Avalon Studio 4121

Looking for a new apartment in the are found this location. Looks nice and creak but what made it best was the customer service. Stacy zhanay took the time to show me around and her positive attitude made the experience the best. I will get everything ready and submit my application

Nice place but several of us had bikes stolen and they didn’t make any motions to help with police reports, financial help or offer anything. Another resident had her car broken into. Water leaks and renters charged for the expense of the leaks. Called the water department and they said it was all divided up between all the residences. Have had packages stolen from front door. When I told them about a back door not shutting and locking it took over a week to be fixed.

Unfortunately, I feel compelled to update this review. While we had high-​hopes for Studio 4121, there have been many disappointments, most of which are within managements control.
I’m not high maintenance and I don’t rant easily, but… from the outside, things look great, but you can’t paint a turd and expect it to smell nice.
We moved out of our original unit after a month because the unit above us sounded like they had a dance club above us; constant noise from as early as 830am (I worked from home) to 3am. Luckily we were able to move into a top floor, at an increased rent. The Security Patrol is slow to respond and don’t seem to do much; the first time I called, they said they’d send someone. I said I’d wait for them… they never showed.
Our only adjoining neighbor seems to be gone a lot, so no complaints and our adjacent neighbors are great people.
I know the on-​site Property Manager can only do so much, and they are very nice people, but enforcing lease agreements should be a top priority. Aside from the daily smell of cigarette and pot smoke traveling up and into our apartment, there are some dirty and lazy tenants here. Several allow their dog (s) to pee inside common areas including hallways and outside entrances; you’re lucky if tenants and surrounding neighbors pick up after their dog. This falls into the hard to enforce category but after repeated emails sent out reminding tenants, its time you review the cameras on-​site to see who the culprits are.
When I worked from home, I would encounter on a daily basis, someone being let into the building and go to the same apartment; either for drugs or a quick afternoon delight — I mentioned this to management… no response. I spoke to two other tenets and they’ve noticed the same thing.
Someone put something down the garbage chute that caused a small fire — the fire department came and quickly saved the day. Something that stood out besides the stupidity of putting something that could cause a fire down a garbage chute, was that the LAFD could not access the garage where the garbage is. Not sure if that’s LAFD’s fault or poor planning on Avalon’s behalf — I mentioned this to Avalon; no response.
Speaking of trash; it seems to be a difficult thing for grown adults paying high rent to properly toss their garbage and recycling; breaking down a box isn’t difficult. The common area trash cans usually overflow, sometimes just left on top of the can. I guess its difficult to walk a few more feet in an effort to keep the place clean.
If you live alone or with a roommate or spouse/​partner, you either split the rent or cover it alone; if you have 3 – 5 people living with you, maybe your rent is lower — if so, please consider those that don’t have a lower share of rent and take pride in where you live.
I’ve made seven maintenance requests for a leak in the hall way; to me, something is considered repaired when it doesn’t happen six more times. On-​site maintenance crews can only do so much before a professional should be called.
Recently, there have been several occasions when the front gate has been propped open. If I see someone waiting to get in without a key, I’ll use another entrance. This is because of the several thefts that have occurred.
Along with about six other people, I had my bike stolen from a «secured» area; the person cut a hold in the chain linked gate door (that requires your key to be set to get access), opened the door and then cut the bike lock cable. Avalon «repaired» the hole buy wrapping thin wire around the exposed whole; I suggested a better way to secure the gate and was told they are looking into alternative solutions — this is several weeks ago. It would be nice if we were told what professional «solutions» they were taking.
Avalon will send out emails reminding people what not to do and how they need to live within the lease agreement; that’s about it. Most of what you agree to in the lease is not enforced, just paying rent on-​time.
Two people had their cars broken into on the same day or within a day of each other. Avalon reminded us to lock our doors. Cameras are visible but may not function or record. When my bike was stolen, there was no effort to review video footage, I was asked when the last time I rode my bike was; I guess to narrow it down — so I told them; no word since.
And the noise from the construction and garbage trucks… early in the morning… no fun.
Way too many things fall on deaf ears — this is a business, above all things.
There seems to be a lack of concern for who rents from Avalon; pass an easy credit check and have your rent on time and that’s what matters. There has been an increase in foot traffic and shady people getting into the garage or front gate; we will not renew our lease.

