Parc Chateaux

Breaks ADA by not having handicap parking available for current residents.
Was threatened with towing for parking in the handicap spot when checking my mail. The manager called & said that 10 minutes is okay & at 30 minutes they tow, which means handicap residents are barred from using the gym & pool if they need to use the handicap parking for accessibility.
I was assured when I signed my lease that there would be handicap parking available & was told to use the handicap parking in front of the office.
They got a new manager this week who has taken away that handicap parking for residents. She called me to threaten towing when I was still gathering mail.
This experience is on par with the terrible management from the past year and a half I’ve lived here.
For example, some maintenance problems:
Feb 2016 — GFI not wired for both bathrooms in a 2 bedroom apartment, meaning my roommates hairdryer trips the braker. Maintenance said because they incorrectly wired the two bathrooms to be on the same supply, only one bathroom switch can be used at a time.
Feb 2016 & ongoing — Microwave constantly malfunctions & turns off without being touched. Finally stopped working altogether & was repaired, but went right back to randomly turning on lights & blasting the fan.
Jan/​Feb 2016 — Ball bearings in washer went bad after 1 year, expected to take 4−6+ weeks for replacement parts. In the mean time the washer sounds loud as a raid siren when it runs & often locks clothes in the basin for hours.
2015 & ongoing — Management carts & old carpet trucks block sidewalks & walkways, making it hard to get into some apartments & impossible to enter for seniors & people who use wheelchairs. [pic provided]
2015 — Parc Chateaux posted on their Facebook an offer of payment in exchange for reviews. Surprise surprise when canned positive reviews showed up here without mentioning they got paid for them. Called PC out on it, they said it wasn’t against Unilocal policy, so they didn’t care if it was unethical.
August/​September 2014 — 2 Catcalling hired paint crew members (including lead) joke about kidnapping & eating my black cat when I turn down more catcalling. My cat went missing for 3 weeks.
August/​September 2014 — Catcalling hired paint crew leader tells me he has a key to my apartment since he painted it. Reported to office, nothing done.
August/​September 2014 — PC’s hired painting crew use the patio next to mine as a hang out spot & sexually harassed me when I went out on the patio to do laundry. They cat called & tried to bribe me into sex & wouldn’t stop until I locked myself in my apartment.
Ongoing since 2014 — raccoons destroy patio furniture [pic provided earlier]
Ongoing since 2014 — groundskeeping is very poor except around office building [pics from other Unilocalers provided]
Ongoing since 2014 — No accessible accommodations for handicap parking. There are 13 buildings & only 3 handicap spots. I know more than 3 handicap people living in the complex than that alone, myself included.
Ongoing since 2014 — Garages are not handicap accessible. Even with a minicar like mine, you can only open one side door halfway in the garage. My ex-roommate’s crossover SUV could barely open her door enough to squeeze out.
Ongoing since 2014 — management vehicles (golf carts) and workers contracted by Parc Chateaux illegally park in the fire lane in front of the office. [pics provided]
Ongoing since 2014 — On top of being illegal to park in a fire lane, they block the handicap parking as well, even when other parking spots in front of the office are open. [pics provided]
Well, now the handicap parking for new leasers only, since Parc Chateaux thinks it’s reasonable to have 2 handicap parking spots for visiting potential leasers & only 3 for the hundreds of residents that live here.
I wonder if they tell new leasers they won’t have handicap parking access? They sure lied to me straight up.
Chris (the old manager promoted to another property last week) even lied about them doing a parking evaluation that would ensure more fairly distributed handicap parking spots. Specifically mentioning one in a strip of 3 surface spots near my building. It was all a lie. They never once added more handicap parking spots, only took half of them away from actual residents.
Parc Chateaux tried to get my initial review deleted for lack of detail even though it was longer than several of their canned positive reviews, now this is the longest review they have & they can’t pull that again to censor a negative review.

