Waltham Overlook

I have lived here for some years. It is clean well maintained place!
appliances are cheap brands but all working!
The only problem here is even if you are a loyal tenant each year they will ask more money!
in their website prices are lower than the price that they ask for renewing the contract!
Their prices is like gas price! it is a floating price and they always surprise you.
Their price goes higher than the other places for renewing the contract !
So for one year it is a good place!

I have been living at the Waltham Overlook since December 2013 and have truly enjoyed the easy living at this apartment complex and the nice, attentive mangement. I have lived at a few other places and am so glad we finally found this place! Initially, I thought the rent was high, but after moving in, I see that I am actually paying a lot less in heat/​hot water, electric and amenities than I had at previous places. The lawns and gardens always look nice, the pool is fantastic and the gym (although small) is big enough for the community. It is also amazing in the winter not having to worry about snow and shoveling, which I know a lot of places do, but this place actually does a great job. For example, one winter snowstorm I had to go out with my then 2 year old, shoveling just started. The workers saw me and my son and immediately came over and made a path for us as we walked.
The «pool party» was really fun as well, and a way to meet our neighbors. We met some great people.
I would say overall that the community is diverse, quiet, manicured, convenient and a nice place to call home. I used to pay rent with distain felling that it was not worth it, I actually don’t mind paying rent here because I am not only getting a nice, safe place to live for my family, but services and amenities to go with it.

For the money this place is a slum. While the buildings are well constructed, the office does little to manage the number of tenants. No judgements or bias intended, but 8 people simply were not meant to live in a 2 bedroom apartment. Tenants in general are also not very friendly, quite confrontational, and a little trashy in general. Lots of junk on balconies and trash disrespectfully left scattered around dumpsters after spilling.
They allow indoor smoking, so unless you enjoy your home smelling like a cheap motel, better hope none of your neighbors smoke. Tons of dogs too: which is not usually an issue for me (I have a dog myself) but the majority of tenants with dogs do not curb them… so get used to cleaning dog poo off your shoes if you venture off the sidewalk.
Gym machines are outdated and in many cases broken: reports of this to management go unnoticed. The elliptical machine has been broken for months and makes a shrieking sound when you try to use it. The pool is actually pretty nice. The landscaping crew keeps the grounds fairly nice as well, so that is a plus. I give one star for the nice lawns.
Of the year I’ve resided here, at no point were both washing machines in the laundry room functional. I’ve had clothing stolen from my dryer. I’ve had my clothing removed from the dryer not yet dry so some impatient person could get their stuff in. I’ve had (what I assume to be teenagers playing a prank) dog poo (at least I hope it was just dog poo) smeared on my vehicle overnight. Complaints to management were met with laughter and not taken seriously. I feel that this place is quite hostile.
The unit itself is actually not terrible. There are 20 inches of concrete between each floor, so even though I have children screaming at the top of their lungs below my unit, I can generally get some sleep. They have new appliances, but they are a cheap off-​brand. I have had no issues with the fridge or stove, but the dishwasher has not worked properly since day 1. The carpet was new, but is very cheap. The paint job is new, but terrible. There are actually pubic hairs stuck to my bathroom wall under a layer of paint.
They advertise they have A/​C: be advised, this is a cheap window unit which does very little to cool the unit in over 80 degree weather. They pay heat and hot water, but they force you to use aerators on your faucets: therefore it takes around a minute to fill a water glass from your bathroom, and the kitchen water pressure makes it difficult to wash dishes with any degree of efficiency. The showers as well have low-​flow heads, so if you have long hair, plan on at least an hour in the shower rinsing your conditioner out. The heat, however, works great.
So, if you’re fresh out of Jersey Shore and you don’t mind living with similar people, this is the place for you! Or, if you have a family of 10 you’re trying to hide from management in a 2 bedroom apartment, this too would be the perfect apartment.
