Our first house-​buying experience was a success and we owe it all to Grace. We interviewed four real estate agents before meeting Grace (found her on Unilocal). We chose her because she painted a realistic picture of the process and even suggested we start only after we had our pre-​approval letter in-​hand so that we were set up for success from the beginning. And we were.
Grace listened to, and followed, our house criteria and even helped find solutions that worked within our budget. During the open house process she was very thorough and would point out issues I wouldn’t have even noticed or make suggestions on how to rework a space to better fit our needs. She was definitely looking out for our best interest. When we finally did see «the one» just three weeks after searching, we put in our first offer, they countered, and then we got the place! Through inspections, contingencies, eDocs, escrow, etc. she has been so extremely helpful, explaining things we didn’t understand, questioning the other agent/​sellers on our behalf and keeping all the little details in order.
She is just an overall honest person and a joy to work with. We are so thankful we found her because had we not, we may not have had the same outcome.

Five years ago, I met Grace at one of her open houses. She was unlike most agents I meet at open houses. Easy to talk to, and not pushy. She of course then helped me purchase a condo in the Pasadena area and recently helped me sell it. It shouldn’t have been an easy process since I moved out of state before we even began talking contracts.
She (again) went above and beyond helping coordinate the remodel and cleaning process before putting it on the market. Even being abroad, and out of state for the entire process (and her going abroad at one point as well), Grace remained responsive through e-​mail or text which I so greatly appreciated. The selling process was definitely more stressful than buying, and I give her 100% of the credit for everything going so smoothly. Her expertise and advise definitely helped get multiple offers and give me piece of mind on the money spent on remodeling. We ended up with an offer that I didn’t even think possible plus a couple great backup offers. And during the appraisal process, she did her due diligence to make sure the appraisal value wouldn’t fall short of the offer. I can’t thank her enough!

The best thing about Grace is that she absolutely lives up to her namesake.
She is one of those people that will deliver exactly what she promises: A wealth of knowledge in all things real-​estate in the IE, hard work and diligence in finding the perfect home for her clients within budget and time frame, a genuine commitment to her clients, and the most pleasant home-​buying experience you could ever ask for. I had heard that the home-​buying process was supposed to be an awful, dreadful mess. Our experience could not have been any further from that. Once we found Grace, she promised to find my wife and I our perfect home, and then set out to deliver just that. Grace is a great listener and implementer. We gave her our parameters, budget, preferred locations, and about a 2 month time frame for home search. She catered to all of our requests, making herself available at all times of the day and night, weekdays and weekends. She cared more about our content with finding just the right home than her own commission. She wasn’t afraid to tell us exactly what she thought about the homes we considered. She was completely accessible for advice, for off-​hour phone calls, and for home showings at any time of the week. And when the time came for us to make an offer on our dream house, she crafted a very clean contract, led us through the due diligence phase and scheduled all of the necessary inspections, and then went and negotiated a MASSIVE credit on our behalf.
Now that we’ve settled in, I can easily say that working with Grace was one of the most rewarding, comfortable, and stress-​free experiences I’ve ever had. In fact, I am writing this review with a drink in my hand, smile on my face, on a plush couch in my new home. I am beyond happy.
At the end of the day, we didn’t just land in the perfect home, but we made a great friend in Grace, and hopefully, an agent for life.