Never, ever, ever move here. They are criminals. From the moment I moved in they caused me trouble. They got my move-​in date wrong, they accidentally charged me double the security deposit and refused to return the money even when I explained my check was going to bounce because of them. They would only give me a credit. They also took 3 weeks to fix the problems I found upon move in. One was part of the counter literally falling off and it took them 3 weeks of me constantly emailing them before they fixed it. The tub was also stained and gross when I moved in. 3 weeks later when it was fixed, the maintenance people didn’t even bother to put the shower door back on. I had to do it myself and doing so destroyed my bathroom rug. They didn’t care. When I lost my job and had to move they became the most evil, greedy company that would only let me break my lease after paying an extra month’s rent and an additional month for the lease break. Even though I know for a fact they allow criminals and drug dealers to live there basically for free through section 8.
Beware you will pay nearly 2,000 a month in rent to live next to someone who is on welfare and paying maybe 400 a month. It’s unbelievable.
They also stole my security deposit. I only lived there for a few months and left my apartment in the same condition I found it. They charged me 300.00 for new drywall in the bathroom even though I didn’t hang one single photo there. They also charged me for an extra days rent even though I dropped my keys off at 8:59 am before they opened for the day as the girl in the leasing office specifically said I could do. They are shady and underhanded and not to be trusted. I know so many people who have horror stories from living at Parc Chateaux and it was my mistake for not listening.

I was hesitant to move here because of all the harsh review. However, we have lived here 2 years now and are going to continue to stay. From the old reviews I can tell they may have had some issues but they have since addressed it.
Great community, super safe. Anytime I had a complaint (ex. a dog barking) they took care of it and followed up. I have never once seen the grounds dirty or unkept. Pool area is always clean, love the new seating & cabanas. Maintenance team is super nice and helpful, repairs done always within a timely manner and they keep the area dog poop free. They have updated all units for new tenants.
Location is great, easy access to 5 freeway. There is a park and a trail behind the complex. Walking distance from food, grocery, starbucks…
A few things to address from other reviewers: Laundry is in your unit, every unit has their own. It is hard to get the office on the phone, however you can report maintenance issues online and if you go in during business hours then they will always help you. I have never heard sirens or had an issue with noise. I do admit that I feel storage space is limited. Pool are is always kept super clean and when it is closed down for repairs they always send notice via email. Our rent has not been raised. Literally, it is the safest neighborhood (STEVENSON RANCH) have never had anything stolen. NEVER had a bug issue (I hate bugs). Toilet does clog often but they always fix it same day for us. We always get notice for repairs and repavements weeks in advance by email and in writing. When I get a package the mailman leaves a slip for me to pick it up at the office.
Parking can be competitive. You get one spot if you are in a 1bdrm. We have two cars. BEfore 5pm there are still uncovered spot available and anyone can park in those. So whoever gets home first parks in an uncovered spot. No big deal, however once we parked on the side street because we both got home very late. If we have guests then we both try to find parking in uncovered spots and leave ours for the guest OR we tell them they can park in the back side of Ralphs if needed.
Someone mentioned that the floor and appliances are cheaply made/​looking and that there were no elevators for the 3^rd floor… I think the apt looks great But honestly did you not notice that there was NO elevator when you first saw the place!!! People get upset at something small and they feel the need to complain. It is ridiculous. This place is great.

Overall a wonderful place to live! Great maintenance of the grounds and friendly staff and a reasonable rental rate. I would definitely recommend to others looks for a community with great amenities and service.

Been living here for 3 years, I love the area. Super close to the freeway, and everything. The reason I give the complex 4 stars instead of 5 is because of parking. It’s hard to find parking at night. Also, the computers they have don’t work that well, and the Internet is super slow. However, will be renewing our lease! Have a very good deal living here! :) they also give you a check for $ 350 if you refer a friend! ;)

