Piero Apartments

It is true that the amenities are great, that’s essentially what you’re paying for right? A nice pool, jacuzzis, gym, theater room, and community room, but they don’t tell you that it costs $ 75 per hour to occupy the community & theater room and also requires a $ 500 deposit, which you probably won’t ever get back. Very disappointing.

These are absolutely great apartments. Except for the minor construction noise on the west side of the building the apartment is pretty quiet. The bedrooms are very spacey and comfortable. Michael in the leasing office is very helpful as is David in Resident Services. So far we are loving our new place.

The amenities are great! The pool is second-​to-​none and having two hot tubs and gyms doesn’t hurt! Location is fantastic, pretty close to Fig@7^th and the downtown bars/​clubs.
They have guest parking which is nice, you just need to ask the guard. They also have double-​panel windows in the apartments so it keeps some of that downtown noise out.
Leon in the leasing office is a friendly guy and extremely helpful. He responds to emails quickly and I have rarely had to wait more than 10 min when dropping in to his office with questions or concerns. He can pretty much help you with anything (about amenities, parking spaces, etc.) as long as its within reason.

Where is Adam? He was the BEST thing about the Piero! When I first met Adam he blew me away with his people skills and love for his job. I wish him well on his next venture.

Great amenities. Close by to all working locations, rent is a bit on the higher end but downtown. I would take that.
Downside: Small closets, less space, no parking for guests.
Leasing guys are great. Special mention for Adam, who works in the leasing office for Piero 2. Very friendly, communicative and to– the point guy.

I’ve been living at Piero 1 in a 1 bed/​1 bath for the past year and I just signed my lease to move into a 2 bed/​2 bath this weekend. I did some research on the other apartment complexes in Downtown LA prior to resigning my lease, but I decided to stay at Piero for the following reasons:
1. I had a great year here — I’ve never had a problem with the staff. I’ve worked with two different lease agents (one last year and one this year), who have both been very helpful. More importantly, the staff at Resident Services have always been available and responsive. I submitted a few minor maintenance requests this year but they were all handled on the same day. There have been times when I’ve accidentally locked myself out of my apartment, and Resident Services gave me temporary replacement keys immediately. Lastly, Piero has never lost any of my mail packages, which I know is something that happens pretty often at the other big Downtown LA complexes.
2. Parking — For a 1 bed/​1 bath apartment, I was given two parking spaces at no extra charge (I did not negotiate for this when I signed my lease). While I’m sure the cost of the extra parking space was «built into my rent», this was definitely worth it. I know many of the other residential complexes in Downtown LA that are within the same price range don’t even offer one parking spot on site, so this is a big game changer.
3. Location — Super convenient. The Piero is walking distance from 7^th and Fig (which has Target), Starbucks, Chase and many of the big Downtown offices. The complex is situated on top of a hill, which is far enough from the freeway to still get fresh air, but is also only a 3 – 5 minute (depending on how lucky you are with traffic lights) drive away from the 110÷10÷101 freeway entrances. It is also located on a very safe street. I’ve never worried about coming home late or walking home by myself, which is hard to say for other Downtown LA locations.
4. Amenities — The amenities are great here, but most other Downtown LA complexes also have pools and gyms, so I won’t focus on that. One of the greatest things about Piero is how every unit has a washer and dryer. This is a bonus because there are plenty of other complexes in Downtown LA which are within the same price range (or higher) as Piero, but still only offer communal laundry facilities.
Overall, compared to other Downtown LA complexes in the same price range, Piero really is the best deal. It might not be the cheapest complex in the area, but I think it’s worth it to pay a little extra to live in an apartment that will make your life so much easier!

I visited the Piero a while a back and I have to say this place is amazing! The amenities are amazing and the views are breath taking. Also Adam in residential service is super professional friendly and helpful. When visited he showed me around and answered all my questions. The experience definitely made my day which is way I’m going them 4 stars!

I lived at The Piero for a year and it is a fantastic place to lease an apartment. Spacious rooms, great amenities and lush gardens in the courtyard. Makes it feel like you are in your own oasis! Adam and Allyson at Resident Services are super helpful and friendly with any questions you may have. Maintenance sercices are also quick in responding. Highly recommend for anyone looking to live close by downtown LA!

