Things never get fixed and when and if they do, they then bill the tenant even though it’s covered in the lease. Owner is never available to talk one on one. If you are even a day late, it’s 75 $ AND they send someone to your door with a 3 day pay or vacate notice and then they charge you 40 $ for that!!!

They were fantastic until it came time to move out. Some of the charges that we were given on our final disposition seemed excessive. Beware when you move in and take an obsessive amount of notes during your initial walk through and pictures of everything when you leave. I wish I could leave 2 ½ stars.

I absolutely can’t rave enough about this well run company! If you are good reliable tenant then you have absolutely no problems. And the people leaving negative reviews are the tenants that are not… so great. The owners of the homes are very satisfied otherwise there would not be homes available. Love this company and all that they do!!!

This company really doesn’t seem to have things very organized. My first complaint: I called about a property for rent. I specifically asked if pets were allowed and told the receptionist, Dennica, that we had one cat. She said yes, pets were allowed at this property with a pet deposit. I made arrangements to see the property and paid a holding fee– which was not a small amount, almost $ 1500. It took almost 2 weeks for our application to be approved (strange because we have good credit, income and no criminal records), but we stopped looking for another place, because they told us the property was being held for us. When our application was approved and it came time to sign the lease, they said, «Oh yeah, by the way, this property doesn’t allow pets.» It was less than a week before we were moving out of our house and we suddenly had nowhere to live. Because of their incompetence, we had to live with family members while trying to find another place. Luckily, we found a better home with a much more organized property management company.
Second complaint: The agent showing the property, Jonathan, was rather rude. He wanted us to rush through the house and didn’t want to show us the entire place. He became upset when we asked questions and seemed really put out that he had to show this house to us.

The person who showed us a condo would not stop interrupting me and talking over me. It was so strange. I brought a friend with me because I don’t make a habit of meeting men in empty houses alone, and he acted very annoyed that I brought someone who wasn’t interested in renting the spot. It seemed like he was on drugs. We walked around and then left because he made me so uncomfortable. His name was Jonathan.

These people are scammers. Take pictures of everything concerning the condition of the house or apartment you are renting. They took my entire deposit and charged me extra on top of that. I paid in full at their office. Two years later, I get a letter from a debt collector for the amount above the initial deposit. Since I did not get a receipt at time of initial payment, I have no way of disputing this debt. Forwarding the debt to a collector damages my credit score.
Read the reviews here and on google+. The majority of the reviews are negative. Avoid dealing with this company.

I found my absolute dream house on Zillow and rushed out to see it. It was even better in person, so I put down a deposit on the spot. It wasn’t until I got home that I read the reviews on Lighthouse Cove. My application was approved and I was even able to sign the lease electronically while I was out of town which is super convenient since I travel for work. I signed up for an online account right away, too, so my rent and other bills can get paid automatically and I can submit maintenance requests without having to phone in.
During the move-​in, I heeded the warnings of other reviewers and was meticulous in my notes. I was perhaps too meticulous… a few days later, we got a call from their handyman to schedule a time to fix a few of the little things! Recently, I got around to putting in a ticket for some of the plumbing issues that have been slowly getting worse and a plumber was scheduled to come out the very next day. The maintenance coordinator even scoured her resources to find someone who knew enough about foundations to reassure me when we started having water accumulation problems after recent hard rains.
Having most recently lived in brand new luxury apartments in Seattle, I was worried about the challenges of working with a smaller property management group, but my fears have been proven unfounded. Lighthouse Cove is every bit as modern and attentive as my old property managers. I look forward to dealing with them for a good while, at least until I’m ready to buy my own place!

— A REVIEW FROM A PROPERTY OWNER WHO USED LIGHTHOUSE COVE TO MANAGE THEIR PROPERTY —
I owned a duplex and was in a position of desperation. I had a string of bad tenants, was struggling trying to hire the right people to do maintenance, and was stuck in a cycle that was going to lead to foreclosure. I was too nice and let things slide with tenants and it became habit. A bad habit. I needed to have a property manager.
Lighthouse cove turned my place around. I signed up with them and right away they got my unit cleaned up and repaired. They got me an tenant within 30 days who signed a one year lease. They screen and credit check the tenants, do the lease paperwork, get the deposit, collect rents, handle repairs, etc. The process was painless. To be able to step back and let someone else handle it was a huge relief and much needed because I couldn’t do it on my own. My tenants pay rent on time and lighthouse cove deposits my monies and emails me a detailed statement every month.
I wanted to put in flooring and they did all of the leg work of getting quotes for me.
I can honestly say that having them be my property manager saved my investment.
And in case anyone is wonder — I do not personally know the staff. I know when I was interested in a property manager it was really hard to find a review from the owners perspective.

I could write a lengthy review on how dissatisfied I was with this company but I’ll keep it short. Our house was FILTHY upon move-​in and there were several broken items (including windows) that were never fixed in the 2 years we rented a property through them. We went for a combined total of 9 days without either hot water or any water at all (4 days with no water at all) and in the «no water at all» case it was an issue that could have been fixed in a matter of hours. They also lost their keys to the house and to other buildings on the property on more than one occasion which did not instill confidence in their ability to organize. For these, and many other reasons, I do not recommend renting properties managed by this company.