We did our due diligence and shopped around for the right relator in Pasadena area. Some were too pushy, others not good listeners or too busy! Grace was a breath of fresh air! She is incredibly responsive, tenacious, and thorough – and We never would have had a chance at getting our new house without her assistance! I admit I was extremely intimidated by the prospect of buying our first house, but shopping with Grace was super easy! Two months into looking we found our house! She walked us through what to expect and was patient and very responsive when answering all my husband’s follow-​up questions. I should say that what I loved the BEST about working with Grace is her honesty and frankness. I never had to wonder if she was trying to make a deal. She gave us facts about the house and made sure to poInt out small details and issues that other agents would not disclose. She has an eye for the details. I mean, I loved almost every house we saw. We started looking to buy houses when we found out that we were expecting our first child back in Jan 2015. Our initial agent was a family friend who use to be a loan officer for a large bank. He took us around and we saw probably over 100+ and found nothing that we liked but our agent kept pressuring us to make an offer on a few homes. I finally got fed up and told him that we were going to take a break. My brother suggested that I call a Mortgage broker that he knew from in Pasadena. From that broker (Michael) referred me to Grace Chang. Within an hour of hanging up the phone with Michael, Grace called and asked me a few questions about what we needed and that she could help. As soon as I spoke to Grace I felt so relieved for some reason. Almost like she was a familiar soul.
Grace is very knowledgeable about her trade. She knows her areas in the San Gabriel Valley, Pasadena and the surrounding areas because she is a local. She is youthful, driven, and very meticulous with all aspect of home buying. She finds properties and set ups showings in a quick manner. We spent a good time looking for properties in Covina, West Covina, El Monte and parts of the San Gabriel Valley. We must have seen over a few dozen homes in month and during this time she never got frustrated and ALWAYS had a smile with a positive attitude. She works around your schedule to see houses and is in constant communication with phone calls, text messages, and email. I want to emphasize that Grace leaves no stone unturned when it comes to the process of buying a home. Grace will take you through each step of the home buying process from getting documents to the appropriate people, setting up inspections, and even making extra keys after we close escrow.
We made an offer for a home in South El Monte and that fell through but during that process the seller’s agent made a comment about how professional Grace was and that she had never encountered someone so pleasant to deal with as an agent. Needless to say that offer fell through because the seller was having personal issues and took the property off the market. We ending up making an offer on another property that Grace was selling for another client of hers. We got a great price and we closed escrow in a quick manner because she kept in touch with the lender and Escrow company. Grace would even pick up loan documents for us and drop them off to the lender when we were in a time crunch.
Grace is the complete package and even my mother-​in-​law said that Grace does a lot more than most agents because when my mother-​in-​law bought her house her agent only showed houses and set up the signing and that was it. Grace sets up inspections and has a slew of professionals at her disposal such as termite & home inspectors, electricians, plumbers, painters, handymen, floor guys, and much more.
We are now living in our new home with our new baby. To this day we still keep in contact with her and she came by the other day to drop off a house warming gift and gifts for our baby. We are so glad we know her and not only is she our forever agent Grace is now apart of our family.

She helped us find, purchase and celebrate our first new home. She was patient and kind throughout the process of finding the perfect home for us — always prioritized what our needs and desires were no matter how uncertain, specific and or demanding they may have been, diligent, thorough and professional throughout the escrow process — providing us with the wide variety of resources she has and also celebrated with us once the entire process was complete. Grace was amazing again. Not only did she sell my house, but now she helped through the hoops for my next home. A work in progress, but that’s what I wanted. Just as she did for me on my sale, she took care of many of the details and just directed me as to what to do or where to go, hahaha. Three years ago, we purchased our first property with Grace – a condo. Once we decided that it was time to sell and buy a house, we knew who to call. Grace is amazing to work with and someone that we can call a friend as well.
Through every step of the process, Grace was on hand and communicative to make sure we stayed on track. It was our first time selling, so naturally we needed some extra attention. She made sure that we had professional photos taken and that the listing met our desires and expectations. She also provided us with great information about the market conditions in our neighborhood so we could make an informed decision about the listing price.
Because of the great preparation and marketing, we received multiple offers after being listed only a short time. Grace helped us sort through the offers and respond, and even helped us negotiate a rent back.
Once the condo was sold we focused on finding the right home. We were fairly open about the search area and had narrowed it down to a few key neighborhoods in Northeast LA and Altadena. Grace was great in setting up showings and helping us figure out what our must-​haves were in a home and what we were comfortable compromising on.
The home that we ultimately ended up purchasing was a very «hot» home, so Grace made sure that our offer was solid and competitive. Prior to starting the whole process she also connected us with a really great mortgage broker that we received our loan through. After the offer was accepted and we had the home inspection (with a stellar inspector that she recommended), we found out that the home had some serious issues that needed to be fixed. Since we were on a tight timeline before the inspection contingencies were removed, she helped us obtain bids for the work so we would have an idea of how much all of the repairs were going to cost. With this information in hand we went back to the seller and received a credit, and also felt comfortable knowing that we had the funds to make the repairs.
Grace made what is normally a very stressful process, much less so. With her on our team we were informed and empowered home buyers and we couldn’t have done it without her expertise. We love our new home and if we ever decided to buy and sell again, we know who we want to work with!

