The Summit at Stevenson Ranch

Tamer was very helpful during the moving in process a year ago and always addresses any concerns or questions immediately. Recommended a quiet apartment and I got exactly what I asked for.
Issues: Had one issue with the heater which was fixed the next day, just had to be cleaned. Hot water used to be inconsistent at times, but I have had no major recent issues.
Pros: Pool and gym which I use often have all been very clean and the guest wifi is a plus. Love how close it is to LA Fitness, shopping, restaurants, freeway, and Pico Canyon park with stairs to run up with beautiful scenery. I have the Pico floor plan which has a large patio and excellent view. Parking is never a problem. Neighbors dog says hello but never an issue. I feel very safe and the staff are always friendly.
I will be renewing my lease for another year!

Have been living at this complex for close to a year and am considering signing another lease after my current one expires.
Maintenance has been wonderful when we have called about issues before. They try to address it the day we call about it.
The area is wonderful and I feel safe. I see that there is a patrol car for the complex but not sure if that patrol car patrols the whole complex or just checks on the leasing office after its closed.
Only issue I have is that I hear and sometimes seen coyotes in the area. Everything is nice. There is plenty of parking and everything is 5 mins away from where we are.
1^st day moving in was frustrating cuz the leasing staff could not find our application and it took them quite some time to find it. I was very close to loosing my patience with them. But everything else is wonderful.

I recently signed a lease for a second year at The Summit. It’s a beautiful complex, and they keep the grounds very well-​maintained. I have a small dog, and he loves The Summit — he especially likes our walks here. I’ve really appreciated how the maintenance staff have promptly responded to any issue, and have made sure the issue was taken care of. I’ve enjoyed the office staff, they have all been very friendly. I was very grateful they were so accommodating to me when my plans to move had changed, and they let me rescind my 30 day notice and stay.

Not a resident but a short stay here is amazing. You get amazing view both in the day and night! Also there’s a walmart 5mins drive away and they close at midnight. Petrol stations, in n out burgers, everything is 5mins drive away.

I am a current resident and have been her for 5 months and have had to call the police twice already. There’s ALOT of suspicious activity here. People park in there cars and do God knows what. I was walking to the pool and saw a girl and a guy snorting something. Also in the 5 months I’ve lived here I’ve found needles left on the floor in the parking garage 3 times !!! Then to top it off when I left for work this morning at 730 in the morning I come to find a scary looking older man URINATING in front of my car !!! But does the leasing office do anything? No. I am also paying a monthly pest control fee but yet I have a wasp nest above my front door. DO NOT LIVE HERE

the worst place, Roaches, no parking, no parking, no parking. my lease begings on a federal holiday, obviously the staff DOESN’T know what they are doing, am waiting for office to open !!! ITS A holiday !!! did nt know what to do. after 4 hours decided to stay at a hotel. next day no apologies, was promised will get 2 days rent Off. !! didnt happen but instead was harassed for under-​paying rent !!! had to cry !!!
one day parked NEXT do a disabled parking spot, car gets TOWED !! $ 400 (YES! FOUR HUNDRED DOLLARS) …STAY AWAY FROM THIS PLEASE IF YOU COULD !!!

Great apartment home while we needed a place when we sold our house. Friendly, efficient staff and wonderful location. Thank u for making a stressful time pleasant. And they take pets.

