My husband and I lived at an eaves in CT but I was transferred back to Los Angeles having to break my lease. LUCKILY, if you transfer from one AvalonBay property to another, you can give 30 days notice and no penalty! I was going back and forth with several leasing consultants at other Avalon properties in LA trying to find the perfect fit for us. I’m all about the vibe, the customer service, the presentation of the property on first impression… When my girlfriend and I visited Avalon Encino, Reuley and the property spoke for itself. It was immaculate, conveniently located near hundreds of shops and restaurants and Reuley went above and beyond to ensure our floor plan was able to accommodate my family and all of our furniture. I was probably very needy and neurotic during this process because we were moving 2800 miles away and my husband not ever seeing it before we arrived! Reuley did a fine job keeping me calm and reassured that we were making a good decision. A few weeks away from the cross country move, I get a call from George who introduced himself and welcomed us to the community! How nice! Getting the keys and Moving day finally coming, we couldn’t be happier. The Dog Park is Amazing, the pool is sparkling and I can’t wait to use the gym… not to mention a stones throw to Gelsons Grocery Store! Thank you AVALON Encino for welcoming us «home.»

Shortly after moving in, there were several car break-​ins in the gated «secure» resident parking garage. A few weeks later, my car was broken into; two broken windows and everything within was stolen. I suffered monetary loss as well as countless hours of time to file a police report, work with insurances, banks, and authorities. Avalon DID NOTHING. I was assured by George, the manager, that something would be done. A month later, another resident’s car was completely stolen and still NOTHING has been done. The resident parking garage is completely unsafe and parking within is asking for trouble. I don’t feel safe leaving my car in the garage let alone being in the garage late at night. We residents have no choice or options and Avalon has done absolutely nothing about this. Absolutely unacceptable!
The building and community are not maintained properly. The common areas /​hallways are dirty, dusty, and falling apart. There are dead plants and pots of dirt around the community. Maintenance items around the community such as burned out light bulbs wont be fixed until you take time to submit a request online. Even after submitting requests online, it can take weeks to get fixed. Sometimes the tickets get closed with a completed status when the item was not taken care of and you have to submit yet another request. There is still glass on the ground where my car was broken into over a month ago. Shopping carts with trash are left in the hallways like a dump.
The price is steep. My tiny little 1 bedroom apartment ~600 sq.ft. is over $ 2k per month. Nothing special or luxurious. Apartment was given to me with carpet stains and dirty. There are constant noises in my apartment from what I am guessing is some type of ventilation system. Maintenance claims they don’t hear anything.
Bottom line; this place is not cared after properly, terribly insecure, plagued by car break-​ins and thefts, falling apart, and over priced. I can’t wait to move out.

I have been living here for a year and I have to say it has been a very pleasant experience. From the 1^st day I walked in I loved the customer George and Reuley provided. They made me and my 7 year old son feel like family. I once dropped my car keys down the trash shoot by accident and right away Daniel one of the staff members jumped in and was able to recover my keys. They keep the community very clean. I love that it is in the heart of Ventura and can walk to Ralphs and Starbucks :)

This building is a slum purporting to be «luxury».
The only high-​end finish in the unit are the granite countertops, designed to catch the eye and trick you into thinking this building is nicer than it really is, while everything else in the apartment from appliances to fixtures to flooring are absolute garbage. Even the drains in the bathtubs rusted through within the year.
The carpet and paint will be new when you move in and will look nice for the first week or so of your tenancy. Their scam is to use the cheapest, worst quality paint and carpet which do not stand up to even the most gentle normal wear and tear, then Avalon bills the tenant for complete repainting and new carpet at move-​out. We were in our previous home for four years and the carpet looked as good as new after carpet shampooing, because it was decent grade carpet; after a single month here the carpet looked awful and couldn’t be restored. They claim the carpet is five year carpet, so if you live here a year you will be billed for the remaining 80% of the carpet lifespan; they consider the flat cheap paint to have a three year lifespan, so regardless of if you ever even touch the walls you will be billed for the remainder of the three year lifespan. Even if you intend to live here longer than a year or don’t care about them stealing from you, you should be aware that your apartment will look dingy and awful after a month or two — is that how you want to live in this alleged ‘luxury’ apartment building?
The sleazy behavior on the part of the building management and corporate offices is certainly unethical and borderline fraudulent. They are the stereotypical used car salesman con artists — polish the turd up really nicely until you sign a contract, laughing behind your back because they know everything will go to hell right after you make your first rent payment.
You will regret moving here. We do.

