History

Established in 1966.

Mock Property Management Company was originally a department of Mock Realty Company, which was founded in 1965 by John «Ed» Mock. The two companies have been separate corporations since 1991, but remain closely tied. Bruce R. Mock is the Owner-​Broker of Mock Property Management Company and Gail A. Mock is the Owner-​Broker of Mock Realty Company. Ed Mock is now retired, but still acts as a consultant to Mock Property Management.

Mock manages over 500 dwelling units, thirty homeowners associations and three office buildings in the Boulder area. We have managed many of these properties for the same owners for several years. Business Owner

Bruce R. Mock’s background of business and real estate law provide him with knowledge and experience unique to property management in Boulder. He is a 1977 Summa Cum Laude graduate with a B.S. in business, and obtained a Juris Doctor in 1981 from the University of Colorado Law School. Bruce joined the company in 1990 after nine years in the legal profession as a real estate attorney. He maintains his license to practice law, but as president of Mock Property Management, his time is spent in the day-​to-​day operation of the company. Bruce also actively manages several office buildings.

Our back yard needed a facelift but I didn’t really know what we needed. I knew that we had water drainage issues, that our pool area had seen better days, and that I needed a professional. After I met with Jeremiah and saw some examples of his work I knew that I was heading in the right direction. Here we are — project completed! The yard looks amazing, my basement is dry as a bone and the pool is ready for a party! Thanks for all your help and making our property look awesome!

It would seem they are the slum lords of Boulder; I have certainly been suspicious of their low prices. I consider myself much luckier than the other posters here, because I didn’t actually end up signing a lease with them. What I did do was pay an application fee, and get rejected on the property I was trying to get. Given that it was a sublet opportunity, the company actually has no incentive to find a new tenant because the current tenants are locked in for another year. They can just sit back and collect application fees, and reject applicants. Without providing any explanation for why I was rejected, and taking $ 28 off me, I think you could definitely call these guys con artists. Having applied for other properties in Boulder, I know most landlords only charge the application fee if you are selected for the property. A total racket here, Better Business Bureau is my next visit.

I absolutely love my property managers. Nick and Margaret have always made me feel like they equally represent me as a tenant as well as the owners of the home. Any concerns or repairs that have come up were handled swiftly and professionally. They are also patient and are a pleasure to talk to. I don’t understand all the negative reviews on here because my experience has been the exact opposite. Love these guys.

I had a great experience with Mock Property Management. Mark helped me find an apartment this fall. I was very impressed with his professionalism and attentiveness. In the first week, he found several properties that fit my needs and was available to show each property on my terms. I was very happy and will continue to use Mock Property in the future!

We found the right place for a great price with Mock Property Management. The only issue was the previous tenant who refused to vacate the premises at leases’ end. Through the eviction process, Mark and Tom were highly communicative and made the whole ordeal quite transparent to us. They offered us several opportunities to back out of our lease throughout the process. We toughed it out and for our troubles they gave us a break on our first rent payment. Since we’ve moved in, Mark has been very responsive to maintenance requests and even worked with the owner to have the fence finished. I’d give their performance as a rental company and Mark’s performance as a manager, 3 months later, an A+ rating.

Unlike some of the other posters here, my experience with Mock wasn’t bad. I lived at Cottonwood Apartments (on Glenwood b/​t 28th & Folsom). There was a couple living in the building who served as supers and they were generally very responsive to any concern I had. Also, my security deposit was returned in full and in a timely manner.
I don’t know what it’s like to live at one of their other properties in town, but this one was fine.

Hated them. Best and only good thing to say is the front office ppl r nice. Only delt with Tom and he sucked. Wish I could give zero stars. Left a sour taste for boulder. Sucks they have some nice places. Still wouldn’t recommend them.

