Rollin Street Flats

Rollin Street Flats was a beautiful place to live, and very convenient to my office at Amazon! The two best things about the apartment were the appliances (amazing Bosch appliances!) and the staff (super friendly– especially Leon and Seth)! I wouldn’t have moved, except for the fact that my boyfriend really wanted a closed one bedroom. I would highly recommend living at Rollin Street Flats.
Amenities– gym with basketball court, community room with pool tables, two decks
Pluses– very nice staff, great appliances, wood floors, very modern feel, dog friendly
Minuses– lack of closet space, could use a dog run
As a note to the lower review– they do not charge anymore for paying rent online

My partner and I have visited this property several times. The other we stopped by and met with Seth, the property manager. I must say, you couldn’t ask for a nicer more helpful person. He took the time to show us several units and explain all the buildings amenities. He’s even a dog person, so he loved our dog. Which is always a huge plus. RSF is a very popular building and there wasn’t anything that met our needs at the time we visited, but Seth has been very helpful and is keeping us in the loop so we can find something. This is a beautiful building in SLU and easy walk to just about all of the heart of Seattle. It’s a super quiet building too, which is very important to us. Needless to say, we are looking forward to living here, if we find a u it that meets our needs.

We have been super happy with our experience at Rollin Street flats. Everything from the leasing experience, to the move-​in, to the apartment itself has exceeded expectations. Everyone in the leasing office is super friendly — Ashley made the leasing process seamless, and Seth and Stacey are both always happy to help with a smile. The team makes you feel warm and welcome, and they are professional, courteous, and responsive. We came from another high-​rise in the area and have been much happier here. If you’re looking for a place to live in South Lake Union, Rollin Street should definitely be on your list!

For the last 10 years I’ve been searching for a community like the Rollin Street Flats — the apartments are beautiful with high quality finishes and modern accents. The people are friendly and actually greet each other in the elevator rather than filing into corners and awkwardly staring at the ceiling or floor. The staff is superb. I worked the Ashley and she was a gem; honest, an effective communicator, organized, and pleasant. The whole move in process was simple and they were incredibly accommodating. I have lived here for a month now and can only say I wish I had moved in sooner.
I cannot recommend this building enough — I absolutely adore it and its location.

There’s been a new management company installed at Rollin Street recently, and it has gone downhill fast. Paying rent online now costs $, even for direct bank payment. They turn the package alert tvs off at night when you’re actually home to see them. Planned social events are way, way less common. The windows are cleaned way less frequently. This used to be a high service building, and the rents reflected that appropriately.
No longer. This is now being run like it is targeting the younger, cheaper tenants, and trying to save costs. Perhaps they’re anticipating transitioning to that model when the towers start being constructed on either side of the building? In any event, I’d ignore any review dated prior to February 2015 or so — it isn’t the same building anymore.

We have only lived here for 2 weeks now. I keep seeing all the reviews that talk about the lack of audible noise between floors and neighbors so I’m a bit confused. We can hear our neighbor upstairs walking all the time (especially in heels). We hear our next door neighbor walking in her heels constantly and we hear all of them open closet doors. I love the location and neighborhood, especially its proximity to stores and restaurants. I love the leasing office and they have been great with the move-​in process and helping us get settled. My only issue, really, is the audibility of our neighbors but apparently we seem to be one of the only people with this issue.

I have nothing but great things to say about Rollins Street. First and foremost the staff is amazing! They are so engaged and help is always on the way. They put a lot of energy into the community to make sure everyone is comfortable.
The building itself is top quality and the units are large. Compared to the many «loft» condo buildings I looked at when moving, this building has quality finishes. The floors, appliances, cabinetry and fixtures are condo quality rather than the rental quality you see at all the new buildings around. i have been here 8 months and don’t hear neighbors above or next door. I am also next to the elevator and would never know it. The location is great too.
Highly recommend based on the quality of the unit but mostly on the superb building staff!

Can’t say enough great things about living here!
The quality of the building is top notch, sound doesn’t travel through units, and the community deck is so lovely.
Staff is helpful, residents are friendly, adorable dogs everywhere (but never heard any barks coming through the walls).
Neighborhood is central to everything, and the hot bar at Whole Foods across the street meant that a lazy non-​cook such as myself could have a decent dinner every night.
Absolutely recommend this place!

