Fiori on Vitruvian Park

The property is very well kept and I always felt safe. Many of the neighbors I met were friendly, kind and welcoming. The staff was always helpful and cheery.
It seemed impossible to change channels on the TVs in the common areas. After 6 months I still couldn’t figure it out nor could staff when asked. The parking situation isn’t as bad as some reviews imply.
My real problem is with UDR, the parent company. I had to leave this property on short notice due to a family emergency back home and had additional charges to pay. I paid the charges a few weeks after my lease expired and thought I had taken care of everything. Two months later now I have a debt collector sending me mail about the payment I made back in November 2015… No contact from UDR about this prior (the last time I talked to them I paid them!). Straight to collections, while I’m looking at a credit card statement with the exact payment to UDR Inc that the collectors are asking for. How do you send me straight to collections without even contacting me? Especially when I paid you already!

Update: the corporate office at UDR was able to sort out the payment issue above promptly. I was sent to collections in error and it was rectified immediately. Still, it would have been nice to have a phone call or alert that this happened when it occurred, instead of having to call the collector and UDR to find out why I received a collection letter. This may have been as much the debt collector’s fault, depending on the timing. Positive comments still stand and I have updated my review score. Thank you for sorting this out quickly.

It seems like Steven R. nailed it. My family and I lived at Fiori about 3 months after the doors officially opened. We just moved out 12−06−15. UDR needs to really work on management. My husband and I were paying a little over $ 2,500 for a 3 bedroom. Which was the worst living experience ever about a year ago. I would constantly have to take my children outside to play and never really felt like it was home. Thanks to the Dr. that lived below us. He would literally complain every day. Use objects to hit the ceiling above us. Which caused art work of mine to fall and once even broke a mirror we had on the wall. I would address these issues to management and to our ²⁴⁄₇ concierge. The matter never got resolved. If individual’s were outside talking in the front of the building this Dr. would yell from the balcony s*** up !! Which woke my family numerous times. So this individual on top of management, it was time to go. Please don’t waste your hard earned money here. My family and I couldn’t be happier leaving this place. The nightmare is officially over.

I decided to tour this complex and something wasn’t quite right. I toured the place without reading reviews because I wanted to be the judge of my own experience and not influenced by other reviews. I did notice that there was a valet sign as I walked in (never did see a valet guy in the duration of my visit). The tour is a WOW factor. enjoyed seeing all the amenities that they offer. I did see a few TV screens that were not working. Floor plans were on point, appliances, décor, and does have a hotel feeling. I am definitely interested in spending my money wisely and it’s a hefty penny to live here. If I am dishing out this amount of cash a month… I will always expect for the smallest thing to work when needed. At the end of the day, this is why we all work hard. With the tour experience, my gut feeling on top of the Unilocal reviews… I decided to say «No» to the complex. Special thanks to Unilocal reviewers for the reviews and encouraging me follow my gut instinct.

I agree with Austin’s review that they make it look like heaven on the tour, but what you see is very different from reality. Just 3 weeks ago, another resident and I heard one of the leasing agents telling someone on a tour about the amazing shuttle service Fiori offers. We looked at each other in complete disbelief, since every resident knows the shuttle service was discontinued months ago, and all that’s left is residents being able to call someone a la carte like you could from anywhere. They rush you through beautiful areas where there are tons of things broken, but you wouldn’t know it because you aren’t going and checking to see if the sink turns on or if the fireplace works or if the TVs actually change channels. Just walking through quickly, yes, it looks like heaven.
For some reason, all these things have taken forever to get addressed and it has left many residents with sour tastes in our mouths. UDR spent a lot of money building this place but maintaining it has been another story.
People on several floors have had hallways with no light fixtures and just a bunch of ugly bulbs hanging down because the fixtures have been spontaneously falling off the ceilings, and that took over 5 months just to get new ones ordered. We went over a year with some of the fire pits out of service and all summer with none working at all. It took 14 months to get the microwave in Aria replaced. We still don’t know what’s happening with the valet service but the new one is terrible and no one uses it. UDR needs to fix what it broke and get ParkIt Valet back here no matter the cost.
UPDATE: Rather than implement a single piece of resident feedback on improving the valet, they have now just scrapped it all together. So if the leasing agents say anything to you about having such a service, they are not being honest.