The only positive review given on this complex must be a friend of an employee or the person is on drugs. that’s all I have to say about that.
I deal with management in my career and let me just state again that the Management /​Leasing office is HORRIBLE here — it is the worst customer service you will ever experience. If they promise you ANYTHING, get it in writing. even then, you’re going to have a battle on your hands if anything goes wrong in your unit or there is vandalism to your personal property here… ** If a package gets delivered for you to the leasing office, don’t expect them to let you know ** They are quite often away «at lunch» … for hours…
There is an obvious SECURITY ISSUE here: JAN 2015 a car was stolen right from out front of the Leasing office
After moving in you will also find ** low water pressure ** cheap fixtures ** cheap, linoleum floors made to look like wood floors (don’t be fooled at first glance!) ** zero cabinet/​storage space ** sirens going off all hours of the day /​night ** inconvenient, outdoor laundry facilities ** kids using profanity and giving each other the finger ** a huge parking problem **
The heated pool /​hot tub were recently closed without Notice to the tenants. Not sure what the problem was, but it is never clean enough to enjoy anyway…
The parking lot was repaved in January, which was both unnecessary and most certainly NOT a priority for the tenants… HOW ABOUT INSTALLATION OF SECURITY CAMERAS AND A GATE!!!
THEFT and VANDALISM are serious and common PROBLEMS here. Read through the Unilocal reviews and see for yourself how many bikes have been STOLEN… I don’t care what Chris (the mgr) says about filing incident reports — (1) They don’t care (2) They don’t do anything about it (3) They will NOT provide information to assist the police in pressing charges. questionable Management tactics in place, for sure.
I am currently battling them for reimbursement of the cost of my tires that were slashed and my son’s bike that was stolen… PROBLEMS I did not have before moving in here. Save yourself the stress, financial loss and hassle with management/​staff — find better quality living conditions. These Apartments are waaaaaaay overpriced for what you get… read the reviews and heed the advice.

Where do I start? This place is horrible!!! We moved here in Sept. 2014. Our kitchen sink smelled like there was a dead rat in it, there was no screen on our patio door, the bathroom tubs were clogged, there were ants in the kitchen, the dryer didn’t work, AND out of the 3 keys that were given to me at move in, only ONE worked! This place was not move in ready! The washer sounds like a helicopter is landing on our roof. We are on the 3^rd floor, NO ELEVATOR by the way.
This place is NOT worth your money. UNPROFESSIONAL! Any personal correspondence from the office are taped to your door for all to see instead of being put in an envelope as any company with any sense will do.
Also, the parking is horrible. They are in the middle of repaving the parking structure and that has been a complete nightmare. My reserved carport that I pay extra for was blocked off without notice! All other spots around were done but mine wasn’t without explanation nor notification. Oh yeah, you have to pay extra to have a reserved carport to park on premises, if you don’t, get ready to drive around & around.
This place is not home! Look elsewhere. Don’t waste your time nor money. Place is way overpriced for what it’s worth!!!

Beautiful place, nice residents and staff. Office has been very responsive and kind, maintenance does a punctual and great job fixing stuff, parking has never been a problem for me, personally. Nice kitchen and bathroom and laundry fixtures in the apartments. Very good amenities in the apartments and the complex, in general. Great location for students, families, and working professionals. Definitely a younger/​family vibe around here. Really nice pool and jacuzzi plus a good gym, beautiful views, very close to lots of shopping, dining, parks, bike paths– extremely happy to be here :) I have had a stellar experience with the management and love the layout and community of this place. Highly recommend!

This apartment community was really great when we moved in four years ago. WAS being the key word. When the management changed over two years ago, things changed almost immediately.
The office staff is rude and dismissive. Luckily, this doesn’t happen often because they are rarely in the office and hardly ever answer the phone. This has become an actual joke between residents waiting at the leasing office for someone to show up and unlock the doors. «Oh hey, how long have you been waiting?» «Not sure, but this is the third time today I’ve tried.» «Oh, nice.»
The atmosphere around the complex has deteriorated to something almost unrecognizable for Stevenson Ranch. There’s a reason we live here and not Newhall, but now we might as well save a few dollars and move to a «rougher» area. This place is full of overflowing apartments (at least 7 people live in the 2 bedroom unit near us), crowds of teenagers at 2AM (they are out there right now, hollering away — prompted me to finally write this review), vandalism (our brand new car was paintballed last year), frequent police visits, and creepy drunken neighbors informing me that I have a nice living room from their balcony. A few months ago, there was a car parked outside with huge gashes in the hood and a smashed windshield. Looked like someone took a crowbar to it. There was a carseat in the back, and it was horrifying.
It has always been tough finding guest parking here, but it didn’t used to be a problem until 8 or 9 at night. Now, it’s often full all day and definitely after 3 or 4pm. Just another hint that there are too many people living in these units. In the last two months, we’ve had to have two cars towed — one for parking in our covered reserved space and one for blocking our garage (that was a fun excuse for being an hour late to work: «sorry, couldn’t get my car out of my garage.»). I guess sometimes people get desperate because there are no spots.
We work in downtown L.A., but are willing to make commute and higher rent sacrifices for the excellent schools in the area. However, Parc Chateaux has raised our rent nearly $ 400/​month in the last three years. Living here is laughable at that price. As soon as our lease is up, we’re moving to a quieter complex a few miles north for $ 300 less per month. It will lengthen my commute to downtown by ten minutes, and I CAN’T WAIT.
They water the grass (though many sprinkler heads are broken, so they are really watering a lot of pavement) 2 times per day. Considering we are in the midst of a serious drought, I find this to be incredibly and brazenly irresponsible. I keep hoping they’ll get fined, but then think «why bother, they’ll just raise the rent to compensate.»
The maintenance staff is the ONLY star in this one-​star review. The guys are helpful and friendly, and always come as quickly as necessary for whatever problem exists. In fact, the only times they didn’t show up in a timely manner were because the office staff never gave them our work request and we had to call again. Yes, that happened more than once, believe it or not.
It’s a shame we hate this complex so much now, as the actual living space is pretty nice. We discovered that we will sacrifice some small things to get out of here — we enjoy the large master suite, but a few square feet just are not worth the exorbitant rent, horrible management, and crappy fellow tenants. I hope this review helps save at least one soul the frustration of living at Parc Chateaux. Seriously, look elsewhere!

