Penmar Management

They don’t even deserve 1 star. Recently almost rented a place from Penmar and Im so glad I didn’t. They are the most unprofessional careless management company I have ever had to deal with. They charge an absurd price to «check your credit» and then the next day they say it already got rented out or that you actually don’t qualify. I have a great credit score and knew I was eligible and then they invented a ridiculous «policy» that I have to have lived in the U. S for more than five years since I moved here from another country about 4 years ago. I told them I wanted a full refund because they took my money knowing that they supposably had that policy when no where on their website was it mentioned or at all when I met with Angela to view the property. They didn’t want to refund my money so I threatened with a lawyer because they are scamming people and right away got my money refunded. This company doesn’t deserve to keep operating they are terrible people to do business with and are only after your money. I advise to stay away from this company.

I agree with all the reviewers, never in my LIFE have I dealt with such a frustrating company. I tried to rent a condo from them in harbor city california and I was being taken care of by Victoria. She seemed nice at first but then mysteriously became impossible to reach. I told my landlord that I was moving out and they found new tenants. Although Victoria told me we got the condo, she never followed up afterwards but then encouraged me to let my landlord know that I will be moving. When we went to see the condo, she told me stories of the current tenants saying that they’re going through a divorce and had to cancel their contract and that they had no rights to make demands. I thought that was weird and unprofessional. A week before I’m supposed to move and I CANNOT get in touch with Victoria (not to mention the MANY meet ups that were arranged and she calls me 30 minutes after we are supposed to meet-I’m already at the residence– and she suddenly calls with a fake cough saying she’s sick). Bob doesn’t help at all and defends his «employee». Anyways, I was basically almost homeless with my husband and 1 year old daughter so I had to bail and moved into another townhouse. Thank GOD I did because I would HATE to be stuck in that condo with them managing the property. I feel bad for the owner of the condo, Victoria said that they live out of the country, I’m pretty sure they are being scammed out of THOUSANDS AND THOUSANDS of dollars from penmar management. I feel horrible that they take advantage of good people and I hope karma comes back to them swiftly. It makes no sense to me why businesses operate in this manner, and it makes no sense to me why people live such pathetic lives as their «profession». You are no better than a thief penmar management.

Ok so I have never dealt with these unprofessionals professionally however the state of the building known as The Carlton here in Hermosa Beach is adjacent to my residence and almost in disrepair. Last night a resident moved out and literally left all of their unwanted crap on the sidewalk and filled the trash bin full with crap. Then they filled my trash bin. Then they filled the area around the trash bin. If you are going to be a property management company then manage the property. If you are a rental property owner, I am not, I would be wary of this company. Very, very uncool to not at least try to deal with this. On behalf of the residents of 8^th Court and Hermosa Avenue. Don’t be a kook, clean up your mess.

I have had several issues since moving in in March. First, they asked if they could meet me halfway since Los Angeles is too far from Lomitas, then gave me the incorrect keys to move into my apartment and when I got there, all of the doors were unlocked and the door was opened. As I couldn’t leave since the keys were incorrect, I had to wait 4 hours for them to bring me the correct keys after they figured out who was even in the apartment prior and where they could get the correct keys.
I also had problems with getting internet service for 1 month. When ATT came to install internet, I called the management and they informed me that someone should have told me that there is a lock box that contains a key for a box to set it up and that a random neighbor has the key, who happens to not speak english. They told me I should have known that and it is my fault for not contacting them to get him to allow AT&T into a box ahead of time with a weeks notice. They also said that he has not been answering his phone for two weeks as they have asked him for repairs so good luck getting a hold of him. Then, when they told me the unit he was in, I had to find someone to translate via phone so that he could understand I needed the key for internet and another appointment would be back next week. He said he did not have a key and he did not know what the management was talking about because no one ever needed anything to get internet.
I called and voiced my frustrations to management and apologized and said they did not know what to do. They said that everyone else got internet somehow and that I should ask them. I told them they should call another tenant. Once they did, they said that there was no reason that ATT had to get into a box. 3 weeks later and 3 appointments with ATT later, ATT had to go underneath my apartment and drill holes to even install it.
3 months after moving in, my bathroom sink has leaked all over and I called to tell them a smell has been coming from the vents or bathrooms and cant be pinpointed and they told me to go buy some Draino and use it after not returning my call or maintenance order in 3 days.
There was also a problem with the heater and it was broken for 3 days. There are windows that are broken and need to be fixed and they wouldn’t even replace the crappy blinds before I moved in.
Spiders everywhere.
They do, however, collect rent and send rent reminders every month right on time. They will also let you know when your water will be off for a day to repair something broken every month.
Never again. I’m glad that I only have 8 months left and I’m out of here.