BEWARE: They are going to make this place look like a haven when you get your tour. It’s nothing like it. Getting anything done is a nightmare. I have been at Fiori almost two years and live in one of their most expensive units. Management can’t do their job and the leasing agents think they’re cops. You can’t use the amenities without paying for them and don’t even get me started on parking. If the leasing office isn’t harassing you then one of the residents will be. Take your money somewhere else. This feels more like an institution than a home. I regret my decision to renew more and more every day. At this point shoving thumb tacks into my eyes would have been more pleasant than staying here. DONT WASTE YOUR MONEY HERE.

I previously lived in a UDR property in Seattle, so was expecting the same level of quality in UDR’s Addison property. In terms of finishes, layout, amenities, and location, the Fiori did not disappoint. It really is very beautiful – it’s hard to find something nicer anywhere. The leasing office was a pleasure to work with and move-​in went great. I did not experience any sort of huge cleaning or checkout fee other reviewers have mentioned upon leaving. That said, the Fiori suffers from terrible mismanagement and water problems. I would absolutely not recommend living in the Fiori. (Details below).
When I was living at the Fiori, they turned the water off at least five times. At first, it was only for short periods during the day. In the beginning, they didn’t give any notice, probably hoping that enough residents weren’t home in the middle of the day and would never notice. However, I was home, and it was really irritating to have the water go out mid-​shower or mid-​laundry cycle. The water problems became more significant and they started to turn the water off for the full day, sometimes more than one day in a row. I had just been released from the hospital after having a baby, and came home to my apartment to NO WATER! My first real walk post-​partum was down to the concierge to inquire when the water would be turned on, and I was treated really badly. No sympathy and no offer to somehow help. They didn’t even say sorry. The situation was bad enough that I made reservations at a nearby hotel. Luckily the water was turned back on around 10 or 11 pm, so I didn’t have to spend my first few days recovering outside of my home. I understand that water emergencies happen, but the way it was handled was particularly poor. Water turn-​offs continued to plague the community up until my lease ended in June 2015. Management got better about giving notice, but it doesn’t really take away from the inconvenience of living in a luxury building without the ability to take a shower at a time of your choosing.
Smokers are a huge problem in this community. This is a strict non-​smoking apartment building and as a renter, I expected that to be enforced. However, for over seven months, the majority of my lease, I dealt with smoking neighbors. The smoke seeped into my apartment and often made my home smell. Other smokers in the community, undoubtedly seeing/​smelling others getting away with smoking, also began to smoke. By the time this problem was finally addressed, the neighbors to the left and to the right of me were blatantly smoking in their apartments and on their balconies. During this time, the community director refused to meet with me or acknowledge the problem. I was simply shoved off to the leasing department, which had very limited authority to do anything. This was another very frustrating experience that had me questioning why I was paying so much to live in a beautiful apartment that couldn’t even meet basic renter’s expectations. It also indicative of management’s inability to manage disruptive residents. I echo the complaints of other reviewers, that rule-​breaking, obnoxious people are not consistently well managed by the Fiori.
I could give more details and more stories, but I think it suffices to say that this community has some major management problems. They get some things right, but they’ve had some pretty significant missteps and I don’t really sense that it is getting any better. I honestly wish I could leave a better review, but I’m hoping a public and candid review will both help other potential renters see problems that are not apparent upon visiting, and also help UDR take steps to bring this community up to par with their other properties.

Fitzgerald deserves all the best! He is fantastic and knows how to deal with any situation. He gets a perfect 5 stars.
Hiedi who is Fiori’s billing department is horrible. Very rude. She bills us for over $ 1300 for paint and cleaning. When we talked to her on the phone she was very disrespectful. We didn’t get a final walk through! Very unfair considering we cleaned the entire apartment.
Overall the apartment complex is over priced. Too many plumbing issues. Too many parties after 10pm. There’s too much dog poop in the elevators and hallway.
If you want an over priced apartment that has a lot of issues and a very rude person (Hiedi) in billing then this is the perfect place for you. They need to clone Fitzgerald and have him run the billing department as well.

This place is a rip off! I lived here for a year, and I that year it was a pain! People threw too many loud parties that management could not put under control. There were several days where they had to shut our water down because of plumbing issues, and also several times where an elevator was out of order and getting in and out can take up to 30 minutes unless you take the stairs. I cleaned the apartment before we moved out and they claimed that they had to do grout cleaning and other cleaning for up to $ 771! and now they want me to pay that fee! This place is a nightmare and gave us a ridiculous charge for moving out! Not to mention to we paid $ 100 for our wrist band keys and still had to give it back at the end and they just get to keep that money!