It’s amazing how quickly a year went by. We just renewed our lease and couldn’t be happier. The office and maintenance staff are very helpful and always have a smile on their faces. The pool area looks great with all the new improvements and our apartment is definitely a place we love to call home. I strongly recommend living at Parc Chateaux.

I lived here when I first moved to Valencia. I hated living there so much that I moved out after 4 months, even though I had a 6 month lease. I ended up sucking up the cost for the extra two months. The biggest annoyances that I think anyone should know about was that the pool was always dirty (I never once was able to go swimming with out hair getting entangled between my fingers), and that they had an inspection every month so they were always coming into your apartment. And the inspections were minor things that could have been done all at the same time, once a year. I firmly believe they space the inspections out so they can go into your apartment every month. Definitely not a place to live if you value privacy.

We’ve lived here for the last 3 years and we’ve had a great experience! Sadly, we’ve outgrown the space so we must move on. We’ve had nothing but friendly & prompt interaction with the leasing office & maintenance. Stevenson Ranch is an expensive area but once you factor in all of the amenities (pool, gym, free cooking classes, pizza night, etc.) it really is a great deal.

I lived here for a couple years and in the last year this place has gone down hill. No lights at the pool/​BBQ area now for almost a year. The BBQ hasn’t worked properly for over a year. The hot tub has been broken for over a month.

Lived here when the apartments 1^st opened! Everything was GREAT!!! The office staff was amazing, friendly, kind and always willing to help. Maintenance was always friendly and always getting stuff done on time! And never made you feel rushed! Once I moved out for a few years and came back, THIS PLACE WENT STRAIGHT INTO THE DUMP!!! The main office, EVERYONE THERE IS RUDE! Manager Kelly, she feels like she is the queen bee of the world. Don’t get it twisted Kelly, YOU ARE A MANAGER OF AN APARTMENT COMPLEX! You have the rude leading the rude in that main office. Look elsewhere people! Or Wait till they put in a new staff in the main office!

