Towson Promenade

Lived there for one year, very spacious apartments and decent value for the money. Most apartments are dark (at least those facing courtyard on a low floor), garage doors are broken half the time, fire alarm system malfunctioned at the worst possible times on numerous occasions during my stay and the worst part were the transient neighbors. In one year I witnessed about 50 move ins and outs on my floor alone. You also have to walk miles to get your mail. Who puts a mailroom on the 6^th floor of an 8-​story strangely laid out floor plan? You will treated like royalty when considering renting but once you move in it is downhill from there.

I have been living at Towson Promenade since September 2015 and I absolutely love my apartment. If you are interested in a loft feel apartment this is definitely the place for you. There are minor kinks when it come to management but since the new developed staff I have seen major improvements. I would recommend this apartment but to only to a select few that understand apartment living.

Yes? Towson Promenade is the perfect place for you.
Do you like being locked out every other month on a random day because the key fobs stopped working?
Do you like strangers to have access to your building because the building front door has to be kept open now that the key fobs are not working? Do you like it when the doors remain open through the day and night as the property staff is busy with their Labor Day plans, too busy to provide security for the property.
Do you like to see random strangers pissing in the garage on the 9^th floor in a summer day?
Do you like to get huge electricity bills in the winter because the Windows don’t seal properly?

My husband and I moved into the promenade at the beginning of June. I was so impressed by the beautiful layout of the apartment home itself that I didn’t even bother to read the reviews of this place, and I regret it everyday.
From the beginning, it was bad. There was dog feces ALL OVER the hallways and carpet all over the apartment complex. The carpets were filthy and to top it off, we had an ant infestation. within two weeks of moving in. The longer we lived there the quicker i realized how cheaply made the whole complex was. In august, our air conditioner went out. Despite the online maintenance requests I placed, and numerous phone calls to the office, it remained broken for TWO weeks! We actually had to leave town for a weekend just because it was so miserable. Then we return two days later to find our shower full of black mold EVERYWHERE! that’s what happens when you can’t cool your apartment.
Moving forward, we’ve had random people knock on our door to sell us things (when we decline, they become pushy and ask for just a few dollars). The hallways constantly smell like marijuana. It’s loud all the time, I can literally hear every step my neighbor above me takes. The fire alarms have gone off in the middle of the night and wee hours in the morning on multiple occasions.
Over the last month or so we’ve been faced with a whole new problem that has not been properly addressed– MICE! As soon as I spotted the first mouse, I went to the office immediately where the community manager assured me that I should EXPECT a certain rodent presence in the winter because they want to get warm… and then proceeded to ask me about the condition of my apartment (implying I live in filth, thus attracting all these mice… on the 4^th floor mind you). WHAT?! My husband and I have lived in many apartment complexes, and most recently a bozzuto owned complex and NEVER had even near these kinds of problems. Never a rodent, ant, nothing. And that was downtown Baltimore. So, here we are a month later still finding mouse droppings and catching now FOUR mice because the apartment will not come out to patch up the holes behind our appliances that the pest control man had discovered. COME ON! For $ 2,500 a month, I think the apartment could at least take care of their rodent problem.
Overall, the Towson Promenade is just disgusting. They do accept section 8 vouchers, so you can imagine the types of people that pop up while the rest of us are paying an arm and a leg. Management is absolutely no better. A few times they have hired some nice girls who genuinely wanted to help, but no one ever stays long.
They advertise all these amenities on their website, however in reality, it’s all junk! The «gym» is made up of old equipment with missing weights and it is so small! The pool looks decent, however if you want to bring a friend with you, you have to pay $ 15! Like the thousands we already pay isn’t enough.
I am just so exhausted from going back and forth with this company. Nothing is ever resolved and I am just so tired of living in these conditions. If it wouldn’t cost me an additional $ 5,000 dollars to break the lease.
Do yourself a favor, and just keep looking elsewhere. There are plenty of nice apartments in Towson not owned by UDR.

