Quarrystone at Overlook Ridge

Spring 2016 been living here for over a year and got couple of major things to consider.
First of all the utilities are triple cost compared to an average home in the same neighborhood.
How does that happen legally?
Second the amenities such as a covered (garage) parking space are leaking and a nice home for birds. Its been like that since I moved in-​the winter the garage cars get covered with salt and debris, the rest of the year is wet and bird droppings. Management says it working on this and you are given an artificial sympathetic face but no compensation for the year long inconvenience.
Third lots of construction 6 days a week-​makes lots of noise, traffic and mess for any living community.
Last is that the apartments are one floor living and relatively safe.

We lived at the apartment for more than 6 months and love everything about it except one of front desk leasing specialist named Shane Mulcahy. He replaced our previous ‘nice and friendly’ staff a month or 2 ago. And we don’t like his attitude. he treated the tenants the way you feel you are not living in a luxury apartment at all. More like landlord with bad tenant, and we are not ! We love this community, we treated it like our home, so we want to give it 3 starts because of this. Seriously think that Shane should adjust his attitude to all tenants here.

Hidden costs like the express bus (never mention is $ 4 one trip), water, electricity and a ridiculous amenity fee of $ 40 that includes nothing. Shuttles is a joke, you can’t use them reliable and then the management says that they never said it is included in the amenity fee, which is a lie. Will not recommend.

I’ve been living at the Quarrystone for 2 years. I enjoy living here very much. It’s clean and quiet. The staff is exceptionally helpful and kind. David (Director of Operations) run’s a very efficent office. Mel (Operations Manager) & Shane (leasing Specialist) are very knowledgable and always make time to address all inquiries.
I am not a fan of animals and I very rarely do I see or hear one. The grounds are attended to with expert precision.
I only wish there was a way to get to and from Boston more accessably. Example. A shuttle bus 7 days a week and 3 times a day. morning noon & night

A nice apartment but you will not get back your security deposit. They will make up something or the other and not refund your security deposit even if you give them the apartment back in a spotless condition.

I would like to further update my review to negative stars if it were possible. After getting multiple attack emails from the staff’s posse /​fans. If you have a problem at this establishment, the staff’s posse also feels it necessary to send you multiple angry emails. What a great place to live!!!
I was falsely accused of not doing my research. This building is not representative of the city itself, it’s more along the pace of a major university area coming up on ⁹⁄₁ and not the more reasonable pace of Malden as a whole. Any further emails will be ignored and reiterate how awful an experience this was.

I have been living here for a year, and overall this is a very nice place to live, the building is new and great luxury feeling. But one big note if you want to choose Quarrystone (or any of the three apartments in Overlook Ridge) is that, you just cannot depend on the shuttle service provided.
The last winter I, along with a lot of other residents working in the city have experienced the reliability issues with the shuttles, sometimes they show up, sometimes not, which is really frustrating. I talked to the leasing office many times, and the issue seems to have been resolved (we have to see what happens this winter to say for sure).
But more recently, with the Chase (a new apartment complex in the back, by the same management) being added, and very limited capacity bump, a seat on the shuttle has been super competitive. Every day there are people waiting in line, and ended up did not get on the bus, and I have seen people waiting for the 8:00 shuttle at 7:15 ish!
I talked to the management again (I came right from the leasing office), they seems to acknowledge the issue, but when I asked for a solution, the only answer I got was «we will work on our 2015 contract». I had this talk last year and signed my lease based on the promise that there will be a capacity increase (to their credit, there is, how they also added a whole new apartment complex which will share the same capacity with us), and now I have to wait until next year?
And since commute has been such a big pain for me, I asked about options to break out my lease without paying penalties, the answer is no, and I argued, but you didn’t keep up your service, the answer is «did they promise you a seat on the shuttle?»
So, I am very unhappy about the shuttle situation. But to their credit, everything other than the shuttle has been great, so if you are driving or not worried about commute, it still is a great place for you to live.