First, it would be more helpful if the reviewer add which apartment building they are referring to. Please be aware that this apartment complex is quite big and has at least 13 building. It’s better to state which building you’re referring so we can be aware if the problems are being experienced throughout the complex or there’s just some building with the most problem and hopefully the future tenants will avoid that building and the management can do something about the building.
I’ll be referring to my experiences living in building 2. I just renewed my lease. My husband and I will be living here for 2 years now and this lease is for our 3^rd year.
There had be no problem about roaches in my unit nor I see any running around the building. There’s also no trashes by the hallways though rarely there will be trash by parking lot like to go bags/​paper caps (surely not the management fault). The upkeep though of our parking lot area is good
The ground keepers come in everyday and the surrounding area are clean. The maintenance crew are great.
I do agree about the staff in the leasing office. I called in for some concerns before but it fell on deaf ears. However, take note of who you talk to. There are two leasing consultant in the office which (from my experience) I believe only care of getting new clients then would not care much about any concerns when the tenants already sign it. They also appear unprofessional and at times rude (like asking for help is giving them inconvenience). My concerns never reach the head managers when i talk to those leasing consultants. HOWEVER, I learned my lesson and go directly to the assistant manager or main manager. Amber (the main manager) had been very very helpful. I communicate through emails and she responds within appropriate time frame.
I always request my services (maintenance) online. The services are done satisfactory within 24 hours or even within less than 6 hours. I request my service online and they give me a receipts for each service done; I have records of the services done on my unit and records as well of what is main concerns in the unit. ALso if they can not resolve the problem in my unit i have a record to use to either appeal to break my lease or request to move to another unit.
I tried the maintenance phone number and no one answer that line nor return the call (i tried it once) that is why i do most of my request online. However, there should be someone monitoring that line since it is EMERGENCY Line for maintenance. I had a neighbor and there was flooding in their bathroom. They tried calling the emergency line and no one had return their call. I am lucky i have not a problem to call for emergency maintenance.
The rent for this place is bit high but not bad comparing to the other apartment in the area. Valencia/​Stevenson Ranch area. The unit comes with washer and dryer in the unit. Nice spacious patio/​balcony and fully equipped kitchen. Three community pools, the most updated one is by the leasing office of course, they need to start updating the rest of the pools too also maintaining it everyday.
There’s is a patrol service. We were bbqing in one of the pool and we saw the patrol checked in the area at least three times the 3 hours that we were there.
You will be also by freeway 5 exit and in walking distance to multiple restaurants and plazas.
There’s really no noise around my building but occasional get together will not be possible to avoid since this is considered home anyway. WE’re one of those who have get togethers especially on the weekends. I suggest talking to the neighbors directly.
I hope this help a bit. so far i just think 2 stars are very underrated for this kind of apartment complex.

Pest control services have improved dramatically.

I moved in 3 months ago Disappointed with this complex. There’s always trash everywhere outside for examle pizza boxes when there’s a trash can down stairs in the parking structure. The Leasing department doesn’t address the problems or issues you have going on. I thought by moving up here with my family to the The Summit would we awesome. But I was wrong.

Love this place. Clean, great views, awesome pool and fire pits, easy parking, nice gym and super affordable. Jason the leasing manager is amazing!

The location of the apartment is the best part. However, the leasing office is full of young incompetent people that:
1. Do NOT have a clue what they are doing at all.
2. CANNOT remember to go through with a simple request for maintenance.
3. Do NOT care about the current residents as they are all too busy trying to recruit potential new residents.
Honestly, they need some new people in the leasing office. I cannot understand how people this incompetent are able to hold any job.

Unfortunately this apartment complex has let me down since moving in last December.
First of all, the remodeled apartments are beautiful! Unfortunately thats the only positive so far about the complex.
Ive had 3 major problems since moving in.
1. The front door has been a complete mess! It had severe dents in it that wouldn’t let it close properly. Every time the wind blew the door rattled, letting the outside air in. The scary part was that you could fuss with the lock from the outside. If some one tried hard enough to get in they could have. Once I brought it to managements attention and maintenance came to look at it I was told a new door would be ordered to replace it. Well, four months later… No new door! All they did was put an ugly gold plate over the silver lock and handle. The neighbors, friends, and family first comments when coming over is always, «What happened to your door?» If I was told I was getting a new door I should have received a new door! Instead I got a 2 minute quick fix that is unacceptable.
2. One evening my fiancé and I came home to the entire apartment smelling foul! we couldn’t figure out what it was until we noticed sewage had come up the bath tub. It was floating half way to the top! When I called the Summits Emergency line I explained my problem on a voice message and was told someone would get back to us shortly. Well, no one ever called! We had to fix the issue ourselves! And we never received a call back! No one from The Summit called back to see if the problem had been resolved. So who knows what else they don’t call/​fix/​or resolve in the after hours!
3. My air-​conditioning unit isn’t working properly, its blowing out warm air. And it gets very warm inside even if its a cold day. When I called The summit this morning at 9 am, I was told it wasn’t a priority! I mentioned how uncomfortable I was in my own apartment, just to be told unless its a hot day its not a priority and that it could take up to 48 — 72 hours to get fixed. Its hard to be comfortable in your own apartment when you can’t set the temperature to your pleasing! Im just scared at this point how they will fix the issue when they really haven’t fixed my previous ones!
You might want to consider other complexes in the area before choosing The Summit! At the price of rent things should be resolved and run a bit more smoothly. I feel the problem is, once an issue is brought to a staff members attention they don’t see it all the way through. Its like getting put on a to do list with no one specifically seeing it through the end making sure communication and a resolution occurs!