Very happy here. Great community if you are a dog lover. They always have cute little things going on for the holidays and even have complimentary poop bags and waste baskets outside for us dog owners.
Edi Sarceno is one of the wonderful gentlemen here who does maintenance and he does an amazing job! He goes above and beyond. He is able to fix whatever issue I am having, and is always happy to help. He really knows what he’s doing and is so kind and considerate. He makes me feel very comfortable expressing what I need help with (ie if my washing machine comes off it’s hinges.) He doesn’t make me feel stupid or bad for asking for help, he always has a smile on his face and just makes the community a better place! Actually the whole staff is really great.
My one complaint about the place is a lot of residents don’t follow the rules about smoking– they can smoke inside their apartment but not on the balconies. I am allergic to cigarette smoke and get blinding migraines from it and some residents smoke on their balcony into our joined courtyard. Some people will smoke inside their apartment but leave their windows and patio door open, which is basically the same as smoking on their patio. It gives me really bad migraines. So it’s a great place unless you have an allergy to cigarette smoke (or don’t want your kids breathing second hand smoke) because that rule isn’t enforced very well unfortunately.
My only other complaint is that apparently carpet cleaning use to be a complimentary service when the property was owned by Archstone. Now that it’s owned by Avalon Bay that’s no longer an option. I’ve lived here almost 3 years and I wish they would extended a light carpet cleaning service each year when I’ve resigned my lease, because I’ve seen them pull up the old carpet and put in new ones literally almost every single time someone moves out. Doesn’t seem economical.

I’ve lived here for over a year and I’ve had no major problems. One word that I can sum up about Avalon Studio 4121 is connivence. Everything is within walking distance, grocery, Sunday Farmers market, bars/​restaurants, and shopping. I can get all my errands done without driving around which is a breath of fresh air especially in a ‘can’t survive without a car’ city like LA. I’ve had no issues with the neighbors, everyone seems to be all professional not hosting any wild late night parties its a pretty quiet building. Its not far from all the bars so you may occasionally hear people looking for their cars around 2 am on the weekends but I still consider it an overall and quiet and safe building. Apartment living is never perfect if you need total peace and quiet get a house out in the country with no neighbors. If there are any issues Darrell and the management team are great at handling them. The in unit laundry, storage, and gated garage space is also a major plus!

So far everything has been wonderful regarding my move in. The complex is full of friendly residents and the staff is simply the nicest and most helpful regarding questions and concerns. If you’re looking for a classy place to live that has all appliances included, a washer and dryer in the unit and safe parking and actual storage, then this is the place to live!

UPDATE: Apparently I did jinx myself.
To my dismay there has been a decline in quality of tenants at our building leading to many unsavory characters hanging around day and nite. «Coincidentally» one of our bikes was recently stolen out of the gated locked cage in the gated garage where it was bike locked to a pole (!!!). Property told us «an email went out about bikes being stolen» … 1) no email received about that since we have lived here and 2) if I had gotten that email do you think I would’ve put the bike in the cage area???
I’m very disappointed as I very much like the area and our immediate neighbors but this property is starting to feel like the red headed step child of Avalon that is turning into a bad kid (maybe renaming the complex Lindsay Lohan is in order).
We won’t be staying past our lease in these conditions. Would leave sooner if we could.

This is the happiest I’ve been at an apartment in a long time (please don’t let this jinx me!). We have been here 2 months now.
By no means is this apartment complex pristine, baby new, or perfect… we lived somewhere like that and saw the tenants ensue the demise — sad. Anyway, this complex is in a quiet area but close to shopping/​grocery/​restaurants/​nail salons/​etc. Which is awesome! Even within the complex building it is quiet (I believe one building is quieter than the other).
From day one, Darrell in the office has been helpful and chill. He is very attentive to the tenants whether it be service requests, communicating property changes/​issues and notifying of events. I appreciate that. Additionally, when we were miserable in our first unit due to the noise above us, Darrell and the office staff assisted us in easily relocating to another unit. (Never thought I’d use a 30 day guarantee but it came in handy!). With even a follow up call asking how we were doing after the move… very nice!
We have yet to use the gym or rec room but they are there and nice :) It’s decently clean in the hallways/​stairwells/​garage and surrounding areas. The tenants/​neighbors need to learn to pick up after their pets but… what are you gonna do? Avalon even provides poop bags around the property! There is noise from the construction going on down the street but that is not Avalons fault. We moved from West LA so believe me… Avalon is a dream!
We have talked to numerous tenants about their living at Avalon and we haven’t heard anything negative so far. They all say it is quiet and nice.
You know what they say about Unilocal… people only write to complain so when researching apartments we took the 2 reviews as a good thing!

All this drilling around it just doesn’t stop. If you work from home and are at home most of the time this place is definitely not for you. Beyond noisy. Just unbearable.