My husband and I lived at Quarrystone for 2 and a half years. We had an overall great experience living there. There are a few things that did leave us a bit concerned.
1. This is a pet friendly community. It actually seems more like a pet «focused» community. I’m all about people loving their pets but the building seemed to care more about the pet owners than the rest of the tenants. The lease states that there’s a separate entrance for pets but there is none. Pets were often in the areas that were deemed «pet free» i.e. the front door, mailroom, etc. As we were getting ready to move out we did see more of an interest by management to improve this so hopefully this will be addressed more.
2. They will do almost anything to get you in. They offer great discounts and incentives to move in and are super accommodating during showing but once you’re there they seem to slack a bit. I’ve said that they’re all about getting people to rent but once you’re there it doesn’t seem like the focus is on keeping you there. You sign a lease for a year and they’re happy.
3. Moving in and out is a hassle. They only give you 3 hours of time to reserve the elevator. I’m not sure who can move into an apartment in 3 hours unless you are single and have a studio or a 1 bedroom. They should give you options. We definitely ran over our time on move out but would have gladly requested 6 hours or even 8 if that had been an option. They should book based on the tenants needs and not on their predetermined schedule of what they think works.
4. The staff is friendly… mostly. We’ve had great experiences with the staff. There is a lot of turnover though so be ready to learn a new office every year. In the 2 and a half years we lived there we had 3 different property managers. None of the original people are there. I have been able to get to know most of the staff but it takes effort. Michelle has been amazing and is extremely helpful. If you need anything, she’s the one to go to. She’s local to New England and is very knowledgable about the area.
5. Office hours. Why would they be closed on a Wednesday with no access to the staff? This is what I mean by once you’re there they’re not as concerned with you. They should be available to tenants 7 days a week.
6. Package delivery is a problem. The office closure on Wednesdays causes a lot of issues with package delivery. I won’t blame this entirely on Quarrystone but I would hope they could work something out with those delivery companies. There are over 200 tenants that are in the building so we need someone to go to bat for us.
7. Guest parking is almost non-​existent. There are maybe 20 guest spots at Quarrystone and those are taken up quickly. It looks like some tenants or very frequent guests are always in those spots. It would be nice to open up more spots for guests. Tenant parking is $ 25-​$ 50 depending on upper or lower deck. No problem although I’m sure some tenants got around this by parking in guest spots.
8. The amenities are nice but it would be nice to have an option to not use them. You pay a $ 30/​mo amenity fee for the gym, community room, and theater. Most people don’t use these. You have to have a separate swipe card to enter so it would be easy to deny access to these areas for those that don’t want to use it.
Overall the building is nice and feels safe. The fire alarms go off maybe once a month so be prepared for that. I’d recommend this place to anyone that wants a nice place that’s close to the city. We love it and would most likely come back if we moved back to the area.

I’ve been living here at Quarrystone for about 18 months now and we just signed our second lease. I LOVE living here. It’s really clean, except for some areas, which I’ll elaborate on. It’s gorgeous. Once you’re inside of your apartment you hardly know you’re off Route 1, which makes this place really convenient for getting places. The units feel like condo’s because of the fixtures, lighting, molding and counter tops. The grounds are really well kept, the gym is great, so is the theater and pool room. My only complaint, and this is why I didn’t give it 5 stars is because of the following:
1. They don’t allow smoking in the building, but there are many tenants that don’t abide by this, so the first floor STINKS.
2. Some folks that live here think that Quarrystone is their mother and even though MULTIPLE emails have been sent out they still don’t put their trash down the shoot. I mean really how much more simple could that be.
3. They also seem to be allowing anyone to live here ie really young loud kids, bad ass looking dudes who really don’t fit in with the family friendly atmosphere in my opinion. And they’re starting to cause trouble.
As far as the construction? Why would you give that a negative when you knew that moving in? It’s not like you JUST found out that they’re putting two more buildings in. I’m excited about that aspect because a huge new dog park is going in and more buildings with restaurants. I would hope that the Roseland management would be a bit more careful screening people coming in. Other then that I highly recommend living here!

