In 2010 Tom Kavanaugh helped my wife and I buy a home about six doors down from the one we lived in on Capitol Hill. The new one was larger and had a basement apartment, so it was a good fit for us. It was also under construction, so it wasn’t in move-​in condition when we engaged Tom to deal with the seller/​developer (John Formant). We quickly came to an agreement on price. Tom sold the house we were in and negotiated a rent-​back period of four months. At the end of the four months, the new house wasn’t ready. Tom helped us find a nearby vacant apartment. At his own expense, he put our household goods in storage. He also began the very delicate dance of dealing with us, frustrated buyers, a seller who was blaming the city for failing to inspect in a timely manner, and the city. I was especially frustrated and could be difficult to deal with. Tom never lost his cool (not once), and he bent over backwards to accommodate us. In terms of all the paperwork in dealing with a sale, a lease-​back, a purchase, a loan, Tom was nothing less than the consummate professional who knew virtually everything or found the correct answer every single time. His advice was always spot-​on.
Fast-​forward five years and we were ready to sell the house. Before the house was even listed, he found a buyer for more than he thought he would list it. Read that last sentence again. It never hit the market and he managed $ 25,000 more than what we expected it would yield. We couldn’t have asked for anything more. He managed the sale flawlessly. The inspector requested that a few items be repaired. For the most part he paid for those. In short, the sales process could not have been smoother. Liz helped out tremendously as well; there was no question she did not handle professionally and accurately.
The team is superb. I’d recommend Fulcrum as highly as possible.

While my wife and I ended up not using Fulcrum for the sale of our house, we wanted to acknowledge their complete professionalism in our interactions with them. We shopped around a few RE agents (as we had been advised to do). Not all of them were so keen to provide their time, inputs and advice, knowing that we were still shopping around. No so for Fulcrum, who twice met with us at length, to discuss our options and provided very astute and helpful advice. They also provided a very useful valuation on our house. We followed up with some references, and they were all stellar. So, I recommend all those living in Capitol Hill, to at least check them out as your RE Agent of choice.

I have known Ty for a long time and worked with Yo-​G and Liz who helped us buy our first home! Yo-​G helped us navigate the entire process, was prompt and always available for our million questions. He helped breakdown the complex process and always on our side. We can’t thank him enough!
Liz helped us walk through with a perfect closing. She made sure all the ducks were in a row and that there were no surprises. She coordinated with our lender and settlement attorney and made sure everything was in order.

I’ve been meaning to write this review for quite some time now… but 6 months after moving into our house I figured it was time to finally do this! My Sig. O. and I had an excellent experience with Fulcrum. This was our first time buying a house and we genuinely had no idea what we were doing. But, we worked with both George and Tom, who essentially held our hands along the way. We only submitted one offer, on the very first house we fell in love with… and it was accepted! I know that this is due in no small part to having a great agent and great support from Fulcrum.

I interviewed and got «comps» from a number of realtors in preparing to sell my house on Capitol Hill. Tom Kavanagh’s presentation was by far the most thorough, professional and accurate. I decided to list with Fulcrum. They assisted in getting the house in immaculate condition prior to sale, and sold the house in less than a week to a highly qualified buyer. The entire team is pleasant and professional. I highly recommend them.

I have to 100% recommend the crew at Fulcrum properties. These guys are top notch and did an excellent job selling, and then helping us buy our home. They are located on the hill at 1328 G St SE.
They have different agents for buying and selling which is nice. Tom Kavanagh was an expert at navigating us through the process of selling our home. He knows exactly what is important to do/​fix, and what doesn’t matter that much. He has a great support team to help with all the little things you need to go through like staging your home, cleaning, showing, the whole deal. I would highly recommend you ask for him. He is a Hill local that knows the area well, because he lives here!
Mike Lederman was our buying agent, and he was fantastic to work with. He knew what was coming on the market, was able to help us find what we were looking for, and was completely honest about what we could expect to find in our budget. He was also super patient with our «figuring out» exactly what we were looking for. Again, he is a hill local so he knows the market very well, and I would ask for him also.
The rest of the team is also top notch. They helped us handle all the logistics with title companies, paperwork, lender relations, etc.
Go see them and chat with those guys. It’s no pressure to have a sit down and hear how they can help.

We worked with Ty Voyles at Fulcrum to buy our house in DC 3 years ago and then to sell it more recently in 2015. His local knowledge was very impressive, he always seemed to have a pulse on what was coming on the market and general trends. To sell our house, Ty coordinated everything from stagers to landscapers to photos and it really made a huge difference. We weren’t living locally at the time so having him as the point person was a huge help. Our house was on the market less than a week and closed within a month. Working with Ty and his team was very easy and efficient. I would definitely recommend their services for buying or selling.

