Prestige Property Management

This company is ridiculous. I began renting from them 2 months ago — a very nice house in an upscale neighborhood. I took possession and learned the first night that the property was infested with fleas. The first time I used the washing machine, it backed up, and they tried to tell me that I had to pay for the repair. There was no salt in the water softener the first day I moved in, and the AC filters hadn’t been changed in months, but I was told those are my costs. I had to wait 2 weeks for them to find a garage door remote (and then the one they gave me was broken), then they said they weren’t obligated to give me a key to the mailbox, so i would have to go to the post office and pay for one myself. The landscaping was overgrown when I moved in, to the point of the homeowners association sending me a letter, and they told me I had to take care of it, even though their inspection report specifically noted he landscaping had been neglected. Now, after I’m here for two months, I get a letter saying they’re coming in on a weekday (they gave me an 8 hour window) and that if i’m not there for the inspection, they will simply list all of the repairs necessary in the home, and then bill me for them. So I guess whatever they neglected to do before I moved in will now be on my dime. They are rude and unresponsive. If you want to get nickled and dimed, rent from them, otherwise, run away.

This is one of the worst and most ridiculous property management groups I’ve dealt with. Their qualifications are absolutely a joke as are their business practice. I was told I was going to be charged more monthly simply because I was a student, to which I replied, that’s discrimination, which she snapped back with it’s not a protected class, twitch I replied, but still discrimination. I got past this. Sure it makes sense to have the concern of a student messing up your house but I found the attitude simply rude. If this wasn’t enough after The three of us finished our application for this $ 1000 house, we were told we wouldn’t qualify. That $ 333 a person!!! On top of this, there is a $ 25 application fee per person. All of this madness I got past because I liked the house so much. I thought surely it must make a difference to them that I have a mortgage on the house for three years and never once been late on my mortgage, never have I had any of my utilities shut off, or any marks against my credit. But no. None of this was a consideration. I’m not one to keep my cool this long and yet I still did. This house was perfect. What finally threw me over? When I asked where a cosigner should sign, or what form they should fill out, she handed me the new form. We would need 3 of them so we would each qualify. What’s so bad about this? THEY WANT $ 25 PER APPLICATION! That’s $ 150 in fees for an application with no promise of getting accepted. A bunch of crooks. This company is a joke. I could get a mortgage on the house I want to rent and they turn me down. What a joke.

Let me try to explain how deposits work here. They come in and do a walkthrough with you to point out the big ticket things like broken cabinets, etc. After that, nothing else matters regardless of what they tell you. They may note the condition of the paint, pointless. The cleanliness, also pointless. The landscaping, again pointless. What will happen at the end is that, regardless of how hard you worked to leave the property in the same or better condition as when you moved in, it won’t matter. You will have a move out inspection and they will compare the big things but then afterwards, they send out private contractors to clean, paint and do landscaping. It does not matter what was noted because those companies don’t read the notes. And it didn’t seem like it bothered Prestige that these companies do this. The cleaning company can make up whatever they want and bill for it and Prestige will take their word for it. Same with the landscapers and painters. We were billed for cleaning, landscaping and painting. This is in addition to the $ 600 non refundable deposit we put down for standard wear and tear. When I asked why we were billed for painting when it was noted that the walls looked good (because we didn’t put any holes in them and we scrubbed them down when we moved out), they told us that it was because they like to put «fresh paint» on the rental listing. Seems like that charge should come out of the non-​refundable deposit then. Don’t let people believe that the deposit is fully refundable as long as you don’t damage anything because that is absolutely not the case. We fought the charges, and got a little back, but in the end it seems that the tenant gets the shaft because once those companies have billed for their services, it’s a done deal. I gave them one star because the staff is super nice. Their policies are just dumb, misleading, and irresponsible.

