Swift Properties

We have been so please with Swift. Elizabeth was amazing with all the help she provided in our move from the Bay Area. She answered every email promptly, and made sure everything was done as promised. The house was clean and ready for us to take possession when we were ready! We have had two instances where we needed something done with regards to maintenance and they were on it immediately and I had someone at my house within hours. The girls in the office are always wonderful to us treat us with complete professionalism! I am thankful that I trusted my choice in going with Swift!

Oh my goodness. This place has the worst customer service of any management company I have ever worked with.
First. Walt swift came to my house in shingle town and said that he would help me get the property rent ready. HE SHOOK MY HAND. He said he thought the place needed a little fixing up and that he had workers that were professional. Then he took my money. That was in April 2015
After 3 months of not hearing anything from him or his contractors I had to track Walt down. He apologized for no one getting back to me. I then received an OUTRAGEOUS quote. I asked for another quote as the first was so far out of line. I never got another quote from anyone. In July I finally had some work done by a contractor named Jim Davis Construction who did some work. In October of 2015 I flew up to Redding and had to sit in Sheila’s office and get her to start over again. I ended up getting a painter and floor company on my own because swift had done nothing yet. And again I paid all bills up front.
The place needed some cleanup and curtains put up and Elizabeth (also never returns emails without multiple requests) said that her cleaning lady would put those up. I have asked almost weekly on the condition of the property and requested service on any cleanup from storms or winds. I have asked for electricians to go out and fix the gate. They are sending NO ONE out to help. Now he tells me that the contractor that I paid (Walt says he knows Jim Davis personally) did not install the smoke detectors and fire alarms. These are all on my receipt by the way. He tells me the kitchen cabinets are broken, again the repair was done by his friend. I paid $ 4000 to Jim Davis and now Walt is telling me the place is still broken. What a racket they have. Be ware.
I have spoken with Elizabeth, Cori, Ashley, Sheila, Tucker and Walt. (I even gave tucker some of my dad’s old albums so he could sell to his friend and pay rent) I have found zero customer service.
Their Unilocal standing is less then two stars for this very reason.

I arrived early to see the house today. The vendor showed up and didn’t even introduce himself and had no personality at all. He seemed to have known the other guy that showed up after me because that was the only person he would talk to. I walked in to the house to a nice breeze of cigarette smoke and yellowing paint that probably has been there since it was built. I asked him about the neighborhood and he said he didn’t know but personally he wouldn’t live here. Somehow I don’t think that dogging the place is going to get tenants in to it but hey, at least he is honest. Then I walked outside and the vendor and the other guy were talking like they were at the bar. I am not sure if the F word was flying from the vendor’s mouth or the consumer’s mouth but there wasn’t any professional attention at all. When I discovered that this was absolutely NOT going to work for my family I told him I was done and he said, «Ok, no problems.» He never asked if I had additional questions. VERY unprofessional. The house was dirty, smelly and there was trash everywhere. The venting was chewed and it looked like it had fallen off of the heater. I have taken pictures. I am not sure if this house is even legal to rent to the general public.

Swift Properties is by far the best property management company in the Redding area. The staff is very knowledgeable, friendly a willing to help resolve any issues that may arise in a timely minor.
These bad reviews, Swift Properties are getting, are usually from tenants that have been evicted, don’t pay their rent and tenants who move out of properties leaving them a mess.
I know this because, I not only rent a property from Swift, I’m also a vendor the them.

Just wanted to make an update, after all of this they had the audacity to talk bad about me after I used them as a reference — Honestly being a small business owner myself i cannot understand how a company can operate in this manner. I would rather live in a cardboard box then rent from swift.

We rented from Swift because we had little time to find a home. The house was dirty when we moved in. We took pictures of the walls showing that people had patched and painted the wall multiple shades of white. When we moved out because the rental fees were too high for us. They charged us for painting the walls which were already a mess. They charged us for vacuuming the carpet even we hard the carpets professionally cleaned by the company they recommend. I spoke to the carpet company and they spoke to Swift. Apparently, after we had it cleaned their cleaners made a mess of the carpet and they charged us for the cleaning.
Very disappointing. My wife wrote a letter of complaint. All I can say is I am glad to be done with these folks. If you can rent from anyone else do it.

Ok this agency has some policies that I like and some that I don’t. For example, their application process is far less invasive than several smaller agencies or individuals we have encountered in Redding.
However, they presented a property to us as ready to move in, but when we arrived construction was stopped with flooring to yet be installed and painting not done… grass almost 2 ½ feet tall unmowed. The thing I like is they offer many choices and your application fee can go towards more than one property.
However, they will not present your application to more than one property at a time. Meanwhile you have to look at properties while others look too and they will present a bunch of applicaants simultaneously to the owners. So it’s really a one way street.
I would recommend you do one app with these guys and go to others at the same time because it could take awhile to cycle through several houses with this agency because of their policy. Actually after thinking about my experience there, I don’t recommend them anymore. I suggest you try Renters HQ if they have properties available.

