Gas Company Lofts

i filled out an application for the affordable housing waitlist & got a call saying they had an apt available. how much? almost $ 2,000 for a studio. i asked if he thought that was affordable. he said they did have cheaper ones & still tried to upsell me.

I just signed a lease for a unit here and couldn’t be more excited! Though I can’t attest to living in the building yet, I can share my initial experience.
The building is Beautiful! 1920s but very well maintained. The inside reflects the unique character of the period and isn’t «cookie cutter» as most modern buildings seem.
I visited multiple buildings all over downtown before choosing this one.
My leasing specialist Sherise was fantastic to work with, and was by far my favorite specialist from all the buildings I toured.
Sherise wasn’t pushy like other leasing agents, at a different property the agent tried to push me into signing a lease sight unseen which made me walk out. Sherise listened to what specifically was important to me and showed me unit options that reflected exactly that. She was very knowledgeable, helpful. Definitely a factor in me deciding to apply for a place here.
Will update my review later when I have more experience living in the building.

I recently moved out after living here for a year and it was an amazing experience. How so?
— The building was quiet and the location was amazing. It’s right near Ralphs, L.A. Live, the train station, great restaurants (I recommend Seasalt Grill for a quick bite of poke), and close to other neighborhoods. The interior is gorgeous and the building is kept up well.
— Everyone is amazing. Shout-​out to Bryan and Donald (leasing) as well as Leroy, Alex, Mike (concierge), and everyone. All of them are helpful, sweet, efficient, and prompt. Any issue I had was addressed almost immediately. The maintenance staff are also amazing; whenever I had an issue, it was fixed completely.
— Move-​in and out where some of the best experiences I ever had.
Possible cons for some people:
— Polished concrete floors (I love it, but I know some people hate it)
— Current construction is going on (but they are almost finished!)
— Parking (good luck!)
I moved out only because my future roommate wanted a place with an in-​unit washer and dryer and we both wanted a two-​bedroom.

After exhaustively searching for a bigger apartment for the right price (August is the worst month to move, fyi) we fell in love with Gas Co.
Its location is its biggest asset, but also their staff is superb. Bryan and Donald were incredibly helpful and friendly in helping us find the exact unit we wanted, and Mike was there to help us every step of the way during our move-​in. Even after our move-​in, you can tell that they really make an attempt at developing a genuine relationship you. They make you feel right at home from day one!
We did have an issue with a chain-​smoking neighbor below us, however after finding the source (cracks at the base of the window panels) the maintenance staff came and caulked it right away. So far, it has made a huge difference in keeping the smoke smell out of our unit. It’s great to know they’re very responsive and they take great care to make sure their tenants are comfortable.
With huge units, laundry, walkability, in-​building storage units, a top-​notch staff and a rooftop pool/​gym coming online in 2016, this really should be a 4 star review — not 5, only because we are still waiting to park in the building. Parking next door isn’t the worst thing, but it can still be a hassle. Other than that, we can definitely see Gas Co. being our home for a very long time.

Been living here for about 6 months now, and cant complain. The management team is super responsive and my experience so far with all the staff has been great.
The only thing thats sucks, which is not within their control, is that when I moved in, my view was of the red brick wall of macy’s with some murals on it. Well now thats painted over and I get to stare at a super dull, boring grey wall instead.

I lived at the gas company lofts for 5 years, and I love it there. The building is located in the heart of DTLA, where everything happens. The metro station, staples center, local bars, ralphs, target are all within walking distance, so if you have an active lifestyle, then this is the place for you.
The concierge desk and the leasing office are absolutely fantastic. You can ask any current residents. They will go above and beyond to make sure you are happy and taken care of.
I definitely recommend the Gas Lofts to anybody who wants to live in DTLA, and value excellent customer service.