It has been a couple of years since renting a property through this company, but it still leaves a bad taste. The rent was a good value and the property was very nice (a home building company didn’t last the recession and was renting the model homes). They seemed professional, except when my mother went to view the home for us (we were out of state) and got lost. I called and she threatened to leave even though it was only about 5 or 10 minutes extra and was a 2 hour drive for my mother to help us out.
They have inspections of the home every 3 months. This might be good for the owner of the property, but they would let us know only a couple days in advance. We had to find a way to be home at the time or remove our dog per their policy. This was hard to do on short notice. My wife was in a residency (long hours, 12 days in a row with only 2 days off) and I started working in Phoenix. I worked 7 on/​7 off, but when we called to reschedule this visit on my week off, it was an extra charge. Very inconvenient.
They charge you if repairs are required. Luckily nothing broke during our rental period.
They lost our rent check twice. This is my main issue. Their office hours were not convenient so we mailed the checks. We received letters of almost $ 500 in extra charges plus the threat of court with even more charges shortly after the due date. The first time I called to tell them they cashed it and received no help. Then my wife brought a copy from the bank website showing it was cashed and was told «this isn’t a real check. What am I supposed to do with this?»!!! They finally found that it was posted to a different account. After that, we mailed our checks through priority mail for the tracking number. The second time it was lost, we had mailed our final check with our 30 day notice. The tracking number showed it was received and they contacted us about the notice so we assumed all was well. When my wife traveled back from Phoenix, she realized they had sent letters wanting the rent and fees. It was the weekend, so she traveled back to Phoenix and I contacted them on Monday. They insisted we had brought in the notice without the check and nothing was mailed because the letter wasn’t folded (priority mail envelopes are larger). She did say they would cut the fees in half if I got it to them by the end of the following day. My wife made the long trip again and showed her the tracking information to prove we mailed it. It was no help since it only showed the date (which was the date they received the letter) and the city, state, zip (not the exact address). She did say if the notice was walked in, it should have a stamp on it, but the girl was new. She told my wife that the new girl who processed it was not allowed to handle mail yet so she knows it was walked in despite no rubber stamp with the date on it. My wife spoke with her for quite some time (wish I could remember her name) and she was obviously not going to help. She was rude, quite incompetent, and full of excuses. My wife finally just gave her a new rent check and paid the fees. She told my wife that we should be grateful they were «kind» enough to cut them in half. We were never late on our rent and I have never had to deal with this level of incompetence or poor customer service at any other place I’ve rented (which is quite a few in 3 different states throughout college).
Upon move-​out, professional landscaping and carpet cleaning is required. We left it much better than when we moved in initially. The air filters they are so obsessed with, were dirty when we moved in. The sprinkler system was turned off so all of the plants and grass were brown with the exception of one tree (which was untrimmed). After turning on the sprinkler system most of the plants returned, but the grass had no water going to it. We had to water it by hand every evening and it was quite nice when we moved out. They still charged us $ 200 to trim a tree (which our landscaper thought was fine) and almost charged us to remove 2 dead bushes (luckily they didn’t since they were dead upon move-​in). They did not allow us to bring back our landscaper to do it because they wanted to overcharge us. The baseboards, fans, etc., were full of dust when we moved in, but clean when we moved out. Even after improving the yard and never being late on rent, they somehow got $ 450 from us to trim a tree that didn’t need it and for a check that wasn’t late.
Bottom line: They have poor customer service, are incompetent, and will try to get extra money from you whenever they can.
If you want to rent from them, my advice is to read the lease in advance and walk your check in to get a receipt (or use certified mail where they have to sign for it). Also, be prepared for unexpected charges upon move-​out.

If there was an option for negative stars or no stars i would choose that… This is a warning to those wise enough to look this company up on Unilocal… RUN! ! Run away! ! Do not rent from them and do not rent your house our through them! ! my husband and I have rented for 10 years we are good renters I have never been treated the way that this company treats us! they do not take care of anything I have been cussed out, I have called over and over and over to get things fixed they don’t return your calls And are so rude and unprofessional. it’s like pulling teeth to get things done and then when they do eventually fix them they charge you an arm and half a leg! ! Ruuuuuuuuuuuun! ! All the previous reviews on Unilocal are true as far as my experience goes! run away! ! ! Whew! Hope this helps some one else avoid this parasitic company!