We moved into Quarrystone a little over 2 months ago and although we were very excited about our move, we have faced nothing but challenges. First, for the pros: 1. great amenities, 2. very nice staff (Josh is one of the nicest people we met in Boston. and he was very responsive to our repeated calls about availability before we even moved in) and 3. with regards to commute to Boston. horrible during rush hour but not too bad on a Friday night. The major problem is that there is construction work on the Tobin Bridge which you take if you are heading into the city so that adds ~20−30 minutes if you are driving. 4. most maintenance requests completed in a timely manner.
As for the cons: 1. BEDBUGS — we found a bedbug in the apartment before our movers arrived… we told management and nothing was done about it. We found a 2^nd bedbug and finally the complex’s pest control company was sent to inspect the apartment but he found nothing. He said he had over 15 yrs of experience doing this and since he couldn’t find any evidence, it was probably 2 random bedbugs and he didn’t feel strongly about spraying (as we would have to pack everything back up and it would be a lot of work). Unfortunately, we agreed with him. A few days later, we found a 3^rd bed bug and the complex and pest company finally agreed to spray (~3 weeks after we found the first bedbug). We packed up all of our linens/​clothes and he sprayed. he convinced us that we likely didn’t need the spraying, and that we definitely would not need a 2^nd spray and so after the first spray I dutifully unpacked and washed/​dried everything as instructed. They came and inspected again as I was still getting bit… they could find no evidence of bed bugs. It wasn’t until my husband and I woke up one night in the middle of the night and found several more bedbugs in our new furniture. Of course, all the while, we had bed-​bug bites all over us (I had showed these to the pest control guy as well and he told me they were mosquito bites), and we couldn’t sleep at night. Since then we have had 3 sprays and I have washed/​dried all linen/​clothes multiple times. Throughout this experience, the pest control company damaged our brand new furniture (which Quarrystone did agree to fix thankfully).and we had been living out of a suitcase. The complex claims they haven’t had this problem before but the bed bugs were there before we moved in. For those of you new to the area — Boston has a really bad bed-​bug infestation problem so be careful where-​ever you move to. We have tried to leave the complex b/​c of all difficulty we have faced but they wont let us get out of our lease without paying a ridiculous amount of termination fee (even though its not our fault) so that is unfortunately forcing us to stay. Although the complex has been dutifully providing the spraying (albeit late in my opinion), they have not once offered us any compensation for what we have gone through (rent discount, waiving the lease termination, etc).
2. We have not been so lucky as to live near «quiet» neighbors. I have lived in multiple apartments over the years and the sound-​proofing in this building is not great at all. I can hear parties upstairs all the time, people walking/​talking in the hallways, and kids screaming. 3. If you are not a dog-​lover or are allergic to pets, I would be careful living here as there are many of them.
So while the complex and amenities are good, the staff is nice, we have experienced the problems above and really don’t want others to encounter the same issues.

Place is a joke… Worst resident relations ever

Living at Quarrystone is great.
The building and grounds are well kept. The gym has fantastic equipment. I haven’t used the theater or pool yet.
The building staff is awesome. Not only are they friendly, but good customer service. They have been very accommodating. We did not have a lot of notice when our moving truck was going to arrive, no problem. I switched my door fob twice, no problem. They are very responsive to emails. And best of all they seem to want improve the building and living experience.
The only cons are no grills allowed, they don’t want you to store anything on your patio, like a bike, you have to pay for everything — storage, parking, water, and the grocery store does not sell beer or wine, but that «is coming».

I just moved in this month and wanted to give you my first impression. So far I am very impressed. The apartment itself is beautiful with great finishes. All the amenities seem supurb (business center; huge gym; theater room; lounge with pool table, couches, and flatscreen, free shuttle service to and from the train station and downtown boston; and a pool (not yet used).
Before moving to Quarrystone I lived in a luxury building in Boston since 2005. But, I am engaged now and looking to save for a house. My point, however, is that in my brief time at Quarrystone I have already met more neighbors than I did in my entire 6 years in Boston. The people inthis building a genuinely friendly.
As for the management staff — so far so good. They were very helpful with my lease signing and with coordinating my move. Also, they have been very attentive to all of my questions on concerns to date.
I would also like to note that the apartments are very quiet. I cannot hear noise from the apatments around me or the hallway. I think this is becasue the place was originally built to be sold as condos.
I will cite some cons (though they are minimal) just so you know I am impartial. First, I have found that the elevators are kind of slow. Second, I am paying for a spot in the garage, but I found out that the garage is completely accessible by foot. So, anyone can get in there. It makes me a little nervous. Third, the common hallways (at least on my floor) seem a little dirty. In my opinion they need new paint on the wall and the carpets need to be changed.
All in all I am very happy with this place and I will try to check back in on Unilocal after about six months to let you know if my opinion has changed.

