leave your apartment at night. Every night I’ve seen cockroaches on the sidewalks coming out of the sewer grates of the curb. Those suckers are fast too.
I received 2 weeks of free rent when I signed the lease. It is honestly not worth it unless you get at least a few months free because of the inconveniences you have to put up with.

The swimming pool in building 5 is too cold, it’s always 60 – 65 degrees, I’m an avid swimmer and it is well below the standard temps required by most YMCA and health clubs, people are swimming in their cultured garb, and baby’s swim in diapers that come apart. After5 months here the STOP signs have no pedestrian strip, this. encourages drivers to run them., and they do., the fire hydrants still have no red paint on the curb., and people park directly in front of them daily,
On several occasions there have been boxes of drill bits, and nails in the middle of the street from careless construction workers. Im moving as soon as lease expires.

I am a fan of the River View Apartments for the following reasons:
1) Great pool and facilities
2) Friendly and personable staff, who do what they can to help and go the extra mile
3) Great location
I believe the River View Community could improve in the following ways:
1) More community events
2) Larger size weights in gym :-)
3) More freedom on what you can and cannot do with your rented space given you are paying a premium for it anyway

I recently moved into River View Building 1 and love it! I am very familiar with Irvine Company properties in Southern California and it makes my transition back to the bay area a bit easier after living there (Irvine) for 5 years. Irvine company has a luxury distinctive feel and the amenities are pretty nice. Pool, bbq grills and gym is all I need! I can wait for the park and the retail to open up.
After reading the reviews, I was hesitant about this place because of the construction comments, but you have to think about it this way, if you want to move into a BRAND NEW apartment, there are going to be some growing pains (just like any other apartment) its apartment living– things are going to happen. I wake up to leave for work around 7am and get home around 6pm– So I don’t hear the construction much and if I do hear it on the weekends– its expected. Yes, you are going to pay a little more than the median because these are really nice brand new apartments in a premium location! Its in the center of EVERYTHING– 237, 880, 101 and 87 are minutes away, 15 min away from east side, south side, DTSJ, Campbell and Palo Alto.
We have a 1 bedroom and the hard wood floors and stainless steel appliances are great finishes! My patio is facing the light rail and can be noisy in the evenings, but if the screen door and windows are closed its not that bad (again– expected) The in-​house washer and dryer is located in the bathroom so we can’t hear it if the the laundry door and bathroom door are closed– that is also a plus. Anyways, Office and maintenance staff are great. Move in was easy. I feel like I am back in Irvine :) All the minor problems are resolvable over time so for now, 5 stars to my beautiful apartment!

Living on the 5^th floor is probably the best thing you can do living here. If you live on the 1^st floor, forget about having cell phone service! The pool area is nice but sometimes the hot tub isn’t that hot and neighbors who don’t take anyone else in consideration blare their over rated rap music. If someone complains, management deals with it and asks them to turn off the music completely.
If you like getting woken up at 4:00 am on a weekday due to the 4^th false fire alarm in a month that goes off in the whole building, this is the place for you! I have never lived in a place with so many false fire alarms. Management says it’s due to someone smoking in their apartment but that’s bs. It’s not only inconvenient, it’s a very unpleasant way to get woken up and to spend your time in the over priced apartment. They need to fix that quick.
There is construction but hopefully they get done quick. It’s not the apartment complex’s fault although the contractors could use a bit of a push to get shit done right and quick. The park is still under construction which is another thing that needs to get pushed to get complete. There should be no logical reason why it’s still getting worked on other than the fact it doesn’t get worked on everyday from the looks of it.
The washer and dryer they put in these places are way too small and the washer doesn’t even rinse all the way the first time nor fill up with water all the way like normal washers do. The dish washer doesn’t dry your dishes and the freezer makes ice slower than a tree makes molasses. There’s definitely not enough storage space within the apartment so if you moved from another state, you will have to rent a storage space as well, which is also expensive!
All in all, this place is way too expensive for all of the inconveniences!

At first when we moved in it was awesome, we thought that we are getting a great deal but the joy ended soon,
I gave it 3 stars because the management staff is good but its actually a 2 star apartment complex.
The management staff is great no complaints, there they are awesome.
The apartment is awesome, spacious and nice.
But:
1. Construction is going on all the time, I gave my car for service 4 months ago and I had a flat tire, they said I have been driving in a construction zone, I gave it again and they told me the same thing 2 big nails in my car. It did not strike me the first time but the second time I figured it out that because of the construction in the area.
2. The fire alarm keeps going off, every other time when there is no fire, cant work from home anymore, was working late 1 night and was catching up on sleep and the fire alarm went out this happened twice in 2 days.
It goes of 4AM and in the evening, its really driving us crazy.
3. There is now painting going on so more noise, this is painful. This is a new apartment but they keep fixing everything again and again, during painting the took down all our lights we put up in our patio and handled our table in the patio badly.
4. So much noise just cant work from home anymore construction, painting or construction or something or the other.
5. The elevator is out almost every other time.
Downgraded this to a 1 star again the fire alarm went off at an odd timing.
There was no hot water in the taps whole of yesterday.

