I have dealt with a vast amount of «Property Management Companies» throughout the 20+ years I have been in the real estate mortgage profession. Obviously, it’s not the company name; but the people aboard that can make or break a company’s reputation. With that said; Ms. Becky Hammond is the instrumental force in maintaining a great reputation for Wescom. She is a «Make Happen Person», and was glad to help in a moment’s notice. Thank you so much Becky!!!

Buying our first home should have been an exciting, thrilling, and memorable experience. We had received negative feedback from the neighbors in our townhome community about WestCom, but chose to come in with a positive attitude and ignore everyone until proven wrong. Unfortunately, that only took 30 days.
We have a third, non-​op car and didn’t know where to park it. We had just moved in and had packets of information from the sellers, mortgage company, some documents from HOA, old mail for the previous owners, etc. We tried to dig through for helpful information regarding owning three cars, but found nothing. We noticed our neighbors all used guest parking in the evenings for their extra cars and permanent tenants, and figured «when in Rome!» assuming this was common practice for everyone.
28 days later, I came home Monday, November 9^th evening to a notice on my car window alerting us that we cannot use that space to park the car. I have attached a copy of this notice as a photo. The notice was not dated, and explained that if not moved, we would incur fines. After that, we could be towed it said.
As offices were already closed, I called the point of contact on the notice (Danielle) first thing in the morning, Tuesday November 10^th. I explained we would get a new battery ASAP. Danielle agreed to let us have until Thursday to move it. My husband and I replaced the battery Wednesday night, and my job was to drive it to the street Thursday morning before work (no spots open Wednesday night to move it to).
The car died immediately Thursday morning and my husband had already gone to work. I called Danielle multiple times, as well as her assistant and left messages explaining that I’d need till the evening for my husband to help me manually move the car. I asked for her to call me back and let me know if there’s a specific time Thursday we needed to move by. We were nervous we couldn’t get ahold of Danielle, so my husband continued to call until reaching someone who informed him the car wouldn’t be towed until Friday morning, and we still had Thursday to fix the problem.
Perfect! We agreed we’d move it that night after work. Unfortunately, we came home to an empty spot and the car had been towed Thursday at 5pm. The next morning I took hours from work and paid $ 240 to get the car out of the tow yard (You know it’s bad when the tow yard manager agrees it was unfair and poorly managed). We spoke with Danielle and she refused to accept any responsibility even though we had been given misdirection by her and others. She stated that a dated letter with a tow-​by date had been mailed to us, and thus relieved them of any responsibility for verbally stating anything, though we never received such letter. We sent her the notice we had on the car, and she only replied that she would present it to the board members. Of course we had to keep following up, and keep following up, until finally she replied that they determined even though the following happened, we were still to blame and would not be reimbursed:
1. We were told by multiple people at WestCom we had all of Thursday to move the car
2. We were in constant communication the moment the notice was received and acted quickly
3. We only received one notice, which indicated we’d be fined first before towing, and this notice was not dated
4. We received no fines first, as indicated we would receive before towing
Danielle sent us an emailed copy of this letter we were supposedly sent, and it was dated November 10^th with a request to move the car by November 11^th. What’s weird is we received the other notice on the car November 9^th, and it didn’t have a move-​by date. But you mean to tell me they also sent a SECOND notice by mail the next day stating we had until Wednesday the 11^th, AFTER I spoke with Danielle and she said we had until Thursday the 12^th? That doesn’t make any sense, and regardless of how I put it in writing, no one seems to care or understand. Someone over there was trigger happy to ruin our day and «teach us a lesson», towing our car even though we thought we were doing everything right based on the communication we had. What a horrible welcome to the neighborhood and home ownership. I can’t believe these are the people that are managing our property. This is not right and it is not fair. Life is already hard, why do some people take pleasure in making it harder and more miserable for others. I just don’t understand that way of thinking, or operating business.
Someone here reviewed that WestCom is retaliatory, and I really, really hope that is not the case. I hope there is someone professional who works for this company who believes in fair practices. I cannot believe we’re paying almost $ 400 a month to be powerless and managed by people who lie and try to cover up their mistakes, leaving us to pay the price. Like we’re not already out enough money as it is. Thanks WestCom.

