I was extremely pleased with ClearStone Property Management. They were also available when there was a problem on the property. Just great staff.

I rented a duplex through Real Property Mgmt/​Clearstone Property Mgmt for the last 3.5 years.
One thing I loved about this mgmt/​our owner was they they overlooked the bad credit report in lieu of our income. Our deposit was hefty (first month, last month, and deposit) but that was worth it to get the place we wanted.
The first year was very rough as we received little to no support against our neighbor (also under same mgmt) who had over 8 people living in a 2-​bedroom space, constantly fighting, had police/​arrests almost every week, breaking windows, just overall terrible! Property mgmt said they couldn’t do anything unless we filed a police report and when we tried to file a report (like when the other tenants were urinating on our front door), the Van Nuys police stated they could not come out due to the LA riots at that time. After a year, the tenants were evicted and new neighbors moved in.
When we moved in, we were told the unit had central air… but came to find there was only a heater so when we asked for a/​c, the owners/​mgmt only agreed to install a window unit in the living room, which meant we moved our entire bedroom into the living room for 3 SUMMERS IN A ROW and didn’t even use the two bedrooms we were paying for. That was beyond inconvenient.
The owner/​mgmt also installed grass when we requested, but the gardening service failed to show up consistently and they constantly mowed over the sprinklers causing them to break and then wouldn’t repair them, thus leading to useless dead grass.
Since then, the only challenge we had was with plumbing and servicing the plumbing. Twice we came home to our toilet, sink, and bathtub overflowing onto the floor with a mud-​like substance. Both issues were in the middle of the night and although the mgmt has a 24-​hour maintenance line, they prefer to use «their vendors» — instead of professionals.
I actually received a call from a «plumber» stating, «Hey, I can’t come fix your plumbing right now because I’m kind of busy…» –with screaming children in the background. Clearly not a Roto Rooter technician or professional of any sort. I don’t even know why he was calling me! I told our contact (Nelson) that we would call a professional and charge the company if he didn’t because leaving over-​flowing excrement is UNACCEPTABLE and will ruin the floors and walls leading to more repairs. Eventually, a professional was called but unfortunately he said it was due to a main break under the house (which wasn’t fixed).
At the end, we did maintain the property — replacing light bulbs, patching nail holes, and polishing the hardwood floor and despite reading other reviews where tenants did not receive their deposits back, we did! Our deposit was $ 1700 and we received $ 1620 back ($ 80 charge for deep cleaning) AND they purchased our refrigerator and washer/​dryer from us for an additional $ 100 ($ 1720 total). Their online portal for tenants is also helpful and is great for maintaining records.
I would rent from Clearstone Property Mgmt again.

Sergio, Sergio, Sergio! I wanted to write a review for this guy for his superb service. Sergio has been great to deal with, professional and prompt. Also, besides his professionalism, he was also caring which is a characteristic that people sometimes lack. If you’re looking for the right person to go to handle finding your new special place, I recommend going straight to, Sergio.
I’m still working with Sergio, and through to the end of our lease, I know he’ll take care of my husband and I. So, that to me is very reassuring!

This is without a doubt the worst landlord I have ever had. The company takes literally months to respond to service requests for broken items at the property. Often they promise to do something and just never do it at all. The company has failed to live up to the terms of the lease by providing the items listed in the lease that it says are included in the rent. Very slow to respond to calls and emails, but they have sent people over to fix things just at there own pace and they only give an hour’s notice. Luckily, I work near by and could accommodate. I will never rent from this company again.

I became a landlord in 2010 and thankfully do not have to use Clearstone any more. Where to start with them. First, when I asked in April to be walked through the property, I was taken aback by two things. A doggy door had been put on the rear door without my being notified nor apparently with the company knowing anything about it. Second, the garden, despite my having paid monthly payments for its upkeep, was clearly not being maintained. I asked the rep what had happened, he couldn’t provide an answer and assured me he would get on to it. When the last tenants vacated the property in October, I was shocked to find that blinds installed my myself at great cost had gone missing, as well as a coat rail, a wood floor was covered in scuff marks that required work, holes all over the walls had not been made good, graffiti in the fireplace had not been painted over, refuse had been left all over the garden for us to clear out and the fan in one of the bedrooms no longer worked. I asked Clearstone why none of these things had been addressed when the tenants were checked out of the property and could not be given a definitive answer, there was simply a lot of buck passing and repetition of the same standard response: that because we had requested that the tenants vacate the property six months prior to the termination of the lease (for which we had offered the tenant a month’s free rent), that we had no leg on which to stand. Clearstone offered what was a fraction of the sum necessary in order to repair and replace the above mentioned items and denied that any of its employees had been in any way negligent, instead explaining that when a company merger takes place (the property was originally rented by Real Property Management), complications inevitably arise. At this point I was dumbfounded as one might expect. What was perhaps most galling was that over three years, rarely did a rental cheque arrive without a deduction being made for this or that service that needed payment, even less frequently was an explanation provided explaining why the deduction was necessary without my enquiring about it. It became very apparent, early on, to me at least, that Clearstone felt itself obligated to the tenant and itself but not it seems to the landlord. I simply cannot recommend Clearstone’s services on any grounds whatsoever and would advise prospective or future landlords to look elsewhere before hiring their services.

I was looking for a property manager for years, kept hiring and firing useless people, when a friend recommended clearstone to me. Right off the bat they impressed me, great service, good prices and someone with common sense. They are exactly what landlords need. I signed the deal and smooth sailing from there, no bs no excuses just results, I recommend them to all my associates and always get great feedback

I was tenant, where Clearstoner Property Management was managing, I had terrible experience when I moved out. I just lived in the condo for 5 months, they charged me for painting the unit, initiall they told only touchup painting. Since they have huge security deposit they withhold unreasonable amount of your security deposit. They expect you to file small claims court to get back the money, they do not respond to your e-​mails.
Think twice before you sign lease with them…

RPM is helping me manage a condo. The prior agent were unresponsive and even missed a moving appointment (woke up late and I had to pay extra hour of moving charge because movers were waiting outside). When I noticed the company made an error and missed one month of rent, I took the time and carefully explained the error they made. However, the management basically decided to stonewall until I spoke to my lawyer and threatened to take them to court. Funny how they repaid my rent immediately after that.
The next agent that got assigned to me was equally incompetent. To this day, I am still missing at least two months of rent. In addition, I noticed more than 6 months of statement does not match the deposit. It’s been about 4 months since they have been looking into the issue and they still couldn’t figure out what happened. I think I may have to speak to my lawyer again before anything gets done.

Ok, so they’ve redeemed themselves somewhat. Still slow to respond to calls and emails, but they have sent people over to fix things. Just wish they’d give me more than an hour’s notice. Luckily, I was home that day and could accommodate.