My husband and I highly recommend the Fulcrum Property Group. Not only are they a «one stop shop» but their availability before and after home purchasing is superb. We feel like WE (as in The Hunts and FPG) entered into this home purchase together from the beginning to the end… and then some :)
We worked specifically with George Lima and Tom to buy our new home and lease our current condo. They were extremely thorough and made us feel like we were there top priority. George must have showed us a million homes… and never gave up. He was super personable, patient and made house hunting really fun. We really respected his honesty and he learned our esthetic. In total it took them 2 months to find us our dream home and 2 weeks to rent out our condo. Not to mention, the detail they put into renting out our condo and vetting candidates.
In addition to the aforementioned, they provided the finishing touches to my «nit-​picking» (employed their in-​house contractor to seed our grass, small touch ups around the house and sent their cleaning service) once we closed. Tom kept saying «we want you guys to be happy.» We believed him and it showed. Not to sound corny, but they treated us like we were a family member buying a home.
You would think that would be the end of their services… however, its been almost 5 months since purchasing our home and any concerns we have had both George and Tom have been just as attentive as they were in the beginning of our journey together.
Be prepared. George WILL call you after 9PM or as early as 730AM if you need him to. Tom WILL call you while walking his dog or pop over in-​between his son’s soccer tournament.

We worked with Tom to sell our house in Falls Church, and with Mike to buy our home in Southeast DC. We interviewed two other realtors before meeting them, and are so glad we chose to go with Fulcrum. They were truly terrific.
We were in a difficult situation, as we needed the money from our home sale for the next down payment. This being the first home we had ever sold, Tom’s knowledge and experience were invaluable. They both worked tirelessly to ensure everything went through, and even found us a home to purchase that was not yet on the market.

Cannot recommend them enough. Tom and his team are on top of everything. He found me a perfect place and even offered to fix some of the inspector issues out of his commission.
I was at the lower end of price points for Capitol Hill, but still was treated with absolute attention throughout the process. Whether it was sending me listings, taking me on tours, investigating properties that were not yet on the market, or setting game up with a stress-​free financing process, Tom did everything he could to find me the home I wanted, and I walked away happy.

I was responsible for selling my uncle’s house in NW Washington, DC that had been in the family for over 75 years… The house was very old, full of ‘things’ that had been acquired by several generations of family members and unfortunately not in the best of condition. I was in a position where despite these challenges, I desired to empty the home and sell it in a timely fashion during the winter months.
The Fulcrum Property Group team made this an easy, non-​stressful, delightful experience. The team communicated extremely well with me and my family. They were honest, positive and genuinely cared about the entire process and its’ impact on me and my family.
Regardless of who I was talking to within the team, each member was well aware of my situation and there to help at a moment’s notice. The teamwork that exists among them made this a seamless experience. For example, on a Saturday night we found that the hot water heater broke. Being that it was one of the harshest winters in the DC area, I notified a Fulcrum Property team member immediately. As they were on vacation, I received a call back from another team member within minutes. By Sunday morning, the Fulcrum team had someone look at the unit, give estimates and by Monday it was replaced.
The Fulcrum team also has a great network of services that can be useful when selling a home. My uncle’s home was full of ‘things’. I was given option on how to empty the home and get rid of the things. The options ranged from having a wholesale auction home come in, take what was potentially valuable and sell at auction to having another auction house come in, bring 3 trucks — one designated to be filled with auction items, one designated to be filled with goodwill items, and one designed to be filled with trash. After making my choice on how to handle all of the ‘things’, the process was seamless and taken care of without me lifting a finger.
Words simply cannot express how awesome each and every person at Fulcrum Properties is to work with! I highly recommend them!

I’ve used Tom at Fulcrum three times now an I can’t be more happy. I can honestly say we wouldn’t have found and closed on the home we have today if it weren’t for his diligence through the weekend and until we closed. He even helped us get our mortgage letter on a Sunday! Tom is also a wealth of advice about life on the Hill and has made settling in very smooth.

I just closed on my house 5 minutes ago, and the first thing I’m doing is writing this review. Jimmy and everyone at Fulcrum treated us like their only client for our whole search. We found our dream home for our dream price. Not only was the service impeccable, but this was my wife and I’s first home, and they explained the whole process and made it seamless. I may never need to buy another home again but if I do. I’m coming back to Fulcrum.
