Pinnacle Sonata

Paying $ 2140 a month. Had to pay the rent and they were doing cleaning of the unit and got the keys in the afternoon. Not sure why they made me to pay the rent when the unit was not ready to be rented.
–Several issues with the unit — missing screens, windows stuck to the frame etc. maintenance guys were pretty cool but office girls were not nice at all.
–Poor cleaning jobs — dirty toilet bowls, still prev tenants cloths in laundry area, water stains with dust (they think, not mold they said) etc. Nicole– the manager won’t do anything about it. B/​c they don’t do after move in cleanings.
— started noticing small black bugs throughout the unit.
My list is just getting longer and longer…

12÷7÷15. I am upgrading my review to 5 stars. I have lived here for 1 ½ years now and my experience with the office staff and maintenance staff has been excellent. I have put in a few maintenance orders and they are handled within 24 hours and the office staff has always been friendly and helpful.
My review is for maintenance – great service! I have called a few times for minor issues and each time it was handled professionally and within 24 hours. I have not had much interaction with the office staff, but when I have they have been professional and courteous as well. I am 6 months into my lease and so far, I would give Pinnacle Sonata two thumbs up.

These apartments/​townhomes were actually meant to be sold individually and then some how that didn’t work out so now they are apartments. I have lived and visited many apartment on the Eastside and in Seattle and these are by far the best for noise and privacy. I lived in another Essex property before, Courtyard off Main, I literally could hear my neighbor coughing, my other neighbor above me was a series of british families relocating for work (the apartment was owned by a local company for their new employees) the people residing in those apartments gave zero shits about their neighbors and the Essex people themselves didn’t give a shit either even though it sounded like very active dinosaurs lived above me, like restless raptors stuck in a cage gnawing to get out. But that experience is also common for many of my friends living in apartments. No one wants to make noise complaints and no one wants to receive them and this is the first building I have been in that I can’t hear what my neighbors are doing and I feel like I can be considerably loud and no one has noticed. Turning your music up to 11 is not a problem here.
I really wish there was more visitor parking put you can get creative here as long as respect those with the reserved spots. I also wish that they would update their appliances, I loath my washer and dryer! Why in the world does it take me two hours to dry a load of laundry. I’m half tempted to just buy my own appliances and ask them to remove the old ones.

we moved here in May 2014 and so far very impressed with this property and staff. The entire process from signing the lease to our first MNF party has been easy and fun, no issues. The biggest challenge with this location is onsite parking for guests, there needs to be more spaces but that will probably not happen. We knew this prior to the move so just dealing with it and getting creative. The staff is very accommodating and willing to resolve any problems of which we have had none to date. If the location works for anyone seeking a hybrid home/​apt community then you should add Pinnacle Sonata to your list of places to check out.

I’m updating this review because of my move out experience.
It was unbelievable! I honestly thought we were on candid camera and someone was going to say «haha just kidding».
When we moved in, it was clear that the carpet was due for replacement. We took pictures upon move in and of course upon move out. They had cleaned the carpet but within days little spots showed up all over the entire unit and actually some of those spots weren’t so little. It wasn’t that big of a deal, it’s apartment carpet after all.
When we moved out We left the apartment in excellent condition, patched nail holes and painted them, cleaned every surface –counters, washer/​dryer, windows & window sills, kitchen top to bottom, the fridge and freezer inside and out, the oven-​inside and out, mopped the floors, swept the deck, vacuumed and swept out the garage. No surface was left untouched-that’s just how I do things. We stayed until midnight cleaning. I dropped our keys in the drop box and had a 9am meeting to do a walk thru.
When we arrived at our unit for the walk thru, Taylor (maintenance manager) was inside with the door locked. We rang the bell and he finally came (2 min or so). He said the place looked great and he had already taken pictures. He went on to say that there would likely be a cost involved in repairing or replacing the carpet as he pointed to the living room floor pointing out a cut in the carpet!
I was speechless! I couldn’t believe my eyes. That cut was not there 9 hours earlier! We had vacuumed and it looked like a fresh cut with carpet fibers around it. That and it was a straight cut! We had professional movers move our things days prior and no cut then either.
After the walk thru I went straight into the office to talk to Bill (the manager-​whom I’d always had a good rapport with in the past) but he was «Busy» on a sales call. I waited nearly an hour because I wasn’t going to leave without talking to him. When I explained what was going on I was surprised by his reaction and how he handled the situation. I got the Cold shoulder from him. I was calm and professional and was told that they didn’t have anything in their files at all from us mentioning the carpets were in such bad shape (well that’s a bummer because I still had my walk thru notes in email that I had sent them within the 3days after move in).
I was told that they would see what their carpet company had in their notes and they would let me know.
I waited weeks and finally got a response (in our favor) and a full refund of our deposit however during that time, we weren’t sure if we would charged for carpet replacement or not which was rather unnerving.
The reason I gave 3 stars today and not 1 is because the community is great. The apartment layout is Fantastic and overall I really liked my time here. Ryan in the office was so super nice always and Bill with the exception of the one day where it was REALY bizarre that he wasn’t his usual friendly self.
Would I still recommend this place? Yes but cover your bases. Take pictures both move in and move out and keep your walk thru notes. I suppose this advise goes for most rental!