Former resident: I lived at the gas company lofts for a year and a half and loved every moment of it. I only moved because I am about to get married.
The initial meeting with a leasing agent was very pleasant, they had everything laid out for me showing me available floor plans and lofts within my price range. I ended up picking a unit that was still occupied, so I leased without even seeing the apartment. When move in day finally came, and I saw my loft for the first time I was not disappointed. I loved my little loft, and I loved the views.
After move in inspection the maintenance dept quickly replaced the items I asked them to (back of stove top so I can see the temperature gauge, and a light bulb).
The only maintenance issues I ever had were minor but they were addressed quickly, mostly same day or next day if I sent the request late at night.
Mike at the front desk is the absolute best! He always has a smile on his face and is genuinely a nice and honest person.
The leading agents were always fun to talk to! I would pop in to their office sometimes just to chat. Always a guaranteed laugh!
The move out process was very pain free and pleasant and I really do hope that I move back some day.

Today marks my one year anniversary with Gas Company Lofts! I friggin’ love this place.
First reason – Location, location, LOCATION. It’s RIGHT next to Ralph’s. When you’re having friends over and need a couple of beers, you just have to run downstairs. It’s about a block away from Target, Zara and Gold’s Gym. Seriously, who doesn’t love Target?
You have all the bars next to you, Staples Center, Yardhouse, Bottega, Rite Aid, and Whole Foods is being built close by.
Second reason – I love the building, because it has all the historic look without the nasty, dirty or grungy feel. It’s spotless and smells nice. Minus the north elevator next to the trash.
Third reason – Now let’s talk people. Bryan, Donald and Mike are AMAZING. (Alphabetical order, so there’s no favoritism!) Bryan and Donald always have to deal with my complaints and wild ideas, but they are always so accommodating and patient with me. (And I can have some crazy ideas… Like transferring units in between our lease.) They’re funny too :)
Mike is THE BEST! I joke to my friends that we are best friends. Yes, he handles all your front desk needs, but he’s also an awesome person to talk to day-​to-​day. He knows so much about Downtown and gives great advice.
Jethro too! He always comes to work in a suit, which really just makes your day.
The maintenance guys are the best. I just sent a request this morning, and they fixed it by the time I got home. About 2 PM.
Final reason – I really love my loft itself. I’m on the 10^th floor. It’s always quiet, and my neighbors are the sweetest. They even tried to help us, when we were locked out of our apartment. You have concrete walls, so you really don’t hear anything that goes on outside of your loft. PHEW!
Central Air is a huge plus. So are our concrete floors and the space. Also, there’s only laundry on the even numbered floors.
Plus, there’s a pool & jacuzzi being built on the rooftop with a gym & bbq too!!!
There’s a huge range of people, who live in this building. Young professionals to older peeps. Everyone’s really friendly.
The only downsides are that parking is expensive af and the alleyway is dirty and noisy at times. But these problems are really problems outside of the building itself.
I’m super happy here! I can see myself living here for a whilllle.

The one thing I wasn’t happy about was being told a different price by the leasing line than what I was offered by the leasing office on site.
Having decided to lease here anyway I’m about three months in and you couldn’t ask for nicer doormen (Mike, who others have said good things about, has you covered, come on downstairs he’ll make you a cup of coffee) and office staff. Donald had me checked into this place more efficiently than some hotels I’ve stayed in. I don’t use things like the lounge area but they’re a nice touch. They’re supposedly building a pool on the roof, not that I ever see or hear evidence of construction — that’s a good thing right? — and I can’t wait for that.
Overall they’re helpful with things like holding packages when I’m out of town and making sure the place doesn’t burn down or whatever I need. Some people would rather not have a full staff on site but it works for me.
I was never here «before Essex» and can’t speak to all that, but I don’t have any complaints about Essex for sure. This is a nice apartment and I wasted a lot of time looking at almost equally expensive «not nice» apartments before I found this place. I also met a lot of «not nice» landlords who were as scuzzy as their rental units or strung me along for days trying to decide if I was worth renting to (which is annoying when you have money to throw at a problem and at least marginally acceptable credit) so these guys are a breath of fresh air. I was quickly approved and had keys by the end of the day, and so ended the horror story that had been my search for a new place in LA.