Do not use this agency! They moved us into a house with live electric wires hanging in the basement, half the house was without electricity and no hot water. It was horrific to move all of our things in and then spend the next 15 days trying to get them to fix the problems. They did not seem to care about the situation at all and would often not return calls. Handymen that did come and go said it was incredibly dangerous and some even refused to work on it. If it were not for friends or family living nearby I don’t know what we would have done! In the end we demanded all out money back and moved our unpacked boxes out after 16 days of no help! Even after all that, their office staff was rude and seemed «bothered» by our complaints. We don’t have the time or energy, but I hope someone sues them and shuts them down.

If you’re going to apply make sure you have all the paperwork you need first and go over your income with someone before you hand them the credit check fee. Otherwise they’ll cash the check right away without even going over everything, even if something comes up and you can’t rent from them. They’ll refund you but it’s a hassle especially when applying for other places and in transition moving.

I only gave swift 1 star, because there is not a zero star. This place is run by amatures. Horrible public service, don’t understand the importance of customer service. I wish the owner would call me.

Swift is the worst property management company I’ve ever dealt with. The goth looking receptionist was not only stupid and rude, she kept giggling and making strange comments that didn’t pertain to the topic at hand. She was totally unprofessional.
We arranged to see an apartment, but as the Swift representative opened the front door we found a bucket filled with dirty water from a leak in the roof. The rep muttered something about the leak should have been fixed. (When last year? It looked like an old leak.) Also one of the bedroom door locks was broken as though someone had broken in, which seemed to surprise the rep. I tried to ask questions, but the rep didn’t want to discuss anything.
From the rude, wacky staff and poor up-​keep of the property I’d say this outfit isn’t swift at all. There are much better property managers.

They forgot to let me know a renter was moving out. I let them know how inappropriate that was and they fired me due to different business styles. There nice people.

I am surprised to see no reviews from property owners. We have used swift for our rentals for over a year. We live several hours away from Redding and were looking for a full-​service management company to handle everything from lease up to maintenance.
On the positive side, we have has good experiences with Swift finding tenants, and it is convenient to get a year end statement for taxes. Unfortunately, that is where our positive experience ends. There seems to be a disorganized office set up, since we almost never get an e mail or phone call from the same person twice. The person who calls never really knows the information they are supposed to be passing on. If we contact them with questions, by e mail it phone, we either get a very delayed response or none at all. Overall communication is really poor.
But probably our biggest issue is the decision making by whoever makes the decision. We are constantly shocked at the high prices for repairs, and we live in a very expensive area. When tenants have moved out, repairs that are obviously due to the tenants and should be taken out of the deposit are not. And since we get no communication as to what is going on and our monthly statement comes usually well after the 21 day turn around for returning deposits, Swift has paid the tenant the deposit and stuck us with the repair cost. It is disappointing to pay a property management company that seems to have no interest in protecting the property owner. We are more than happy to pay for normal expenses and wear and tear, but we rely on our property managers to manage the property fairly to both property owners and tenants.