I have lived here since shortly after the community opened and decided to renew my lease for another year back in April. Since then, I have regretted my decision. Management has no solution for any of the problems in the community other than to make «rules» which are not enforced and make living here more inconvenient for the residents. This is not to say that some of the residents aren’t to blame for the rules, but management doesn’t seem to want to confront them directly. I witnessed a resident try to break into my car in the parking garage and reported it to the concierge immediately who did confront the resident, but months later they were still living in the community and I was never contacted by a member of management.
The community itself is beautiful and luxurious, maintenance for the most part is pretty good. We had a pipe burst in our ceiling that flooded part of the apartment, but luckily caught it pretty quickly so it only ruined a few rugs and displaced us for a few days while it was repaired. While maintenance did handle the repairs well, Management never bothered to contact us regarding the repairs. Seeing a trend?
There are far more reserved spaces available than necessary, and the apartments decided to add more than were initially planned as is evidenced by the fact that «reserved» is not painted on the ground in these spaces. They could easily make these open parking until they are reserved by residents, but that would’t help them make any money like creating an artificial parking shortage does.
The previous reviews seem to be fairly on point regarding the rules and regulations. I often joke that we cant leave the apartment after 10PM because it’s past curfew.
The staff at the building is a constant revolving door. There is only one person left from the time that we moved in just over a year ago, and that is the property manager.
I’m really not sure what we are paying for. The amenities are mostly an additional charge, plus the cost of hiring a valet service if you have over 20 people over. There are ZERO community events. The location isn’t exactly uptown (but the prices sure are.)
This place is basically the Real Housewives of New Jersey in apartment form. Decent from the outside, but completely fake and trashy once you get to know them…
With the current management, I would not recommend this community to anyone. There are simply better options. Unless management wakes up and realizes how competitive the apartment market is in Dallas, they are going to continue to have the same troubles over and over again.

Fiori is the best address in Addison: upscale, elegant and artsy with an attentive, professional staff. To-​die-​for amenities include a two-​story, state-​of-​the-​art workout facility, magazine-​quality common areas, not one but two Vegas-​level infinity pools overlooking Vitruvian park, (FREE) Startbucks coffee, a 24-​hour do-​everything concierge, Chihuly artwork, regular live band performances and, oh yeah, a great apartment.
The WOW-​factor with visitors and friends is amazing.
My wife and I discovered Fiori after making the decision to downsize and have thoroughly enjoyed our experience: overall quality, the staff, the whole vibe. If we could change anything about the property, we’d add a few hot tubs and Verizon FIOS. Other than that, we give it our highest recommendation.

My wife and I were a few of the first people to move into Fiori.
Yes there have been a few changes in the rules but my wife and I feel as though they are justified.
We love it here and we feel it is important to keep our safety and monitor the activity on the property. Yes we are adults but not all adults act like adult all the time.
I think the prices are kinda high to rent the different rooms on the property but I understand that sometimes things like this need to happen!
We love it! We will be stay for another year or so :-)