I am about to move cross-​country to LA for work, and in my exhaustive search for a new home, came across the Gas Co Lofts Apts. After looking on-​line, I found that there are 2 currently available 1bd/​1bth units for lease but the online availability function does not show any of the floor plans for these units. Instead, it says «Please Call». So I did just that, the representative on the phone says he is from the Central Leasing Office, and is awfully rude. All he could talk about is «how fast the unit moves». After his rant, I asked if there is a way for me to view these floor plans (I couldn’t come to a showing because I won’t be in town until the day I roll in with my U-​Haul) or if he can email them to me. The reposes that followed floored me at the moronic hiring practices of Essex with such poor customer service.
I was told more or less that I’m an idiot because he was staring at the floor plans on his screen. I explained that I understand that he may be looking at them… I CANNOT see them on the web page, otherwise I would have just looked at them there and not call in… but the Gas Co Lofts website states «Please Call» and no floor plans are displayed.
After seeing some of the other reviews, they may have lost me as a client and I’ll be sure to spread the word out there.

We searched high and low for an awesome Loft with great amenities that also allowed animals. We’re new to the City and toured many buildings. We Originally met with Brian who is amazing and very helpful. Brian showed us many options that accommodated our needs/​wants. We had a hiccup with our application when we applied, however they were helpful in ironing out the kinks. We worked closely with the company that screens all applicants. There were a few things on our credit that we didn’t know were there. They guided us on what needed to be taken care of. After we were approved we met with Donald. Donald is amazing and my new BFF… he found us the Perfect unit that fit what we wanted/​needed. Our move-​in day went smoothly thanks to the leasing office. They reserved the Fright elevator for us and we were able to move everything in less than an hour. The unit’s are spacious with new appliances and floors. A few minor things needed to be repaired after we moved in and Sherise in the leasing office had the maintenance team fix the issues the same day we reported it. The entire staff at the building is professional and polite. They go above and beyond to make sure the tenants are taken care of. I’m in love with our new place and soo happy we chose The Gas Company Lofts.

I moved here end of December 2014 and I have had nothing short of a pleasant experience here.
I worked with Donald in the Leasing office to get my lease situation squared away and he made it a cake process and is ALWAYS responsive. Keep in mind, I will turn away from a building if I have a bad leasing experience (cough cough Great Republic Lofts…) so this says a lot to me.
Mike at the front desk is the nicest most accommodating person! His level of customer service and follow up is stellar.
Note that this is a historic building, so yes, certain aspects of the actual building are protected by the city. And yes, that means you cannot alter some parts of it’s structure and at most you can retrofit replacement components if the city approves. I purposely chose this building knowing that the base construction is legit from the good ol days. They don’t make em like this anymore :)

I lived at the Gas Company Lofts for a year and the only reason I left was because of relocation. When I end up back in Los Angeles I will definitely look into this place first.
When I first moved in January 2014 I had some issues. The staff at the time could be difficult and we had to park in a very inconvenient garage– it was almost two blocks away but due to a sidewalk closing for 8 months it wasn’t a quick walk.
Once new management came in we asked about a space in the on site garage and were immediately given a spot. They e-​mailed me back immediately and gave us the new garage door opener and such the next day.
This building is one of the most affordable in DTLA and in my opinion it is is the best location. You are within walking distance to Ralph’s (its down the sidewalk), Starbucks, Coffee Bean, Macy’s, a bunch of restaurants and bars, 7^th and Fig– which has Target, Victoria’s secret, H&M, Sports Chalet, etc… The building doesn’t have a gym (they are in the process of building one now) but we were offered a free membership at Gold’s Gym at 7^th and Fig.
I never felt unsafe once. Which was a huge concern when I moved to DTLA from a small midwest town. There is always a doorman. Mike, who works Monday-​Friday is the kindest staff member in the building. Always going out of his way to help you when needed. I don’t know the other doorman’s names since I usually only saw Mike but they were very kind and helpful.
About the unit:
I lived in a 900 sq. ft. loft which, believe it or not, is HUGE for a studio apartment in LA. We had up to date appliances, wood floors, very tall ceilings, and TWO huge walk in closets. Our windows faced Flower street and we had huge windows on top of a ledge from one wall to the other. It was a dream loft.
They are currently re-​doing the roof and adding a salt water pool, a BBQ and lounge area, and a gym. This building would be perfect if they added a pet area. Which I don’t know why they aren’t since they are re doing the roof anyways and there are SO many dogs in the building!
I loved this place! I hope this was helpful!

