Elevators have been«under repair» for the last… month? parking has been«under renovation» for the last…2 –3 months with no compensation. We are forced to buy a spot from the city– no reduced rates — no nothing. This month we are paying for parking(119 $) and were informed that although we are paying for parking we are not able to park in our spot on a variety of days. We are charged the same to park outside as we are to park inside. My intercom and dishwasher do not work– maintenance comes, looks at it and says. I don’t know why it won’t work– end of story, no replacements, no technicians coming in to have a real look at it. 2 out of the …10ish driers actually work. The«property manager» keeps hours of 9 – 4, so it is nearly impossible to communicate with her, sign forms or make sure things get done. BUT regardless of their inability to look after the basic components of running a rental business– they never fail to charge you on time and slip notices under your door. They have tenants for one reason only, the Location. I will be out of here the second my lease expires.

I’ve been living in the Sundance since September(almost 6 months now) and all I can say is it seems to be all about location, in more ways than one. First of all, one of the major selling points on this place, at least for me, was the fact that the C-Train line is about two blocks away, which means just about anywhere in the city is quickly accessible. To be honest, had this same building been located anywhere ELSE, I probably would have kept looking, but between the convenience and the awesome view, I fell in love. However, that brings me to my second point, also location related. I got lucky in that the apartment I’m living in is on the north side on a high floor, so I can see over the adjacent buildings, and have a nice view of the river, Kensington, and the backing hills(with Sait and the like on them)… it’s really quite gorgeous. However, on the south side the building faces… well… another large building. And even on the north side, the building across the street only ends at about the 17th floor(out of 20) so really, these views are rare. Otherwise, the building is pretty standard stuff — the buzzer rings to a phone number of your choice(which is good, cause I was informed by the roommate I moved in with who already lived there that the previous tenant took the key to the front door with her, so I’ve had to use my cell phone to get in), the elevators are a bit slow and occasionally glitchy, but nothing too serious. There’s an attacked parking structure, but it does cost extra(don’t know how much since I don’t drive). Also on a bright side, the walls are well insulated, sound-wise. In all these months I’ve never once heard my neighbors, and at times can’t even hear a knock on the apartment door if I’m in my bedroom. However, there are rather strict time restraints on things like the garbage shoot and the laundry room, which is confusing given these facts. This is kind of a pain, but worth working around for the benefits. However, if you have your own vehicle, and can’t land a north-facing suite on the upper 3 floors, it basically just becomes a very standard building for a very standard price, and ceases to really be anything special.