It has now been a year since I moved into Quarrystone. My corporate career has moved me around the country and this has been my best apartment experience by far. I have found the location to be convenient for my road warrior lifestyle. I am a 5 minute drive into Boston and close to all of the major highways. Although I haven’t had much need to interact with them, the office staff (Ryan, Marissa and Andrew) are always extremely helpful and very responsive.
Being a new building, I haven’t had much need for maintenance, but the few times I have called them they have been fast, efficient and courteous.
Because this building was built with the intent of condos, the finishings are exceptional and the soundproofing is great. I have yet to hear any noise from neighbors. I am glad I chose Quarrystone and would definitely make the same decision again.

This is the last month of our 15-​month lease and now that our stay at Quarrystone is over, I would definitely recommend this property to anyone. Off the top of my head, I can’t think of any issues that we have had with the management staff, either major or minor. Marissa and Andrew are both very personable and friendly. I am shocked to read any reviews on here that suggest otherwise.
The walls seem nearly 100% soundproof to me. In 15 months, I wouldn’t even be able to tell if we had neighbors on either side or above us — because I haven’t ever heard a peep from them.
I have also never experienced any issues related to parking that have been mentioned here. We were told up front that parking is $ 25 extra per month (uncovered) or $ 50 per month (covered) and it is added to the amount we pay in rent (on the same check). Our parking transponders always work and the only time a power outage affected the parking garage gate was when a car crashed into a powerline pole nearby…
No place is 100% perfect. Quarrystone seems to do fire alarm testing more than any other complex I have lived in before — but they are always conducted during hours when most people are at work. Unfortunately for me, I work from home usually.
If you live on the ground floor, be prepared for things to be dropped on your patio from your neighbors above you. We have had a few cases of finding broken beer bottles smashed on our patio, as well as countless cigarette butts.
The biggest downside to Quarrystone in my opinion is the location. I personally have become extremely annoyed with having to get on Rt. 1 to pretty much go anywhere you need to go. I don’t make use of public transportation, but I have heard the shuttle that Quarrystone offers is not very convenient.

