Silver Spring Property Management

OH MY GOD. If you need to rent your place out, do not Pass Go. Do not collect $ 200. Just call Silver Spring Property Management and let all your worries go away!!!
First some background: my husband bought a condo at the *peak* of the housing bubble, so we’re upside down and can’t sell it. When he went to rent it, we heard some not-​bad things about Noah’s, and gave them our business for 2 years. Which was a *nightmare*. They didn’t tell us that they offered to rent our place out for less than what we agreed with (and then it became a he said/​she said game), they didn’t put a rent increase for month-​to-​month in the lease (even though we had specifically asked them to do so), whenever our tenants needed anything done on the place, Noah’s *ignored their requests* to the point where our poor tenants threatened to withhold rent (that’s when we found out about all the communications that they never passed onto us), and when the maintenance guy would go out to our condo, we would be hit with the MOST RIDICULOUS charges (like the time that Noah’s billed us for *A/​C FREON* IN THE MIDDLE OF THE POLAR VORTEX. WHAT THE FUCK???). Basically, we were fighting with Noah’s almost every month. I can not warn you away from Noah’s enough.
So, when our contract with Noah expired and our poor tenant moved out, we took this opportunity to find a new property manager.
Enter: Silver Spring Property Management.
OH MY GOD. It actually feels like being Cinderella. When I had Noah’s, it was like living with the two mean stepsister and stepmother. Every communication with them was frustrating, nothing got resolved, and we spent more time managing our property than they did (which begs the question — what the FUCK were we paying Noah’s for???). But Silver Spring Property Management is seriously like when the prince comes and whisks Cinderella away. No seriously.
SSPM deals with the tenant promptly so that we never have to be involved. When the tenant moved in, evidently there was a lingering chemical smell from when we had the carpets cleaned… SSPM shot us a quick email to let us know what was happening, but then took care of it without any prompting for us! When the stove died, SSPM not only handled all the communications with the tenant (something that would have never happened with Noah), but they also sent us options and pricing for a new stove along with recommendations of which stove will help the appearance of the kitchen for future renting/​resell value! Also, after the tenant had been in the condo for a year, they went over to do a property inspection to make sure that the tenant wasn’t trashing the place (WHAAAAAAAAA??? I don’t think Noah’s *EVER* did that for us!!!), and basically, they have just been AMAZING on the handling everything about our condo!!!
While we were at Noah’s, we constantly talked about selling the condo and just taking a loss on the place. But now with SSPM, we often forget we even still have that condo because they just take care of everything so seamlessly that we don’t get constant bitchy emails from the tenant.
AND, as far as we know, the tenant loves being there — they just renewed for another year!
OMG. It’s seriously a FUCKING MAGICAL EXPERIENCE. This is the most stress-​free, easy, and awesome property management company I’ve ever come across!!! They take care of our property like it’s their own, and they always treat us like we’re MVPs… something that you don’t get with many other property companies that just care about the bottom line.
Silver Spring Property Management is seriously amazing. They deal with everything (even getting a tenant into your unit… which SSPM was able to do within a month of us contacting them!) and takes the «management» in their title seriously. I don’t think our condo has ever looked so good!