Grace is the epitome of diligence. I can’t say enough about her attention to detail. This is exactly what you need from a realtor. If I’m looking for a great restaurant, I don’t need every «t» crossed and «i» dotted on the menu. But trusting your life’s savings on property in Southern California is a scary thing. I’m so glad I found Grace. I trusted her to sell my home and find me a new one. The results exceeded my expectations on both ends.
Grace was recommended to me by a neighbor who had sold his property. When I was ready to sell, I interviewed several realtors about putting my home on the market. Grace blew the others away in her professionalism and her completeness to the project. Before the open house, Grace’s attention to detail inspired confidence. She staged my house beautifully, specifically aimed at potential buyers that she predicted would be interested in my particular property and my neighborhood. Her predictions proved to be spot on because I had multiple offers in hand only 4 days after putting my property on the market! After a great experience selling my property, I had no hesitations in using Grace to find my new house. Somehow, Grace consistently knew about new properties before any of the web sites. It took me several months of looking before a house came up that was just my style. Even though I know I was being picky, Grace never waivered in her determination to find me the house that was right for me. On several occasions, she told me not to rush and put an offer on a house unless it really called to me. I was blown away that an agent, who works on commission, was telling me to slow down and not rush the decision. This speaks to her ethics. I know many other realtors would not have that attitude. When the perfect home did come up, Grace made sure I was the first to know about it, the first to see it, and the one with the best offer. She had already run comps by the time I saw the property. She researched the sellers and made sure that my offer was the best for them. Even with multiple offers, I walked away with my dream house. And, it was the first house I placed a bid on!
On a side note, Grace had a family emergency during this process and had to leave town for a couple days. Even then, I was getting email and text updates multiple times a day to update me on issues that came up, even if they required no action on my part. Now you know why I say she is the epitome of diligence.
Grace sold my home for substantially over asking price (and over all the comps) in 4 days! She then got me my dream home on my first offer! I am not a relative, I am not a friend. I am a very satisfied customer who couldn’t be happier with the service that Grace Chang provided.

I have known Grace for almost my entire life. When it finally came time to move out of the parents house, I asked Grace to help me find the perfect home. The whole process of looking and buying a home can be an intimidating process, especially if it is one’s first time, but Grace made sure to explain all the minute details involved with looking/​buying a home.
Communication with her was very direct and efficient, she would send new listings before some even hit the MLS and made sure that I was aware of those houses. After a while, she knew what I was looking for, and would help filter out the good from the bad. I had a long list of deal-​breaker criteria which made the search even more difficult. But throughout the entire searching process, she was more than patient and accomodating of all my stipulations.
In such a competitive market right now, Grace and I wrote multiple offers and counter offers during my search. Logistically, it was a breeze with eSign and everything could be done over the internet, assuming that you know what you are signing; which, by the way, she comprehensibly explained everything in the Residential Purchase Agreement along with the associated addenda. With Grace as my buying agent, it helped my chances of getting the home I wanted, because she is very professional, well-​like and respected and easy to work with when it comes to dealing with the listing agents.
Once a seller accepted my offer, I was even more anxious about the buying process, because now that the search was over, so much more can go wrong with tightened credit allowances, contingencies, inspections etc… Grace made sure that each step in the timeline of events was understood by me. She coordinated the communication with the listing agent, inspectors, loan officers and escrow company. I’m glad to say that my entire escrow process went without a hitch and a huge part of that is due to the prudent planning, communication and execution performed by Grace.
If you are in the market to buy and or sell a home, I would highly recommend contacting Grace. Agents are a dime a dozen, but the good ones are far and few. She will not look at you as merely a commission, but a long term customer and friend to help you along the way through a possibly stressful process.

We have utilized Grace to lease out, and later sell our rental units in Pasadena. Let’s address rentals first — everyone starts by posting listings on Craigslist or
since those are low-​cost options. The challenge however is based on our experience they yield very poor results. After trying that route, we went with Grace and the units were leased out within 2 – 3 days (for some periods at a higher rate than we were asking for). We sold two units in 2014 and Grace did a great job. Yes, this is a seller’s market, but it still requires an agent who will dog the deal through the close of escrow (we had short escrows for both properties). Grace did that with both transactions.

My family of four have been working with Grace for over a year. She found us a great rental in San Marino just in time to register our kids in school (relocation). She then spend the next many months scouring the town for the perfect home for us. It didn’t take her long to understand what we were looking for in a home. In less than a year, she had us in a great home in a great location where we can raise our kids.
We can’t thank her enough. Definitely would recommend her to first time or veteran buyers in the Pasadena/​San Gabriel area. She was always very patient with us :)

As a first time home buyer, I was really surprised how easy the whole process went. I saw one of Grace’s listing online, since I didn’t have an agent at the time, I contacted Grace directly and saw the property. I liked it a lot so haired Grace as my agent a week later. Buying a house can be a stressful and sometimes overwhelming process. Luckily my girlfriend and I had Grace as our guide to help us along. She is as nice and affable a person as you’ll ever meet but she also has a vast knowledge of the San Gabriel Valley, Pasadena, and surrounding areas. We’ve been friends with Grace Chang for a long time and she has always been a very reliable and responsible person. Since we were first time buyers, we wanted someone we could trust to help us so we immediately contacted Grace. We have been married for 3 years and just recently thought about buying a home because we want to have a child and a dog to grow our family.

It didn’t go smoothly during escrow, but Grace made sure escrow closed on time and everything was completed.
We thought finding a home we both like would take at least 3 to 6 months, but we found one during our first visit and it was our first offer! Having a responsible and experienced agent is important when you are looking for homes. Grace always stays on top of everything, is professional and knows what she is doing. We are really glad that she helped us go through the stages of getting a lovely home and would highly recommend her to anyone we know!
