AJF Engineering & Home Inspectors

Recently had AJF inspect a home I am purchasing. They were recommended by my real estate agent. One, they were more expensive than most other inspectors: $ 509. Two, my real estate agent actually called out the inspector because he was trying to say that the dual pane windows were virtually rubbish and biggest problem on the house now that they seals leaked and were fogged in some places. This is a very big misconception that these windows are worthless. If you talk to most experts, they will say this makes little difference in the efficiency of windows. Thirdly, we signed up for a free recall check on all appliances in the house. We were given a list but the refrigerator was excluded. When I inquired with the office, I was told that most homes aren’t sold with fridges so they don’t bother checking them. Here’s a thought… maybe ask before assuming. The current home I’m selling is being sold with the fridge, as is the one I’m buying. This company was too expensive for the sub par experience. I would recommend going elsewhere.

I have been referring this inspection company for at least 6 – 7 years or so and they have never let me down. I use them for my personal purchases too! Not only are they all great people and good at what they do, they step up and go above and beyond! Recently the owners, Paul and Sharon visited a troubled property on a Sunday during the holidays! I couldn’t believe they were calling me from their cellphones at my buyers property engaging with the seller to resolve a huge issue! There really is so much more to tell from Maria who answers the phones to individual inspectors like Curtis and Joey. YOU REALLY CANNOT GO WRONG HERE — buyer, seller Realtors take note!

Travis came out and inspected our new house. He was extremely thorough and detailed. In addition, he answered a ton of my questions around stucco and other Arizona specific maintenance items. We just moved to Arizona so this was a huge help. I couldn’t be happier with the work they did. Well worth the money!

We are moving to AZ from another state and needed an inspector for a home purchase. After doing our homework we hired AJF. One of the big reasons we chose AJF is their independent and unbiased opinion. The house, pool and termite inspections were all completed by one inspector. Some of the other home inspection firms subcontract with termite extermination companies for the termite inspection.
Rob Garfinkel was our inspector. We agree with previous reviewers that he is knowledgeable, thorough and extremely professional. We received a full verbal and written summary of his findings, including inspection photos. We also received a recall check report which uncovered a minor, but potentially hazardous, appliance repair that we likely wouldn’t have discovered on our own.
We would absolutely use AJF again and will send all referrals to them. Ask for Rob!

We are in the process of buying a home in N Scottsdale. With the offer accepted, our realtor lined up AJF to do the inspection. We live elsewhere and were not able to be there for the inspection but we did have a friend film it. Before watching the video, I read the inspector’s (Travis’s) report. My first reaction was that we had far more action items than I had expected. Then I watched the video. Travis is a consummate Professional with extraordinary attention to detail. My wife and I were highly impressed and swung from having a twinge of post-​purchase dissonance to a feeling of comfort based on having an expert’s thorough knowledge.

I used AJF to inspect my first home purchase. AJF did a very throughout inspection catching all apparent problems. I could not have been happier with the time they took, the detail provided and the courtesy of taking their time with me as they knew this was my first home purchase. I had my very experienced Realtor look over the inspection as well. He was extremely impressed with the amount of detail and was very confident I made the right choice in hiring AJF. After 4 months of living in the home, no issues have come about that were not identified by AJF.

I used AJF Engineering when I bought my house a few years ago and Rob Garfinkel was my inspector. He was very thorough and took the time to explain everything to me in detail. In my opinion, he is by one of the best inspectors in the AZ market. I highly recommend him. In addition, he even got up on the roof, when it was raining. That shows me that he is a dedicated professional.

AJF Engineering provides a level of service and expertise that is rare in the real estate industry. From their efficient and professional office staff, to the level of knowledge each inspector has for structural integrity and the easy to read and detailed inspection report they provide they go above and beyond their competitors. They offer a recall check program for all major appliances and they make my job as a Realtor very easy to negotiate inspection repairs by having detailed documentation to include with repair requests. I have been working with AJF since I started in the real estate industry in January 2007, and I never hesitate to refer them to new home buyers, existing home owners to maintain their investment, new construction developers, etc. They are a step above the rest!

I have used AJF twice in the past 12 months, I purposely waited to write this review to keep my emotion out of this review. The first time we used their service was with an inspector named Joey – I can say if you can guarantee Joey A will do your inspection, you will be okay. Joey is thorough and a very good inspector that was able to detect mold in an area that most inspectors would miss. We had to cancel the contract on this home as the appraisal was significantly under my realtor’s estimate – which included several other factors.
About 2 months later, we entered into another contract for a different property, but Joey was unavailable to do our inspection. I expressed my desire to have an inspector who was a veteran and not a new employee or new to the industry – they assured me this inspector they selected had been with them for over 2 years and was well experienced in the industry. This turned out to be a big mistake – after spending $ 450 for this inspection, I learned of many things he missed – things that were visible.
The roof had been leaking heavily by the entrance, the water damage on the sheetrock was noticeable by me the first night I moved in – once I saw this, I started looking further. I opened the front window (just the shutters) and the entire left baseboard is rotted from the water damage. Additionally, there is a crack under the closet organizer in one of our bedrooms that was not noted in the inspection. I contacted my realtor who asked AJF to come out, the president of the company, Paul, was kind enough to come out – I gotta say he is a smooth talker. I should’ve pressed him to repair the water damage in the front, but in the end I decided not to pursue it and just cut my ties with the situation.
A couple weeks after Paul visited and looked over the property, I found that we have a short circuit – as I researched it, it seems the previous owners added additional lights on both sides of the garage door – instead of running a new circuit, they tapped into the back patio/​dining/​den circuit, that means if we have the lights on in the dining room and the den, the breaker jumps… my guess is the inspector did not check the circuity breaker properly OR did not know how to check it – still not worth going back to them – just better to walk away from it and make sure to write these reviews to warn others of AJF.
My perception of this company is ruined, I will not use them nor recommend them – if they have inspectors they claim to be experienced veterans that miss visible damage, I wonder what else they miss.
Your realtor will probably urge you to have an inspection, I would advise you to either do it yourself and be sure you check everything yourself, or pick a different company as AJF will not be reliable, unless you get Joey.

AJF Engineering inspected the new home we are buying and did an excellent job. The inspector was Rob Garfinkel and he was extremely thorough and very professional. He also took the time to speak with me in the evening of the issues he found. The inspection report was detailed and told us exactly what the problem was. I would recommend AJF Engineering to anyone needing a home inspection.

AJF Engineering are do an extraordinarily thorough and professional job with their inspections. They use a program that takes though every facet of your home and leaves no room to miss anything. The leader of the group Paul, is a true engineer. He understands the mechanics of your home and the construction. I am very impressed with what Paul and his team did for me. And at the end, with the program they use, you are given a report that is very readable and user friendly.

My husband and I have bought four homes in the Valley in the past 12 years. We have always used AJF Engineering to do our home inspections. They are reliable, experienced, and professional. If anything is not right, they will find out the issue, explain the problem in a full detailed written report and tell you how to deal with the situation. I would only use their company because I can TRUST them. That Trust means so much to us when my husband and I buy a home.

We chose AJF Engineering to do the inspection on our new home. We were very happy with the service and would recommend them to anyone. Our inspector was supposed to be at the house for about two or three hours but he ended up spending closer to five hours… not because there was anything wrong… just because they are THOROUGH. Their price was comparable to what other companies quoted. I think it was about $ 450 for the inspection. This is money well spent. We went into our closing negotiations feeling very well informed.