When we originally hired them, they did a good job for our HOA. Now they don’t do much for us and can’t seem to keep track of anything. Even a list of 10 residents currently residing at our complex is too much. They don’t inspect the property, get an accountant to do our taxes, kept track of regular maintenance, or balance a budget. We need to get a new management company and I’ll be looking at other Unilocal reviews to find one. Sadly, Penmar just doesn’t fit the bill any more. We need a company to HELP us take care of our property and advise us, not one that just doesn’t seem to care.

I was hesitant to seek this management company for help in finding my new home after reading some of the reviews. Still I gave it a shot. I called the office and immediately I was directed to the leasing agent. Never met someone from a property management company to be so patient and helpful (trust me I dealt with several management companies and they can be very abrupt). Agent Julie helped me find my new place, which I love! After moving in, I noticed a few things that needed repair, so I called the office to report these issues. Within a matter of days these items were taken care of.
I love my new home. Thank you Penmar’s staff for providing such great service!

Update: Just wanted to give an update about this company and their employee Julie K Alli. I received an email from Julie on 3÷11÷2014 about 8 months after my first post. This again shows how deceitful she is, she contacts me for the first time ever after taking my money. Then have the audacity to send a cryptic email with no message attach. When I click on the message I get a blank screen with a title:

Thieves! They will rip you off.
I applied for one of the rentals on 7÷03÷2013, I arrived to the their business at around 9:00 AM, they open at 8:30. Once in the building the fronk desk clerk didn’t greet me or even say good morning. I asked for agent Julie to leave my application. The fronk desk clerk immediately said she was in a meeting (I believe this is their standard message). She then said I could leave the application with her, she then made a copy of the money order and stamp the copy. I should’ve realize then there was a problem. The agent calls me at around 1:00 PM asking if I was paying on anything, I told her no, she then says she can’t get access to my Fico score. I’m thinking WOW for *$ 50.00* you shouldn’t be having any problems (rip off). She then said she had another way of obtaining the information. That was 11 days ago, they have since rented out the place, which I find very strange considering she told me I was the first to see the apartment. I returned my application the next day that morning so I thought I had a chance. I guess I was wrong. She hasn’t called, emailed or even send me a letter that I was no longer an applicant or even approved for the place. I was ripped off, $ 50.00 is a lot for a credit check and for her to just take my money really upsets me. This place needs to be investigated and no longer allowed to be opened. Their fee is twice as high as other property management companies, but I was willing to over look it because they had a place in the city I wanted stay in. People beaware and if possible stay clear of this management company.
I’ve since applied for an apartment with another company and was approved the sameday. That should tell you who you’re dealing with. Please be careful application fee’s or expensive and for someone to just take your money isn’t right.

A worst management company which never knows how to manage the things! I strongly discourage anyone hiring this company for management. My neighbors are the trash from hell, even the pigs are better than them. Next to my window they keep all the rubbish and I notified Penmar numerous time and they say that my neighbors are not responding there call! It clearly shows there management skills and carefree nature. Unilocal should have negative rating, perhaps negative rating is also higher for these management. Simply, PENMAR = GOOD-​FOR-​NOTHING, hire us and feel fire in your ass!