We lived at the gas company lofts from October 2014 through January 2015. The unit was nice and views incredible but there were semi-​safety issues. The most prominent one being no safety mechanism on huge 11^th floor windows — an issue when you have a 3 year old. The management claimed the setup was grandfathered in under the building code. So, when we found a option, it was an easy choice to decide to break our lease.
Per the lease, one can break a lease with thirty days notice and (a) paying a 1.5 month rent fee or (b) remaining responsible for rent till a replacement tenant is found. We went with the first option after talking with the management. We were told that we would get our deposit returned promptly after we moved out. We were given a notice to vacate form and the form stated we were to get an amended lease. No amended lease appeared. We moved out and had the place professional cleaned. Two weeks later, we received a very confusing move out statement basically keeping 90 percent of the deposit. The charges included rent for the period after we moved out (yes, they had a basis for that but hadn’t given us the amended lease), charges for touch up painting (apparently, 400 dollars is standard when you move out of a 2 bedroom so I had been blessed with a 133 dollar charge), cleaning (note than it had been professionally cleaned), a 160 dollar Aum bill (told it covered two months but we had paid the last one and when we moved in, Aum bills were advertised to be much lower than half that).
The place is nice if neither scary windows nor excess charges/​penny pinching bother you.

Relocated to LA for work and had a great experience at Gas Co. Not only is this building in a prime location, but the staff was extremely helpful during my stay.
They answered all my questions and sent me a ton of useful info. While living there Mike was always so informative and friendly and when I had to relocated once again for work, they made the move out and deposit refund process so easy. Overall a really great experience and I would definitely recommend this location to anyone moving to DTLA.

The Gas Company was my home for just a little over a year. We were in 1214, in an amazing 1200+ sqft corner unit with views looking out toward West LA and south down Flower. Ironically, the view from the bathroom was probably the best in the apartment, and you couldn’t have asked for a more gorgeous way to start and end your day.
The area around the Gas Company is burgeoning. City Target opened while we were there, Smart and Final as well. The Ralph’s market on the corner of 9^th and Flower is one of the nicest grocery stores you’ll find with an amazing deli and really quality products. The restaurants, bars, and entertainment options in South Park are absolutely bar-​none, although it does get a bit rowdy on weekend nights.
Streets and sidewalks are frequently closed around the building for filming, marathons and other events, and we definitely had our share of Sunday morning 7AM pandemonium happening on the street below. If you choose to live here, know you are in the middle of everything, almost literally, and you will have to accept the occasional noisy day/​night or hassle of not being able to get back to the garage after running an errand due to an event. Sometimes you get fair warning, and sometimes it’s a complete surprise and you curse repeatedly until you find a way to get back home.
The area is definitely a mixed bag. Yes, we consistently watched as local chefs and restaurant workers in the area would go to the top of the 830 S Flower parking structure, right outside our windows, and smoke crack until they needed to reach for the Visine. Yes, guests at the Ritz Milner would frequently be of the exhibitionist sort, and you’d get an eyeful of flesh and your own private porn show. They also would get on the roof of the hotel some nights, drunk and disorderly, and we’d secretly wish for a slip and fall, or… another porn show. Yes, the construction going on right next to the building was maddening, and there were days I swear they were right inside our apartment. Yes, dust covered everything, seeped in through the windows, and coated my car with silt. The area is growing, and is in a state of flux. We understood this and dealt with it, but it was trying from time to time.
The Ralph’s, Target and various shopping does bring a lot of homeless and panhandlers to the area. They’ll camp outside of Ralph’s and ask for money or food. They never bothered me. The homeless population in the area is relatively harmless, though a bit unsavory at times. I doubt that’s ever going to change, and this is far from an unsafe neighborhood. I had no issues walking my dog at any time of the day or night, although you will have to dodge questionable things on the sidewalk from time to time (or play guess what that person/​animal/​thing ate).
There are several small problems with the building, as well. There is very limited parking in the building’s actual garage. Before Essex took over the property we were given parking cards for the public parking structure across the street at 830 S Flower. It’s an OK garage. Dust covers will go missing on your tire’s valve stems, my friend had what appeared to be an entire latte thrown at his car one night. At least, we hope that’s what the sugary-​white sticky mess that coated half his car was. Hard to say. This is DTLA, though, and parking is a premium. The only time it sucked was after a Costco run, and due to construction we couldn’t park in the alley and use the freight elevators. Overall, parking is crappy.
There is no gym, but the previous management provided us with complimentary membership to the Gold’s Gym right under City Target. Fantastic perk, and better than any gym you’re going to see in a comp. I don’t know if Essex is planning to continue that, however. There is a small media room and pool table that is always empty, and a little business center with Macs that actually gets some use near the mail room. It’s actually very nice, and I used the media area more than a few times.
Once Essex entered the picture, in the summer of 2013, we started to see a change. For one, the entire building started a mass exodus. We watched as moving truck after moving truck showed up and hauled people away. I sat in the lobby as new tenants came in and were told they would no longer be getting covered parking in the 830 S Flower garage and would have to park in an open lot (I would have been livid), and I discussed at great length the frustration the older tenants and staff had with the growing pains under Essex’s management.
Whether Essex will do great things with the building are left to be seen. The lofts were on the cheaper side of things in the area. With the posh luxury options on the block, the Gas Company was on the more seasonable side. When the lease was up, Essex raised our base rent $ 25, and informed us we now were responsible for pet rent, $ 300 for the two cars in the 830 S Flower garage, and $ 100 for storage, making it a $ 460 a month increase. It was time to split.