Appalling service. I utilized their services in 2013 after researching a few other property management companies, and I was the victim of deplorable bait-​and-​switch tactics. I wanted to trust them with my investment, so that I did not have to worry about rent payments, maintenance, etc. The owner said all the right things to secure my confidence in hiring her to manage my investment property, but didn’t deliver on any of her promises. They turned a blind eye to multiple violations of the lease agreement, even when I insisted they do the job they promised to do, when I witnessed multiple violations of the lease that were continually ignored.
All was fine for the first 2 months, but suddenly the monthly rent distributions were falling short of the appropriate amount. Nobody at Lighthouse bothered to give me an explanation, just passing it off as if nothing was wrong until I had to call them out on it and demanded that they do their job.
According to the lease agreement, there was a fee for late rent payments, but that was never collected. Adults not listed on the lease were prohibited from staying for prolonged periods — that was ignored. Pets were prohibited — the tenant had TWO cats.
Even after paying the $ 5/​month eviction insurance since the start of the lease, she refused to proceed with eviction proceedings (even at my prodding) despite the fact that the tenant was delinquent on several months of rent and acquired two pets (in a no-​pet rental). She assured me that she would have animal control remove the animals, then got all «buddy-​buddy» with the tenant and tried talking me down, asking me to give the tenant «some leeway»…and the animals remained.
Beware the false promises. I was more than forgiving with a couple incidents, but I just can’t deal with their complete mismanagement of my property. I’m sure they look great when dealing with a rule-​abiding tenant who always pays rent on time, because there’s obviously nothing for them to do but distribute rent. If there are any issues with the tenant, however, they will clearly not take any action to protect your investment.

I was ripped off by these people as they inspected my home before and after I moved in and then charged me for painting the apartment a diffrent color/​They took my 500 dollar deposit, even though it was not painted in my entire tenancy. As far as I am concerned they are a bunch of criminals and can not be trusted. I had full and complete inspection reports, the apartment was grossly cleaner than when I moved in, but apparently all that matters is who can afford a lawyer…

I have been working with Lighthouse Cover PM for more than a year now and I’m highly impressed with their customer service and knowledge of the industry. I am a Real Estate Broker and I have referred several of my clients to them and they have always gotten top rents, A+ Tenants and quick turn around time on getting tenants in rentals. I have nothing but great things to say about the owner Chrysztyna and her staff! I would recommend them not only to landlords but to tenants as well.

TERRIBLE COMPANY. Do not use them! I have only been in my apartment for two months and I hate it, there are things that I overlooked when renting because this is my first time renting and I had no idea what to look for. I thought when they show these apartments, that they are LIVEABLE and have standard measurements to get furniture in. Wrong. I can’t fit a standard size couch in the upper apartment I rented. When I went and told them this and showed them all the furniture I already have, they told me that all I could do was relocate to the bottom apartment (that nobody wants) and pay an extra $ 200 in rent. That’s NOT what I want, I want to keep the rent charge I have that’s WHY I rented the upper on in the first place, I guess I know why they have it for so cheap now.
Second, I fell down my front steps of the house, I found out the foundation is sinking and the steps slant down gradually so if you are leaning too far forward when you walk down them you will fall.
Also there is no parking but they said we could park on the grass area near the sidewalk, unfortunately all the dirt has been eroded and there’s a large dip so when you try to drive onto the road your tires go over this rather large bump from dirt to pavement. I asked them to fill this in and they said there is nothing they can do. I have a baby, they can’t expect me to carry him, and groceries and park way up the street. Also my front door has a 1.5 inch gap on the bottom, a person can stick their toes underneath it! I asked for a new door because this is unfair when it gets towards Winter and I have heat escaping, they said they can’t do anything about that.
When I first got the apartment the toilet didn’t work properly and the carpets were filthy, my son was crawling around and had dirty brown knees when he stood up. Professionally cleaned my ass.
They are a terrible company. I would highly NOT recommend them.

Rating one star because I can’t rate zero. They are rude, lackadaisical liars at best. I rented a house for several months and broke my lease because I could not stand dealing with them. Their maintenance workers went weeks without making simple repairs that affected our every-​day life in the house and when I finally got around to moving out, they tried to scam me out of my security deposit and only returned what they owed me after I threatened them with legal action.
Stay away.

I have rented from Lighthouse Cove for over 3 years and just recently moved. I had great experiences from the very start with every one at this company. They were helpful in working around my schedule when I first was trying to view then sign the lease and sent repair staff out very quickly whenever I needed help. The terms are very clear in the lease about when rent is due, but when I called in advance one time about being late a day, they graciously waived the usual fee. This company has been professional and helpful since day one. Now that I am moving out, they were even flexible regarding my move out day and waited for me to be sure that I had secured a new place before setting a final move out date. I suggest this company to both renters and property owners because I know that they were very upfront about terms and maintained the property very well. If your someone who doesn’t pay rent on time or disrespects the property– you should probably find another company. But if you are a good tenant they will treat you in kind with great respect and great service.

This company managed a property for me a one year, FY 2010. I was not happy with them and moved the property to another property management company. LCPM did not follow my requirements for the rental, did not call me for approval when repairs were necessary, made several accounting errors, did not pay vendors whom did work on the property as agreed to, allowed more people to live there than agreed to, did not make repairs to the rental in a timely manner, did not return calls from insurance providers looking to make payments for repair work, these to name a few of the things I was not happy with. This company had a good reputation with the prior owners but since it was sold, just a couple three years ago, seems things have gone south.

Called them about ten times on a property and never ONCE got them to pick up the phone OR call me back. I’m willing to bet that the company is ran by monkeys. Er no, monkeys would probably be more professional.

Amateur. Incompetent. Incapable. Even by the standards of Kitsap County, this company is hilariously bad. If you are a property owner looking to have someone manage a rental property for you, you’re better off handing the keys to some random dude you meet at the casino; you’re much more likely to get your money’s worth.