Penmar is a great company to rent from. I have always been treated fair and if any issues have arise the maintenance or property manager is there to fix the issue. Their rent rates are very competitive and have very nice locations. I would recommend a friend from either renting a apt. Or house from them. Never ever had any issue these people are having above me at all!

Since Bob is debating the accuracy of my review, I have uploaded a photo of the «non-​existant» business card with the obsolete email address that stopped working one day without notice. This is the card I was given when making our arrangements in 2008.

I just moved out 5110 Paseo Del Pavon, Torrance, Ca 90 505. manage by Penmar Management in Lomita Ca. Penmar Management throughout our tenancy had been notorious for ignoring our request for repairs. From the day we moved in till the day we moved out the living room sliding doors had not locked and we had to use a wood rod to secure the doors. The ceiling fan in the family room was never properly balanced as a result we were never able to use the fan. The front walkway was torn up in mid-​January 2012 due to the main plumbing line being replaced. Despite our repeated attempts, in person, via phone and via email, to have the walkway repaired it was never taken care of. There were numerous occasions when my elderly (86 year old) mother as well as others stumbled over the walkway. I relayed my concerns to your office manager
Leticia Ramos and front desk staff every time I came in to pay rent and said it was a liability that needed to be resolved. And they would answer, Oh, the vendor hasn’t called you… I was never late on rent and left the house better than I received. They deducted from my security deposit unlawfully without a itemized report for deduction to remedy after conducting the walk through. We will be in small claims court to remedy Penmar Management throughout our tenancy had been notorious for ignoring our request for repairs. At the end they returned our security deposit less repairs of which was normal wear and tear. Paint and carpet were over 5 years old when I moved in and we painted 3 rooms. Further, they returned the deposit after the 21 day which property manager are required to comply with the security deposit laws, outlined in California Civil Code 1950.5. (Know your rights as a renter)
Bottom line: AVOID 5110 Paseo Del Pavon, Torrance, CA 90 505 and Penmar Management. We bought a house around the corner so if you have any questions call me at: 424−236−2811. We all work hard for a living we don’t need bad faith business and property owners messing with our homes and lives especially when your pay $ 3000 a month!

Thieves! Used this management company and here’s what they really do :
1. Collect the rent — and take a big chunk of it for themselves.
That’s All they will do.
If units need any repair — they’ll get thier buddies.
Be aware of Bob, very shady guy. After we gave him 30 day notice to cancel service — he got new tenants signed into our rent controlled area at lower than market rent so he can take commission before we cancelled. Stay Away — far far away

RENTED ME A HOUSE WITH BLACK MOLD! Penmar is a Dishonorable Heartless company. Would not reccomend to my worse enemy. I rented a house with my husband last year, for a full year (5866 John ave, lb 90 805).I won’t get into all the terrible illegal things they did to us, (stopping by late at night demmanding to come in to take pictures of a garbage disposal without calling first when I’m home alone, Hiring gardeners that looked in my windows)…none of that matters compared to what happened to me in the end. The house I rented from them had toxic black mold in the heating/​air conditioning vents and other areas of the house. I ended up getting so ill while living there that I almost died. I am still fighting for my life and the prognosis is not good. I am 26 years old and will lose my life to this. I contacted them while living there and said we were moving out due to that problem and that the owner needed to be contacted immediately! They wouldn’t call me back. Someone from the company came by to do the final inspection and he said yes it smelled strongly of mildew in the house and was worried. But nothing was done about it, the owner was never notified, they never accepted my calls, I wrote them a formal letter they never wrote back. They would not even speak to me or my husband. When we went to penmar in person they would not speak to us or come out of there offices in the back they sent the receptionist out to tell us to write a letter! and sent us away. I wrote letters they never responded. They moved a new family in there within the next week, they have children. This breaks my heart worrying about them. I hope they read this to save all there lives. I unfourtunatly did not have the money to hire an attorney cause I could no longer work due to my health and was too weak at the time to go through a lawsuit. How could a company be so heartless as to aid in making someone very ill and not give me the respect to talk to me they just swept me under the rug.