I do love it here! I have a corner unit which is very nice and SPACIOUS! I get people that are in awe of the place every time they walk in but could be due to my decorating skills ;)
Park isn’t finished yet but no big deal to me. Wasn’t a priority first moving in here.
Gym is fairly decent and actually better than most
Front staff is amazing
maintenance is quick to respond to requests
A lot of neighbors aren’t too friendly really but from the reviews below, guess everyone is just a little edgy
construction is annoying and more annoying on some days than others. Seriously, how often do they need to reverse and back up? BEEP BEEP BEEP! Agh! can’t stand it! haha… BUT I was well aware of the construction that would be going on so can’t fault the apartments for that since I was given fair warning. I DO think that they should cut it off a little earlier in the day though about 5 at the latest and saturdays are a bit ridic but they just started recently working on saturdays and longer days so Im assuming they are quite behind in which no way I would think its the apartments fault.
My AC acts funny from time to time, nothing thats ruining my life or anything though
SEWER costs on my water bill was $ 40 and water was only $ 13??? along with the stupid other fees bill came out to over $ 70… Thats stupid right there!!! what tha? Im from Texas so must be a Cali thing, go figure!
Place is pricey but u get what u pay for (I could give two **** bout my sewer though, lol) I believe prices are only going up and newer units are in process Im excited to see how it turns out. Shops onsite on the way along with additional amenities !
They develop weekly events at the community for everyone to gather, get to know one another and enjoy themselves compliments of the apt community. I like it here but considering moving closer to the city when lease is up just personal preference. Nothing particular driving me away except not a lot of people in the area I don’t have too much in common with so social life has diminished :(regardless Im happy :-) Check it all out for yourself. Most likely by the time u do, all these «complaints» everyone is posting will be resolved by then… or closER to it

CONSTRUCTION CONSTRUCTION CONSTRUCTION!!!
Throughout the day you keep hearing eerie construction sounds. if your apartment faces construction side you get a month discount on rent. But for others there is no discount. Why do we have to adjust to such a noisy environment. The height is construction goes on Saturdays too. You can’t stay in home because of the noise. When I tried to speak to leasing office people they were marketing me a new apartment. They told me I can move to new apartment with new high rent in place. Are you kidding me?
Facilities:
In the small gym (between two buildings one gym), advertisements for the classes that are going to start have been in place for over three months. They told park would open in February and it passed and next in May and that too passed and nothing yet!!!
Every other elevator is out of maintenance every week.
Street lights will be off permanently I guess and nothing has been done about it. Well you need to use car headlights/​torch to get around apartment during night. For the amount of rent we pay here this is very disappointing.

I have been living with Irvine company in bay area for a whille now. I find riverview to be really below standards in this area. I found management team and staff at North Park and Crescent much better.
It’s not as good for the money that you pay:
Park was supposed to be finished by Feb, thats what it was told when we signed the lease in Oct last year. Its June and still its moving on at a very slow pace. Management just tricks you into grandeur. Similarly, dates had earlier slipped for gym opening, for WiFi in gym and many more
Mail box not at optimized location. No place to store big boxes, in case. I will have to walk a lot to check your mails (for most cases)
No cellphone network for most carriers in and around riverview and no signs for improvement. you will see zero coverage in leasing office and even on the road outside leasing office. I stay on 4^th floor and with no obstructions, we barely manage to get 1 point of network coverage

Management is very quick to act on complaints from noise insensitive resident, without understanding if the music is loud or not. If you like watching television at normal volume, this is not the place for you. Reason: insensitive neighbors (if you have bad luck) and senseless management and security, who can show up at your door anytime to check if your volume, and then acknowledge that volume is good, apologize for showing up and go away. This has happened 8 times in last 5 weeks with us. Can be very frustrating for resident, but management does not understand this.
Elevator is out of maintenance. Once every week you will get a SMS saying elevator is down.

The property manager called me to apologize for what was written in my review. I appreciate that the recycle chute was fixed, but that is about it. I was given some explaining on why the lights cannot be turned on and that the park is owned by the city therefore the lights aren’t on because the park isn’t open-​yet the light fixtures that stand on the same part directly next to my apartment are off and independently operated? At this point I don’t even care. I just want to be able to see while I walk my dog at night. This apartment is like a knockoff handbag-​looks cute but is cheap and in the end you wasted your money.

It’s been a little over 4 months since we’ve moved in… and over time… my love for this place is not getting any better :(
People in the leasing office are still very helpful… minus one… I tend to get a lot of attitude when I used to go down to check for mail. I say used to because now they have the mail boxes set up. But other than one, everyone else is amazing there!
They set up some events so far and it was a nice attempt to get people together! I hope they have more. and something during the weekend… its hard to want to hang out with strangers after a work day. hahaha
Why did my ratings go down?
1. Construction is getting annoying. The noise, I understand, but these are things that bugs me: Driving in and out of the apartment gets dangerous! It’s hard to see who’s coming around the corner with all these trucks/​vehicles blocking the way. While waiting to enter the building, the construction crew thought it would be a good idea to dump all the gravel into another truck and have dust particles fly all over our car.
2. There is another non-​Irvine company apartment being built in the middle of all the irvine apartments… Husband and I see that it’s almost done, so we want to walk the dog around the building just to check it out. Security Guards shouts out, «Hey. Hey. Give me a break.» And we weren’t sure if he was talking to use or his buddies. So we stop, turn around and he says, «What are you doing. Why you got to act like that?» And we are confused… like, what did we do? There wasn’t a gate or fence blocking the area… we weren’t trying to «sneak» in… there was no reason to approach us like that. So much easier to say, «Hey guys, things are still being built and we don’t want you guys to get hurt walking on the sidewalk.» The way the security guard approached us really irked my husband and I.
3. I got so many notices from them that they would have to enter my apartment, things will be turned off, x and y needs to be fixed and etc. It’s only been 4 months guys! I’ve lived in Irvine Apartment Communities before… new ones just like River View and we did NOT get this much visit in the two years that we stayed there.
4. I think the park across the street is taking way too long to be built.
I really want to love this place. I really loved Los Olivos in Irvine, CA… but so far… has not met my expectations I had earlier this year. Maybe when the park is set up, we get some stores open, fitness classes are offered, etc… it’ll get better.