Alright so here’s the situation with Quarrystone.
They have a beyond fabulous building to offer. Gorgeous bathrooms, bedrooms and kitchens. A nice gym inside, common area with a pool table and computers with Internet and your much needed outdoor pool.
HOWEVER – We had our share of issues with the management staff. And that makes a gorgeous apartment turn into a living nightmare pretty quickly.
The staff is very friendly, don’t get me wrong. We had no personal issues with each of them, but when it comes to moving in and out, along with keeping your bill records straight… my LORD, it is a complete constant headache.
First problem: move in day. They insisted that we use the elevator on the opposite wing of our unit. Of course we didn’t know it’s whereabouts until we got there. With the U-​Haul rented for the allotted time, we could not wait several hours to wait for the closer elevator. This should not have happened. Bad first impression. So we walked down several hallways to our apartment with each trip from the truck. Dressers, beds, couches, chairs… needless to say– my whole moving crew (family, friends) was exhausted and even fighting amongst ourselves.
Next issue: parking lot pass reader. Ok so that is not the name for it I’m sure, but let me elaborate. When paying 25 bucks a month for your one spot (or so I was told, more on that after), you get an electronic pass to enter the parking lot. Similiar to a Fast Lane pass, but for entry, not a payment. Good securit, but this reader doesn’t work 50% of the time. If the power goes out, you’re locked out, the machine is off. Other times, the reason behind it not working was unknown. Also, if your pass isn’t positioned right, you’ll have to wave it around like it’s a maraca!
So going further into the parking fee. Management told us that we were not given a parking spot with our apt. We had to pay. So we did. Every month: 25 dollars. Separate check from rent – the memo on each check listed PARKING FEE. What do we find out 12 months into our 14 month lease? We should have NEVER been paying this fee. One complimentary spot is given per unit. So where was my 25 dollars going? They couldn’t explain this over the phone. We had to set up a sit down meeting. What came from that meeting? The 25 was thrown into utility bills. Which ones? The only utility bills we received were ‘bills’ that listed the amount to be paid. These bills do not list last payment or payment history. So where’s the proof???
More: They lost our rent check. How disorganized. I had to pay the cancelled check fee at the bank. This time, management came through. We paid our total rent amount minus the cancelled check fee the following month. That’s nice, but that was only after 2 phone calls and 3 sent emails to management regarding this issue.
Lastly: I’m running out of time during my lunch break at work so I have to cut this short. Yup I’m leaving other issues out.
We were told that we must move out before the 1^st. YET, we were told 2 DAYS BEFORE the 1^st. If we didn’t, we would pay one month’s rate with without the pro-​rate PLUS another «to be determined fee»! Management threatened that if we weren’t out before the 1^st, we were considered and i quote «squatters». We never missed nor were we late with a payment, never had any sort of complaint filed on us AND our unit was being left in fantastic shape. And this was how we were treated.
Unbelieveable. Luckily, my roommate called their corporate office to complain and we got the go-​ahead to move out on the 1^st. We needed to move out on this particular day due to the fact that we set our moving trucks up for this day. The 1^st was the day that both of us had moved out and into apartments before. To add: do you think we would have been able to rebook a moving truck the day before the move?
Oops that wasn’t «lastly». On move out day, we had the same issue with the elevator. Luckily, another employee saved this guy that consistently messed things up’s «mistake» and gave us the correct elevator.
Oh wait, they took out 150 from our security deposit even after we scrubbed and vaccumed all floors and put plaster on the few nail holes existant on the walls. Also, they never gave us an explanation for this transaction which is technically illegal.

I have been living here for about 10 months now, actually I was the first ones to move in there. The management is extremely friendly. The property manager Emily stayed for 2 hrs longer on the day I signed the lease so I could move in the dame day. Any problem in the unit is usually fixed in a few hours and you can post the complaint online.
The building is very clean. There are always maintenance and cleaning guys around making sure everything stays perfect. They have actually repainted some of common areas within 10 months! The facilities are decent. I wish the gym had some more free weights, but its larger than lot of other apartments.
The only issues I have with the place is the location. You have to have a car to do anything here. Plus it would have been great if the elevators had gone to the underground parking. There is a small open patch you have to walk to reach the underground parking, and sometimes its pouring here. I don’t understand the logic of installing additional elevators just for the garage!
In all, if the location is not a problem, I would highly recommend staying here.

So here I am with my 2^nd update, and my opinion hasn’t changed. Has it been perfect? No, but no place is. The location is great, the management is very friendly, and the amenities are impressive. I mean, there’s a convenience store in the friggin’ building (not that I’ve had to use it yet).
The biggest problem so far is that the building’s doors ended up malfunctioning. They are computer controlled and you use an access card to get in, so I had no way of getting inside. Meanwhile, it’s 11:30pm and I’ve got the dog outside and I would like to go to bed, thankyouverymuch. Luckily someone let me in, but had they not been there…

A quick update, as my previous posting was an effort to get rid of the obvious sales pitch that was sadly uploaded here.
Quarrystone Condominiums is a brand new apartment complex being constructed just off of Rt. 1 in Revere. It’s not going to be rentals; these condos are for outright purchase. Construction looks to be moving along smoothly, and the grounds are turning out to look very nice. Landscaping is really pretty! The building looks to be finished and I know that they’re doing most of the work on the inside. It’s slated to be available for occupancy in the Spring of ’09, so look for updated reviews then!
Sidenote: Beware of people posting «reviews» for this place. It’s not open yet, and no one could possibly have a review of anything other than landscaping.