I just wanted to update my review to reflect how smooth the moving out process was. After almost 2 years we moved to a different state, otherwise there was no way we would have left.
The staff were happy to answer all my random questions about the moving out process. They closed my account with Seattle City Light (I wrote them a check for the final bill) and all I had to do was book the elevator for the movers and return my keys.
I received my refunded deposits promptly after moving out (minus cleaning fee and $ 5 each for large holes — FWIW they were very fair in determining what was a large hole). I had mis-​remembered the amount of my deposit, and after emailing Shannon with my concerns she quickly called me back and sent copies of everything.
So be reassured that the amazing service continues even after you move out. Rollin Street is the best place I’ve ever lived and I’d move back in a heartbeat.

Just moved out of Rollin street this past weekend and all I could say is that it was a great two years of residence for me and my wife. We mainly decided to move in order to purchase a new home but otherwise would have stayed as long as possible! Some of the positive things we will remember was the short walking distance to work and great restaurants, excellent amenities, German appliances, and our unit specifically had a kitchen island with a wine fridge, and slider doors to our bedroom. I want to especially acknowledge the professionalism that comes with the building to Shannon, the building manager, who made our move out process so seamless and easy and to Amanda in the leasing office who would always make herself available to answer questions, deliver and check out packages at our convenience and always greet my wife, our dog Luca, and me with a huge smile everyday we saw her in the building. One of the best features about living in at Rollin street is that whenever you have an issue or problem that comes up with your unit there is ²⁴⁄₇ maintenance personnel that can come to the rescue. I want to especially thank both LEON and MANNY (aka Manuel) for their professionalism, expertise, hard work and dedication to their tenants, and just always having a positive attitude and being so thoughtful and kind every time we would see them. It’s because of genuine people like Shannon, Amanda, Leon, and Manny that made our living experience at Rollin Street one we will never forget and always cherish. Thank you Rollin Street!

Huge Fan! Spent 2.5 years at Rollin Street before making a move to AZ. Had the move not happened I would have stayed at Rollin Street. The staff is amazing. Due to a ton of travel and very rarely being at home during business hours, they were kind enough to take my dry cleaning and packages up to my apartment so I had them when I arrived. The amenities are fantastic, as was my view.
Would have given 5 stars, but no wifi in the workout room. Need to try and get that one figured out.
Will miss everyone at Rollin Street!

Shannon and her team (esp Amanda and Leon) are the epitome of great customer service, always friendly and helpful. It makes «the» difference to your downtown living experience because you are around people who really care about both the tenants and the condition of the building/​units.

These guys (and ladies really) are as good as they say. Efficient well run building and extremely helpful staff (especially Amanda!)
Where else in Seattle can you have an indoor weekly pickup bball game with tenants and staff right in your building!!!
Parking is tight but convenient. Views of the Needle are great. And convenience to downtown Whole Foods lots of restaurants and the SLUT are all great!

I’ve lived at Rollin Street Flats for about 2 years and have truly enjoyed the experience. It’s been a great place to call home. I never hear my neighbors, any maintenance need is met immediately (changing light bulbs, refrigerator filter), tenants are friendly, excellent location, and the management staff are awesome — the best I’ve ever worked with. I travel for work and rely on them to deliver my packages and be there if I need them. They have consistently gone above and beyond in taking care of me and my daughters.

…have relocated 5x over the last 9 years and can say confidently the team at Rollins is top-​notch.
Shannon and her team are accessible, reasonable and consistent. They respond quickly to any request and are sincere when asking if they can provide anything.
Beyond that the building is safe, clean and quiet.
I’ve been here almost 1 year and I’m a raving fan.

Horrible experience at Rollin Street Flats. DON’T DO IT! Guaranteed rent increase every year at about 20%.
Looks are deceiving, it’s a nice building but NOT worth the stress of dealing with the horrible management company, Riverstone Management. Google Riverstone. They have and F rating with the Better Business Bureau.
Do your research. This management company is TROUBLE!

In the brief time I lived at Rollin Street I can say that the experience was great. The staff was always friendly and helpful. Customer service was great. The online service request system was very efficient and easy to use. They always responded to our requests the same day… no waiting for days to have the fan fixed. Overall I’d say this is a great building to live in.