Just moved out of Avalon encino and am sad to go! I will miss the management, but I also already miss the community; the people, the pool, the dogs, the gym, etc. It was truly a great place to entertain, make friends, and live. #timewellspent

I have not moved into Avalon Encino (yet!!) as my current lease isn’t up yet, but after seeing/​talking to/​going on tours at 6 other comparable apartment sites around the Encino/​Sherman Oaks/​Noho area, I have to say that the leasing office (Ashley and George) are exceptional and have made my decision to move to Avalon Encino easy to make.
The service from the leasing office is fantastic (which is important for future needs as a tenant), and I do understand that rates right now are crazy everywhere, but the building itself is well kept and the floor plans are great compared to what I’ve seen elsewhere. Even though we may not use amenities as often we think we will initially, the fact that Avalon Encino has them, and it’s in great condition for when I am ready to use it. is noteworthy. Can’t wait to move in as soon as my lease is up at my current spot!

I’ve moved to Encino about 7 months ago. I couldn’t be happier with my choice of the apartment. It is a luxury apartment so the amenities and interior design are high end. But, what makes this APT special is the team of staff working around the clock to ensure happy, comfortable living. George and Reuley are the manager/​leasing consultant who are extremely friendly and available to answer any of your concerns. I have never had anyone answering the phone rudely as mentioned in some of other reviews. Daniel and his crew can fix essentially anything. Work/​service request can be made online for convenience, and almost always the turnaround time to complete repair is about 12 – 24 hours. I recently dropped my car/​home keys along with the trash down the chute. I panicked, went to the office who then called Daniel right a way., who then went down to the main trash bin and went through every trash to help find my keys. I was extremely grateful for their understanding, professionalism and work efficiency during this process even though it was completely due to my clumsiness. This simply orchestrates the importance of having on-​site maintenance/​service team and a team of professionals willing to work for you/​help you. Of another note, even though you can hear a lot of kids’ noises from the swimming pool during the summer time, you can hardly hear any foot steps in the hallway in the evenings/​nights.

Every year more than 10% each year. It comes out to approx. $ 10k more a year than what I was paying the first year.
They hit you at over $ 200 dollars raise

I have lived here for almost 9 months now and by far this has been the best community i have ever lived in. Not sure why the leasing office got a terrible rating, i have had nothing but GREAT experiences with them. They have been nothing but nice and if we have ever needed something from the maintance people they are at our door within an hour. No complaints whatsoever. The people living in the community are also very nice. Its worth the money. We are planning on staying here for awhile.

I just moved to Avalon Encino and I love it! Everything on Ventura is walkable — Ralph’s, Starbucks, Gelson’s, Jamba Juice, a hospital… you name it. The apartment community has food places attached to it too (Chipotle, Jersey Mike’s and an Italian restaurant I have yet to try… there’s also a massage place)! Amenities include a heated pool with an attached jacuzzi, gym that’s open 24/​7, two rooftop decks and two entertainment areas (one has a pool table) you could use anytime and exclusively upon reservation. It’s also in between the 405 and the 101! No wonder there are always people trying to get qualified for a lease out here — one has to go through a thorough but fair screening process and if all checks out, you get an apartment community that is worth every penny!
I also have the best experience with the leasing office and the maintenance folks. They are very professional and very responsive to our requests. Reuley, at the leasing office, explained everything that needed to happen before and after putting down a deposit. I got full disclosure and she was very transparent and accessible. Reuley and George (leasing manager) were available (phone or email) to answer questions and clarifications about the unit and the apartment community. They helped me find a suitable parking spot at the structure. Well done, Reuley and George! Cheers!

My current experience with Avalon Encino was by far the worst I’ve ever had in all my years dealing with apt search. Non professional, non reliable staff. It made my choice easy — not to rent there !!