I also wish for Unilocal to make an exception for this place and give it ZERO stars. People aren’t kidding when they say Mock Property Management is HORRIBLE. I had the absolute worst experience with Tom Van Lieu of any landlord I’ve ever had. STAY AWAY. I took over a sublet, telling him that I didn’t know if I wanted to renew the lease at the end of the term, expecting him to show it to other renters. After being there for a couple months, I decided I might want to sign a year lease if the apartment was still available, so I contacted Tom to see if it was. He told me ‘we are not renting to you in the future,’ and when I asked why (because I pay rent on time, I’m clean, I’m quiet, good tenant, etc…), he said ‘because we asked if you wanted to renew when you moved in, and you didn’t do so, so we aren’t renting to you ever again.’ To restate, Tom had no tenants currently lined up, and he had planned on showing the property, yet he wouldn’t let me stay. I told him I would agree to the new terms of the lease, but he wouldn’t budge. Then I asked him if there are any other apartments for rent in the building, and he told me the same thing ‘we never want you renting from us again.’ This man is unreasonable, and my advice is to avoid his properties like the plague — not just because of my example but because of all the other examples as well.

Very rude unprofessional. Bait and switch. I was treated rudely for asking if the unit would be painted and carpets cleaned. If I could give zero stars I would!!!
Previous owner were smokers and owned a dog. The photos they posted on Craig’s List was 3 years old. You can read the email below sent to me.

The apartment will be rented to someone else. Your ideas of what you expected of the apartment, if your application was accepted, were not known prior to talking to you yesterday. I made no promises about the condition of the property with the exception of dealing with the troublesome backyard. After speaking with you yesterday and reviewing the details of your voicemail message today I believe, in my professional opinion and experience, it would be expensive and with conflict to rent to you.
I believe what I intended to do after the tenant vacates, and what your expectations or demands would be, will create a situation which I want to avoid.
At the showing of the apartment I was telling everyone who was there that I’d be cleaning up the backyard and I told you again yesterday. Your voicemail message today brought up the matter again. I don’t think you think I am willing to deal with the dead grass or the tenant’s dog’s fecal matter. And even if the clean-​up is very good I doubt the yard could be certified parasite and detritus free thus not able to assure you that your daughter’s health is not in danger.
You say you want the property to look like the photos posted at our company website. I think the interior photos do still look like the property today. Unfortunately you couldn’t see beyond the tenant’s belongings and lack of cleanliness nor do I recall any request by you to be sure the property would be clean for you to move into. However, I do not want to be held to a set of photos taken about 3 or 4 years ago as to whether the property is satisfactory or not.
The current tenant vacates July 31st and, rather than opening up negotiations with you now, a determination will be made after July 31st if anything more would be done to the apartment.

I wish I could give this place ZERO stars. By far the worst place I have ever had the displeasure of renting from. I was told my apartment is in a quiet area, and that there are never problems with the Fraternity house next door, nor with strangers parking in the reserved resident spots.
What a giant lie that is!
This area is HORRENDOUSLY noisy. They completely took advantage of the fact that I didn’t know the area and told me it was usually silent. There are constant parties, loud noise and kids screaming on the street. I’ve had people throw up from drinking just outside my window (which is a foot from the side walk).
And no problems with the fraternity house? Also a lie. They constantly block the driveway and park in our spots. When asking them to move nicely, they only respond with obscenities.
Back to the Mock as a company. Within my first week here, a note was posted on every residents door stating that all spots in the lot are reserved, and to only park in yours. It also said that a permit was required to park there or you would be towed immediately.
I called the number to obtain my permit (which I was never told about in the first place). I called for two weeks, leaving voice mails, afraid of getting towed and my calls were never returned.
The other day, someone had parked in MY reserved spot despite the towing sign in front of it. I called Mock to complain and get their permission to get it towed. The only person there was the after hours answering service, a 17 year old who told me he couldn’t do anything about my situation. Despite the fact that there is a sign that says «TOWING ENFORCED AT ALL TIMES». He said that since the business had just closed, I’d have to wait. All times? I don’t think so. The sign also has Mock Properties name on it, and states that the area is for Residents Only. They point blank refused to do anything about it. The are is so crowded that I had to park almost 2 miles away from my apartment.
No one responded to me until monday afternoon. Their response was to «call the towing company on the sign». There isn’t one. I had to take a picture of the signs to prove it to the woman answering my email. She told me then that it must be on the side of the dumpster, which it wasn’t. I informed that, after having walked around the entire property, no sign had a towing company name or phone number.
NEVER EVER rent from this company. They outright lie to their customers and do not provide the services for which they are paying (quite a lot, I might add).