I have lived in Fiori for a year LOVED it until about a month ago.
A few residents had parties that got out of hand and management has decided to make every other residents experience living here miserable by insituting new rules. Rather than tell you my feelings on them let me share with you what they are and let you decide for yourself.
1) All amenities and lounges close at 10pm. Even a small, quiet group will be asked to leave if you are out at the pool, in a BBQ area, at the pool table, or in a TV lounge after 10pm.
2) No guest parking without a permit!?! My friends now have to come in, get a pass, then go back out and put it on their car then come back in. Oh, and ONE GUEST PERMIT PER APARTMENT! If you want to have more than 1 guest over, they have to park in the street even if there are empty spots in the garage. Good luck trying throw a party in your own apartment. (Oh, and the parking permits are a paper permit that must be filled out each time completly with full car details including tag information.) Also, the guest parking permits are only good for three days so say you go out of town and have one of your friends come over to take care of your pet. If your gone longer than three days they will not issue a new guest parking pass to your friend without you being present.
3) The front doors lock at 8pm. So even with a ²⁴⁄₇ concierge — which is what I’m PAYING for with my rent to help make my visitors feel welcome — people are locked out if they show up after 8pm and don’t live there. I either have to go down and let them in or they have to use the call box with doesn’t work half the time.
4) SkyVue Lounge, the ultra-​nice resident amenitity on the 13^th floor that overlooks the whole city, costs $ 350 to rent for 4 hours (was orginally $ 200 but they quickly raised it to $ 350). They don’t tell you that on the tour! But now, even if you pay the $ 350, you still have to also pay out of pocket for valet parking. You can have 19 people in another lounge and not have to do that, but 10 people in SkyVue and you need valet.
5) Anyone giving access to unauthorized guests will result in immediate lease termination.
6) Completely crazy rules that don’t make any sense. 10 people in a SkyVue reservation that I paid $ 350 for means I have to get valet parking, but 19 people in Arya for free, or 19 people SQUATTING in SkyVue without a reservation, are free from those requirements. So the only difference between whether I do or don’t need to hire valet parking is whether I paid $ 350 for exclusive use or not.
One last complaint is the 2 story gym has had its hours reduced from 24 hours to 8A — 10P because they did not properly sound proof the gym when constructing it. They have been making repairs since late March and have not provided any updates to residents.
Many residents have gotten together to talk about this and are fed up with this. It’s not the riffraff who ruin the experience for us: it’s management’s haphazard approach to fixing it. And I’ve had multiple employees there (concierge, leasing, etc.) tell me that the Director is off the rails but has no idea how to manage and just doing whatever she can to try and solve the problems, but not allowing for any resident input in the process. Hence the crazy rules we end up with.

Update Fall 2015:
The community has really come together. The management has had amazing communication with the tenants. Work orders are being taken care of before you can even hit the submit button. This community has finally go the swing of things and is taking off. I would highly recommend looking into this place if you plan on living in the Addison area. Their are still a few bad apples when it comes to tenants, but over all a really great place! It was worth working through the growing pains to enjoy such a great community!
Update Spring 2015:
We still live here! The community seems to sort of have the flow of things down. The amenities are much more to rent now then when we started living here. They have added a valet service. You can pay an additional fee per month and they will park, wash your car, and give shuttle services. Quite a few things are broken around the property. I wonder if they just lack funds to fix them… or if it is because they are so focused on fixing the plumbing issues and elevators? The grills don’t light, the fire pit doesn’t work, the lounge chairs around the pool tend to go missing, the trash shoots are starting to smell. Overall if we stay in our tiny apartment and things go pretty well I would feel more confident in renewing our lease if the rent was $ 200 less per month. After all most other apartments are much worse. I think most of these issues are growing pains.
Update Mid-​2014:
There have been a few residence taking advantage of the luxury amenities and having some wild get togethers. Fiori has addressed this by putting some new policies in place. You now have to get a parking pass for your friends and the common areas close at 10:00. On the plus side Fiori has been good about shutting down out of control parties. The elevators have had a few issues, but luckily they have been good about sending out emails when they are down. We live in the mid-​rise so we have been less inconvenienced by a majority of these issues. The community is relatively quite and we have yet to hear our neighbors we do however live on the top floor.

We fell in love with these high end luxury apartments in the summer of 2013.
Alex gave us a great tour of all the common areas that weren’t under construction at the time. These apartments met and exceeded our expectations for finding a new home. This property is gorgeous! From the metal sculptures in the parking lot to the lobby, which they call «The Gallery», with a spectacular two story Chihuly installation. Fiori has multiple amenities through out the property that would give most high end hotels in Dallas a run for their money. A Boardroom that you can rent out for meetings, Visuale which is a two story lounge with huge TV’s and game consoles, Cue an indoor outdoor Billiards room, Aria a hangout/​breeze way with Nanawall doors, Reserve a dining room complete with wine fridges you can rent out, The Club a two story gym with better equipment than I have seen in most private gyms, and the crown and glory SkyVue an ultra chic lounge that you can use freely or rent out for a private parties.
Our apartment is the smallest unit, but feels massive! They let us customize our unit adding a ceiling fan in the living room and painting over an accent wall. The closet has to be my favorite part, California Closets really pulled it off! The Kitchen has more storage than I know what to do with. Our unit has a large patio that overlooks the dog park. All garage access is done using your toll tag once inside you have an electronic key that opens all the entry doors, the elevator, and your apartment door. But don’t worry if you ever get locked out cause you left your keys there is a ²⁴⁄₇ concierge.
I fully recommend moving here!