These people are the worst. I instantly realized after discussing issues with them that they ONLY care about their property managers. Their renters are nothing to them except for a free deposit.
Also notice how the positive reviews are from property owners (big surprise they get them free deposits)
I rented a place from them near Best Buy. I am not very picky as I was staying with my parents at the time. Well I took this place thinking it sounded good. The location was decent, except I don’t go shopping much.
They had a garage, and 1 parking spot for my unit. That was cool except for the drive way is very narrow and there is NO parking in front of your garage. Was not a big deal. One day my gf was parking in my guest spot and a lady asked me if it was my spot as if I was some douche bag stealing the spot, she then went on to tell me how she wants my spot and there is an auction every year to get a spot, so she was gunning for the spot I had. I never heard of this and I never met the owner. I think the unit I was in, was the only Swift managed property. Anyway, the lady was a real b****h and was insanely rude about it. A month or 2 later I had no extra spot, but rent was the same. So my guests had to park down the street to come visit. The spot was seldom used by whoever won the «lottery,» so that’s cool right? I don’t think the rude lady won it (haha).
Besides the lack of guest parking the unit I was in was horrible. Not that it was bad, but the shape it was in… it seems like there would be some law about it. It was not nasty or anything just lots of little things wrong with the place. Dirty walls, tape on the cabinets from when they half ass painted it, a fire alarm HANGING from the ceiling from its electrical. The back light had issues coming on (literally took 10+ minutes to come on a little bit). The back sliding door screen was just laying on the back porch. The towel holder in the half bath fell off right away, the toilet paper holder in the half bath was connected by 1 screw so it falls out constantly. Someone decided my garage was going to be the storage place for their crap. There was a crusty old microwave in there, and a box that probably weighed 100lbs with a stack of their parking signs, so that was cool too. Rent remained the same. The drain in the bathroom had issues from start to finish and never was repaird (I did have them call a plumber out). The A/​C broke the first time I used it, and I troubleshot it myself, but they refused to let me fix it, or to pay me to fix it or take an amount off of rent. So the HVAC tech came out and I told him the issue, he replaced the fuse as I said and the A/​C worked the rest of the time I was there (1+ years). The drawers in the full bath had broken handles on 1 or 2, the cabinets and drawers in the kitchen had no handles so they were horrible. There was a broken paper towel holder that they decided to leave so one side was hanging down, while one side was broken off. So THESE are the things I can remember. I noted most of this on my checklist when I moved in, then I decided to take pictures of all of this later and re-​send it and I asked that they lower the rent since the sh*thole was a wreck and I lost my parking spot. They were SO KIND to lower it $ 10. Take your large latte and dump on your dumb a**. I don’t want your $ 10. Pathetic.
All this is leading up to me moving out. I let them know I was moving out and was dealing with some serious financial issues (post divorce debt and bankruptcy). I was being garnished out of the blue for about 400 – 430 a month. I was not prepared nor was I warned ahead of time. They sent the paperwork to an old address and the judge allowed the garnishment so, ya… it hurt bad. I told them I was moving and I asked if I could get out in 2 weeks. I had fulfilled 3 leases while I was there (2 6month leases and then month by month lease) and I explained that I am really hurting and could not afford food and just explained the whole situation to them. Abi was nice enough to let me know she would asked the devil landlord. I guess her response was, «Absolutely not!» God forbid her discounted rent not be the full amount for 1 month ffs. So that was quite unpleasant. Not a, «Sorry, but no,» instead it was «Absolutely not!» So that is fine, then I said, well since we have been discussing it for 4 – 5 days, does my 1 month start back 5 days? NOPE, you bet it doesn’t. I had to sign something first, and initially I had to come in, then they said I can email it after I got pissed about it. So I did. Rent online was never prorated, so I prorated it myself (I overpaid a little). So I started moving as fast I could. I ended up staying all the way up till 6 am the day I had to leave. It was exhausting. I have never cleaned something so much and so hard for so long. I moved out and dropped off the key on Monday (2 – 3 days late and they hinted at charging me for those days too). I was finally moved out…

The worst people to go through for a rental. They make it absolutely as difficult at possible. have to re-​pay the application fee all the time. What the hell do they need more money from me for! It’s not like they should be re-​doing my background! Absolute waste of time and money.

Had the worst experience with Swift Properties and the rental property itself. Here are some highlights…
When first moving into the house, the place smelled awful! We called Swift immediately who said it was because when the carpets were cleaned, all the doors were closed in the house, so the carpets didn’t have any time to air out and dry properly. They said we would be contacted by the carpet cleaning company to schedule a cleaning. Only after multiple calls back to Swift complaining, did we get our carpets cleaned after nearly 2 months of moving in… Only bonus was we didn’t have to get the carpets cleaned when we moved.
Second major issue was the cleanliness of the house when we moved in… blinds dusty, spider webs everywhere, extremely overgrown/​yellow lawn (really weeds), window sills, floors, showers, you get the idea… another plus, we didn’t have to clean too much when leaving.
Third, Swift did not inform us that the property had a pest issue and would be sprayed monthly by Clark’s.
Fourth, bugs getting in the house was in part because of old screens with holes. Asked to get these replaced, handyman came out, and heard nothing.
Last major issue… I paid auto payments online, called to be sure it would only pull out our prorated rent since we were moving out. Lady on the phone assured me it would be the prorated amount. When the full rent amount was paid, I called to ask for a refund. Swift essentially put off the my calls until our deposit was returned three weeks later.
Overall, I would never recommend using this management company.