Let it known, My experience with Avalon Encino was by far the worst I’ve ever had in all my years of dealing with real estate, rental property, and customer service on what SHOULD HAVE BEEN a professional level. When I first approached sales representative Reuley West, she pitched me an occupied unit, being the reason why I wasn’t allowed to view it before move-​in. However, she promised me a cancellation option with my deposit back as well if I move in and decide the place is not for me. When move-​in day came along, I realized not only did she dramatize the description of the unit, but also that she was not a woman of her word. I approached her the same day in regards to discussing the cancellation and money back process, and instead of meeting with me like a MATURE and PROFESSIONAL sales associate, she disregarded me completely, disregarded her promise of cancellation, and fled from the office like a squeamish child who just got caught in a lie by her parents. This type of behavior is beyond ridiculous and outrageous, her immaturity, along with the other associates in the office that are disregarding my case completely, will not be tolerated by me, and shouldn’t be by any other perspective tenant. I am disgusted and appalled by this horrible treatment I am being given, and this unlawful act of not reimbursing me my deposit. Moving into a new home is stressful and an emotional change already, and this type of behavior shouldn’t be inflicted on anyone whatsoever. I don’t advise ANYONE to ever work with or deal with such unprofessional, rude, and immature associates! I would never guess this is a corporation, I expect this type of behavior from «SLUMLORD» not what should be «professional» landlords!

I guess everyone has different needs and experiences, but I’m not sure I get the negative comments I’ve read here. I just signed my third lease, which means I couldn’t be happier with this community. The location is great, the customer service is outstanding and my neighbors have been either young professionals going about their business or families in transition mode from one house to another. Very quiet and calm environment (pool area may get a little louder on the weekends with kids, but that’s the case with any pool anywhere). Security is great (need a key card to get in and out), cleaning crew is spit shining the common areas almost daily, dog friendly, 24hr clean gym, parcel delivery service, close to everything and all apartment related issues are tended to immediately by the maintenance staff. Office managers are awesome, so much so that they even arranged to water my plants while I was on vacation. The only reason for not hitting 5 stars is that like any other corporate rental property, the rents do tend to increase based on market rate and not enough consideration is given to type of tenant, longevity and payment record. Ideally the corporate offices would take these aspects into consideration and attempt to retain long-​term tenants with good records (as would be the case when renting a condo), but again, this happens with all these types of communities. However, when looking at similar properties in the area, the rates are all competitive, and this community is well worth the money you pay for it.

I honestly dont know why there is more bad reviews then good. Ive lived here for 2 years now and i honestly have no complaints what so ever. Great location, always clean … management is extremely good to me and pleasant .

Awful customer service in leasing office. Very rude and unprofessional man that answered the phone. Over priced rental units, parking gate always has problems, tenants don’t park in designated areas and are constantly parking «on the line» close to other cars. Just today I walked to my car to find a tenant, parked in the public area, using my car as a door stop for her driver side doors. The owner of a blue Mitsubishi wagon, license plate number is 5BIN35_​ (the last number isn’t visible due to a huge bend in the plate), this woman is parked in the public area everyday yet walks into the tenant only gate. I just don’t get it.
Does not have good relationship with surrounding businesses. Don’t waste your time.
Update: I guess the parking lot becomes a skate park and mobile barber shop at night. Parking gate is still faulty and there seems to be no rhyme or reason as to when it is open or closed. All it has done is cause congestion at the entrance/​exit. When the entrance is closed, forcing people to take a ticket, and the exit is wide open, patrons are littering their tickets all over the exit.
Update: Please stop placing letters on vehicles threatening to tow people who actually work in the building. Don’t think the Avalon will enjoy paying the impound fees on a car that is unlawfully towed.

The best thing about the Avalon is the location. It’s in a walkable area with grocery stores, a dry cleaner and Starbucks close by. The staff are very nice and they try their best. The worst thing about the Avalon is that the company does everything on the cheap, and they raise rents by 15% — 20% with no consideration for tenant loyalty and tenure. The building is often dirty due to tenant behavior (there are lots of people who live here who do not take responsibility for their pets and their trash), and the company does not employ enough maintenance people to keep up with the trash rooms, dog pee on the carpets, retail business maintenance and general cleanliness. The apartments are «cookie cutter» like most other corporate residential rentals. Do your research, look around. There is a lot out there that is better for the price.