They are a large company and the people who are in charge of the condominium building I live in are the worst to deal with. They often do not respond and when they do they often try to shift the responsibility back to the caller. They are very rude, take things personally and are retaliatory.

I have lived in a property managed by Westcom Property Services for over 9 years now. They have been wonderful to work with: quick to explain & resolve issues, efficient and friendly, and I absolutely love Ilene Scandlyn!

I’m a real estate appraiser who deals with management companies all the time. Ilene has always been prompt, professional, and very helpful with all my questions. Westcom provides us real estate appraisers with answers to all our questions! Way to go above and beyond! Kudos!

Ive asked this company to have a few things looked at by the HOA that have been sitting around with neglect for months now including a completely broken door on the 1^st level floor, broken lights in front of the complex, cochroaches that are roaming around in the lobby and all floors, exposed electric wires in the parking lot, moldy window. Im very dissatisfied with the lack of assistance by the property manager and company with a $ 400+ HOA payment due each month. Where does all the money go???

If I could have given negative stars I would. This place is one of the worst things I have encountered. I dealt with Kim Shipley through emails.
When we first moved in and got our dog, we first received an allegation that our dog relieved in the common area and we did not clean up after our dog. They also threaten to fine us. We responded to the letter to explain that we did not do such thing and as a matter of fact we took poop bags everywhere we went because it attached to our dog’s leash. How could they accuse us of something just because «someone saw». They had absolutely no proof of that allegation and they never would because we never did such thing. But apparently, they didn’t give a shit about it. They obviously protected the home owners and bullied home renters like us. Kim responded me with «We disagree with you because people have seen you without poop bags and witnessed the dog relieving itself. Any violation regards to this matter will result in a fine.»
So now I know they accuse us of shit we haven’t done and threat to fine us without a proof. God knows what else they’re going to do.
This is such a shitty company. If you’re about to rent an apartment or a home that’s managed by them and don’t want to get fucked over, avoid this company at all cost.

Terrible terrible people. I live in Vista Del Canon and they will do anything in their power to not do anything for you. They hire landscaping people who do a job, and mess up, and start over again, wasting our already high HOA. There is a pool monitor who gets paid $ 10/​hr to sit there and drink and talk on his phone. Never have I seen him enforce any type of rules. The security is a joke. The woman who handles or manages our property mainly is extremely rude and has a terrible attitude problem.

My boyfriend and I bought our place at the sycamore villa and the HOA here have been so easy to deal with. Probably because the one person I only communicate with is Diana Love who is very responsive to all my questions and concerns and she’s sweet. She represents the HOA here well in comparison to other offices we’ve had to deal with in the past. Diana played a part in making us feel like this is our home so for that, I think she’s pretty awesome.

Notice in the past couple of months, the positive reviews written by their employees (and other) so they elevate their poor score. Exactly what you’d expect them to do.

Working with Ilene and Carrie has been a delight! They’re so easy to talk to, and you don’t just feel like a number… they care about the communities they manage. I would recommend this Management Company to anyone looking!

Finally I left LB property management the worst management company I have ever known, the nightmare is over. Michelle Perez helped us with the transition.
I have been knowing Michelle for years for her knowledge and great service she provide. this is why I have decided for Westcom property services to manage our property.

I’m really only adding this review because I absolutely adore Lilly Diaz. I am an owner of one of the woodland hills properties and she ALWAYS goes above and beyond to deliver quality service. I’m writing this based on approximately nine years of interactions and I haven’t always been easy and pleasant.

WESTCOM is THE WORST!!! I ‘ve been living in the complex in Sherman Oaks for about 8 years, all this time managed by infamous Westcom. Constant problems, the property is continuously neglected… All attempts of get of hold of responsible/​in charge person, living messages, complaints, requests… IGNORED! NEVER ADDRESSED IN TIME! TOTAL DISREGARD TO HOME OWNERS RIGHTS AND THEIR NEEDS! I don’t know what these people think their job is?!! But they are certainly NOT doing it the way professional property management services should be!
I personally had multiple problems with my unit due to HOA and WESTCOM negligence over the years… NONE of my issues were EVER address promptly, properly, or willfully. This company has two basic techniques for dealing with clients: INGORE first… depending on how long you will let it go… Then. when they feel its getting close to bite them in the A$$ — they will DENY! DENY, DENY! Everything… Like its never happened… Anyway, without getting into too much technical details I can tell based on my personal experience: WESTCOM SUCK!!! BIG TIME! LONG TIME!!! AND WILL CONTINUE TO SUCK FOR THE REST OF THEIR EXISTENCE… Do not wish to anyone to have the need to use their services!
But for those who have no choice and is stuck with them — Good Luck! You will certainly NEED it!