The only reason I would suggest using this reality group for a rental property is because they do manage a large majority of the rental house options in Redding. Otherwise if there are any other options I would suggest using those. Here are my own personal dislikes about this group. 1. They were hounding me relentlessly one to even multiple times a day every day about getting the application and application fee in which was a hefty $ 60 (that was $ 30 per adult, me and my husband) for just one house. We had some time to make a decision and were in no rush but clearly it was nothing but urgency for them to get us in their system. Once they secured the application fee it was like pulling teeth to get them to provide some customer service. Because we took a little time to get the application fee in since we weren’t able to make it up there anytime soon to actually view the properties (which they require you to view it before you can even submit the application which is very frustrating for those people who are out of town) the initial house that we had sent an application in for head already rented. It was almost as if we didn’t exist to them anymore. There was no more relentless calls about other properties we were interested in etc. I made a list of about 8 to 10 houses that I was interested in viewing. My husband and I live quite a distance away so we only were able to make it up there for one day to view houses. I tried to speak with one of their agents on the phone about our requests of what we would like in a house assuming (and clearly wrongly assuming) that they would take the time out as they had found to hound us down to get our money to ensure that the houses we would be viewing would fit our desires so we could make the most of our viewing day. The agent I spoke to said this almost exactly after I was telling her about the specific pets that we had and other requirements «we do not pick the houses for you just tell us which ones you want and we will set up viewings with». One clear problem with this is that the website doesn’t always explicitly state what pets are considered it just leave it very vaguely stated. Given that we have one cat into dogs this is very important information. With the list that I had sent the agent she set up a viewing for four of the houses. Of which one of them didn’t allow cats which I had tried to communicate with her earlier so was a complete waste of a possible viewing for another house. Not to mention one of the appointment times that we had set up they had no recollection of it when the time actually came about. We called Swift properties and there was no realtors scheduled to even come out and since all the realtors had already been dispatched for the day we were out of luck and were not even able to view that one property. We only saw two of the 10 properties of which one was horrific. The yard was disastrous which they conveniently left out of the pictures. The other house actually was quite nice. Unfortunately though it took them over a week to respond to us if we were excepted for the property. Given the fact that all other rental houses go very quickly this is quite difficult to work with from the renters side. In that time we had already found another house and signed a lease with them. When I commented on how we probably would’ve rented that house had they got back to us within 24 to 48 hours the agency blamed it completely on the owners. This is all along with a unsolicited complaint about swift properties at one of the last minute houses that we viewed from craigslist. The previous renters of the house brought up the properties completely on their own and said don’t ever wrench from them. When they had moved out of their rental house they tried to cheat them out of security deposit money by stating there was a stain on one of the carpets. The proof they used was a picture of which there was a border on the walls which hadn’t even been present at the time that the renters had moved in the house. So I wouldn’t run from them and less it was the very last option.

When I was looking for a relocation specialist in the Redding area, Swift Property management kept coming up. I looked at their available properties and found 2 that would suit our families needs. I went through their application process, paying $ 30/​adult ($ 60!!). I also told them numerous times that I lived 3 ½ hours away and have 4 kids, so I would like to see both properties on that Friday since I would already be in the area helping my mom. I got a call back saying one of the properties was already rented and that we could only see the other property on Thursday, we decided we liked the property soo much we would make it work and come look on Thursday. I had my mom watch 2 of my kids while she was packing to move, and I took 2 with me so that we could take our more economical car. We pulled up after a long 3 ½ hr drive with 2 kids, and loved the place. It seemed perfect, that is until the guy from the property management company knocked on the door and was told by the tenant that we couldn’t see the property because the showing was scheduled for the next day, Friday, the day I was going to be in the area anyway! My husband and I were infuriated! The tenant also told us this company does stuff like this all time, and to beware! I told the guy I was going to follow him back to his office and demand my money back. They handed it over with no real empathy to the situation. If I didn’t have my kids in the office with me, I would have torn them a new a**hole! They should feel lucky that I didn’t! NEVER, EVER USE THIS COMPANY!!! THEY WILL WASTE TIME YOU DON’T HAVE TO WASTE!!!

I’ve been in one of their properties for about 3 weeks, and when I chose the house, it was specified that pets would be considered. I told them that I was planning on adopting a dog soon, and also told them that me choosing the house was on the terms that I could have a dog. They said they confirmed with the owner, and it was all good as long as I informed them when the time came. Imagine my surprise when the local pet adoption shelter call them up to confirm I was allowed to have a dog in my rental property. Nope, not this dog! They had the audacity to turn around and tell me that only «non-​aggressive» breeds would be allowed. Nowhere along the way did anyone mention a breed specific policy.
This was just down right dishonesty by way of omission. Now I’m wondering what else they’re gonna hit me with. The sooner I find a house to buy the better. I just hate the thoughts that I’m giving money to these liars.

We let Swift manage our rental for six months and were VERY disappointed in their service, or lack thereof. So were our tenants! When we signed up, Aaron assured us they did a good job of managing, take care of repairs in a timely manner, etc.
But during this six month period, they didn’t fix a single thing the tenants requested, despite numerous requests by them and us. When we’d call to check on repairs, they always seemed to have lost the work order, didn’t know anything about the issue, and just generally seemed very unprofessional and imcompetent. We’re managing the property ourselves now, and in just a few weeks have worked through the original repair list. Our tenants are much happier now that they don’t have to deal with them either!