We have been living here for about a month now and I know, being new tenants, what do we know, right?
Well, coming from Harbor Steps (see my review there) this place is absolutely amazing.
Beautiful layouts, awesome kitchen, the most friendly of staff (and completely straight forward about rent increases and everything else that people docked this building for) and the best maintenance staff I’ve ever encountered.
I was telling my hubby that I hated living in downtown and that I want to move to the suburbs. And then we moved in here and now, I can see myself settling down here forever (of course, we probably won’t as it is very expensive, but still competitive with other complexes in the area… eventually we will need to let our dollar buy us more space).
These units are virtually sound proof. We are on the third floor and NEVER hear our neighbors aside from when people pass by in the hallway which I imagine is standard in any place. I hardly hear any traffic noise except for the occasional ringing of the street car which is not bothersome whatsoever.
A previous review mentioned that they couldn’t watch TV in the living room and in the den at the same time. My husband and I hardly ever hear each other from the respective rooms. It’s almost like an invisible sound barrier once you hit the kitchen. We were both listening to separate radios and pretty decent volume levels and I didn’t hear his until I walked into the bedroom and couldn’t hear mine until I walked into the kitchen.
Overall, I gotta say some of the reviews on here are just overly nit-​picky by people that need to realize that they are living in downtown Seattle in an apartment building. If you are that in need of special attention, buy or rent a house.

Update 5÷14÷13:
It’s officially been three months since we have moved in. My review still holds completely true and I still love this apartment. I think the only complaint that I might add is that if you have AT&T or TMobile (those are the only two we have confirmation on) and you are living below the top floor, your reception will suffer greatly. It makes complete sense as this is essentially a concrete jungle. Still, not something that I think should influence your decision to move here as there are plenty of other phone options out there. I still rate this apartment a 4.5−5 out of 5 stars. Damn near perfect still! :)

My wife and I lived here for about 2.5 years and, overall, we were very pleased. Let’s do the downsides first:
It is expensive. I do know there are more expensive properties in the neighborhood, but I’d guess this one is on the higher end of the scale. None of the other properties are across from a Whole Foods and a streetcar stop, so take that into account.
As for building security, things improved after key access was required for elevators. It would be nice to add a doorman-​type. I never had a concern with the security of our unit… just the building itself.
The upsides:
Location. You can walk most places downtown. Per an earlier review… no, it’s not a quiet neighborhood. It’s kind of in the middle of a major US city. Sirens, traffic… city noises happen in a city.
Units. They’re in great shape, with a good selection of layouts and I will likely never own appliances as nice as the ones here. And inside our unit we never heard noises from next door or (importantly) above. Aside from the rare occasion of loud hallway noise (usually just someone walking by), it might as well have been just us.
Maintenance. They are amazing and approachable. I have lived in a lot of rental communities in several different cities and the staff here is the best yet.
Options. We looked at a lot of apartment buildings when we moved here. This was the only one that I wasn’t locked into Comcast for TV/​internet. DirecTV is available and there is a separate vendor for internet. No other building I saw had that arrangement.
Bottom line: read the terms of lease. Know what fees are there. Maybe spend some time in the neighborhood and see if construction will bug you. Do the due diligence of not just walking into the leasing office and taking a tour. You may not think this is the place for you. But it definitely was for us.

I’m married to the guy who just reviewed, so perhaps this review will be redundant. My opinion is that this is a great building in a great location. There are challenges, but what rental property doesn’t have challenges?
The building is located in an up-​and-​coming downtown area. Per the earlier reviews, yes, there is construction and the rent is going up. But when we first looked at the building back in 2010, there was literally nothing in the neighborhood. Amazon came in and with it came higher rents and construction, but also commerce — so now there are an ever-​growing pile of restaurants, bars and fitness options. You pay for what you get — and that is a really swanky apartment in a great location.
And the apartments are very swanky. It’s a little easier to justify the cost when you tour other area facilities and see how much swankier this one is. Simply gorgeous, and the maintenance crew is outstanding. They are reliable, fast and very good people. Damon, the head maintenance person, is a rock star — no one better in his field.
The building is pet-​friendly, and anyone complaining about pets must just be a pet-​hater. Same with the mean tenants comments — simply untrue. We found the building to be a laid-​back, friendly environment.
Loved the nearly 2.5 years we were there and will look back fondly.
