Oaktree Property Management

If you are a property owner and wish to find a management service, avoid Oaktree Prop Mgmt.
When Tag left the company several years ago the company went downhill immediately. I would relate my own experience with Oaktree but nobody would believe my story. The level of incompetence demonstrated by Mr. Synder was beyond comprehension. Fortunately, I found another management company early enough to salvage my property and get it back in working order. I now have a good positive cash flow on my units instead of negative cash flow that was typical under Oaktree management.
Mr. Snyder should not be managing residential property; how he has been able to retain his realtors license is a mystery to me.

I’m sitting in their office waiting for my security deposit check on day 22. It was just handed to me with ABSURD charges that are fraudulent. $ 80.00 to haul away two refrigerators that were there when I moved in? $ 325 for cleaning when it was spotless? Even Bruce who is Steve Snyder’s partner had come by the house while I was cleaning and mentioned how clean it was. He agreed with me and now says I have to put the discrepancies in writing and wait for a new check.
I was never a day late on rent and this treatment is WRONG. My deposit is being held hostage and I’m contacting the Better Business Bureau next. If you plan on renting from these people, take PHOTOS of everything you do and read the fine print.

From day one when we moved in our rental home, the whole house was a mess, as in mold/​mildew in fridge and bathroom etc. How do you rent a home out and not have it cleaned first? The home next to us is run by OT as well, both tenants that came through there since we been here experienced the same thing. This is must be standard procedure. We live in an older home so yes it requires maintenance from time to time. I am extremely frustrated at the OT online maint. request form, I have submitted countless requests via this medium over the last couple years and NEVER received a response back. I usually end up having to repair issues myself, why even have that form online if no one responds to it? They will only send someone out if you call them and it is an absolute emergency, as in busted water water pipe under the house I happened to find. My one and only bathroom is literally falling apart and I can not get anyone to come by and repair it. I try to call their «handy man», he doesn’t return my call, I call in the office and get the run around, even emailing Steve, the owner including pictures and I still do not get no response. So rent with caution, especially if it is an older home that will need repairs! This is not a way to run a property management business.

Please regard Unilocal as a forum for ‘critical feedback’ of your business. The point isn’t to target each of us Unilocalers individually to change our minds, we’re merely sharing an experience we had in dealings with your business. These reviews are not meant to be personal, however difficult it may be to take negative feedback.
The real miss is if you overlook the opportunity to analyze & really understand what these people are saying because of pride or denial. I understand you’ve been doing this a long time, but maybe you need to reevaluate the state of your business, how & who’s running it. If all these people have given your business low ratings, maybe you should look into that & really understand why. You might just come out with a stronger business on the backend & start getting positive reviews… just sayin’

Worse place ever! Do not go here for any help, the worst customer service I have ever received. Rude people not willing to help, totally just want your money

I rented from this company and they were extremely unprofessional. They were very rude to me and treated me disrespectfully throughout the entire process. I will never rent through this company again and suggest that nobody else does either.

Had a deal worked out with the owner of a property who referred me to their property manager at Oaktree for the paperwork. Oaktree would not provide me with a copy of the lease until move-​in day. When I asked why the receptionist hung up on me. I called back later and was told they wouldn’t rent to me, though all communication with them previously had been friendly and professional. The owner of the property was confused by it, too.
Most rental agreements are standard. What is so proprietary about theirs that they couldn’t reveal it until move-​in day?

I’m not sure any property management places in Ventura know how to treat a customer. This place is no different. Horrible service, rude to clients, and they don’t update their listings.