Don’t move here! I have lived here for many years and it was great – especially the concierge, Mike. However it went downhill once Essex Property took over. This new management company is awful – I understand rent is raised each year, but they instituted a bunch of new fees and costs. They also started using AUM to charge for water– which appears to be a huge scam.
Ill be gone once my lease is up.

I engaged with the leasing staff at Gas Co. over a period of weeks. Found several units I was interested in. One in particular place looked like a perfect fit for my small business.
The unit in question was available, a price was quoted, everything seemed great, I just wanted to walk through the unit. But the unit was being updated/​repaired and nobody could see it for three days. So I called three days later hoping to see the unit, and was told it would be another couple days. So I called again and was told that the unit was available to view and the rent was now $ 200 more.
It seems to me like someone could have said «while this unit is being repaired, we may decide to raise the rent and not tell you, so don’t consider any number we tell you as being real for any period of time».
Some common-​sense communication of salient information (like the rent price fluctuating wildly) would have impacted how I spent the last week pricing units and assessing the marketplace. It would have saved me some time and allowed me to follow up on competing units instead of excluding them out of hand because the rent was higher than Gas Co.
When I explained that the combination of constantly changing rent and non-​communicating leasing staff is one that puts potential renters at risk of WASTING THEIR VALUABLE TIME, the Gas Co. staffer did express some regret, but ultimately, I don’t think they understood my meaning. That makes me concerned about other potential misunderstandings about courtesy and communication that could potentially occur if I were to ever do business with the Gas Company Lofts, so I just won’t.
Rents are getting crazy in downtown and business for places like the Gas Company is brisk. They are going to do well in the coming months and years, no doubt about it. I’m not writing this in hopes of impacting their business or their practices.
I’m writing it for YOU if a) you are considering a move downtown and b) you have some standards and expectation about common-​sense, good treatment of human beings that you apply equally to yourself and partners you do business with.
If this sounds like you, then consider renting some place other than the Gas Co.
That way, the Gas Company can get ALL the cynical, late-​paying, demanding, pain-​in-​the-​ass tenants that (like them?) are apparently unable to imagine what it’s like to be somebody else.

I tried to make an appointment & had to call 4 times! I was told they will not show a unit after 5:30 because it’s too dark?! After getting ahold of someone I explained traffic and arrived to an agreed on @ 5:40 (they were accommodating me), I arrived @ 5:42 & without even stepping out of the chair or behind the desk (just looked over from behind a partician) said, sorry you’re late can’t see you… absolutely no regard of what customer service is… that’s possibly why i can afford to live their & they work there. Just saying!

Bait and switch all day everyday with their craigslists posts. The post says $ 1015 and they say their only have $ 1600 lofts available. Fraudulent advertising. Parking is not on their property and is 120 a month plus 50 dollars pet rent.