I live in a 28 unit town house community managed by Westcom, specifically Varda Aicher. We have been managed by her for several years.
Varda is an excellent partner for us as she oversees all our needs for maintenance, landscaping, and any correspondence with city and state requirements.
Our board is very congenial and Varda fits right in and is a welcome participant.
Our complex is well cared for as Varda is easily reachable and communicates with the board regularly.
We have monthly meetings, always attended by Varda, who provides us status and monthly minutes.
We are very pleased with her service

Our HOA board switched to Westcom as the property managers for our 20 unit condo in Reseda and so far so great! Varda is our direct contact and she’s extremely helpful and polite. She and her team are very responsive to the board and tenants’ needs, often following up with calls/​concerns the same day (if not immediately!) We have been happy with their cost-​saving suggestions, their knowledge of property law and their overall involvement in our building. Property management is a thankless job, but they seem to take it seriously and strive to do the job to the best of their abilities!

If you want to have the lowest value per square foot in your neighborhood then Westcom is for you! As an added bonus your complex will smell like urine and your neighbors will be grateful that nobody is around to police the visitor parking lot. Your common areas will show visible signs of neglect and the security firm they use will act irritated if you call them.
This «management» company has no clue how to manage as there is absolutely no leadership or control. Managers are supposed to be excuse removers but Westcom are excuse makers, plain and simple. Lots of «Our hands are tied» and «There is nothing we can do».
Don’t think about trying to email photos to them of non-​compliant balconies or dog feces on hallway carpets because according to them their email client does not support the viewing of jpeg images.
I wish I was joking about the lowest value per square foot in the neighborhood but sadly I am not, protect your investment and seek out a professional company that isn’t stuck in the 1980s.

Haven’t been dealing with such an ignorant, and unprofessional company for a while! Have been desperately trying to contact a person named Lilly (that’s who the receptionist is transferring my call to) but no luck! Left 2 voicemails, called 5 times — no response!
I am a new condo owner and this is first time I am trying to reach to this management company. WIll definitely try to get a board member and hopefully will manage to change the property service company! I love my home and planning to live there for a while, however I have NO willingness to deal with Westcom Property services FOR SURE!

I can’t say how much I appreciate dealing with this company compared to my other management team from our other condo.
Nancy is THE BEST and is very lovely and professional to deal with. She get’s back to me in minutes, and takes care of business. Very grateful…

I haven’t had to deal with Westcom specifically for my unit yet so this review is solely for the common areas.
I’ve lived in my condo for about a year now and I’ve definitely seen the deterioration of the building. I never know when the janitor or whoever actually comes in to clean the place. The carpets are filthy. The walls in the stairway are disgusting. Theres a distinct smell in the lobby, hallways, staircase that smells awful. There are roaches in the garage. The elevator is run down. Garage «sensor» to open the gate is faulty. And this is the second time we’ve been served a threat to shut off gas by the company for unpaid bills. The licenses in our building are also all out of compliance. All in all, I have no idea where the money the owners pay in the building are going towards.
I’ve asked previously for the financial statements but it is quite confusing. Budget has no breakdown. Journal entries are weird. Just looking at it doesn’t really tell me anything about the building except the fact that like the financial statement, our building is messy. It takes a while for them to respond to your e-​mails too. Definitely not prompt.
I’ve lived in a different condo building and this is definitely bad. Our building is also not big at all so upkeep shouldn’t really take that long. I strongly oppose choosing Westcom as an option for property management unless I see changes. They may have over 30 years of experience under their belt but it obviously doesn’t show just by looking at our building.
