7th Flats

New building — windows have leaked in almost every apartment. Walls are extremely thin. Bozzuto management handled the murder that happened outside as best they can, but failed to communicate efficiently and immediately with their residents. They have gone through 4 property managers in 2 years. Leasing staff lied to people about Fios being available in an attempt to lure people to rent — not true (only Comcast for internet and cable is available). Management has charged residents many fees (some illegally) when attempting to leave the building. They mention coffee being available as an amenity — hasn’t been there for almost half a year. «Club-​inspired multimedia lounge» that is supposed to be open to all residents is often occupied by residents’ band practice making it unavailable (and loud) to anyone that tries to go on the shared roof. The only saving grace about this place is the wonderful concierge staff and that they have some affordable housing units that many Howard students can take advantage of.
If they brand it as a high-​end building, their service needs to match. Bozzuto management needs to step it up. Seriously.

Bozzuto and the management team at 7^th Flats continue to disappoint. I moved into an uncleaned and unpainted apartment that still has marks and grease on the ceiling and walls. I have been frustrated with previous maintenance requests here and frankly don’t have time to keep writing them. Maintenance was coming in without prior notice, too.
The trash smell in the lobby is a serious issue and does point to the rat problem someone else mentioned. Trash attracts rats. There has to be something the owners and management can do to protect this new apartment building and retain residents. The trash smell is particularly pungent, as one of the restaurants that shares the garbage is an oyster restaurant. It has smelled like trash for the last four months, and I am just glad that I do not live on a lower floor.
Until the trash problem is resolved — either through a separate trash system, or more doors to separate the trash smell from the back entrance through the elevators, or … something! — there will be high turnover (including me) at 7^th Flats.

DO NOT move here. We have had continuous problems with mice and cockroaches since we moved in a year ago, despite countless emails to management about the problem. The apartments are located above restaurants and retail and are not well constructed, creating the perfect opportunity for pests to make this place their home. For what we are paying to live in a «luxury» apartment, we should not have to deal with pest problems but management does not take the problem seriously and refuses to bring a contractor in to seal the entry points properly. The neighbors also had problems with both mice and roaches before high tailing it out of here when their lease was up. Also: the downstairs always smells like rotting garbage, I don’t know if they are not disposing of garbage properly but that may also be contributing to the pest problem. I feel bad for the people who have to work at the front desk — — you literally want to gag sometimes walking in, it smells so foul. Unless you enjoy rotting garbage smell, killing roaches, and disposing of dead mice, consider a different place to call home.

I moved from a hellish living situation and needed a place where I did not ever have to worry about anything home-​related. I found that here at 7^th Flats. I love, love, love my studio apartment, and I love love love living at 7^th Flats. I have a ridiculous amount of gorgeous granite counter space in the kitchen and top-​of-​the-​line appliances. The first thing I show my friends when they come in is the massive walk-​in closet. You could host an interpretive dance troupe in there and they’d still be happy. The walls are thick — my next-​door neighbor has a big barky dog who doesn’t disturb me, and I couldn’t even tell you if someone lives above me.
The roofdeck is heaven: panoramic view of the city that begs to be instagrammed on a regular basis. Plus there are grills up there and plenty of seating. Sometimes I chill in the Club Room on the penthouse floor when I need a change of scenery. And running a small business from my home, the business center is mighty useful.
But what really makes this place extraordinary is the service. From the time I was moving in, the leasing agent, Caroline, made the experience seamless. She knew I was coming out of a really bad living situation and went out of her way to help me out and make me feel welcome. She still checks in with me to make sure I feel safe and at home. All of the wonderful concierges know my name and take excellent care of me with an attitude that is genuinely friendly. Shawn and Xavier, the workmen, are on top of everything — send in a repair request and they are there that day if possible. Oh, and they check the air filters and smoke alarms quarterly so I don’t have to worry about those sort of mundane details.
The one time I did have a hitch (that could have happened anywhere), the property manager, Lalitha, was incredibly responsive and put my needs foremost to get the problem resolved.
I love coming home here and knowing I’m in a place that is safe, gorgeous, and where I’m well-​taken care of.

The only reason I didnt give this place 5 stars is because I dont live here yet. Ive heard great things about this place from friends but I wanted to see for myself. We are downsizing from a townhouse to an apartment in order to live in dc closer to work, so we scheduled a building tour, which was extremely easy, it took 2 clicks from their website. Once we got there, we check in and gave them our IDs and sat while we waiting for our leasing agent to meet us.
While we were waiting we saw several dogs (which made me extremely happy because we are pet owners with a dog and a cat). Each dog owner said the place was pet friendly, huge plus. Our leasing agent Victor, came out to meet us. He immediately made us feel comfortable and at ease. He answered every question we had plus some. Usually leasing agents give robotic answers and feel like car salesmen, but he was amazing, we never felt pressured, just excited to hopefully live there.
Now to the units, all I can say is WOW! Even the 1 bedroom was spacious, the kitchens are granite and stainless steel and the views are awesome, the master bath also has the option for double sinks! The rooftop terrace and meeting room were also A+, and it is right above the shaw-​howard metro. I hadn’t been to that area in a while, and was surprised to see how much development has gone on. Hopefully residents post some more reviews for this place, because I don’t live here (yet). But from my first visit, I am sold! Thanks again Victor and 7^th flats!
