Just a follow up. You see the manager responded to the first few reviews, but then stopped. I sign of the poor management skills in dealing with customers. The fair return of deposit money, that was all that was asked.

Stay away from this firm. They are happy to take your rent but if you have problems it will be weeks until they are addressed. I have a daughter that rents from them and their service is horrible. Todd who runs he firm leaves his mobile number on negative reviews but if you try to reach him via email or phone he NEVER calls back. All you get are excuses from him (move in/​move out week etc.) or his staff. Real companies don’t provide excuses they take care of people. Especially college students. Rent from anyone but this firm.

I lived in my home for 3 years with PG rentals and I would say 80% is a great system: simple to work with, good online payment and repair request portal, repair team is quick though a bit shoddy, and they send out reminder on payments and hazardous weather. The remaining 20% is stuff that every realtor is guilty of — they run a business and will fight when money is on the line.
We got stuck in a grey area of our contract that needed legal action and I still think PG rentals could have handled this case better but all said and done the majority of the 3 years was great and I enjoyed living in my home.
That being said, if you are responsible, clean and polite, I recommend PG rentals business.

Update to earlier review. So the house we rented was in BETTER shape when we left than when we arrived. PG rentals still saw fit to deduct ~$ 900 from the deposit! It was clean and nothing was broken (they said the sink was clogged). Not only that, the $ 300 they promised us for the inconvenience of selling the house out from underneath us was NEVER paid. In total ~$ 1000 more was taken from deposit than we expected and we were stunned. Calls and emails to Todd were never returned. I had all but forgotten about it when all of a sudden Todd responds to my Unilocal review and says we can talk about it…9 months later! Now I’m pissed off all over again. I’m sure he feels really bad about the cost and stress he put on us… OR… perhaps these reviews were cutting into business so now it’s time to do a little damage control??? No one cares about your smooth, politically correct talk, only the actions you take when doing business with them. Hope you treat new tenants better than you treated us.

I can’t believe all the negative reviews for PG Rentals! My boyfriend and I lived in an amazing PG Rentals unit years ago. We’ve since moved away from Boulder but would honestly probably still be in that house if we hadn’t moved away. Todd was an amazing landlord, always responsive, very laid back but on top of the important things. We have a dog and cat and he was very accommodating and found us the perfect place.
When we moved away we promptly got our deposit back and he’s provided us with a great reference moving forward.
Also, because PG Rentals required tenants to have renter’s insurance, we opened a policy and have kept that policy open all this time. Recently there was a huge fire in our apartment building and our place was destroyed from water damage. I don’t know what we would have done without renter’s insurance and I always say we have Todd to thank for that!
If we move back to Boulder (which we are considering) we will definitely be reaching out to Todd to help us find a place.

I know a lot of management companies in Boulder take money from students, but this company takes the case. First off they told me that it would be fine to keep my things in the basement for a week after I moved out, but than sent me an email saying I had less than 24 hours to get all my things out. Then when we were getting ready to move out, they told us we owed $ 400 in all these hidden fees, like for one fixing things in the house that were broken when we moved in? I won’t get the deposit back for another 2 months. but from what I’ve heard from other PG renters, it will be next to nothing. They wouldn’t respond to my emails either, and they had so many different employees that one would say something to me, and another would say something completely different. DO NOT RENT FROM THEM!

So far I have been a tenant for 4 days, when we got there the place was trashed even though we were promised it would be professionally cleaned. Next thing we come across is a file left by last tenants explaining many leaks and potential mold problems that PG claimed to have checked. The first floor washer is currently leaking and so is the back irrigation system so that was clearly a lie, just like the cleaning. Being a house filled with CU students I’m sure they thought they could get away with half assing their job but not when it comes with a $ 225 water bill. I will NEVER rent with PG again and would STRONGLY discourage anyone who is planning on signing a lease anytime soon, it’s a trap.