My husband and I have lived here since the beginning of April and we can not wait to leave. The apartments themselves are beautifully designed and well laid out (which is why I will give an additional star). The amenities are also nice, but each come with their own issues. That management/​employees have been unpleasant to have to deal with (except of course before you sign).
Section 8 housing is permitted with this complex. You will find trash everywhere except for where it should be regardless of the trash reciprocals. Your hallways will frequently smell of weed. You will have to hear the bass of someone’s music coming from surrounding apartments at any time.
We have two dogs (our children) that we thought would fit perfectly with this pet friendly apartment community. They do have a descent sized dog run adjacent to the garage. However, one in ten people will pick up after their dog. We have even had to walk past dog poop in our hallway, and in the parking garage. Pit bulls and other known to be aggressive breeds are not permitted on the property. It states in several clauses in the contract and we’ve received emails pertaining to it. We’ve become friends with a couple (who is also as dissatisfied as us to have to be living here) whose dog was attacked while walking towards the dog run. Their dog had to get stitches and is healing fine now. The owner of the dog who attacked them was on her phone not paying attention to it. They’ve asked for the help of the staff to seek resolution to the incident, with little to no concern from anyone with the apartment staff. The other week a dog had been aggressively barking for nearly an hour at people walking by and it was another pit bull. There are ‘security camera’ in the parking garage and dog run area and they asked about the footage, and were told that they do not run.
Another issue we’ve had is our packaging. When we had moved here a couch cover arrived a week before our move in. We had moved in and later the following week we realized and went to retrieve it. The package was signed out (and approved by an employee) to our apartment number on a date after our move in day. For months emails and phone calls were made to try to get it resolved and there was absolutely no effort on their end. All talk, no action. Two months later we were told that nothing could be done. TWO MONTHS! My husband and I were calling at least once a week or walking down to the front desk and then they say nothing could be done.
In the middle of the night the alarms go off four hours at a time for no reason. We’re happy cunninghams is nearby so we have a good cup of brew to get thru the day on little sleep on these nights!
You have to pay for access to the parking garage. Many times the fob or gate do NOT work. It is very dangerous when entering the York road side because people don’t realize at first and the cars start to back up onto York road. I’ve seen so many almost accidents because of this. For almost a week is the beginning of September the door fobs didn’t work. We were told to use the call box placed outside the entrances, but SURPRISE also they do not work! We are paying for a convenient that works when it wants.
I understand that nothing will be seamless while renting, but entirely too much is wrong with living here. I highly recommend avoiding this apartment building (and probably any UDR owned building). We’re only half way through our leasing terms and our considering paying the couple thousand to break because we are that unhappy.