We lived here at the Summit for a year. Just moved in January 2015 to Alara Links.
For the year that we were living there, it was alright. We lived in building 7, third floor with an amazing view, facing a pool & jacuzzi.
During the summer, while we were getting ready to take our two young boys (2 & 5) swimming, I went on to the balcony to see if there was a lot of people at the pool. On a Sunday, at 5 pm (still bright as hell) was a couple in the spa, having sex. & they were not being discreet about it AT ALL. The girl was being super loud. The office was already closed, so I couldn’t make a complaint to them. They went at it for an hour! We actually called the cops. Didn’t stick around to see if the cops showed up. We were seriously disturbed & almost felt violated. My kids kept trying to figure out what was going on. Way to keep it classy!
Also, literally a week before we moved out we were having an ant issue. Never had it before and they showed up out of nowhere. First the bathroom. Then the kitchen. A friend of mine that lives there also had a cockroach problem right when they moved in. Gross.
Oh, & I’ve seen someone already mention this but seriously, giving my kids a nice warm bath then for it to turn ice cold out of nowhere & stay that way for 5 – 10 min?! I loved it when my hot shower would turn ice cold. NOT.
Jason, the maintenance guy is awesome though.
Only thing I miss about the Summit is living across the street from a shopping center.
When our lease was up, we looked at almost every apartment out in valencia. The summit was one of the most expensive, and not half as nice as others.

The most professional staff and well maintained apartments I’ve ever lived in and I would still be there if my work location hadn’t changed…

Lived here for just over a year and knew there would be problems on day one. First the rent amount they quoted prior to my move in was raised by $ 300 and they didn’t notify me until move in day. Their reason was because the unit had been remodeled with wood floors and granite countertops. They did install wood floors, but the countertops were some kind of spray on material, not granite. The carpet in both bedrooms was filthy although they said it had recently been cleaned. They gave me the option to delay my move in while they had carpets replaced. That wasn’t possible seeing as how everything I owned was sitting outside in a truck with two paid movers waiting to unload. I was told that I wouldn’t be charged to replace or clean the carpet when I moved out. That was a lie! Out of my deposit I saw less than $ 20 returned to me, with a majority of it going to carpet and carpet padding.
Let’s see, what else? My car was broken into while I lived there. I couldn’t open any windows for fresh air because the people above me smoked constantly and the smoke would get inside my unit. I also couldn’t use the AC because whenever I turned it on it smelled of cigarettes. Their butts would also fall onto my balcony. Weekend’s were always crazy with cars speeding in and out, people smoking weed and loud parties. Lots of tenant with dogs live here, but no one picks up after their messes. My toilet ran, the sink was always clogged and the clothes washer never got my clothes clean. Maintenance never could get any of those problems resolved.
Management only seems to care about renovating units to make more money rather than making this place nice to live. Take this review for what it’s worth. I see people coming and getting the tours and they all look happy and think this place is nice. I felt that way too, until I experienced it for myself. Stay away if you can!

Way before Greystar kicked in.
I suggest anyone who is reading this to find somewhere else close by to live in.

They shut off the water constantly with and without notice.
They blame the pipes exploding and that they are just as victims as you are.
Piss off.
It’s because greystar did some weak construction on the pipes.
A month of crappy dubstep made by machines drilling holes right outside my window for over a month for frequently exploding pipes?
And when I call and complain, the office’s replies are, «Sorry, it’s a different field. Would you like to call the maintenance manager?» or «Oh my gosh. I’m so sorry. I wish I had a time machine so I could’ve prevented all of this from happening.»

OH and by the way: The water is out as I type (it’s been out for the past 3 hours without notice).
I could go on about the service, maintenance, appointments, etc.
But trust me. If your friends and family, or even strangers, are planning to live anywhere with greystar, for the love of GOD stop them.