The apartment has a great amenities, I will give Piero that.
Moving into Piero is easy– they up-​sell and make the place seem fantastic (plenty of guest parking– false, second parking spot $ 100– false, great amenities that work all the time-​semi true). However, moving out of Piero is a nightmare. They charge you for everything (kiss your deposit goodbye and be prepared to fork over more), and the leasing office is extremely unorganized! I can’t understand half the e-​mails they send with all the grammatical and spelling errors. I sent in my final payment. or so I thought, only to receive another statement saying I owed more money. Honestly, what’s the point of sending a final statement (WITH WRONG INFORMATION AND DATES), if you’re just going to send another statement (WITH NO EXPLANATION).
DON’T LIVE HERE UNLESS YOU PLAN TO NEVER MOVE OUT.

I currently live at Orsini and I love it, but they don’t have a guest suite here. I had family coming to town from Korea and I didn’t want them in a hotel but somewhere near me. I called Leon and he set up everything for my family hotel style guest suite, I was surprised because he also helped me at Orsini to find an apartment. regardless, my family loved their stay here and they said it was the best exeperoence they had in LA thus far. The best thing I only had to pay like 130 a day which is less than most hotels. Definitely reccomend the Piero as guest suites and as an apartment complex.

After my six month stay at the Piero. My experience has never been positive dealing with the actual human beings that work at this complex. For some reason when you work for a place with a lot of money you believe you’re better than the tenants that are paying the bills that fuel the monster.
I’m a personal trainer and entertainment company owner that works very hard for his paycheck that would appreciate at least some sort of compassion when working with the staff.
After I post these next pictures you tell me if my apartment isn’t worth being «move-​in ready» I spent over $ 100 just for paint, another hundred dollars just for tools and spent hours restoring walls with the exact type of texture that they stressed. They even purposely made a specific color tone that is almost impossible to find which is called the Piero formula that normally isn’t allowed to be purchased but I found by asking certain staff and doing my own research.
You tell me if this is in a company that is trying to take your deposit?
I hired another company for about $ 100 to shampoo and completely clean the entire apartment which left the carpet smelling fresh and spotless upon move out.
This attitude of being superior and above the tenants at the Piero is intolerable and trickles down into every part of their staff.
Usually the medical students and more privileged tenants don’t mind because they are too scared to speak up or don’t have the time. So if you value your living situation and don’t mind him taking your entire deposit you could live there for however long you want and be taken advantage of.
I’m sorry PIERO you are by far the worst apartment I’ve ever lived in no matter what luxury amenity you could think of to put in your building. your place is a fiery wreck as far as customer service.
Good luck and LA PEOPLE please do not feed this monster. It’s not worth living here.

they took my entire $ 500 deposit and on top of that charge me $ 90 extra to return the apartment to what they call «move-​in ready» apparently the $ 300 I already spent on cleaning the apartment wasn’t enough.

LOVE AT FIRST SIGHT! I called The Piero apartments looking for a 1 bedroom (within 2 weeks of my phone call) and Geoff answered the phone and invited me over to see the apartments. He was very sweet and welcoming! As soon as I came in he had the floor plans and apartments ready for me in a pretty folder!!! Then he showed me a tour of the apartment samples and also the balconies of the available apartments. As soon as I saw the balcony I told him ‘that’s the one’ The community is a beautiful European style building with great amenities like 24hr gym, rooftop pool, jacuzzi, library room w/​Wifi, free tanning and more. Geoff was able to approve our application and offered a move in a special plus 2 parking spots! He is amazing, be sure to ask for him if you’re looking for an apartment at the Piero. We are extremely excited to call this our new home.

Highly recommend the Piero! It is a bit of a walk to 7^th and Fig and other food places but the apartment building is very well kept, and the amenities are beautiful. We were looking for a place that was quieter than the Medici, and the Piero was perfect. Most of the residents were professionals. The library was a great place to study and it was accessible ²⁴⁄₇. Also, the gyms are HUGE and had plenty of equipment for everyone to use. The security team was also very helpful, and always accommodated our guest parking requests (which was very very convenient).
If you need a place in DTLA and don’t want to spend Pegasus-​type of money, Piero is definitely the way to go!