Appearances are extremely deceiving in this apartment. This is the worst apartment created in the history of mankind and is a serious waste of money. Do not rent from this place at all cost. I am a current resident and gravely regret stepping foot in this god forsaken place for the reasons listed below.
— SAFETY AND SECURITY
You will never know if you are truly safe in this building. I have lived here for the past 7 months and the fire alarm will go off in the middle of the night every couple of weeks. The reasoning is reported with half-​sincere apologies from management as being due to pipe problems. Residents never feel safely protected from a fire sleeping in this apartment because they never know if the alarm is true or not.
The key fob system also breaks every few weeks. This means all the doors into the building have to be propped open for residents to get inside to live their daily lives. Who knows who else can enter in this way? And who knows when the next time will come around and you get trapped out of the building? The last time it happened, the doors were propped open for nearly a month.
— FREQUENT INCONVENIENCES AND ADDITIONAL LOSSES OF SLEEP
Not only is being woken up due to the fire alarm every couple of weeks inconvenient, but also getting stuck outside of the garage when you are trying to park is as well. The gate system for the garage always breaks down. Why am I paying $ 60 a month for parking when this system is constantly stranding me outside of the garage?
The gym has had an elliptical machine that has been broken for the past several months that has never been fixed. They never refill the water canister in the gym. The audio/​video part of the all of the machines to be able to watch TV is dodgy also.
An additional loss of sleep is the sound of clanging metal that occurs 2 nights a week around 3am. When I went down and complained of the noise, I was told it was due to a local grocery store that was stocking. When I asked management if they had ever complained to the Fresh Market or to the county (this is a residential area), the management looked at me with a blank stare.
POOR MAINTENANCE
There is a spot on the 5^th floor in the hallway where water leaks into the building every time it rains. Residents have complained about this leak several times and nothing has been done. To make matters worse, the leak is directly over a sprinkler. When you are having the number of false alarms this building does with its fire system, shouldn’t you pay attention to potential sources of where sensors can be damaged? The most infuriating part is that you can see a big water stain in the carpet in that area and they won’t even clean that part up. Maybe wet vacuum it or at the bare minimum place a fan when it’s wet. There is a musty odor whenever I walk past that area indicating potentially mold growing in the carpet that is a health hazard to residents and children living in the adjacent apartments.
UNETHICAL BUSINESS PRACTICES
The management and corporate offices of this establishment have highly unethical business practices. For one, you cannot see the actual unit you are going to move into without putting a deposit down first. If there are clear problems with your unit when you see it for the first time (ie move in day), then you have to forfeit your deposit.
Our apartment is a 2 bedroom/​2 bathroom. The second bathroom in the apartment lacks any wiring for light in the shower and it is legitimately dark in there. So whoever uses that bathroom has to get used to showering in the dark every day and if you are female shaving your legs in the dark. When I made a maintenance complaint about this, I was told nothing could be done.
The bedrooms and bathrooms are lit with very weak candelabra lights. The fixtures cannot take any other kind of light bulb. The lighting is so poor that you have to supplement with additional lamps, but since the bedrooms are so small, it compromises the square footage when you need to add a halogen light bulb to each bedroom.
We were also not told that the kitchen would have such bad storage capacity.
Prior to moving in we were also told that EV parking was available. This was an outright lie. There are several residents with electric vehicles and we have been left to fight over low voltage outlets that frequently short out. It will take a week to charge an electric vehicle in this building. There are two low voltage outlets in the future resident parking and one outlet on the 7^th floor of the garage. The outlet in the garage is extremely dangerous during rainstorms since there is yet another leak. No resident wants to plug their car with active leaks in the ceiling and puddles of water on the floor in that situation. With the number of residents who have electric vehicles, a proper EV parking access should be created. Complaints have been made.
These are just a few of the reasons NO ONE should move here.

I moved into this building at the end of June and the fire alarms keep malfunctioning. They have gone off at least 4 times in October alone sometimes at 4 AM and and 1 AM. Management has demonstrated very little interest in fixing the issue and are unapologetic. At this price point, unfortunately the Towson Promenade is not worth their pricing at the top of the market.

My wife and I lived here from June 2014 to July 2015 until we relocated out of state. We had a wonderful time at the Promenade. Barbara and Chris are really great people. They are always helpful and very professional. My wife and I own a dog business and through networking met many of the residence at the Promenade, who are wonderful people to meet and get to know. Everyone we knew enjoyed living at the Promenade.
If you are looking at renting in the Towson area, we recommend the Promenade.

I have been living here a little over three years! IT IS TIME TO GO!!! I hate this place now. I have lived in Cincinnati, Atlanta, New York all before moving here! As busy and congested as those places are, I have NEVER had to live annoyed, like I do here! I’ll take the rat infested streets of Brooklyn over this, at least you expect to see dog poop on the streets. We pay about $ 1,500.00 for a one bedroom and there has been hard poop in the hallway for about a week now, which means, no one has vacuumed! Why are we paying so much to live in luxury, when we don’t get the amenities that you would expect! Its loud, a lot of students, I assume rich and spoiled I know I couldn’t afford to live like this in college. You can hear every word someone says if they are walking down the hall talking. The fire alarms constantly goes off. And whats the point of having a gate to protect our cars if the gate is going to always be broken? I have had to call the police on the people upstairs because I have called down at 1:30 in the morning to ask security to ask them to stop bumping and jumping and they refused to help me. Its no rules. Only a greedy over priced luxury hell hole! Leaves are still on my patio from the fall. They use to hire people to suck them up. I guess they let go of all of the staff to make this place luxurious, in order to over charge us and make more money. Oh yeah, they charge $ 65 for parking. You have to pay to park in a pissed filled garage that they don’t clean. Take your shoes off before walking in your apartment or you will track poop and piss in from the hallways and garage. They don’t even try to control this. A simple solution would be to add cameras to see who is doing this, but when I asked, they said they wont install them. Go figure. $ 65 a month to park some place you already paying $ 1500 for. This place is a rip off. If you are grown and not in the club scene any more and just like to chill, don’t move here. You will be disappointed. I wish I had of paid attention to the reviews! #wordtothewise