I would give them negative stars if I could. My in-​laws stayed here for a couple of months while visiting us. My in-​laws are impeccably tidy, and left the apartment in better condition than when they arrived– at no time did any of us see any stains on the carpets in any room (and if she had seen any she would have asked them to clean them or cleaned them herself). After they returned home they received a letter explaining that since they had a pet that left stains in the apartment that they were being charged for new carpets. They do not have a pet. The on-​site manager knew they didn’t have a pet, and did nothing even after my MIL spoke to her about it. The only person my MIL could talk to was a corporate person who absolutely stonewalled her. When they first told me I said oh it must be a clerical error, there was no way these carpets required replacing, I was sure they had mixed up the apartment numbers and sent her the charge in error. Sad to say I was wrong and these people are very dishonest — run unless you want to buy them new carpets.
This whole thing was a very stupid move on their part. My in-​laws, who come here to stay every year for several months at a time and who are really really great tenants, super clean and always pay on time, will never stay there again. So for the price of recarpeting they lost great tenants that would likely have come back every year to pay their expensive rates.

PS also this place is not very secure, my FIL had his bike stolen from the bike area in the supposedly secure underground parking (it was locked up with a good lock in bike area). When we shared this info with another tenant we were told that that if we kept the bike down there we should expect it to be stolen. Wish someone in management had told us before we lost a very expensive bike.

Only been here a VERY short while but here’s my review regardless. I used to live at the (rather oversized) Orsini in downtown so I’ve become accustomed to luxury amenities and retarded management. With that in mind I was looking for a smaller apartment complex with some amenities but with better management and a more tightly knit community. Looked at a whole bunch of places in the Encino, North Hollywood and Westwood area and nothing really even came close as being as affordable and nice as Avalon Encino.
The community here is excellent with extremely friendly residents and a lot of them have super cute dogs. The upkeep is also great so the pet-​friendly policy doesn’t affect the building. Lots of guest parking. Conveniently located near Starbucks, Ralphs (both are across the street), dry cleaners, car washes, banks, Trader Joes, Arclight cinemas and 24 hour fitness (plus loads of restaurants and bars). Chipotle, Rosti and UPS are located on the first floor of the building.
The apartments themselves are great with a mix of hardwood and carpet. Washer and dryer, dish washer, microwave and fridge are included. Lots of cabinet space. They offer 1, 2 and 3 BR apartments. The gym has machines and free weights but is still limited for those looking to get an intense workout. Pool area is nice and is situated right next to a jacuzzi. I wish the apartments were better sound proofed as I like to run my audio/​video equipment as loud as possible without disturbing my neighbors… to which end, I’m sure I’ll be getting a few visits from courtesy desk. Anyway, they also have a loading zone with shopping carts so it’s super easy to move in. Management is very helpful and professional. They took care of everything that I needed in a timely manner.
BTW don’t let the exceptions negate the validity of the generality. There are always mixed reviews when it comes to apartment complexes so I recommend to not be discouraged if you’re coming on Unilocal to get a heads up on an apartment and find nothing by negative feedback. Check out all the places you’re interested in on your own regardless of what a few people say on here, including me.

I Lived in Avalon Encino for more than two years and really enjoyed it.
The apartment and the kitchen are clean and modern.
The amenities are great. The location is very convenient. Everything is in walking distance and you have the 405 and 101 real close.
The management is really kind and professional. They respond quickly and effective.

I have been very satisfied with my experience at the Avalon in Encino. I used the jacuzzi and gym as much as I can. Walking across the street to the market and Starbucks was very convenient! My questions and comments were always tended to in a professional manner. Renegotiating my lease was not so great. The rate skyrocketed from our first lease, and I know that was a corporate decision. However, I would consider another Avalon in the future.

The Avalon Encino sucks in many ways. It pretends to be a luxury community, but it is poorly maintained. Don’t be surprised to step in dog poop in the hallway or especially in the neglected dog area. Piles of trash are common by the trash bins and drops. Shopping carts are often left in hallways for days. Local property managers seem nice enough, but seem to be required to cede all decision-​making to a far away corporate Avalon office, or at best they use that as an excuse. Most residents are the unhappy partner in a recent divorce who didn’t get to keep the house. The floors/​walls/​ceilings are shamefully thin — so you always you when your neighbors are home and generally what they are doing because you can hear doors opening and closing, creaking footsteps, toilets flushing, washing machines, TVs, radios, etc. Then, after a year of paying luxury prices for substandard living, they try to raise your rent by 8%. My advice? Don’t waste your money. Go live somewhere else!