I just moved to the city about 5 months ago & needed a place. Theresa was able to give me a helping hand. She was extremely informative, sweet and helpful. She made my decision so much easier. I’m in love with my apartment here. So if you have an questions, ask for Theresa.
The property is nice. You can have the view of the pool, city or courtyard depending on which complex you’re living at. Being near everything is also a plus about this property.

Originally commuting from Orange County to dtla for work mon-​fri 7−5pm. Finally found a place that fit my needs. Walking distance to my office on 7^th n fig and now a resident of LA. Great place love the environment. Awsome staff Theresa helped me out knew what I was in the market for. This was the third place I checked out, and really all of the places rated the same over all in a way since I really just wanted a shorter commute to work. However got to give her credit, Theresa’s personality and knowledge of the area made the decision easy. Thanks Theresa!

Coming from a place in Korea town where the landlord took about 6 months before fixing our light fixtures and my roommate won’t let me cook after a certain time because our stove makes a funny buzzing sound, The Piero blew me away.
I had the pleasure of living in The Piero for about four years in four different apartments. Two were in a courtyard, one was a pool view, and one was a city view.
I need to have quiet so COURTYARD for me. I actually met Wiam first, the new Property Manager, who helped me with the renewal process. He made me feel like I took precedence over him which really made me feel extremely valued as a guest or resident. For actually signing the renewal, Wiam guided me over to Theresa, the leasing manager, and she let me use one of her laptops to digitally sign my documents. I love her energy and she gives off positive vibes, which made me feel confident in renewing for another year.

I love living here. My life is so much better ever since I’ve moved to The Piero six months ago. I was sold when I met my leasing agent, Theresa. She is fabulous. Not only does she sparkle, but she was super attentive to my needs. I still call her for help and she is always prompt to answer any questions I have.
I love my apartment! It overlooks downtown Los Angeles. I am able to walk to work. I have lost 10 lbs from this lifestyle change. I feel so fulfilled.
And as soon as I get off of work I get to unwind in all the amenities The Piero has to offer.
I would recommend anyone to move here. This place is quality.

My husband is going to be working up in LA quite a bit so we rented him a 1 bedroom so he can just stay out there rather than commute all the way home, just temporarily. The apartment is a good size, almost 700 sq. ft. for a great price for that area; walking distance to everything! What’s nice is that there is washer & dryer inside which makes things 10x better. We met with Theresa who was so accommodating and great to work with. She made the whole process smooth and painless!
The view at the pool is amazing and I can’t wait to tan in the tanning bed on site… YUP, ON SITE!

I just completed my first lease and renewed for another year. The complex is well maintained and has great amenities. I especially enjoy the pool, jacuzzi, and the two gyms. My only concern has been that the main jacuzzi at Piero 1 was broken down for almost half of the summer so that was frustrating. Overall, however, I am very pleased with the complex.
Theresa was my leasing agent and she’s really great. She worked hard to find me the perfect unit. To this day she is always so friendly and available to help with any matters. The entire office staff is also very friendly and helpful. Security is also really great, especially Danny, Juan, Shandon, and the others. My maintenance requests have been taken care of without delay and the complex is very well maintained.
The neighbors I have met are also really nice and friendly people. I plan to stay here for a while because I’m very happy here.

The staff, the staff, the lying condescending staff! Rude, juvenile, and completely lack accountability. You are only paying for the amenities which you wont enjoy anyway!

broken elevators,
ants,
loud music and tv with thin walls 24 hrs/​a day,
parking spots on the moon,
guest parking and food delivery nightmares,
Fed Ex boxes you wont receive unless you take off of work
and an assortment of vomit from USC students…
This is your place! Its not for the adult clientele, you can tell that by any visit to the lobby. Hordes of kids always circling the block, packs of teens seemingly in search of the one resident whose place they crash after the party.
Overall this place is the equivalent of spring break, daily. So, I guess the staff is representative of juvenile clientele. Hi Theresa… oh see her, she is a real displeasure!