WARNING: stay away from this place unless you want to get ripped off and waste your time and money! For the past month, I had been trying to get an apartment here with my sister. We used to live here about a year ago and had to move to another place. We had been trying to move back, but there had never been any available apts within our price range. When we were here, we were paying about $ 1400 for a 3^rd floor unit with a pool view. Since then, their prices have raised $ 200 or more for the exact same model, without a view and not even on the 3^rd floor. They had a unit available for $ 1605 if we qualified for the lower income program (which we did before). The first girl that helped us (Katie) was very nice and we told her we used to live there and said there shouldn’t be any problems with getting the unit. We were happy and confident everything was going to go smoothly. Unfortunately, it turned into a complete nightmare. First off, it took weeks for them to get back to us about the credit check. They wanted us to pay $ 3,000 upfront, a high pro-​rate and then the rest of the rent 2 weeks later. Since we were applying for the lower income program in the first place, we let them know that was a lot upfront and if there was anything they could do. Katie, the girl who helped us first, told us we could talk to the manager Kelly and to come in. We then called again and spoke to Michelle, who has always been rude, and she asked if we had an appointment, we said no we didn’t know we needed one, and then she asked if this was regarding the move in price. She then said Kelly told her to tell us no from her office and Kelly the MANAGER didn’t even bother to get on the phone with us. It s really surprising she is the manager, since she didn’t want to give us any of her precious time, but whenever she did she talked down to us constantly. Since the price was ridiculous and we were being treated like dirt, we decided we would just cancel the whole thing. We went in and spoke to Chantelle who was nice and we told her we wanted to cancel. She seemed surprised and was willing to help us. Kelly was there and gave us a story about how she didn’t talk to us because there was nothing she could do and she was on a conference call or something. That does not excuse her for brushing us off as we are potential and past tenants and were very interested in renting the apartment. Do they not want clients? Anyways, she worked out a payment where we would pay half on the move in day and the rest later in the month. That s ALL they had to do was work with us and we were happy. This is about a month later and we still had not heard back if we qualified for the lower income program. They all assured us multiple times that it would be ok and we would qualify. Then, weeks later we finally hear back from Kelly and she says that we over qualify and the girl who submitted our information put it in wrong. So we were irritated that one: it took FOREVER to hear back if we qualified two: we kept having to follow up with THEM and keep filling out forms, and they didn’t even submit the form correctly. three: we had to deal with 2 girls there extremely unpleasant unprofessional attitudes including the manager herself. My sister and I were nothing but pleasant, they might have been irritated with us because they are just used to people shelling out money with no questions asked. So needless to say, since we didn’t qualify even after them assuring us we would, we cancelled. They then said that our $ 99 holding fee was non refundable and we would not get that back. Um, what? We aren’ t even getting the apartment, why would they keep $ 99 of our money? Where would that even go to? By this time we REALLY had it with them. They called back and then said we could get it back. Ridiculous. So that s our horrible STRESSFUL experience with them. And of course, they never apologized for anything. It s really unfortunate that they treat people this way, especially their previous tenants. I guess that means nothing to them. So if you are looking to move here, do not expect any helpful our courteous service from them. They will string you along for weeks and give you bad attitudes unless you are willing to give them money up front that same day. I hope they realize that they are selling people a place to LIVE, it s serious and they should have top notch customer service and be on top of their shit. Their company is very unorganized. It really is a shame because the apartments are beautiful, but their management services are despicable and some agents are downright nasty. We will definitely take our business elsewhere as there are plenty of nice complexes in this town with friendly helpful agents. Never trying to move back here again nor will I recommend this place to anybody.

I considered moving out after my lease ends but it seems that all the rest of the apartments in this area has had more problems than Parc Chateaux. I used to live in Mountain Terrace and I had called security almost half my stay there coz’ of the college students that live there. It seems they feel they have every right to do what they want as the tenants would understand that College students have the need to party and it’s a passage. No wonder there’s no progress in this country. I also had the experience of getting my motorcycle stolen in Mountain Terrace so be forewarned and NEVER look for an apartment that sits right beside a freeway like Alara Links or Pinnacle. My stay here in Parc Chateaux is pleasant. Safe and great environment for kids in my opinion. Not a lot of shady people though I had my share of inconsiderate tenants that think they live in a house instead of an apartment as they keep on complaining about the noise when were not even home majority of the time. Good thing Kelly from the leasing office was able to take action and told them off. Everyone in the office is great but they do have their moments. Can’t complain though since they do handle hundreds of tenants everyday. All in all, great experience considering you live in an apartment. Everyone else who had an unpleasant stay here or complain is either miserable, inconsiderate and obviously not open minded enough to know that you don’t own the place, your just renting it so your bound by rules and have to share the building with other tenants. Want peace and quiet? BUY A HOUSE. If you want a decent apartment, stay at Parc Chateaux. AVOID MOUNTAIN TERRACE unless your a College Student.

Previously, I had an issue with one of the leasing office workers. She apologized sincerely, and I’ve had no recent problems since so I’ve revised my review.
Parc Chatuex parking isn’t the worst but if you come after 5, you will have to park on the side of the road, and later than 9 you have a good chance of having to park at Ralph’s.
It’s a safe complex (good for kids :), clean. Never had any bug/​rodent problems. The majority of work orders I have placed are attended to quickly. Ralph’s, Walmart, Vons, are close by which is convenient.
The apartments themselves are really spacious, with huge closets and well designed with large tubs for bathing. Great for the price.