Prestige is terrible! I’m still waiting on repairs to be done from when I moved in three months ago. They also don’t abide by the agreements, in that they actually charge 20% plus an additional fee for any problems with rent, without the five day warning they promise. Most the staff, barring the receptionist are very rude as well, and their relative intelligence and understanding of and problem is astoundingly low. My dog continues to be attacked by the ant infestation that they covered up when we moved in, and are yet to fix.
Also, they do not check if their rentals are up to code/​safe. After speaking with an electrician, we have no GFI outlets and their washer was hooked into the main electrical line, both of which are hazards. The maintenance man is a malcontent who complains about anything he «tries» to fix, grobbling about you the renter and the company, despite having been called out to my home four times and never have actually fixed anything.
Also, there are two pricey non-​refundable «regular wear-​and-​tear» deposits IN ADDITION to your refundable deposit. I’ve rented from six different people/​companies and this is my first negative review. DO NOT RENT FROM THEM.

At first they seem really legit. I really like their office manager Liz. Very professional and willing to provide good customer and owner care.
I can say after longtime office manager Liz Garcia left, it all went downhill really fast.
First there were 90day inspections, which would be charge to the owners and not provide added benefits other than“we check the air filter”. Then they would do an inspection even 4 weeks before there is a move out inspection. I think this was all very un-​necessary. plus time consuming to renters.
One of my biggest peeve was when they started to cut hours. It became hard as an owner to get a hold of them at their office.
after reading the reviews I see that they would charge very little for rent to get more people in. Unfortunately their customer service would not keep long-​term tenants.
Even after they would take a large part of the deposit from the tenants. I still had to pay out of pocket to get the house rent ready. This made no sense to me!
Once I told them I was trying a different property manager for one of my properties, I began to get less of a response from them.
After been nickel and dimed for Management Fees, office fees, and inspections fees. Their 12% was more like 20% that they were taking from me.
It seems that they develop a bad reputation with many other in the area. When asked who my property mgr was, I tell them Prestige they would never give them good feedback.
I have moved on with another company! their overhead is too much.

I should have realized from the beginning that something was too good to be true, when rent appeared cheap for the area I was in. Yes, I made a mistake in not realizing that the 90-​day inspections weren’t really to ensure that I was maintaining the property, but an opportunity for their inspector to look for things he could charge me for upon move-​out.
For instance, when the inspector saw pictures hanging on the wall, he pointed out that I would be charged for damage to the wall from the nails. I would not be able to «repair» the wall myself since most people don’t do it properly, they want their own hired help to «fix» such problems.
I have rented for most of my adult life, I understand that it is my responsibility to maintain the property and pay for damages I create. But upon move-​out, I was charged for things I can prove cost 3−4x less than what they claim. Their reasoning for the inflated charges include cost of labor and the company (still unknown to me) that they order supplies from.
I don’t even know how to fight this. I just wish I had never rented through them in the first place. It isn’t what it seems — this has proven to be a very expensive renting experience.

I rented from Prestige last year. We were moving from out of state and rented the house unseen. They have a ginormous non-​refundable deposit as well as a should-​be-​deposit. One would think the non-​refundable would include things like fast and reliable maintenance or cleaning upon move out. One would be incorrect.
We had horrible service from the employees. They were rude and condescending. Our maintenance went through the house owner for some reason and was never reliable. We complained about this because it affected us and, as our rental company, we thought they would take care of it. We felt as though they sided with the owner. I’m not sure why there were sides to begin with.
The mistakes the maintenance persons made were quite costly. The sprinklers were leaking constantly and our water bill was massive. This is in the desert mind you. And they jacked up something to affect our gas bill. We never knew what they were going to mess up, but we did know we would not be heard or taken care of by our rental peeps.
Prestige has a negative attitude and they have bad service. Our house was beautiful and could have been a great experience. Unfortunately it became a money pit and left a bad feel. There’s plenty of other companies to rent from that will treat you right. Keep researching!