My experience has been anything but amazing for the past three months while residing at the Towson Promenade.
They people that work here, including the residential staff, maintenance, and housekeeping are extremely warm and friendly.
It seems as if the issues regarding staff and building access have been resolved by UDR months ago.
The common areas are fantastic, I love the free coffee and tea, the units themselves are spacious, well appointed for an apartment, and have a great open air feel to them.
The best feature has nothing to do with the building itself though, it’s the location. 1 block from the Towson circle with the mall, downtown Towson, The Dulaney Valley shopping center, and right off of the beltway.
The other residents in the building are mostly well off people or families in transition. They are either new to the area, going through divorce, or young doctors and lawyers just starting their careers.
I too am a transient, using this apartment as a temporary residence until I can find an appropriate house that can be my home for years to come.
I would take the time to review the website and schedule a tour if you are in the market for convenient and luxury housing in the Towson area.

I moved in after graduating with my doctors, thinking I was finally living comfortable. I was wrong. I am not sure how some of the current residents are able to afford the incredible rent cost to live here, but there has definitely been a shift in the dynamics. Weights have been stolen from the weight room, small children are running all over the gym, food and dog feces are found on the hallway carpets… The fire alarms go off here more than they did in my undergrad dorm. It’s always the same reason, yet they can’t seem to fix the problem properly. A few more things they can’t fix properly (or tried to save money by installing it cheaply) is the garage doors and the key fobs. Small annoyances build up and with repetition cause yourself to think «how long can I stand living here?». If you are a hard working, educated adult, please don’t move here.

I have lived here for 2 years and enjoy my apartment, the amenities and staff.
From time to time things will occur but this goes the same with any other apartment I have lived in. The location is great and I consider one of the best places to live in the area by far; believe me I have done my research. I also feel it is safe and am glad to have a gated garage, restricted access and a well kept, quiet pool area. There could be more respectful neighbors and tenants with dogs to help keep the place nice, inside and outside. Seeing some of the other posts I have to say: as a community, if some people were more responsible and respectful most of the issues mentioned would not exist. My personal interactions with the staff, when needed, have been professional and swift. I would recommend this place to anyone.

Wow, I should have read these reviews before I moved in! I understand everyone’s concerns, frustrations, anger and overall bad experience. I too had a not so great experience in my 5 months of Towson Promenade. It all started with the vandalism of my car (within 1 month of living) and continued to terrible service with maintenance issues. All acculuting to me looking for a new apartment and in the process of breaking my lease! I will say this, at least UDR/​Towson Promenade management has fired people to fix some serious issues. But, perhaps way to late!

I just moved into this apt building and I love it. The building is nice, the apt has great space and nice updates. The parking has been great as well. I’ve read some reviews online about the building and was a little worried. So far I’m very please with everything.

The key fabs to get in always break and sometimes takes days to get new ones. The garage doors either dont work or they make stay open so everyone and their brother can park inside for FREE. My floor has 1 elevator and it broke 3 times in a year and 1 time took 4 days to repair!!! So huge step and a 1 mile walk with groceries was fun. Management is a joke. The apartments look amazing but they are thin walled. You can hear everything above and besides you. Overpriced and under promised. The maintenance staff does work nice and quick I wil give them that.