I’ll summarize my two and a half year stay at Pinnacle Sonata by saying that the state of Washington doesn’t deserve such a complex, at least from the outside.
Moved in January 2012. Treacy was the manager, Ryan was the one I was working with. Ryan is still there helping people, and between the two of them I never had a bad experience at least with the management office. I eventually bought a home and had to move out, and I was forced to just rent to term because I wasn’t going to pay thousands of dollars in term fees. That’s not BRE’s fault.
There were issues with the apartment, some I reported, some I didn’t bother. I got the Staccato floor plan and I had rented it sight unseen when I moved up from California. When I first moved in, it seemed fine, but over time I started noticing things that bothered me: squeaking floor boards, old carpet (I’m used to the apartment complexes replacing the carpet if there isn’t wear), and a halfway functioning washer/​dryer (which I blame the previous tenants for). It had great noise isolation though, and I didn’t have any neighbors to my right.
But then that changed. Seems the unit on the right is a corporate rental, and the types of people that were in there later were not good neighbors. A huge dog that howled bloody murder every time the owners left, a kid that would bang heavy toys on a hardwood floor, etc. The neighbors on the other side were mostly ok at first — older couple — but when they moved, a family moved in that had 4 kids, 3 of them that liked to cry and scream at the top of their lungs. That’s when I learned that the noise isolation wasn’t as good as I thought; I just had courteous neighbors, until they moved.
Some other issues I observed:
— The trash can is TINY and there’s only one dumpster in the complex, down by the office. Makes it very inconvenient to get the trash going if you consume more than a tiny bag. They also don’t do recycling cans.
— People used to speed like crazy through the complex; they put super high speed bumps in. If you drive an Altima, you WILL bottom out. They’re that tall and it was annoying.
— The garage was rickety and would not close sometimes. I had to pressure the office to get someone out; he did a few adjustments and noticed the opener hadn’t gotten maintenance in years.
— The dryer simply stopped drying clothes on three occasions. Once they had to replace the dryer vent tube. Once I fixed, with the previous tenants not emptying the lint catch, it got clogged up, and once a $ 5 got stuck down in the barrel (err?).
— The washer ruined three of my best pairs of slacks. Same wear on the back belt loop. And yes, I know it was this washer, because those pants were fine just months before moving in.
— Mildew grew on the window sills. This is because the master bathroom is stuck in the middle of the apartment, and the vent fan wouldn’t stay on more than 30 minutes.
— Fireplace thermostat had to be replaced as it didn’t half work. The new one worked too well, it would turn on at the slightest breeze.
— Bulbs were burning out left and right, especially in the dining room and the porch.
— The toilet flusher would just stop working every so often. I fixed it twice, but it goes back loose again. Usually means the flusher arm isn’t the right size.
— Fridge would leak water down into the crisper baskets and melt food too frequently. It would just stop being cold, for no reason.
— DO NOT pay rent with a Visa card. The service fee is outrageous.
— Heaven help you when it snows. You’re stuck. You’re not going anywhere, and you better hope you’ve got food reserves, because you’re not reaching civilization on foot if it’s a certain level of bad.
So that’s the apartment. Once Treacy was replaced by «Bill», the management interaction started to go down hill. Simply rude in comparison. Ryan was still a pleasure to work with as was the other new guy (forget his name). I didn’t use the amenities, so I can’t speak to those. For what it’s worth, it’s the nicest BRE property I’ve seen, but there were a lot of small issues that prevented it from being a great experience.

Upon moving in noticed the base of several door moldings had expanded and rippled about 6 or 7 inches upward from the floor, a whole on the wall paint in the bathroom around the base board was peeled off, later learned the previous tenant had flooded the place. Two weeks after moving in the filled above me started a kitchen fire that sent water through my ceiling in just a couple minutes which destroyed the white wall and opened up the ceilings, caused the baseboards to pull away from the walls. I had renters insurance that told me they would pay for the cost of moving me to another apartment should the same apt complex have another apt vacant for me to move into. Pinnacle management refused to allow that. Being that I was in training for my job didn’t want to haste with boarding my pets and being displaced while they worked on repairing the walls and ceilings so held off and expected the renters ins would pay the repairs after I moved out. Within the 2 years I lived there reported dripping in the walls to the office they said would send the maintenance to look at it, never did. Upon moving out the new leasing manager got rude in my face saying my move out bill would be fair, and when I mentioned BLACK MOLD in the bathroom linen closet, he yelled at me that I should have said something before moving out, I explained first time I saw it. To make a long story short, this place is dishonest and in very poor shape, and plenty of mold issues through out this complex. I got the move out bill stating $ 800. For replacing carpet. The carpet was in very good condition, they just made up itemized charges so to cover at least a months rent due to all the repairs caused by the flooding. I will be informing them of the re-​opening of my Ch 13 soon enough. I will have the last laugh!!! HA!

Totally deceptive business practices. I put down a deposit and was told it was completely refundable. What they neglected to say is that it was only refundable within 24 hours of the original application– OK, I get it– I was silly for putting a deposit on an apt sight unseen– but here is why I backed out (fyi– I was told if it wasn’t the place for me, that it was totally OK to back out… no mention of a lost deposit):
1. Lots of leftover pet dander in the apt– even after the carpet being replaced. It was difficult to breathe in the unit
2. During the initial consultation– I indicated that quiet was a top priority. Turns out that two little kids live directly above the unit. I get confidentiality — but nice to let someone know what they are in for before the actual move in.
3. The floor plan was nothing like what was shown. Closets were off and the already minimal storage area was non existent. Plus the bedrooms were smaller than indicated on the layout.
Steer clear from this place– it has a number of bad reviews. I should have listened–
