Larry, Allison and their team have been managing a 4-​unit property for me in Los Angeles for over a year. New to the rental property business, I was sorely ignorant of all of the minutiae that goes along with it, such as regulatory requirements, filings, etc. The people at PSPM not only made sure that all of those things were properly taken care of in a timely manner but also the many other routine requirements that are a daily part of running an income property. PSPM has exceeded my expectations (many times far) in almost every dealing I’ve had with them, from marketing the property and securing good long term tenants; to providing capable, trust-​worthy and cost-​effective vendors; overseeing special projects; paying bills; and, in general, keeping both myself and the tenants happy. In short, I am very pleased with PSPM and do not hesitate in highly recommending them to other individuals or entities that desire to hire a property management company.

We are apartment building owners and have dealt with many different property management company over the years. Pacific Shore, hands down, is the best ever! They handle everything promptly and quickly and they are on top of all the things I would never have time to deal with. For example, they remind me when rent raises are due, when leases expire, etc. They also have great repair people who are fairly priced. They have gone above and beyond for us throughout the years, including spending a great deal of time getting us documents we have needed for refinances (which is not only tedious, but also, not really their job). Regarding the negative reviews, please realize that Larry and his team are at the mercy of the landlords who hire them. If the landlord is slow about getting back to them (which I will admit we have been guilty of), indecisive, unwilling to make fixes, cheap, etc. then Pacific Shore has to go with it. As far as our experience, Larry, Allison, Justin and the whole team has been a pure pleasure to work with. We are so glad we finally found them.

Our apartment was managed by PSMP and it was such a great experience! Repairs were always addressed really quickly, rent could be paid online, and they were very responsive. We’d definitely look for buildings managed by them in the future!

The manager contacted me and made sure the request was fulfilled in a timely manner and assured me to speak to his employees to provide better service.
Neighbor had a problem w his heater and they had to look at mine too. They kept me posted on the service request and to schedule an appointment with the maintenance guy. Bc I was kept in the loop i didn’t care that they couldn’t send someone immediately. They provided good portable heaters till it could get fixed.

I am a property owner who has been working with this team for over 10 years. I have nothing but good things to say about them from an organizational, ethical and customer service standpoint.
They respect the tenants AND the landlord. They have sound judgment. Are very knowlegable about the rental and general real estate market. They handle money as carefully as if it were their own.

The only thing more frustrating than being blown off by this company is trying to get a straight answer when they do (thanks to publicly shaming them here) follow up.
If there was an award for giving people the run-​around or giving evasive answers there would be no competition. For every time I tried to simplify a question of nail owner Larry Cobar to an actual answer he would still offer some bush-​beating BS answer. Honestly it would be so much more respectful to just say, «We don’t f****** care.»
It’s been several months of telling them that the timer on the lights in my building lobby and garage come on way too late. There’s nothing like having friends come visit you at 8:30 PM when the lobby is pitch black. I’ve been told that it could be fixed and that it was fixed. It was never fixed. I went out of town for work for a month to come home to a dark lobby AGAIN!
The simplest things to take care of here get completely disregarded despite repeated requests to be addressed.

This business treated us like family. They came out to our condo that we wanted to lease out and handled all details in finding a tenant. Even though they were no longer managing the property they handled certain needed repairs. We were out of town owners so we really appreciated them going the extra mile for us. I have lived in a apartment in Los Angleles, run by Pacific Shore Propety Management for almost 8 years now and I can honestly say that it has been the best experience in my renting history! The experience I have had in dealing with them has been very pleasurable. Eventhough they run numerous apartment buildings all over Los Angeles, It feels like they know you and you are not just another renter, but that their tenants are just as equally important to them as they are to you. That is something I have not always experienced in the past. The staff is very friendly, professional, a reliable. Whenever I have had maintenence requests in the past, PSPM has been very quick and thorough in fixing the issues, as well as following up on maintenence work to make sure they fixed the issues. Pacific Shore Property Management are also very dedicated in keeping their apartments and property well kept and up to code. Without even reporting to them they seem to know when something on the propertys need to be fixed or maintained. Giving their tenants privacy and not constantly in their business, makes me fell comfortable in my apartment and not constantly having to look over my shoulder by a nosey landlord.
I would highly recomend anyone who is looking for an apartment in the Los Angeles area, to find an apartment run by Pacific Shore Property Management because they make your renting experience a pleasurable, and stress-​free! That’s something you can’t say about most property managers.
